As we step into the second quarter of the year, it’s a great time to pause and reflect on how we’re approaching both business and life. Are you operating with a mindset of abundance or scarcity? Our mindset shapes not only our daily experiences but also the trajectory of our success. Short-term wins may give us a boost, but long-term, sustainable success is built on a different foundation—one rooted in relationships, vision, and an abundance mentality.

Simon Sinek’s book The Infinite Game explores this concept, challenging us to see business not as a zero-sum competition but as an opportunity to collectively expand the pie. When we focus on creating value rather than protecting what’s “ours,” we shift from scarcity thinking to an abundance mindset—one that fuels innovation, collaboration, and, ultimately, greater success for everyone.

This principle doesn’t just apply to business; it’s hardwired into the way we perceive the world. Our brains filter reality through something called the Reticular Activating System (RAS), a bundle of nerves that determines what information we notice. If you believe opportunities are scarce, that’s what your brain will confirm. But if you train your mind to look for abundance, you’ll see new doors opening everywhere. It’s no coincidence—what we seek, we find.

So, as we embrace the energy of a new season, I challenge you to assess your beliefs. Are they propelling you forward or holding you back? Are you playing the infinite game— one where success isn’t just about today, but about building something meaningful for the future?

Kilburn Karin

Karin Kilburn’s journey into real estate wasn’t just a career shift—it was about finding her passion. Raised in a singlemother household, Karin learned the values of perseverance and hard work early on. Her mother, a Norwegian immigrant, built a life from the ground up in Texas, teaching Karin and her sister what it meant to forge their own paths. Whether in real estate, design, or personal projects, I love finding ways to bring beauty, warmth, and inspiration into everything I do.”

Danielle Doty knows what it means to hustle. A mother of six, a business owner, and a top-producing real estate broker, she embodies the delicate balance between professional ambition and family devotion. “I hope people see how committed I am to growing a successful business while being an involved mother,” she shares. Her journey, rooted in deep Texas ties and driven by a passion for home, is one of perseverance, faith, and dedication to both her family and her clients.

Growing up in Southlake, Danielle had what she describes as a “magical childhood.” Now, she has come full circle, living and working in the very communities that shaped her. “We bought my husband’s childhood home in Keller, just a town over from Southlake. I love living and working in the cities that raised me,” she says. The importance of home has always been central to her, and it fuels her passion for real estate.

Danielle’s path to the industry wasn’t traditional. She spent five years as a stay-at-home mom, a role she cherished. “I grew up with a working mom, and my grandma was a working mom in the 1960s when it was pretty rare. I never had any shame about working

as a mother,” she explains. However, when her cousin suggested she consider real estate, noting her natural ability to connect with people, Danielle took the leap. “Real estate had never been on my radar before then, but once I started, I never looked back.”

She officially launched her career in November 2018, just days after her fourth child turned one. “I passed my exam on 11/1, and I’ve been hustling ever since!” she recalls. That hustle has led her to remarkable success. In 2024, she opened her own brokerage, Doty Real Estate. “I’m passionate about protecting the integrity of this industry by creating a brokerage full of agents who value professionalism,” she explains.

Despite her professional achievements, Danielle’s greatest reward is the ability to provide for her family while doing work she loves. “Not everybody gets to enjoy their job like I do. I don’t take it for granted,” she says. Her faith and commitment to financial responsibility have played a significant role in her journey. “I’ve kept a meticulous budget since I was 16. I believe in having control over your money instead of feeling like your money has control over you. Real estate is where my values align—it’s an incredible wealth builder and the foundation for so many precious moments.”

That alignment of values became even more critical in 2020. Just a month after welcoming her youngest daughter, the world shut down, and so did her husband’s job. “I was the only one working! I was raising six kids and working as a second-year agent. It was a grind! But it showed me how strong and capable I am,” she reflects. Those years tested her resilience but also reinforced her belief in hard work and faith.

Today, Danielle’s work is more than just transactions; it’s about relationships. “I meet the coolest people! I have incredible clients and close relationships with industry professionals. For a people person, this industry is second to none!” she exclaims. Her deep roots in the area give her a competitive edge, often allowing her to discover off-market opportunities. “I’m different because I have deep roots in my areas of expertise,” she says. Her knowledge, combined with her role as Vice President of Doty Construction—her husband’s general contracting business—gives her a unique perspective on both the buying and building process. “I help him run his business as I’ve learned the ins and outs of entrepreneurship myself,” she shares.

For Danielle, success is simple: “I want to provide for my family while being a present and intentional mother. Everything else is extra.” Her ability to juggle multiple roles has earned her

recognition, including MetroTex’s 40 Under 40 Award, as well as being named a top REALTOR® by D Magazine, Fort Worth Magazine, and Real Producers. Yet, she remains humble and focused on growth. “My goals for 2025 are to reach a new level of production because I pushed myself to execute the ideas I’ve been sitting on,” she says. “I also want to grow my brokerage with high-quality agents. I can’t wait to see who joins this journey!”

Her advice to up-and-coming REALTORS®? “Work hard and be nice to people,” she states. “Focus on helping people and providing stellar service. The production will follow.” It’s a philosophy rooted in her belief in traditional values. “I’m old school. I believe nothing will ever take the place of a face-to-face handshake in making connections,” she says, recalling advice from a seasoned REALTOR® early in her career.

Beyond business, Danielle’s life revolves around her family. She and her husband, Josh, have been married for 13 years. “We’ve had the privilege of raising my husband’s brother, Jesse, who I count as my own, in my heart and in my home. Including getting custody of Jesse, we welcomed six kids into our home in six years! It’s been a wild ride!” she says. Her children— Gideon (11), RaeLynn (9), Amos (8), Rhiannon (7), and Remington (5)—are her greatest joy. “I always dreamed of having a big family. It’s the only thing I’ve ever known for sure!”

In the rare moments she’s not working or parenting, Danielle finds respite in the gym and cheering on her kids at their recreational sports games. “As a working mom of six, I’m not sure I’m in the season of life to fully have a hobby. But I wouldn’t have it any other way— even if it makes me boring,” she laughs.

But at the end of the day, she hopes to be remembered for one thing: kindness. “I want people to feel seen, loved, and valued after interacting with me. There are a lot of egos and hidden agendas in this industry. I hope I stand out as someone who genuinely cares about others.”

Howard. Yes, you heard it right, Eli was a Navarro and Oklahoma State cheerleader. And sons Hutch Rader Howard (4) and Byrl Rader Howard (2) sing backup in the Howard family band. “My boys’ middle name is also Rader, like me” says Howard. “That is my beautiful mother’s maiden name. Both boys are named after their greatgrandfathers, too.”

Tradition, learning, and accountability have always been essential parts of Howard’s life, and those values translate directly back to Inspect360. He and his inspectors often supplement their education with additional classes and coursework, and the constant learning keeps daily operations sharp. But Howard is quick to mention that, like applause at a show, feedback remains

key. He likes to tell the story of entering a songwriting contest and getting significant praise for how well he performed. “I wanted the feedback more than the praise,” he says. “Those judges were great pros… all those artists who lost, including me, got to get better. I made sure I got my learning, too.”

Learning from victories, learning from failures, learning from creative resources, and through it all, Howard continues to listen closely. So much so that it could inspire a song. “I listen carefully to what people say,” he says. “And sometimes they say something so good it sticks in my head, and I’m like, ‘Where did you get that? I’m putting that in a song!’” Maybe one day you’ll find yourself, and your words, in the groove with Howard and Inspect360.

Yanira’s path to success hasn’t been without personal challenges. Learning a new language at 23 years old was daunting, but she overcame it with grit and determination. Her parents, whom she describes as the most important people in her life, instilled in her the values and morals that guide her today. “I’m grateful for their endless love, wisdom, and guidance,” she says. These lessons fuel her drive to leave a legacy not only for her family but also for her clients and community.

When she’s not busy helping families find their dream homes, Yanira enriches her mind with audiobooks and relieves anxiety through workouts. “It’s my way of staying balanced,” she notes. She also dedicates time to expanding her side business as a real estate investor, aiming to help even more families achieve financial independence through property ownership.

Yanira’s advice to aspiring real estate agents is simple: “The harder it gets, the easier it will become later. Every challenge is a stepping stone toward growth and success. Stay strong, keep pushing, and the rewards will come.” A good friend shared this wisdom with her, and it’s a mantra she lives by.

Looking ahead, Yanira is excited about the growth and potential of the DallasFort Worth metroplex. “In the next 5 to 10 years, DFW will continue to grow, with

increasing demand for both residential and commercial properties,” she predicts. While she foresees challenges in maintaining affordable housing, her optimistic spirit remains strong.

Yanira’s legacy will be one of passion, determination, and empowerment. “I want to be remembered for never

giving up, for being a strong, empowered woman,” she shares. Her journey from a young woman navigating a new country to a successful real estate agent and investor is an example of what’s possible when dreams are matched with hard work.

Nestled in the heart of the Texas Hill Country, where the sun stretches across rolling ranchland and family legacies run deep, Pam Boyd grew up on a 50acre ranch in Llano, Texas. The land, settled by her great-grandparents in 1905, instilled in her a sense of self-

It has given her the flexibility to achieve financial goals while doing meaningful work. “Real estate has allowed me to help others, work flexible hours, and reach certain financial goals,” she shares. But at the core, success is about more than numbers. “Success is waking up happy, having great friends who are like family, having a job that makes you feel

fulfilled, and being in a position to help others in need.”

The past decade has also tested Pam in ways she never expected. In 2016, she faced the devastating loss of her husband and soulmate, Frank Boyd. “It has been, by far, the most difficult thing I have dealt with in my entire life,” she reflects. More recently, in August 2024, a vacation to Breckenridge, Colorado, turned into another lifealtering challenge when she broke both of her ankles. “That has been the biggest physical challenge I have ever endured,” she says, yet her spirit remains unshaken.

Through it all, Pam remains deeply connected to her community and her clients, always finding joy in the work she does. Outside of real estate, she loves country and western dancing, traveling, and spending time with friends. And in true Texas fashion, there’s a fun fact few might guess about

her—”I raised, trained, and showed swine in 4-H every year from 6th grade through my senior year.”

As for the future, Pam continues to set ambitious goals. She aims to serve even more families, ensuring they experience the same level of care and commitment that has defined her career. When asked how she wants to be remembered, her answer is simple yet powerful: “I am a Christian and someone who is giving and caring to others —hardworking, dedicated, and loyal. And I love to have fun and laugh.”

Q: What is the goal of Real Producers?

A: We believe that we are better together. When we surround ourselves with other successful, like-minded people, we grow to new heights. Real Producers is a platform that brings together the most elite individuals in DFW real estate. We take the highestproducing real estate agents and RPvetted businesses in every market and build an exclusive community around that group. We share their stories, successes, and upcoming events, and we educate – really anything that will connect, inform, and inspire, we put in our monthly publication.

At Real Producers, we believe we are one person, one conversation, or one idea away from everything in our business and life-changing. With this powerhouse community, it happens all the time.

Q: How do you become a Real Producers Top Agent?

A: In all of DFW, there are roughly 60,000 licensed agents, meaning there are ~15,000 agents in each of our four communities. We rank all those agents based on their yearly MLS sales volume. In years past, we congratulated the Top

community… the RP Top 1000! These agents are in the top 6%.

Q: Who receives Real Producers magazine?

A: The Top 1000 agents in each community will receive the digital magazine for the year. The Top 500 agents will also receive the magazine physically in their mailbox. Our RP Vetted Businesses also receive the magazine physically and digitally.

Q: Can I be featured?

A: If you are in the Top 1000, you have the opportunity to be featured! We love nominations and take them seriously. If you’d like to be considered for a feature, or if you would like to nominate someone, you can email team@ dfwrealproducers.com.

Q: What does it cost to be featured as an RP Top Agent?

A: Zero, zilch, zippo, nada, nil. How, you ask? Because of the businesses that your peers have recommended, who partner with Real Producers and invest in this community to support you. These companies have all been recommended by top agents and have been vetted by us to ensure they are of the highest quality. So instead of you paying $5k - $10k for this feature…they cover all those costs for you! Pretty incredible, right?

Q: Does Real Producers host events?

A: Yes, we host many different events throughout the year! Some large 400-800

Masterclass Events. You can see quick recaps of some of our events under the “Events” tab on our website.

For our events, we invite the top 1000 real estate agents and our RP-vetted businesses. The Top 1000 agents are allowed to invite agents on their team, as well. These events are an incredible opportunity to connect with the best in DFW real estate. It is amazing to see the power in the connection made at these events. Q: Who are the RP Vetted Businesses?

A: They are some of the best businesses in DFW in their category! You can find them listed in our index and their ad in the magazine. We don’t just find these businesses off the street, nor do we work with all businesses that approach us. Each business has been recommended by your peers, the top-producing real estate agents in the market. Our team will further vet every business to make sure they are a good fit and bring value to our community. Our goal is to create a powerhouse network, not only for the best real estate agents in the area but for the best businesses, as well, so we can grow stronger together.
