Julie Gonzalez’s journey into real estate wasn’t just a career move; it was a return to her roots. Growing up in Athens, Ohio, she was surrounded by a family deeply entrenched in the world of real estate. “My mother was a REALTOR®, my grandfather was a broker and worked in code enforcement, and on my father’s side, they were builders— roads, bridges, buildings. It was always in my blood.” But before she followed in their footsteps, Julie pursued a different path, attending the Fashion Institute of Design & Merchandising in San Francisco and working in the design industry for a decade. Her transition to real estate in 2019 wasn’t just about business—it was about passion. “I love helping people, whether it’s purchasing, selling, leasing, investing, or relocating,” Julie says. “It’s about guiding my clients through one of the biggest decisions of their lives.” And for Julie, those clients aren’t just people she works with—they become family. “Developing relationships is my favorite part of being a REALTOR®,” she shares. “My clients tend to become my friends.” This deep connection to the people she serves fuels her deep commitment to their success. “I always go the extra mile and do the
right thing. I treat every transaction as if I were in my client’s shoes.” That dedication has paid off. Since entering the industry, Julie has built an impressive track record. In 2022, she achieved over $11.1 million in sales volume. The following year, she surpassed $15 million. Her hard work has been recognized
with the International Presidential Circle Award from Coldwell Banker Realty from 2022 to 2024, as well as Top Producer accolades from D Magazine in 2023 and 2024. But Julie’s path hasn’t been without challenges. Early on, she faced doubt from those around her. “When I first started, a manager told me I couldn’t North Dallas Real Producers • 19
do an open house because I didn’t know what I was doing. Another said I couldn’t be on a team because I didn’t bring value.” Those words stung, but they also ignited a fire within her. “I was determined to prove myself. I closed over 15 deals my first year and more than 30 the next, with sales exceeding $15 million as a single agent.” Despite her success, Julie remains focused on growth. “Every day we are growing, and I have so much more to do,” she says. Her future goals include obtaining her broker’s license and eventually opening her own boutique brokerage. With her background in design, she also hopes to explore more opportunities in interior design.

She and her husband of 17 years have two children, Jordan, 10, and Eva, 8, along with their beloved Shihpoo, Rosy. “We left California to raise our kids in Texas for a better quality of life and good schools,” she explains. “Texas is home now.” In her free time, Julie loves to travel, practice yoga, bike, and explore new places in the DFW area. She is also deeply involved in her community, volunteering with organizations like the Frisco Food Bank and Frisco ISD schools (Allen Elementary). Her advice to aspiring agents? “Don’t give up! Getting started is never easy, but build connections, work hard, and try to learn every day. And

always go to your appointments! I met one person that turned into over $2 million in business referrals.”
FUN FACT: Julie has had some international adventures, including living in Iceland for a short time and spending a lot of time in Switzerland, where her mother’s family is originally from.

Later, in telecom sales, she thrived in managing an indirect sales channel, honing her skills in negotiation and strategic thinking. When she stepped away from the workforce to focus on raising her five children, she remained active in her community through event planning and ministry work. But when the time came to re-enter the professional world, real estate called to her.
Building a team wasn’t always easy. Scaling a business while maintaining the same level of personal connection with clients required a learning curve. But for Rebecca, the reward was worth the challenge. “The most fulfilling part of my career is the trust I build with my clients and the lasting relationships that come from it,” she explains. “Knowing they feel confident in my dedication to their best interests and that they can rely on me beyond a single transaction is incredibly rewarding.”

Despite her success, Rebecca remains humble. “Success is not a destination, a number, or a title,” she reflects. “It’s the quiet feeling of alignment between who you are and what you do. It’s waking up with purpose and going to bed with peace.” For her, true success is measured by the impact she has on others—the clients she helps, the team she mentors, and the community she uplifts. Her personal journey hasn’t been without challenges. At 29, she discovered she had dyslexia—a realization that put many of her past struggles into perspective. “I always felt like I saw things differently,” she recalls. “I struggled academically, sometimes saying things backward or finding it challenging to process mixed messages. But I developed strategies to work around those difficulties. Over time, I realized my unique perspective is actually a strength.” Her ability to see solutions where others see obstacles has become one of her greatest assets. Outside of real estate, Rebecca’s life revolves around her family. Married 32 • April 2025
for nearly 30 years to her husband, Michael, she cherishes the time spent with their five children. From her eldest, McKenna, who is pursuing a career in teaching, to her youngest, Brinkley, who is wrapping up eighth grade, Rebecca’s home is filled with love, laughter, and plenty of game nights. “They’re kind of like a little gang,” she jokes. “We just love being together.” A passionate cook, event planner, and lover of travel, Rebecca also hosts an annual “Favorite Things” party that has grown into a muchanticipated tradition. “Everyone usually walks away with something they love,” she says with a smile. As she looks to the future, Rebecca’s goals extend beyond personal milestones. “I’d love to exceed what I’ve done before,” she shares, “but more than that, I want to see everyone on my team achieve top producer status and open up more opportunities for all of us.” Her focus on mentorship and team development reflects her belief that success isn’t just about individual achievements—it’s about lifting others up along the way. Her advice to up-and-coming agents is simple but profound: “Remain humble.
No matter how successful you become, there will always be times when you need help. People are more inclined to offer their support when you approach them with kindness.” She also emphasizes keeping an eye on the bigger picture. “Not everyone will root for your success, and that’s perfectly fine. Almost 90% of metro markets (201 out of 226, or 89%) experienced home price increases in the fourth quarter of 2024, as the 30-year fixed mortgage rate ranged from 6.12% to 6.85%, according to the National Association of REALTORS®’ latest quarterly report. Fourteen percent of the 226 tracked metro areas posted double-digit price gains over the same period, up from 7% in the third quarter. “Record-high home prices and the accompanying housing wealth gains are definitely good news for property owners,” said NAR Chief Economist Lawrence Yun. “However, renters who are looking to transition into homeownership face significant hurdles.” Compared to one year ago, the national median single-family existing-home price elevated 4.8% to $410,100. In the previous quarter, the year-over-year national median price increased 3.2%. In the past five years, from 2019 to 2024, the median home price rose by 49.9%. Among the major U.S. regions, the South registered the largest share of single-family existinghome sales (45.1%) in the fourth quarter, with year-over-year price appreciation of 2.1%. Prices also increased 10.6%

in the Northeast, 8.0% in the Midwest and 4.0% in the West. The top 10 metro areas with the largest year-over-year median price increases, which can be influenced by the types of homes sold during the quarter, all experienced gains of at least 14.9%. Six of the markets were in the Midwest. Overall, those markets were Jackson, Miss. (28.7%); Peoria, Ill. (19.6%); Chattanooga, Tenn.-Ga. (18.2%); Elmira, N.Y. (17.6%); Fond du Lac, Wis. (17.6%); Cleveland-Elyria, Ohio (16.4%); Bismarck, N.D. (15.8%); Akron, Ohio (15.5%);
Blacksburg-Christiansburg, Va. (15.0%); and CantonMassillon, Ohio (14.9%). Eight of the top 10 most expensive markets in the U.S. were in California. Overall, those markets were San Jose-Sunnyvale-Santa Clara, Calif. ($1,920,000; 9.7%); Anaheim-Santa Ana-Irvine, Calif. ($1,360,000; 4.7%); San Francisco-Oakland-Hayward, Calif. ($1,315,600; 5.2%); Urban Honolulu, Hawaii ($1,103,100; 3.2%); San Diego-Carlsbad, Calif. ($985,000; 5.7%); Salinas, Calif. ($943,900; -5.0%); Los Angeles-Long Beach-Glendale,
Calif. ($939,700; 6.3%); San Luis Obispo-Paso Robles, Calif. ($927,200; 1.7%); OxnardThousand Oaks-Ventura, Calif. ($920,000; 0.3%); and Boulder, Colo. ($840,700; -1.0%). Almost 11% of markets (24 of 226) experienced home price declines in the fourth quarter, down from 13% in the third quarter. “While recognizing many workers may not have the option to relocate, those who can or are willing to move may find more affordable conditions, especially given the wide variance in home prices nationwide,” Yun said.
Housing affordability marginally improved in the fourth quarter. The monthly mortgage payment on a typical existing singlefamily home with a 20% down payment was $2,124, down 0.8% from the third quarter ($2,141) and 1.7% – or $37 – from one year ago. Families typically spent 24.8% of their income on mortgage payments, down from 25.2% in the previous quarter and 26.5% one year ago. First-time buyers found slightly better affordability circumstances compared to the prior quarter. For a typical starter home valued at $348,600
with a 10% down payment loan, the monthly mortgage payment declined to $2,083, down 0.9% from the previous quarter ($2,101). That was a decrease of $35, or 1.7%, from one year ago ($2,118). First-time buyers typically spent 37.4% of their family income on mortgage payments, down from 38.1% in the prior quarter. A family needed a qualifying income of at least $100,000 to afford a 10% down payment mortgage in 43.8% of markets, up from 42.5% in the previous quarter. Yet, a family needed a qualifying income of less than $50,000 to afford a home in 2.2% of markets, identical to the prior quarter.

Kenneth Huggins never let expectations define him. In an industry where experience and tenure often dictate credibility, he charted his own course, becoming a broker-owner at just 27 years old. As an African/Mexican American in real estate, his rise wasn’t just uncommon— it was groundbreaking. Born in Austin and raised in Frisco, Kenneth’s love for competition began on the field. Sports were central to his life. In addition to Frisco schools, Kenneth attended Trinity Christian Academy and Prestonwood Christian Academy before heading to Texas Tech University. There, he pursued a degree in accounting and walked onto the football team. “Playing sports growing up at a high level shaped a lot of who I am today,” Kenneth recalls. “Sports demanded resilience, discipline, and an ability to adapt—qualities that translated directly into real estate.” Kenneth wasted no time launching his career. Just three months after graduating in 2015, he earned his real estate license. His family had long been involved in real estate, and he stepped into work side by side to continue their mission—mentoring clients on building generational wealth through house flipping and long-term rentals. “I was just 23, working in an industry where experience is everything,” he says. “I had to prove myself, not just to clients but to professionals who had been doing this for decades.”

FAQ Real Producers m agazine is a national franchise that started in Indianapolis in 2015 and is now in over 130 markets across the nation and continues to spread rapidly. DFW has four Real Producers Communities: North Dallas, Dallas, North Fort Worth, and Fort Worth Real Producers.
Q: What is the goal of Real Producers? A: We believe that we are better together. When we surround ourselves with other successful, like-minded people, we grow to new heights. Real Producers is a platform that brings together the most elite individuals in DFW real estate. We take the highestproducing real estate agents and RP-vetted businesses in every market and build an exclusive community around that group.

Q: How do you become a Real Producers Top Agent?
Q: Does Real Producers host events?
A: In all of DFW, there are roughly 60,000 licensed agents, meaning there are ~15,000 agents in each of our four communities. We rank all those agents based on their yearly MLS sales volume. In years past, we congratulated the Top 500 Agents, and we still are, but in 2025, we are adding a second group to the community… the RP Top 1000! These agents are in the top 6%.
A: Yes, we host many different events throughout the year! Some large 400-800 people and some 75-250 people. We do Social Events, an Awards Gala, and Masterclass Events. You can see quick recaps of some of our events under the “Events” tab on our website.
Q: Who receives Real Producers magazine? A: The Top 1000 agents in each community will receive the digital magazine for the year. The Top 500 agents will also receive the magazine physically in their mailbox. Our RP Vetted Businesses also receive the magazine physically and digitally.
For our events, we invite the top 1000 real estate agents and our RP-vetted businesses. The Top 1000 agents are allowed to invite agents on their team, as well.
