What are resale inspections? Resale inspections are performed, per request, when homes are being processed for sale. The outside of the home is inspected,andanyviolationsornotesarenotedontheDisclosurePackageor StatusLetterprovidedbyMSI,theAccountingRepresentativefortheMNC.Asa reminder,theMNCwillinspecttheexteriorofthepropertyfromcommonarea andisabletoutilizepublicforumsforenforcementaswell TheMNCwillnever enteranowner’spropertywithouttheirwrittenapproval.
Why should you order a resale inspection? MNC recommends ALL homes request a resale inspection when purchasing or selling a home in The Meadows. This ensures the property is up to compliance and there are no surprisesduringclosingorinthenearfuture.Thepresentownerswillbeaware ofprojectsneededtobecompletedbeforeselling,andbuyerswillbeawareof what projects they need to plan for in the future Without a requested resale inspection, new owners of the property agree to ensure the home is up to compliance when they move in. This may include replacing a spalling driveway, painting the home, replacing a tree, etc. It is in every homeowner’s interesttoprotectyourpresentand/orfutureassets.
WhencanIrequestaresaleinspection?Althougharesaleinspectioncanbe requested during the resale process when a prospective buyer has spiked interest, it is highly recommended to request an inspection prior to putting yourhomeupforsaleoronceyourhomeisonthemarket.Thiswillallowtime for the current owners to fix any outstanding issues that may be noticed duringtheinspectionthatthebuyerswantcuredpriortoclosing Whileitisan incorrect rumor that violations prohibit the sale of the home due to violations, many buyers will request for some type of deal or negotiation with the seller on outstanding issues noted.
