ARC will hold only one meeting per month from now until March, since winter is typically a slower season for outdoor home improvements.

You can still get your project approved now—and once approved, you’ll have one full year from the approval date to complete the work or let us know if you decide not to move forward.

Join Us at the Next Board Meeting Curious about how your HOA operates or have something to share with the Board?

Homeowners are invited to speak during the open forum at each regular Board meeting. To request a specific topic be added to the agenda, simply contact Jill Allen at jallen@meadowslink.com.

The next regular Board meeting is Tuesday, Dec. 2 at 4:30pm at The Grange. Open forum begins at 5pm.

BIN THERE, DUMPED THAT Your Monthly Waste Guide PREPARE: Ensure bins are out on time (7am–7pm), fully closed with no overflow, and leave at least 4ft. of space beside your bins. All recycling and cardboard must be empty, flattened, and placed inside the bin.

REMEMBER: Recycling occurs on the GREEN Mondays - click the calendar to save.

Dog Waste Stations – Winter Service Schedule: From November to May, dog waste stations will be serviced once per week. Beginning in May, service will return to twice weekly through October. With 128 stations across the community, completing service takes a full day —weather permitting.

MISCELLANEOUS OR LARGE ITEMS: Call WM at 303-797-1600 to schedule and pay for bulky curbside pickup ($35/item). No bagged items accepted.

RECYCLING: Castle Rock Community Recycling Center accepts most household recycling.

Spring Back Colorado accepts mattresses and box springs for $30-per-piece.

Bring electronics to PedalPoint Lifecycle Solutions in Aurora.

Recycle fluorescent bulbs at Lowes, Home Depot, or Ace Hardware.

SHAPE TOMORROW TODAY Two Elections. One Future.

The MNC holds two important elections every year—and your voice matters in both.

From December through May, we are legally required to conduct the District Delegates Election and the Board of Governors Election. These aren’t just formalities—they’re your chance to shape the future of your community, connect with neighbors, and make your voice heard.

You’ll see plenty of reminders—mailers, e-blasts, and conversations—because these elections are a big deal. To make things simple, we’ve put together a quick outline detailing each election so you know exactly what’s happening and how to get involved.

District Delegates Election

As a District Delegate, you are the spokesperson for the neighborhoods you represent and an essential part of our HOA’s success. Your Purpose decisions shape the community’s finances and leadership. By approving the annual budget and electing the Board of Governors, you help keep our neighborhood strong and thriving.

General Timeline February 24, 2026: During the Annual Meeting, all remaining paper ballots are collected, votes are tallied, and the eight District Delegates are officially elected.

As a Board member, you help shape decisions that affect the entire community. Your involvement supports property values by guiding maintenance, improvements, and enforcing rules. This volunteer role gives you a voice to address concerns, suggest solutions, and make the neighborhood a better place for everyone.

Late March: Nominating Committee interviews candidates and provides their recommendations at the April Board meeting.

May 5, 2026: District Delegates elect two Board members at the Annual Meeting.

51% of the community’s vote

Voting instructions are sent by Survey and Ballot Systems via U.S. Mail and e-mail.

Without a quorum, we’ll need to resend this mailing and schedule another meeting, which costs approximately $11,000. So, please vote!

At least 51% of all Delegates’ votes must be represented—either in person or by proxy—for the meeting to proceed. If this quorum is not met, the meeting must be rescheduled. No cost risk.

Q: Do I still need to vote if there’s only one candidate in my district’s election?

Q: What is the time commitment?

A: Yes! Your vote is still important for reaching quorum for your district.

A: You’ll be required to attend at least one evening meeting each month.

RECONSTRUCTION RECAP Taft House Progress Since the reconstruction project began in April 2025, we have remained committed to providing regular updates on last month’s progress and what’s planned for the month ahead. While timelines and next steps may shift, we are pleased to report steady progress continues! As we head into winter, please note that colder weather may slow certain phases of construction.

November 2025 Accomplishments Pool Continued form and rebar work for pool floor; shotcrete placement on pool wall; continued layout and placement of pool piping.

Field Continued retaining wall construction; engineer inspection; grading and concrete placement on pedestrian sidewalk; installed FES at top of hill.

A Flared End Section (FES) is an end piece for a pipe, designed to minimize erosion and control water direction as it discharges onto the ground.

Building Painted wood; completed preconstruction work for interior structural repairs.

Looking Ahead to December 2025 Pool Continue form and rebar work for floor; continue layout and placement for piping; shotcrete placement on pool wall; shotcrete testing grade to be submitted for Engineer review

Field Continue soil preparation and retaining wall construction; grading on pedestrian sidewalk; grading work on top of hill; City inspection of FES.

Building Complete interior structural repairs

Building Closure Notice As detailed in last month’s newsletter, interior structural repairs will require temporarily removing the elevator and staircase to replace the adjoining concrete slab. The pool restroom slabs will also be redone. With no alternate entry, the Taft House is expected to close the week of Dec. 15 for about 3–4 weeks.

During the closure, Taft House staff will work from The Grange or remotely. The best way to reach staff during this time is via email. For the latest updates and procedures, please continue checking our weekly e‑blasts.

FROM GARLANDS TO GOAL SETTING End of 2025 Events Guide Letters to Santa - Now until Dec. 21, stop by The Grange and let the kids send their wish lists straight to the North Pole! Look for the big red mailbox and be sure to include a return address—Santa will write back before his Christmas Eve journey!

This midweek retreat offers a peaceful escape to help you relax, recharge, and reconnect with yourself through the healing power of sound. Wine Soirée - Kick off the holidays with wine and cheer! On Friday, Dec. 5 from 6:30pm-9pm at The Grange, delight yourself in a blind wine tasting, festive prizes, and tasty hors d’oeuvres. Make sure to bring a bottle of wine and your holiday spirit!

Holiday in The Meadows - Mr. and Mrs. Claus are making a special stop at The Grange on Saturday, Dec. 13 from 10am-1pm, and you're invited to join the fun!

This free community event features festive activities for all ages, including photos with Santa, live carolers, crafts, trolley rides, holiday treats, and even a visit from Santa’s reindeer! Overflow parking is available at Paintbrush Park, with trolley service to and from The Grange.
