Meadows Living: Monthly Digest FAREWELL SUMMER FESTIVITIES Sound Bath Meditation - Treat yourself to a peaceful midweek escape on Wednesday, August 6th (or September 10th) from 6:30pm - 8pm at The Grange.

This calming session includes gentle stretching and guided meditation designed to help you unwind, reset, and reconnect.

Music in The Meadows - Come celebrate summer’s grand finale with your neighbors at Mercantile Park on Thursday, August 7th from 6:30pm - 8:30pm! Listen to the soulful vocals of Red Mountain Highway, a powerhouse band delivering original music and country covers. Hop on the trolley from The Grange (6pm 9pm) for easy, carefree travel to and from the event! The food truck lineup will be announced the day before.

Children's Hospital Colorado Blood Drive - Do a good deed and save children in need on Monday, August 18th. Giving blood takes less than 45 minutes to complete with appointments running every 15 minutes between 8:30am - 12:15pm. Look for the blood bus in the upper parking lot at The Grange.

Movie in The Meadows - Grab your blankets, grab your chairs and join us for a cozy night in Mercantile Park filled with fresh air, good vibes and a great filmDespicable Me 4! Enjoy free popcorn, or purchase cotton candy and Kona Ice. Bring your crew on Friday, August 22nd at dusk!

KidzArt - On Friday, September 5th from 5pm - 7:30pm at The Grange, children ages 6-12 will create a one-of-a-kind “doggie dive” portrait plus a towel dog plushie! Please sign up early because there is a minimum number of artists needed to host each class.

Fall Garage Sale - Start gathering trinkets and treasures for our next garage sale happening Saturday, September 13th at 8am - 4pm. Register your address by September 11th to be included on the participating address list and attract more people to your sale. Spread the word to friends near and far!

Food Truck Frenzy - Mark your calendars for Friday, September 26th from 5:30pm 8:30pm at The Grange! An official event flyer is coming soon.

LOST & FOUND Left something behind? Chances are we’ve got it! Valuables are stored in The Grange office, while other items are on the pool deck. Unclaimed belongings will be donated or discarded at the end of the season. Swing by to see if your item is waiting for you!

HOUSEKEEPING Friendly Reminders BLAZING A SAFER TRAIL In July, we highlighted several Firewise actions taken throughout the community— efforts that help protect our homes and open spaces from wildfire threats. Since then, we have one major milestone to add: 277 trees trimmed in Morningview! Our landscaping team raised tree canopies to at least four feet and cleared out debris from below, creating healthier trees and safer surroundings.

These proactive steps mirror our annual turf reduction initiative—and we're not stopping there. More Firewise improvements are on the horizon for next year, with attention shifting to new neighborhoods and areas in need. Together, we're paving a smarter, safer path forward.

BIN THERE, DUMPED THAT Guide to Trash Services As of July 1st, 2025, each MNC unit is charged about $14.18 monthly for trash and recycling services. On top of that, there's a recycling material offset fee, which adds around $10,000 total each month across all units. This fee increases as new units are built. Trash and recycling rates increase every July, based on inflation. All of these costs are included in your quarterly dues for the current budget year.

PREPARE: Ensure bins are out on time (7am – 7pm), fully closed with no overflow, and leave at least 4 ft. of space beside your bins. All recycling and cardboard must be empty, flattened, and placed inside the bin.

ORDER: If your two complimentary bins are routinely full or overflowing, purchase another bin ($5/bin/month) directly through Waste Management.

REMEMBER: Recycling occurs on the GREEN Mondays - click the calendar to save.

BOARD BRIEFS The Latest Developments Celebrating a Splash-Tastic Summer As summer winds down, we want to shine a spotlight on our incredible part-time staff who made this pool season run like clockwork. These six dedicated team members—whether seasoned veterans or enthusiastic newcomers—have handled the heat, hustle, and happy chaos with grace, grit, and glowing smiles.

From sorting through thousands of pool forms to assisting residents and keeping operations smooth at The Grange office, they have gone above and beyond. Their patience, professionalism, and upbeat energy helped create a welcoming and well-organized experience for all who visited.

Highlights from July’s Meeting A sincere thank you to the five homeowners who attended!

Administrative Clarification for Fence Guidelines Re-added the 6’ Privacy fence verbiage to the Blacktail and Harris Grove communities. Added the 6’ Privacy fence verbiage in the Patina neighborhood for the one unit who was approved by the Builder years prior. These updates were shared via e-blast on July 8th.

Reconstruction Experts Task Order for Shared Driveway Repairs Motion to approve Task Order #4 with Reconstruction Experts for repairs to eight shared driveways in Stewart Park—including paver removal/reuse, grading, drainage, and concrete V-pan installation.

Upcoming Board Meeting The next regular Board meeting is Tuesday, August 5th at 4:30pm at The Grange.

Open forum begins at 5pm. Agenda items include the appointment of a new ARC member, annual planning of bulk tree replacements, and discussion of a proposed security camera policy recommended by legal counsel. We hope to see you there!

RECONSTRUCTION RECAP Taft House Progress Since the reconstruction project commenced in April 2025, we are committed to offering consistent updates on last month's advancements and what lies ahead in the upcoming month. While timelines and anticipated next steps may change, we continue to make steady progress!
