For alleyway maintenance, we rely on two plow trucks to swiftly clear snow anddebris,ensuringsafepassageforresidentsandvehicles Additionally,we employaspecializedslicertrucktoapplytreatment,enhancingtractionand reducingtheriskofslipsandfalls.

TrailswithintheneighborhoodaremeticulouslymaintainedusingtwoToolcats equipped with plow and slicer kits. These versatile machines enable us to efficientlyclearsnowandapplytreatment,ensuringtrailsremainaccessible andsafeforpedestriansandoutdoorenthusiasts.

Sidewalks receive dedicated attention from our team, consisting of four Snowrators and a group of twenty hand shovelers. This combination of machineryandmanpowerallowsustopromptlyclearsidewalks,minimizing disruptionandensuringsafepassageforpedestrians

When it comes to shared driveways, we employ a strategic approach combiningthepowerofaKubotaTractorwiththeprecisionofourshovelers The tractor efficiently removes heavy snow, while our team of shovelers meticulouslyclearsareasinaccessibletomachinery,ensuringthoroughness andsafetythroughouttheneighborhood

Residential Rebates

APPLY, INSTALL, AND SAVE

Inlastmonth’sdigest,wetoldyouhowwereplacednearlythreeacresofturf in2023,whichrewardeduswithan$80,000rebateandreducedourwaterbill by more than 20%. While we plan to continue reducing nonfunctional turf throughout the community this year, we want to share the massive savings thatresidentscouldreceiveforthesamewater-wiseefforts.

Residential rebates for grass removal and replacing it with ColoradoScape canearnupto$3.50persquarefootthisyear!Thisrebatehasproventobean effective tool to reduce water usage with residential customers seeing an average16%waterreduction Ifyouwanttosavetime,money,andresources onyourlawn,ColoradoScapingisthewaytogo!

Beforebreakingground,pleaseensureyouhavereceivedapprovalfromboth theTownofCastleRockANDMNCArchitecturalReviewCommittee(ARC).Asa friendlyremindertoMNCresidents,allexteriorpropertymodificationsmustbe appliedforandapprovedbytheARCbeforeinstalling.WithoutARC approval, youmayreceivea“ChangesNotApproved”covenantsviolationandhaveto bringtheimprovementuptocomplianceatyourownexpense.

MNC pool procedures have changed to ensure household information is accurateanduptodateforresidents,tenants,andpropertyownersyearafter year. Every MNC household must go through this new procedure to use the pool for the upcoming season, rent facility space, and sign up for activities. Submit your forms during the month of April and you’ll be automatically enteredtowininthisbi-weeklyraffle!Itonlytakesafewminutestocomplete!

Taft House Pool Update

WHERE WE STARTED AND WHERE WE ARE GOING

Althoughlong-timeresidentsareawareoftheTaftHousePool’sclosure,we strivetoprovidethesameleveloftransparencytothenewhomeownersand renters who moved in amid the process involving the pool investigation, litigation,andpost-litigationprocess.Wefullyunderstandandrecognizethe frustrationthatcomeswiththispool’sclosureandhavebeenworkingtirelessly onallfrontstoseeitinoperationagain

Unfortunately,thereconstructionprocessisnota“simple”one.Itinvolvesalot of moving parts, including hiring various design and construction professionals, remediating soils, infrastructure removal, design, and major reconstruction. Additionally, the timing associated with the rebuild often changesduetoColorado’sweatherelementsthatcouldtemporarilyhaltor postponeconstruction.

Whileresidentsmaynotseeprogressfromtheoutside,weareworkingclosely withtheprofessionalsandrelyonthemtodowhatisnecessarytoultimately installasafe,functioningandproperlyconstructedpoolfacilitythatwillstand thetestoftime Forresidentsandtenantswhodonotknowthetimeline,the followingisatimelinetogiveyouabettersenseofthismatter:

August2021–ThePoolhasbeenexperiencingsignificantwaterlossof 100,000gallonsofwateramonthallSummerwhileinoperation.The Associationhasbeenworkingwithexpertsandlegalcounseltoinvestigate thePoolandotherpotentialconstruction-relateddeficienciesincertain common areas in the community. Defects and deficiencies were confirmed.

August20,2021–ThecommunityisnotifiedthatthePoolisforcedtobe closedforsafetyreasons

September 15, 2021 – The community was invited to attend an informationalmeetinghostedbylegalcounselandexpertengineers regardingtheconstructionissuesandanswerhomeownerquestions.
