Reflecting on the impact of what we built together in 2022, YOU - our donors, volunteers, board, staff, homeowners, and partners — all had a key role in revitalizing neighborhoods and providing hope for our community. Thank you.
We believe in a future that’s built on a strong foundation. Everyone, everywhere, deserves a decent, affordable place to live and together we have been committed to providing this since 1988. Over the last three decades, Maumee Valley Habitat for Humanity (MVHFH) has been serving the greater Lucas County area on a first come, first serve basis and this approach has served homeowners well. Over 236 families have an affordable place to call home and over 850 completed repairs have helped homeowners live safely in their homes. This is amazing impact.
The MVHFH Board wanted to take our organization further by improving entire communities and the lives of the residents living there. By looking forward, we discovered a greater impact to be made by targeting our resources and developing deeper partnerships with neighborhoods and partners. In 2022, following standards and best practices offered from Habitat for Humanity International, a 5-year strategic plan was developed focused on neighborhood revitalization. 2022 was the first year of this plan.
As MVHFH programs transitioned to help fulfill the hopes and dreams of neighborhood residents, revitalization and growth followed. 13 total homes were built and sold with a 0% interest mortgage to qualifying Habitat homebuyers. Two of these homes were the start of a special home building development in the Junction neighborhood. The Home Preservation programs saw the most growth as we began targeted outreach in partnership with neighborhoods and began granting all work to qualified homeowners. 88 roofs were replaced, 21 homes were substantially rehabbed by testing for and remediating all lead – bringing the houses to code standards.
This impressive work was made possible by YOU – our partners. In 2022, you invested over $8.5 Million dollars and gave over 20,000 volunteers hours. This is putting God’s love into action and together, we are fulfilling our mission by bringing people together to build homes, communities, and hope!

Every neighborhood’s revitalization needs are different. It is important for residents to identify these needs and work with partners to build a plan. We see our role as a “spoke in the wheel” addressing housing affordability and conditions while working with other partners to address all quality-of-life elements like amenities, economic opportunities, education, health, safety, and transportation.

Additionally, in 2022, we began to strategically align our focus with the City of Toledo’s Neighborhood Revitalization Strategic Areas (NRSA) of East Toledo, Englewood, Junction, and South Toledo. This alignment has helped us leverage additional investment and create a larger impact for Toledo neighborhoods.

Rock the Blocks are an extension of our neighborhood revitalization efforts. Hundreds of volunteers gather on one day to complete projects like park clean-up, tire removal, brush trimming, flower planting, and light exterior repairs. These events bring people together to lift up neighborhoods and celebrate a community.
In 2022, we completed three Rock the Blocks and added a free “Block Party” after each event that included food, fun, and community resources that included housing, banking, employment, education, worship, and arts.
An affordable home can eliminate the barriers to a better, healthier, and more financially stable life. With a little help, everyone in our community has an opportunity to thrive. Our mission makes this possible by putting God’s love into action to bring people together to build homes, communities, and hope.
MVHFH’s Homeownership Program creates opportunities for affordable homeownership by building and selling homes with a 0% interest mortgage. Qualifying Habitat homebuyers actively participate on their path towards homeownership by attending monthly education classes and volunteering alongside Habitat partners.
In 2022 we:
• Built 13 homes with support from donors and volunteers
• Empowered 14 first-time Habitat homebuyers to purchase their home
• Created a stable place for 23 children to call home
• Built 2 new homes in the Junction neighborhood – the first in 20 years!
We did it together in 2022 with individuals, corporations, and community organizations to help raise walls and build homes for future Habitat homeowners through gifts of time and treasure
• 720 volunteers logged a total of over 10,196 hours
• 37 Core Crew volunteers dedicated over 4,784 hours to help support and teach others
• Owens Corning, Therma-Tru, Installed Building Products, St. Johns XXIII, Signature Bank, and our Board and Staff all built an entire home for a family
• 28 organizations sponsored team build days
• 66 Women volunteered on the Women Build and raised $49,475
• 19 Faith partners joined the Faith Build and raised $15,000
• $2,606,658 was invested to help create new, affordable homes in Lucas County invested

TressaHabitat Homeowner Junction Neighborhood
A safe, stable home in a safe, stable neighborhood gives residents hope, inspires revitalization, and preserves the history and culture of our communities. Our focused approach to home preservation provides a decent place to live for homeowners and extends our work past the walls of a home into neighborhoods.
MVHFH’s Home Preservation Programs help revitalize neighborhoods by stabilizing current housing stock and addressing other quality of life improvements for residents. Qualified homeowners are granted critical repairs that include roof replacements, lead abatement, and code standard upgrades. Aligning with the City of Toledo’s focus, most preservation work is being completed in the neighborhoods of East Toledo, Englewood, Junction, and South Toledo.
In 2022 we:
• Replaced 88 roofs to stablize homes
• Abated lead in 21 homes and brought them to current code standards
• All work granted to qualified homeowners, of which 69% were seniors
• Focused 80% of this work in the core central city neighborhoods of East Toledo, Englewood, Junction and South Toledo

ThankGrant funding is our largest source of philanthropic support. This year, top funders like the City of Toledo, Ohio Department of Health, the Federal Home Loan Bank of Cincinnati, the Greater Toledo Community Foundation, ProMedica, Fifth Third Bank, Area Office on Aging, Habitat for Humanity of Ohio, and Signature Bank made significant investment in MVHFH programs. All grants totaled over $3.1 million dollars. Thank you!
Corporate and community funders gave over $822,000 in 2022, the most they have ever invested in a year through partner builds, specific preservation projects, Rock the Blocks, team days on the Faith Build, Women Build, and Playhouse Builds! Top funders included Owens Corning, Therma-Tru, St. Johns XXIII, Installed Building Products, Fifth Third Bank, Cleveland-Cliffs, and Toledo Refining Company. Thank you!
The Playhouse Project is a unique fundraising event that is both a friend –and fundraiser for MVHFH’s Mission. In 2022, 65 playhouses were designed, built, and gifted to area children by over 860 volunteers from sponsoring teams. The year kicks off with a 30 playhouse Blitz Build at Fifth Third Field and additional playhouses are built on a site of the sponsors choice. In 2022, Playhouse Project raised $165,256, which is almost enough to build an entire Habitat home. This is why we say, “little houses help build big houses.”
Individuals gave over $208,000 in unrestricted giving through annual giving. The largest increase in impactful giving from individuals came through donor advised funds and IRA distributions. Thank you!
Many people don’t know that Habitat mortgage payments are cycled back into the community to help build more Habitat homes. This is an annual investment of about $1.3 Million in the creation of affordable homes in Lucas County.
Restore is a nonprofit home improvement store and donation center that sells new and gently used furniture, appliances, and home accessories to the public at 25%-80% off original retail prices. In 2022, over 600 tons of reusable items, valued at over $1.2 Million dollars, were donated to ReStore. This helped net $673,000 of revenue to support MVHFH’s Mission. Shopping is open to the public. Items can be brought to ReStore Tues. – Sat. 10am-5pm or a pick-up can be scheduled FREE OF CHARGE
In-kind giving is another very important philanthropic form of giving. In lieu of a cash donation, funders will give goods and services to support build projects. Owens Corning, Therma-Tru, Whirlpool, OCP, Laibe, Dunbar, VM Systems, and M&M Heating and Cooling are among the in-kind donors that gave over $443,000 in 2022. Thank you!
