The real meaning of diversification in investing

n the world of investing, we’ve all heard the phrase, “Don’t put all your eggs in one basket.” It’s solid advice that emphasizes the importance of diversifying your investments. Unfortunately, some people misinterpret this wisdom to mean they should avoid consolidating their investment accounts and keep their money spread across multiple financial institutions, often working with several different financial advisors.

However, when financial professionals talk about diversification, they’re referring to diversifying your investment assets, not your accounts. There’s a big difference between the two, and confusing them could hurt your financial future.

Scattered accounts may affect costs, paperwork and advice. When your assets are spread among multiple financial institutions, you could face several drawbacks. First, you’re likely paying more in fees than necessary. Multiple providers often mean multiple account fees, transaction costs and mutual fund expenses that can add up quickly. Generally, the more assets you have with one financial provider, the more opportunities you have for reducing or eliminating these costs.

Managing scattered accounts could also create a paperwork nightmare. You’ll receive multiple monthly statements and numerous tax forms, making it much harder to see the big picture of your financial health. This complexity can lead to missed opportunities and poor decision-making.

Q.You’ve called Sandpoint home for most of your life. What makes this community such a special place to live and raise a family?

Sandpoint has always been home — it’s a special place. It’s because of the people and how connected everyone is. You know your neighbors, your kids’ teachers and coaches, and the folks running the local businesses. At the heart of it, we all support one another. Growing up here, that kind of community shaped me, and now my wife Jessie and I get to see our kids, Brecken and Cooper, experience the same. Between the small-town values, the natural beauty, and the support for families, there’s just no better place to live and call home.

Q.What inspired you to pursue a career in the mortgage industry back in 2013, and what keeps you passionate about it today?

I never expected to end up in mortgage. What started as an opportunity has grown into a career I truly enjoy. It’s allowed me to provide for my family while helping others reach their homeownership goals. The ability to help people in our community - and those joining it - is what keeps me passionate about the industry.

Q.The Sandpoint area has a mix of first-time buyers, retirees, and second-home owners. How do you tailor your approach to meet the needs of such a diverse client base?

Sandpoint’s housing market is as diverse as the people who live here, from lifelong locals to those drawn to the area for its beauty and small-town lifestyle. I take the time to get to know each customer, understand their goals, and structure a loan that fits their needs. Every transaction here feels personal; it’s more than just a loan. Most of the people I work with are friends, neighbors, or folks I’ll get to know, and that makes it personal to me.

First-time homebuyers can be some of the most enjoyable and rewarding transactions. I remember buying my first home and watching friends and family do the same. It’s a big deal, and it feels different. There’s so much excitement and emotion involved, and I enjoy helping guide people through that experience. It’s about making sure they understand each step, feel supported, and can truly enjoy the moment when they get the keys to their first home.

Q.When you’re not helping families find their dream home, where might we find you around town or outdoors with your family?

When I’m not in the office, Jessie and I spend most of our time focused on family and the kids’ activities - basketball, soccer, and music. That’s usually where you’ll find us, whether we’re in a gym, on a field, out on the lake, or spending time with family and friends here in Sandpoint. It’s busy, but we wouldn’t have it any other way.

Severalyears ago, Hans—a U.S. Veteran—found himself in desperate circumstances. Living on the East Coast, he tried to navigate the Veterans Affairs (VA) system for the help he urgently needed. He turned to his local Veterans Service Officer (VSO) but was told his situation was too complicated and that he should find someone else. Hoping for better support, he reached out to several major Veterans Service Organizations—only to be met with silence. Not one returned his calls.

Eventually, Hans secured an appointment with a state Veterans Service Officer and believed he was finally on the right track. But during the meeting, the officer barely glanced at the paperwork Hans had brought. That experience made something clear: there was a critical need for competent, dedicated advocates willing to help Veterans navigate the VA’s red tape.

Through a friend, Hans connected with a VA Accredited Agent. Though she couldn’t take him on as a client due to her workload, she stepped in as an advisor. Her guidance was crucial in helping Hans secure the support his family needed.

That experience lit a fire in Hans. He became a VA Accredited Agent—one of only three in Idaho and roughly 500 in the entire country. He went on to found American Veteran Advocacy (AVA), where he now runs daily operations.

AVA is based in Sandpoint, Idaho, but serves U.S. Veterans worldwide. AVA helps Veterans with all stages of the VA disability compensation process, whether it’s an initial claim, a Veteran’s first denial, or an appeal a Veteran has been fighting for years. AVA is a specialist in VA disability compensation, and that’s all they do.

What also makes AVA unique is its additional focus on Veterans with severe traumatic brain injuries (TBI), and those eligible for Special Monthly Compensation (SMC)—benefits awarded to Veterans deemed more than 100% disabled. Hans chose to also specialize in SMC because these are often the most desperate cases. Many of the Veterans he serves suffer from terminal or severely debilitating conditions.

Understanding eligibility for SMC can be confusing, so Hans created a simplified “cheat sheet” to help Veterans determine if they may qualify. Veterans typically eligible for SMC have one or more of the following service-connected conditions:

• Multiple missing limbs (or portions of limbs) or loss of use of multiple extremities from conditions like Parkinson's or Diabetes II w/peripheral neuropathy, or;

• In need of the regular aid and attendance of another for assistance with activities of daily living such as bathing, dressing, eating, toileting, medication management, etc. because of a serviceconnected physical or mental condition (this includes if the Veteran needs the aid and attendance of another because they are a threat to themselves or others), or;

• 5/200 visual acuity or less bilaterally, or;

• Significant residuals from a traumatic brain injury (TBI) that result in the Veteran needing assistance with activities of daily living, or;

• Permanently bedridden, or;

• Paraplegia

Other conditions that could be a good basis for SMC if they result in the Veteran needing assistance with activities of daily living or loss of use would be ALS, ischemic heart disease, interstitial lung disease, multiple sclerosis, muscular dystrophy, COPD with oxygen, any cancers, and severe PTSD or other similar major disorder. That list is not exhaustive; it is just a list of the most common qualifying conditions. These conditions would need to be related to the Veteran's military service and service-connected to qualify.

As a VA Accredited Agent, Hans serves as a legal advocate for his clients. Many Veterans come to AVA after making little progress elsewhere. “Veterans seek help from AVA when they need a specialist—someone who can take a more surgical approach and dedicate significantly more time and attention to helping the Veteran develop and win their claim or appeal,” says Hans.

Working with a VA Accredited Agent has distinct advantages. “I have remote access to the VA’s electronic records system (VBMS), which allows me to see everything in a Veteran’s record—including the evidence the VA uses to make decisions and any documentation they may have missed,” Hans explains. “I also have resources within the medical community to help Veterans gather the needed evidence. This is often the biggest hurdle, as some VA medical providers won’t help document support for disability compensation, even though

they’re permitted to do so. If a case goes to the higher levels of the appeals process, for instance, to the Board of Veterans Appeals (BVA), some advocates have to pass the case on to someone else. That doesn’t happen with AVA.”

Hans shared one current case: “There’s a Veteran I’m helping who lost his short-term memory after a suicide car bomb explosion in Iraq. He suffered a traumatic brain injury and has severe PTSD. He worked with other organizations for years without progress—and even had some of his benefits unfairly taken away. Because of his memory issues, he needed someone to walk with him step by step, help gather evidence, and build a strong case. That’s exactly what we’ve done. I met with him and his wife, sorted through thousands of pages in his VA Claims File, and created a plan. Now, we’re moving forward. He gave everything for our country, and his family has endured enough. I’m doing everything I can to make sure they get the support they deserve.”

Starting AVA wasn’t without its challenges. “The hardest part has been outreach—letting Veterans know we exist and that there’s help available,” Hans says.

He adds that community support can make a big difference. “Telling Veterans about American Veteran Advocacy and sharing our website online and on social media is a huge help. I also started an AVA Facebook and Reddit page earlier this year to help spread the word, which could use some likes, followers, and shares. Some local nonprofits have listed us on their websites, and a few businesses have put up flyers. I’m always open to more ideas, so don’t hesitate to reach out if you can help.”

“This work is so rewarding,” Hans continues. “I really just enjoy helping people—especially fellow Veterans. You’ve got to be relentless and persistent if you want to get anywhere with the VA. Relentless and persistent is AVA in a nutshell.”

PRACTICAL CARE: SAFETY FIRST

Before lighting that first log, take time to ensure your hearth is safe and efficient. A chimney inspection should be at the top of your checklist. Over time, creosote builds up inside flues and becomes a fire hazard. Professional sweeps remove this buildup, keeping air flowing freely and lowering risk.

Woodstove users should check gaskets and seals, as worn parts can reduce efficiency and leak smoke into the home. Keep seasoned firewood — wood that has dried for at least six months — stacked neatly and covered. It burns hotter, cleaner, and with less smoke. DIVERSIFICATION THROUGH REAL ESTATE INVESTMENT TRUSTS (REITS)

Not every investor wants the responsibilities of being a landlord. Real Estate Investment Trusts, or REITs, provide a way to invest in real estate without directly owning property. Publicly traded REITs allow investors to buy shares in companies that own and manage income-producing real estate, such as office buildings, apartments, or retail centers.

REITs offer liquidity, since they trade on stock exchanges, and they must distribute at least 90% of taxable income to shareholders, making them attractive for income-seeking investors. They also provide diversification across property types and geographic regions, reducing the risk tied to any single property.

1031 EXCHANGES: DEFERRING TAXES TO GROW WEALTH

For investors selling a property, a 1031 exchange can be a powerful tool for long-term wealth building. Named after Section 1031 of the Internal Revenue Code, this strategy allows property owners to defer capital gains taxes by reinvesting proceeds into another “like-kind” property.

While strict timelines and rules apply, the ability to defer taxes enables investors to roll gains into larger or more profitable properties, compounding growth over time. It’s a strategy widely used by experienced investors to scale portfolios while maintaining tax efficiency.

LEVERAGING REAL ESTATE FOR RETIREMENT

Real estate can also play a critical role in retirement planning. Rental properties can provide passive income, often with greater predictability than stock dividends. Some investors focus on paying off mortgages before retirement so that rental income becomes pure cash flow. Others may choose to sell appreciated properties to downsize or reallocate funds into income-generating investments like REITs or annuities.

In addition, owning your primary residence outright reduces housing costs, which are typically the most considerable expense in retirement. By carefully integrating real estate into a retirement strategy, investors can create financial stability and flexibility later in life.

MANAGING RISKS FOR LONG-TERM SUCCESS

While real estate can offer consistent gains, it is not without risks. Market downturns, rising interest rates, unexpected repairs, and tenant issues can all affect returns. Diversification—owning different property types or investing across multiple markets—can help mitigate these risks. Maintaining adequate cash reserves for vacancies or emergencies is equally important.

Long-term investors should also stay informed about local market conditions, zoning changes, and economic trends. A neighborhood poised for job growth and infrastructure improvements may outperform areas facing population decline. Doing the research upfront and revisiting investment strategies regularly helps ensure long-term success.

A LITTLE CLUB WITH THE BIGGEST HEART

SANDPOINT’S LOG HALL, WHICH WELCOMED SAILORS AND UNITED A COMMUNITY

The log building on First Avenue stands as a symbol of Sandpoint’s heart and generosity. Built during the Depression with local donations matched by WPA funds, it initially served as a gathering place for Boy Scouts, Girl Scouts, and community events.

World War II transformed the hall into the Sandpoint USO, welcoming young sailors from Farragut Naval Training Station and the Naval Hospital. Most were only 17 or 18, far from home for the first time. Here they found food, coffee, cookies, cake, and companionship—all free. A visiting naval wife recalled, “Young people all strangers and far from home relaxing, playing games, writing letters home, singing, dancing as if old friends at a party.”

The kindness left lasting impressions. One sailor later wrote, “Where in the world could you go to find a second mom but at the Sandpoint USO?” Locals loaned out fishing poles, boats, even swimming trunks, and organized outings to favorite beaches and fishing holes.

Other sailors' memories capture its spirit: “It was a little club with the biggest heart.” “Sandpoint people are different. They are not after your dollar.”

From Depression-era beginnings to wartime refuge, the log building remains a story of community, hospitality, and home.
