Investment by definition is the act of devoting time, effort, energy or finances to a particular undertaking with the expectation of a worthwhile result. We can invest in a lot of things such as our community, our relationships, our finances, and our health with the hope that the effort will have a positive impact. We can invest in our community by supporting our local businesses, schools and local organizations. We can serve the community through volunteerism and investment in future generations. On a larger scale, we can participate in public surveys and stay educated and involved with future city planning. Investing in our finances helps create wealth, meets longterm financial goals and secures our retirement. On a personal level, we can invest in our families and enrich relationships by giving time and effort to the people in our lives that mean the most to us. This type of investment has the most meaningful impact to not only ourselves but to the people closest to us.

While investing in ourselves, relationships, community and finances can look very different from person to person, the effort we put into these areas of our lives are done with the common goal of having a positive impact that yields results. Blair moved to Nashville in 2003 with dreams of making it as an artist. Like many before him, he found himself grinding through gigs at Tootsies, playing five nights a week. A RITE of Spring

ENJOY A DAY OF RACING AND MORE WHILE MAKING UNFORGETTABLE MEMORIES

Known as Nashville’s “Rite of Spring,” the Iroquois Steeplechase, sponsored by Bank of America, is a beloved tradition that started back in 1941 when the first race was held. It’s named after the 19th-century horse Iroquois owned by Pierre Lorillard, the first American-bred horse to win the Epsom Derby (1881), the preeminent race in England.

The mission of the Iroquois Steeplechase, to be held on May 10th this year at the scenic Percy Warner Park, is to manage and produce an annual world-class horse race. That mission has been successful year after year as it continues to be a cornerstone of Nashville's social calendar, drawing over 25,000 spectators annually. While the majority of participants come from Middle Tennessee, this iconic event also attracts people from all over the United States and from around the world.

"We're thrilled to celebrate the 84th anniversary of the Iroquois Steeplechase and expect another incredible turnout," said Dwight Hall, Chairman of the Iroquois Steeplechase Race Committee (and 1977 winner).  "The excitement of Bruton Street-US’s Snap Decision victory last year has continued to energize our fans, and we're ready for another fun day filled with horse racing, food, fashion, and music. With limited tickets available, we encourage fans to purchase tickets early."

Group and individual tickets for the race are available, and people of all ages come out to celebrate and not only view the race itself but to also take part in the myriad of activities that encompass the day.

For 2025, each ticket grants access to vendor shops, food trucks, tailgating areas, and the lively Steeplechase Central, which allows fans to fully immerse themselves in a day of racing and entertainment. It’s the perfect event for making memories with friends and family.

Horse racing is a popular international event, and the Iroquois Steeplechase is the only one in Nashville. The event features several horse races of varying distances on grass courses leading up to the featured three-mile hurdle stakes Iroquois with a $250,000 purse.

Just like with other sporting events, tailgating is a great way to start the day. It’s an opportunity to gather with otherswhether that’s a large group of family and friends or a smaller, more intimate gathering. Kids aged 12 and under are free in all tailgating areas, and there are even designated areas for families with young children. For example, while the Centerfield location tends to have a livelier, college-aged crowd, couples with young children may prefer other tailgating areas for a more family-friendly experience.

Other options include the Midfield Tailgating that is close to the action, or the Stirrup Club which allows premier track views. RVs are also welcome additions in designated spots, and private tents are available as well. These various tailgating choices allow attendees to customize the race day experience. But regardless of the one chosen, each provides access to the best of race day.

This year, the Hall of Fame Inductee will be Bruton Street US, which has won the grade one Calvin Houghland Iroquois five times in the past years. In an exciting finish to the Calvin Houghland Iroquois Steeplechase Grade 1 Stakes Race, Bruton Street-US' amazing 10-year-old, Snap Decision, clinched his third win at this race! The horse made history as only the second one to win the Calvin Houghland Iroquois this many times.

Many horses return year after year, and it’s believed that Snap Decision, who has more than $1 million in career earnings, will return to give others a run for their money. Speaking of money, the Iroquois Steeplechase isn’t just all about fun. The race has a huge philanthropic purpose too, with a legacy of giving back to the local community.

Sponsored this year by Bank of America, it’s run by the Volunteer State Horsemen's Foundation, a nonprofit 501c3 organization, which has proudly raised over $11 million for the Monroe Carell Jr. Children's Hospital at Vanderbilt. Additional beneficiaries include The Foundation for the Horse, with a mission to improve the health and welfare of horses, and Friends of Warner Parks that focuses on the preservation of the Percy Warner Park grounds. All improvements to the Iroquois Steeplechase grounds are paid for by the Foundation from race proceeds and provides year-round benefits and enhancements for the Equestrian Center at the park.

Building on last year's success, the Iroquois Steeplechase promises even more excitement this year. The usual perfect weather and vibrant social atmosphere provide an amazing and enhanced race day experience.

Scott, the co-owner and operator of Foot Gear Mt. Juliet, grew up immersed in the shoe business, following in the footsteps of his father, who launched a small beach store in Florida. Honky Tonk Creamery, owned by Sheana and Matt Harville, blends Nashville’s honky-tonk spirit with delicious Blue Bell ice cream, creating a unique spot for entertainment and treats.

This venue fills a void in Mount Juliet’s nightlife while giving local musicians a stage to shine.

Matt and Sheana saw a need for a welcoming, all-ages space where families, music lovers, and ice cream fans could gather. “Downtown Nashville has changed so much, and local musicians struggle to find authentic venues,” Sheana explains. “We wanted to bring honky-tonk energy to a place where music and fun treats go hand in hand.”

Honky Tonk Creamery isn’t just a dessert shop—it’s a community hub and a stage for rising talent, offering the honky-tonk experience without Broadway’s chaos.

With Matt’s background managing Nashville Broadway bars, the couple knew what makes a great music venue. “We understand the logistics—sound, staging, and curating top talent,” Matt says. That expertise shines through in the venue’s reclaimed wood, neon lights, and intimate stage setting.

Transitioning from Sweet CeCe’s frozen yogurt shop to this vibrant concept took vision and investment. The Harvilles leaned on family, friends, and their passion to bring it to life.

Nashville is quickly becoming a hotspot for luxury real estate and innovative architecture. As the city grows, so does the demand for contemporary living spaces that blend modern aesthetics with functional design. Virtue Modern, a forward-thinking architectural firm, is at the forefront of this movement, transforming the landscape of residential construction. Through the eyes of homeowners Didi and Joe Dellanno, we explore what makes Nashville a prime destination for modern home investments and how Virtue Modern has brought their vision to life.

For Didi and Joe Dellanno, investing in a home in Nashville was a natural choice. “We moved to Nashville to be close to family and for the great lifestyle,” they share. Having lived in various locations, including Miami Beach, Denver, New York City, and New Jersey, they weren’t looking to replicate any particular regional style. Instead, they wanted a home that reflected their personal vision, balancing public and private spaces while incorporating the four natural elements: Earth, Water, Air, and Fire.

Their search for the right architectural firm led them to Virtue Modern through a recommendation from Build Nashville. “We were drawn to their talent, creativity, professionalism, and attention to detail,” they explain. “After an initial meeting, Virtue Modern presented a design concept that exceeded our expectations. Their detailed flythroughs helped us visualize our future home—it was the ultimate ‘sizzle on the steak.’”

The process of designing and constructing a modern home in Nashville presented unique challenges, from navigating the city's predominantly traditional architecture to dealing with its sloped roofs, high rainfall, and rocky soil. “Building a modern home here requires an experienced team,” the Dellannos note. “Virtue Modern guided us through an iterative, collaborative process, ensuring our vision was realized while maintaining the home’s structural integrity.”

Working with Virtue Modern was a seamless experience for the Dellannos. “Once the design phase yielded a solid draft, we engaged in multiple cross-team meetings to ensure feasibility and identify potential challenges,” Didi explains. “Virtue Modern went above and beyond in helping us make adjustments and refine the design without compromising our goals.”

Looking back on the journey, the Dellannos describe it as exciting, creative, and educational. “Choosing the right team can make or break the experience,” they advise. “We did our research and trusted our instincts. Our advice to others: measure twice, cut once. Work with experts who understand the nuances of modern construction.”

The heavily wooded site inspired an architectural style that weaves through the trees rather than imposing upon them. “Expansive glass walls erase the boundary between indoors and outdoors, allowing sunlight to filter through like a forest canopy,” he describes. “The home features elevated walkways, open-air courtyards, and design elements that incorporate the four natural elements.”

Transparency and collaboration are key tenets of Virtue Modern’s approach. “We involve clients in every step of the design process,” Oliveros says. “By being upfront about costs, feasibility, and challenges, we build trust and create a seamless, enjoyable experience.”

DIRECTIONS:

1. Squeeze your OJ.

2. Add everything to your shaker with ice.

3. Shake.
