Partners in work and in life, Steve Vigil and Suzan Meaux, co-owners of SVSM Capital, started their journey together more than 20 years ago. After being in corporate America for three decades Suzan and I realized we wanted to make a difference in our future. We needed to take total control of our lives and that meant breaking away from the pack and creating our own path. We had picked up some rental properties over the years, but we weren’t happy with the results. We knew we could build the future we dreamed about, but at that point, knew we needed to get more educated.
To date we have been full-time real estate investors for 12 years and have never looked back. With all the real estate deals we’ve done (over 900 rehabs and flips, 75 rentals, and owner financed properties) we have always raised private money to fund our deals. We didn't go the conventional route of using bank money. By doing so, we have built wonderful relationships, and created great systems in the process. Being on the buyer’s side of the deals for many years helped us understand the importance of taking care of our investors. Over the years, as we've grown, it has allowed us to expand and create new ways to keep our investors’ money working.
We created SVSM Capital because we found a better way to keep our investors’ money working 24/7/365. As we have gotten older, we realized the importance of keeping our money working, not us. We keep your money working consistently with a little higher rate of return than most conventional investments. We've learned by staying away from Wall Street we have less volatility. The first thing to think about is your short term investing goals versus your long term investing goals. Short term investing goals could be wanting to buy a house, send your kids to private school, and planning to send your kids to college. Long term investing goals are things like wanting to save for retirement, traveling, or planning to take care of aging parents or a loved one.
Also, educate yourself on the type of investments you want to be in. Do your homework, and don’t just rely on what someone tells you. There is always some risk when you invest your money however, the better educated you are on the investment, the better decisions you will make.
Do your due diligence on the operator’s of the investment. What is their track record with past investors they have worked with?
Ask yourself if you’re a high risk or a low risk person. Always remember the higher the interest rate you get the higher the risk of the investment. When we are young we tend to take higher risk in investments as we get older it is more important to put our money in safer investments and hang on to our money.
We are an open book with all of our investors. We start by educating our investors before we ever let them invest in our fund. We work with investors who use their self-directed IRA or 401k, along with those who use cash. Suzan and I also participate in our fund. We are very happy and confident in our fund–after all, how could I tell anyone to invest in our fund if we are not willing to invest alongside you!

Soar to New Heights with Northwest Houston RC Club
ARTICLE BY LAURA SANCHEZQUANThe Northwest Houston RC Club has operated at Read Memorial Field since 1993. Located off Katy Hockley Road, just south of Hwy 290, the scenic property sprawls over 52 acres of woodlands, and grasslands with a 600’ x 50’ waterway for RC boats and aircraft. Peaceful and serene with the open sky beckoning the RC planes into the air.

Always welcoming new members; “There’s no limit on how young (or old, for that matter) a person can begin learning to fly. I‘ve had student pilots as young as seven, and my oldest student is in his 80s,” club member and Training Coordinator, Dick Pursley says. An avid RC enthusiast since the 90s, Dick’s passion lies in teaching the next generation how to fly. The club offers flight training using a “buddy box” which is a specific training setup using two transmitters, one for the instructor, and the other for the student.
(Think: driver’s ed, where the driving instructor can hit the brakes from the passenger seat when needed)!
As long as the student pilot is properly controlling the airplane, the instructor holds the buddy button. If the student starts to lose control, the instructor can quickly release the buddy button to regain control. This gives both instructor and student the confidence in learning to fly without the fear of crashing.
Club member Sergio Sanchez recalls memories from childhood when his Dad first gave him a balsa glider to put together and then fly– and he was hooked. He started dreaming of building more and flying often. Over time he would build bigger and more complicated glider kits. Then he advanced to building motorized aircraft with remote controls–which proved to be more challenging but also more thrilling than the simplicity of tossing the glider in the air. “For me, flying gives me peace, and I feel pride in my achievement to use my knowledge and experience to build and fly the airplanes. There’s so much adrenaline when it’s finally time to take the maiden flight; taking off, performing maneuvers, flying upside-down, then sideways, going for loops, making turns and then correcting it back on track. It’s perfect, and it’s then I realize the dream came true.”
Club President, Ron Nowak, who’s had a keen interest in the hobby since college, is proud of the club’s achievements to have increasing numbers of youth memberships (of both young men and young women) by building a successful introductory instruction program, led by their training coordinator. “Our club‘s membership strives to provide a friendly place and safe environment for people to pursue their interests in the hobby,” Ron says.
Chartered by the Academy of Model Aeronautics, AMA #1081, club membership is open to anyone with an interest in learning. Read Memorial Field, named to honor past president and member Jim Read, boasts a 1000’ north/south runway and an 800’ east/ west crosswind runway. With restrooms on-site and a covered concrete pavilion area complete with tables and chairs, as well as a solar-powered charging station.
Curious new flyers are encouraged to come by and see what it’s all about. Spectators are welcome whenever the gates are open, and new flyers are encouraged to connect with an instructor. Learning to fly is exciting, and can sound overwhelming at first but don’t be intimidated. “Like any hobby, there are some expenses getting started, however, we can let you ‘try before you buy’”. Training Coordinator Pursley says, “Our club owns the training aircraft we use with prospective new pilots, allowing them to experience RC flight at absolutely no cost. We’ll go over any costs of getting into the hobby, as well as answer any questions as the prospective pilot decides if they want to continue in the hobby.”
“In my life, I’ve found RC modeling to be rewarding,” Sergio says; “The field is peaceful, you get to enjoy the experience of being outdoors, looking at the sky and soaking up the sounds and smells. The field gets loud when the engines start up and the airplanes are flying, but that noise and the smell of the burning gasoline is a feeling that I enjoy.”

Right here in Cypress, Texas, a musical sensation is taking center stage, captivating audiences with his soulful melodies and magnetic presence. Meet Dylan Rhys, a 15-year-old Cypress local whose journey from backyard performances to renowned venues such as Dosey Doe - The Big Barn and The Kenney Store has solidified his status as a rising star in the Texas music scene.
Dylan's foray into the world of live performances began unexpectedly in the spring of 2022. What started as casual singing sessions in his garage or driveway at home evolved into a remarkable feat when he clinched first place in a months-long open mic competition, surpassing over 80 contestants of varying ages and genres. This triumph catapulted Dylan into the spotlight, paving the way for a whirlwind of opportunities to showcase his talent at local venues across central and southeast Texas.
Reflecting on his musical journey, Dylan shares, "I've been playing music around the greater Houston area for about a year and a half now. I've been working on writing my own music and just performing covers of songs I really love." With influences ranging from Shane Smith and the Saints to The Turnpike Troubadours, Dylan's eclectic sound resonates with audiences far and wide.
Dylan remains grounded, diligently balancing his musical pursuits with the rigors of high school life. Juggling school work, extracurricular activities, and a burgeoning music career is no easy feat, but Dylan tackles each challenge with unwavering determination and a steadfast work ethic. "Dylan is such a hard worker," remarks his mother and Manager, Jennifer Huerta. "Not many 15-year-olds have a job where they're standing up and singing in front of hundreds of people at a time on any given weekend. We're really proud of his work ethic and the way he tackles things."
Navigating the intricacies of the music industry while maintaining academic excellence requires a delicate balance, but Dylan approaches each day with enthusiasm and passion. "Finding a balance definitely does get tough sometimes, especially on the weekdays when I have to do homework and I have baseball practice until 5 and I’m trying to write songs.” Dylan explains. “It does get stressful but I wouldn’t do it if I didn’t love it and the people that I have around me, supporting me, make it a ton easier.”
Indeed, Dylan's entrepreneurial spirit shines through as he takes charge of every aspect of his music career, with some help from his supportive parents, from managing expenses to booking gigs. "Dylan pays for all of his own expenses," Jennifer explains. "He basically runs his own small business and is learning all that goes along with that."
As Dylan continues to captivate audiences with his enchanting performances, his unwavering confidence and infectious charisma leave an indelible mark on all who have the pleasure of witnessing his talent firsthand. "This experience has definitely helped him to grow in confidence, even though he’s never not been a confident kid," Jennifer observes. "He's super charismatic and smiley, and when he's up there on the stage, it just kind of shines out of him. You can't deny it."
Looking ahead, Dylan's musical journey shows no signs of slowing down. With a lineup of shows scheduled across Texas, including performances in the Austin and Fort Worth areas, and the possibility of two original songs being released before the end of the year, the sky's the limit for this young musical virtuoso. As he continues to hone his craft and share his gift with the world, Dylan Rhys remains an inspiration for aspiring musicians everywhere.

One of the nation’s leading health systems brings the latest medical treatments and services to the Cypress community with the opening of its new location just off the U.S. 290 corridor.
Scheduled to fully open in March 2025, the Houston Methodist Cypress Hospital will be the ninth location in the Houston Methodist system. The 105-acre campus will boast up to 500 beds with extensive health care services, including operating and childbirth center rooms, cardiac catheterization labs, endoscopy suites, and an emergency room.
“Upon opening in the first quarter of 2025, Houston Methodist Cypress Hospital will be a full-service hospital,” Senior Vice President and Chief Executive Officer Trent Fulin said. “We will open with inpatient medical/surgical, intermediate, and intensive care capabilities, in addition to a comprehensive childbirth center and neonatal ICU.”
The hospital has already opened some of its services to patients ahead of the full opening next year. In March, the Physical Therapy & Rehabilitation department began accepting patients in its outpatient rehab center.

In addition, the hospital will begin scheduling appointments for its Cancer Center services this month ahead of its opening in May, which includes infusion and breast care.
“These centers will care for oncology patients across the care continuum, offering comprehensive services including screening tests, diagnostic procedures, and radiation, medical, and surgical treatments,” Fulin said.
The Cypress location not only offers a full portfolio of medical services but is also the first Houston Methodist hospital to incorporate the newest technologies that will soon be piloted at other campuses.
“Innovation is also bringing impressive quality and safety benefits to this campus,” Fulin said. “With new monitoring technologies, we can predict and prevent adverse health events in the hospital before they occur. Clinical trials and research will also play a key role in care at Houston Methodist Cypress Hospital, ensuring our patients receive leading-edge treatments, right here in the Cypress community.”
Fulin said that rooms will include an interactive TV where patients can monitor their health updates, video chat with loved ones, select their meals, and browse various entertainment options. Inpatient rooms will also have a variety of voice-control capabilities, from changing a room’s temperature to calling a nurse for assistance.
The hospital will also be equipped with the latest diagnostic and imaging equipment to help detect, identify, and treat disease earlier and more effectively.
“At Houston Methodist, we have pushed the limits on all fronts, including innovations that are the core infrastructure level, bedside clinical efficiency and innovation tools, intertwining them to create a seamless experience for our patients and families we serve and redesign the way care is delivered in the hands of our providers to our patients,” said Dr. S. Nicholas Desai, Vice President and Chief Operating Officer.
Apart from hospital services, the campus will include a variety of recreational spaces, dining options, and a chapel.
“Our hope is that this campus becomes a true community hub, with on-site football, baseball, and softball fields and delicious dining options including an Einstein Bros. Bagels location,” Fulin said. “We also recognize the key role that spirituality plays in the healing process and will offer both a chapel and a prayer room for use by patients, their loved ones, and our employees.”
Although Cypress is a growing community, Fulin explains that many patients in the area leave the Cypress market for both inpatient and outpatient health care needs.
“Houston Methodist has developed a foundation in primary care, specialty care, and physical therapy within this market over the years, but the continued and rapid growth of this area has enabled us to now establish a hospital in this community,” he said.
Houston Methodist Cypress Hospital not only provides care for patients, but also opportunities for employment. The hospital is currently hiring leadership and staff for outpatient clinics in the Cancer Center and rehabilitation services.
“We are in the process of hiring for the hospital with plans to be fully ready with a majority of our staff by the end of the fourth quarter so we can onboard the team and provide them the tools and embed them into the culture we hope to exude for our community here in Cypress where safety, quality, service, and innovation are woven seamlessly,” Desai said.
A spokesperson for Houston Methodist said they will employ approximately 750 employees for clinical and non-clinical positions. This includes RNs and positions for pharmacy, laboratory, diagnostic imaging, administrative, food service, environmental services, among others.
“We comprise a team of dedicated professionals committed to ensuring that our patients receive the highest quality of care,” Vice President and Chief Nursing Officer Caroline Mascarenhas said. “Our state-of-the-art facility will allow us to be at the forefront of health care innovation, where innovation meets compassionate care.”

in January 2025. Houston Methodist will post openings staff-level roles early this summer.
For patients, information regarding scheduling appointments for hospital services outside of Physical Therapy & Rehabilitation and the Cancer Center will become available in early 2025.

Eat your greens, cook at home, choose local produce and quality meats, don’t be scared of healthy fats — but also support local farmers, move in a way that makes your body and mind feel good, prioritize times of mindfulness and stillness.
INGREDIENTS:
• 2 6 oz. filets of wild caught salmon
• 1 Tbsp. avocado oil
• 1 Tbsp. coconut aminos
• Zest and juice from one lemon
• 1 Tbsp. stone ground mustard
• 1 4 oz. container coconut yogurt, unsweetened
• 2 Tbsp. fresh dill, minced
• 2 Tbsp. capers, drained and minced
• Salt and freshly ground pepper, to taste
DIRECTIONS:
1. Marinate the salmon in the lemon juice, coconut aminos, and stone ground mustard for up to two hours.
2. Drizzle salmon with avocado oil, sprinkle with salt and ground pepper, and broil on high for five to seven minutes, until cooked to desired temperature.
3. Mix coconut cream, lemon zest, dill, capers, and ground pepper together.
4. Top salmon with coconut cream, serve with roasted or sautéed veggies, brown or cauliflower rice, or fresh greens. Enjoy!
