Founded in 2005, JTM Construction set out to build more than just projects; we set out to build trust. Over the past 20 years, we’ve become one of Seattle’s most dependable general contractors, delivering complex, high-quality work across the Puget Sound region.

• Former Identity: Historic Westland Building (built in 1907), originally a steam pipe warehouse

HISTORIC RENOVATION OVERVIEW

• Original Structure: Built in 1907 as the Westland Building, a steam pipe supply warehouse in Seattle’s Pioneer Square

• Adaptive Reuse Approach: Transformed into a 120-room hotel while preserving its historic character

PRESERVED ELEMENTS:

• Exposed Douglas Fir timber beams

• Historic brick masonry façade

• Steel structural detailing reflective of early 20th-century industrial design

PROJECT OVERVIEW

• Located on the 5th floor of the Motif Seattle Hotel, Frolik Kitchen + Cocktails underwent a comprehensive renovation to enhance both functionality and style

SCOPE ITEMS

• Updated finishes throughout—paint, flooring, wall coverings, decorative lighting, artwork, millwork, wayfinding, and furniture

• Key upgrades include relocating the bar with new tieins for food and beverage equipment and modifying service areas to improve efficiency

• Energy-efficient operable and fixed-pane windows replaced existing lounge windows

• The entry corridor, public restrooms, and adjacent egress corridors on the 5th floor received upgraded finishes to create a cohesive look

• Refreshed rooftop patio featuring a large shade structure, added greenery, and new TVs

• Updated patio exit doors and landscaping will enhance both aesthetics and usability

• Hotel 1000 is a luxury hotel that boasts waterfront views, a full-service spa, pet-friendly services, and more—ideally situated in Downtown Seattle, a short, scenic stroll or bike ride from The Central Waterfront.

• Located near Pike Place Market, Seattle Great Wheel, the Seattle Art Museum, and more of the best locales the Pacific Northwest is known for.

SCOPE

• Interior-only renovations to the existing hotel amenity space, which includes the restaurant, bar, lounge, lobby, weight rooms, spa, golf, and office space.

PROJECT OVERVIEW

• Premiere restauarnt in Hotel 1000 in downtown Seattle

• The project transformed the hotel’s ground-floor restaurant space into a refined, modern venue featuring high-end finishes, custom millwork, and sophisticated lighting to create a warm and inviting atmosphere.

• Work included selective demolition, structural and MEP upgrades, new flooring and wall treatments, and installation of bespoke bar and dining elements.

• All construction took place within the fully operational hotel, requiring precise scheduling, phased work zones, and close coordination with hotel operations to minimize impacts on guests and staff.

• The completed space reflects Hotel 1000’s commitment to providing an elevated culinary experience while enhancing the property’s overall luxury brand.

LA LOBA – THE CROWN JEWEL EXPERIENCE

• A stylish and inviting café space within the sustainably focused 1 Hotel Seattle.

• The project transformed an existing lobby-adjacent area into a vibrant venue featuring custom millwork, stone counters, decorative tile, and specialty lighting that reflects the hotel’s natural, ecoconscious design ethos.

SCOPE

• Scope included selective demolition, upgraded plumbing and electrical systems to support café operations, and installation of commercial grade equipment.

• Work was completed in an active hotel environment, requiring careful phasing, discreet work zones, and close coordination with hotel staff to minimize guest impacts.

• The completed La Loba provides a warm, modern space for guests and visitors to enjoy handcrafted beverages while complementing the hotel’s overall luxury hospitality experience.

• JTM overcame significant challenges by introducing utilities and infrastructure for the kitchen in the center of a high-rise building.

• Seatures an elaborate central bar encased in natural stone and glass.

PROJECT OVERVIEW

• The Kimpton Palladian Hotel project involved the conversion of one of Seattle’s historic turn of the century buildings from low-income housing into a four-star, 97room boutique hotel and restaurant

• The nine-story masonry structure built in 1910 received a complete seismic upgrade

RESUSE

• The project re-used existing stone, masonry, and woodwork within the interiors of the lobby and restaurant to maintain a connection to the building’s past.

• An edgy and vibrant 65 seat restaurant located Inside the Kimpton Palladian Hotel.

KEY FEATURES

• Exposed original steel columns, brick, and Alaskan granite from the turn of the 20th century

• Great care was given to maintaining the historical elements of the structure while also incorporating a new and modern style

• Located inside the Kimpton Palladian Hotel, this 1500 square foot cocktail bar

KEY FEATURES

• Built from reclaimed materials, features brass, velvet, and marble finishes

• A long lovely L-shaped bar–testament to the commitment to sustainability and historic preservation. The use of these materials adds a touch of rustic charm and promotes environmental consciousness, while the exquisite finishes enhance the sense of luxury and sophistication.

• The careful preservation of the building’s historic character adds a layer of authenticity and uniqueness to the overall design and construction.

GEORGETOWN BREWING

CLIENT: Georgetown Brewing Co.

PROJECT OVERVIEW

• Georgetown Brewing’s phased upgrades began in 2018 at their original startup location. Since then, JTM has supported the brewery’s expansion into a new 38,000-square-foot production facility

FIRST PHASE

• A new 38,000-square-foot production facility

• Seismic retrofit and the conversion of an existing 5,000-square-foot warehouse into a 3,000-square-foot cold storage unit for kegs

• 1,500-square-feet of mixed-use space for laboratory testing, shop space, and offices.

SECOND PHASE

• 5,000-square-foot expansion to house administrative offices, a retail outlet, and a tasting area.

• The tasting room features exposed steel and concrete, a bar top made from salvaged wood from the old Rainier Brewery, and a glass wall offering views of the brewing process.

• A third upgrade reorganized the facility to include an outdoor beer garden.

• Build-out of Urbane, now Tidal, as part of the Olive 8 project.

• 2,900-square-feet

• The space features an open layout with natural materials, reflecting a simple and elegant aesthetic.

• The project supports Executive Chef Greg Lopez’s focus on sustainability, incorporating design elements that align with his commitment to working with local Pacific Northwest farmers.

STARBUCKS RESERVE ROASTERY

• Original use:1920 auto-row showroom + garage

• 15,000 SF retail/roastery space

HERITAGE FACADE RESTORATION:

• Fully restored terra cotta façade and preserved historic large-window bays to maintain architectural character of the 1920s auto dealership building

INTERIOR PRESERVATION & INTEGRATION:

• Retained original heavy wood timbers, open-plan concrete-and-terrazzo floors, and industrial structure

• Introduced new architectural features such as angled wood beams (evoking coffee stir sticks) and custom wood balustrades, blending old and new seamlessly

INDUSTRIAL COFFEE PRODUCTION EXPOSURE:

• Two large roasting machines installed in the main space

• Custom pneumatic conveyance system carries raw beans overhead to processing silos and bars

• A striking centerpiece copper roasting cask handhammered to showcase craftsmanship

ADAPTIVE REUSE STRATEGY:

• Transformed a former car showroom and service garage into an immersive coffee roasting lab, retail venue, eatery, and tasting room

• This 3,400-square-foot, 50-seat diner features a full-service kitchen, restaurant, and bar operated by the Palihotel.

KEY FEATURES

• This first-floor remodel features a high ceiling, along with striking black-and-white checkerboard floors anchored by custom-made oak woodwork.

• Further exterior storefront modifications on Pine Street included a new curbside coffee service for the hotel guests and the general public.

PALIHOTEL SEATTLE

• Original use: Colonnade Hotel (c. 1900), landmarked in 2017, NRHP-listed

• 50,000 SF. 96 boutique guestrooms

FAÇADE & EXTERIOR PRESERVATION:

• Original masonry façade cleaned, repointed, and restored

• New storefront canopies and entrance awnings designed to complement the historic fabric

INTERIOR ADAPTIVE REUSE:

• Exposed heavy timber framing, terrazzo floors, and high ceilings preserved and revealed

• Skylights expanded to original dimensions to enhance daylight in corridors and communal areas

MODERN HOTEL AMENITIES WITHIN HISTORIC ENVELOPE:

• Redesigned to house 96 boutique rooms, lobby, café, bar, and ground-floor retail

• Recreation of classic storefront coffee bar and restaurant while retaining historic spatial logic and finishes

INTERIOR CHARACTER & DESIGN AESTHETIC:

• Bold interior palette featuring jade - green paint, checkerboard tile flooring, and vintage-inspired furnishings

• Design celebrates Seattle’s “Emerald City” identity through artful touches like floral prints, nautical imagery, Smeg minibars, and leather accents

CLIENT: Urban Villages

LOCATION: Seattle, WA

PROJECT OVERVIEW

JTM Construction partnered with Urban Villages to deliver the build-out of Tacolisto, a fast-casual Mexican street food concept located in Seattle’s historic Pioneer Square. This street-level tenant improvement converted an aging shell into a vibrant, high-throughput dining destination featuring a modern aesthetic, open kitchen, and bold branding. The project included full MEP systems, structural upgrades, and the integration of specialty kitchen equipment in a compact urban footprint.

PROJECT DESCRIPTION

This 3,000-square-foot restaurant was completed in combination with the Starbucks Reserve Roastery. It included a wood burning pizza oven along with high end interior wood finishes consistent with other Tom Douglas Serious Pie restaurants. The interior finishes also included blackened steel trim and casework.

PROJECT DESCRIPTION

6,000-square-foot interior, and exterior remodels of upscale all-day Italian bakery and bar. Using natural materials and earth-colored stone in every element of the space, there is a commitment to craftsmanship, from the hand-blown glass light fixtures to the hand-rubbed plaster on the walls. The remodel included equipment coordination with electrical and plumbing, mahogany bar tops with copper accents, custom plaster accent walls, owner supplied furniture coordination and upgraded patio area. All work was completed at night with no visibility to customers during business hours.

JTM Construction’s focus is that our team members return home safely every night as a general contractor assumes responsibility for the care, custody, and control of each project we build. With safety a foremost priority, JTM has developed a dynamic safety management approach with a comprehensive Safety Management Program.

JTM has a comprehensive safety program that protects all employees, subcontractors, Owner personnel, site visitors, and the public on ALL of our projects. Our goal is to eliminate property damage and occupational injuries by providing a safe work environment and supporting safe work behaviors. Establishing programs that promote safe work planning and practices and providing leadership that encourages, guides, instructs, and insists upon compliance from ALL employees, subcontractors, and site visitors to ensure our documented safety policies and procedures are strictly adhered to by all. JTM has been a 10+ year member of the AGC’s Safety Team, we make a safe workplace a top priority, and we have successfully created a safety-conscious culture at JTM.

ZERO LOST-TIME RECORDABLE INJURIES

SINCE 2015

Experience Modification Rate (EMR) substantially impacts a construction company. Insurance companies use this number to gauge the past cost of injuries and future chances of risk. The lower the EMR, the lower the worker compensation insurance premiums, which benefits the client in the form of reduced cost. JTM has an EMR of 0.60, which is significantly lower than the industry average. We have maintained an EMR of less than 1.0, which is the industry average.
