The 6100 Building projects included the remodeling of an existing lobby, during which JTM was involved from conceptual design through completion. Our client wanted the space to emphasize Georgetown’s personality, with character shining through the lobby while also maintaining a comfortable, adaptable, and social space. Construction consisted of new custom lighting, a mural wall, a video wall with wood slats, new carpet flooring, elevator cab upgrades, a custom reception desk and casework, new walls with ceramic tile and textured finish, and sealed concrete.

The major improvement includes the lobby renovation that you see in place today. Two complete tenant improvements were completed concurrently, on time, and on budget. These tenant improvements consisted of complete mechanical and electrical upgrades. Demolition of the remaining office space was completed to make room for new tenants. JTM completed the exterior entrances to the building including the approach and rails and a site water remediation for the project, raising the elevation of the parking and drive isles out of the swamp and into the usable new condition you see today.

Experience Modification Rate (EMR) substantially impacts a construction company. Insurance companies use this number to gauge the past cost of injuries and future chances of risk. The lower the EMR, the lower the worker compensation insurance premiums, which benefits the client in the form of reduced cost.
