More than a daydream, there is something about the word that allows the individual to define what it means to them, and then help others to find their reverie. That’s the thing that we want for our agents, for our company: to create an environment unlike anything that is out there; where agents thrive in their individuality but have all the resources, training and ability to grow how they want. They can live their Reverie every day.

Jacob’s and my background is steeped in development, new construction and luxury properties. We each have personally developed extensive projects, working alongside talented and respected designers and builders. This gives us a unique perspec tive to be able to help our agents — regardless of where they are in their careers.

We essentially take this other layer of Jacob’s and my experience and knowledge and apply it to training and education. Then it goes on top of the agent's personal goals and ambitions. So now their reverie gets refined and strengthened making their personal business become unlimited.

When Hilary and I first partnered, we knew we wanted to grow beyond the 30A area. We knew our unique collaboration and style of brokering would be a model that could go beyond the beach. Nashville was the abso lute logical first big step for Corcoran Reverie — most Nashville residents vacation on 30A and it’s familiar with an instant connection to places like New York and California, as thousands of families and individuals are migrating to Nashville.

Now don’t get me wrong, we all love where we live, we either have lived here forever or we moved here because we wanted to live here. This area in Northwest Florida is unlike any other, offering a unique lifestyle where people can raise their families that very few places in the world can offer. People are drawn to its unspoken tran quility, unmatched beauty and small-town feel; where new dreams can take hold and genera tion after generation can come to the beach to create new opportunities for their families. Our goal has always been to present the highest level of education and service for our agents and create an even higher level of connectivity for them to be able to help clients. We feel we have absolutely created those opportunities by expanding into Nashville.

Corcoran Reverie, Forging its Path

The Corcoran affiliate brokerage, Corcoran Reverie, is just two years into making strides since its inception in 2020. It started with two powerhouse Northwest Florida brokerages, Hilary & Reverie and 30A Realty, whose owners Hilary Farnum-Fasth and Jacob Watkins had both been in search of growth.

They saw no better opportunity than to not only merge their companies, but to become an affiliate of a leading residential real estate brokerage firm, after being invited to become one of the first affiliates in the Corcoran Group affiliate network in April 2020. Thus, Corcoran Reverie of Seagrove Beach was born; a dream realized.

Farnum-Fasth, having started her real estate career in 1997, has brought herself to a place of leadership in luxury real estate through hard work and dedication. She perfected her craft, bringing her the knowledge to hand-select top agents for her team and create a unique culture destined to change the face of real estate.

Watkins balances Farnum-Fasth’s knowledge with his years of investment, finance, leadership and construction experi ence in Florida’s real estate industry. He’s equally become a leader in luxury real estate since 2015 and has assisted clients and partners in design, construction, marketing and selling investment properties.

While Corcoran Reverie prides itself on being a locally owned highend brokerage, they don’t shy away from growth. Since the birth of the new company, Farnum-Fasth and Watkins have expanded their reach up and down the Emerald Coast, and even across states to Tennessee.

In 2021 Corcoran Reverie merged with Real Joy properties in Destin, Florida and in 2022 they opened their third office in the historic downtown Panama City, Florida, increasing availability and service to Northwest Florida communities. In the spirit of expanding their footprint, the company continued their journey, partnering with Worth Properties in Nashville, Tennessee, marking Corcoran Reverie’s first step outside of Florida and Corcoran’s entrance into the Tennessee market.

An Enduring Appeal

THE EMERALD COAST ENRICHES LIVES

In the 1930s, when much of the country had ceased roaring, development along Northwest Florida’s Emerald Coast was stirring.

As of the middle of the decade, construction of U.S. 98 through the region was complete and, before long, the highway would be more than just a conduit linking Mobile and Panama City. It would provide ready access to newly built cottages and motels springing up along some of the world’s most beautiful beaches. Visionary businessmen were convinced that the Gulf of Mexico was a draw powerful enough to lure people in numbers from the piney woods of South Alabama to saltwater.

The Gulf invited wonder, its clarity and relative buoyancy were pleasurable and many believed that it had medicinal properties.

Over time, cottages and motels gave way to hotels and, later, resort condominiums. Gulf-front tourist corridors grew congested and stretches of the beach reserved for homes grew dramatically in value. Today, the Emerald Coast real estate market is among the hottest of the hot.

“The reasons people are moving and buying here include safety, the schools, the climate and outdoor recreation and obviously the beach,” said Hilary Farnum-Fasth of Corcoran Reverie. “The beach is first, and everything else just happens to be amazing.”

Fact is, the Gulf is still good medicine.

“Unlike any other time in our industry, we are seeing young pro fessionals move here because they can now work from anywhere,” Farnum-Fasth observed. “They're working remotely with really

good, high-paying jobs and they want to live at the beach. They want our lifestyle and they want the tax benefits of living in Florida.”

Farnum-Fasth expects that the prices of Gulf-front properties will continue to rise. The reason is simple: Scarcity equals value.

“Inventory is low, and I believe the properties that are highly desirable due to their amenities and their location are going to hold strong through this year,” Farnum-Fasth said.

Scarcity also tends to make for good investments.

“When interest rates go up, the stock market may become less appealing and people with wealth actually then put their money more into real estate,” Farnum-Fasth said. “So, the luxury-wealth market is a more protected market and it actually gives us a path for staying where we are or, even getting bigger.”

The migration by people of working age to the Emerald Coast has enlarged local economies, too, as new arrivals launch businesses in the area. Plus, the strong demand for new homes has been a boon for builders.

“The pandemic, because of the job shift, gave younger couples an opportunity to move somewhere they never would have moved before,” Farnum-Fasth said. “And it also gave them an opportunity to start businesses and create jobs for our local community.”

Added Farnum-Fasth, “New construction homes are still the most highly desired. The builders cannot build the homes quick enough to keep up with demand. I believe that trend is going to

stay true for years to come. The desire for new homes is going to continue to push pricing up for a long time.”

Fundamentally, of course, the strength of a market relates to the strength of its appeal. A golf hole that meanders along a salt marsh, a red snapper retrieved from the bottom coming into view, a sunset that intensifies anticipation for tomorrow — those experiences are timeless. 

Corcoran Reverie Takes on a Titan of a City

On May 18, 2022, the Corcoran Group — a 50-year real estate-veteran company with 160 offices across the country — announced that its growing affiliate brokerage, Corcoran Reverie, is expand ing to the Music City.

Corcoran Reverie, based out of Northwest Florida is welcom ing the Nashville, Tennessee, real estate brokerage, Worth Properties LLC, to the Reverie team. The announcement came proudly from Corcoran Group’s President and CEO, Pam Liebman, and Corcoran Reverie owners Hilary Farnum-Fasth and Jacob Watkins.

“Nashville and 30A have had an affinity for one another for years, so the ability to bring together our shared company culture with Janet under the wealth of the Corcoran brand is a direct reflection of the power of connectivity that is so vital to our industry,” said Farnum-Fasth.

Worth Properties, founded in 2004, has garnered a respected reputation by Nashvillians. The brokerage was recognized as a “Best Place to Work” by the Owen Business School at Vanderbilt University and the Nashville Business Journal in its inception and in several years following. This marks Corcoran Reverie’s third expansion in two years since joining The Corcoran Group in 2020. This growth-plan achievement broadens their reach to four Nashville area coun ties, including Davidson, Williamson, Wilson and Rutherford counties, and amasses their agent population to over 200 affili ated real estate professionals.

“Our affiliates’ accomplishments are some of our biggest pride points, and today’s announcements from Corcoran Reverie are no exception,” said Liebman.

This expansion, noteworthy enough, comes with an accom panying announcement, as Corcoran Reverie will become

the official real estate brokerage of the Tennessee Titans. This exclusive partnership will enable Corcoran Reverie to offer community support through the Titans network and the Titans Foundation program.

Already, Corcoran Reverie is gearing up to be the title spon sor of the annual Titans 5K race. The event will raise funds in support of the Titans Foundation.

As a largely affluent society, we often give little thought to how fortunate we are to have basic neces sities and access to things that make our lives com fortable and safe. For countless communities across the globe, however, what we have can be far out of reach. Organizations like The Sonder Project make it their mission to provide basic necessities for these communities, changing lives for the better.

Created in 2015 by a group of entrepreneurs from the 30A area who wanted to give back and have the greatest impact possible, The Sonder Project aims to “empower impoverished communities through high-impact, sustainable development.”

“Every person on this earth should have access to such basic needs as clean water, education and food security,” said The Sonder Project’s CEO, Chad Zibelman.

“Organizations like The Sonder Project are crucial because 1 in 10 people in the world lack access to clean water, and 1 in 5 school-aged children worldwide do not attend school,” Zibelman said. “The statistics are staggering; 821 million people in the world are undernourished. We focus heavily on the communities of Africa, because the greatest disparity exists in Africa, where over 50% of the world’s extremely poor people reside.”

Zibelman believes that those who can afford to pass on good fortune should reach out to the areas in the world that need it most.

“We should be able to do so through integrity-driven, respon sible and efficient organizations that can affirm and demonstrate impact,” he said.

Trust is critical to The Sonder Project, as the nonprofit relies on private donations from individuals and businesses.

“Our base has stemmed from the 30A area where The Sonder Project was born, but we are an international organization,” Zibelman said. “We have supporters from all across the country, and we hope to be able to continue to spread the word and get more people involved in our mission to empower com munities and improve lives.”

Over the life of the organization, in fact, The Sonder Project has partnered with 39 communities to achieve significant change.

Its initiatives have included the sinking of wells that pro vided access to clean water for more than 50,000 people;

school-improvement programs that lowered dropout rates; and the creation of a solar-irrigated community farm that increased food security for over 1,200 people.

“We’ve touched over 65,000 lives and counting,” Zibelman said. Annually, The Sonder Project drills 10 to 15 wells, constructs two to three school blocks, seeks to sponsor 200 students, and supports one community farm.

With such big goals, The Sonder Project naturally encounters big challenges.

“I wish we were able to find water wherever and whenever we drilled and at a sustainable quantity,” said Zibelman. “Unfortunately, that’s simply not the case, and it sometimes takes us multiple attempts to find the quantity of water we need to ensure a viable water source.”

Overseas, Sonder staff deal with poor and sometimes impassable roads. At home, the organization faces the tall order of leading people to give to a cause that is removed from their everyday reality.

“Being headquartered in the U.S., we often get questions about why we don’t focus our work at home,” Zibelman said. “The fact of the matter is that there are plenty of wonderful organizations doing incredibly important work in our communities at home. We applaud their work and effort. For us it’s not an either-or equation. We hope supporters will find the capacity to give both locally and globally.”

“Corcoran Reverie has been a huge supporter and contrib uted over $10,000 to The Sonder Project ,” Zibelman said. “Jacob Watkins, one of the co-founders of Corcoran Reverie, has been on our board of directors since the beginning and is always looking for opportunities to pay it forward.”

Corcoran Reverie held a silent auction in 2021 and donated $12,615 in proceeds that were used to provide access to clean

water for the residents of Pousdoure, a community in the West African country of Burkina Faso.

The Corcoran Reverie Christmas party also generated $12,300 that was donated to The Sonder Project for another wellbuilding project in Africa.

“There are approximately 1,500 people living in the area in and around Pousdoure, and we estimate at least 500 people are directly benefiting from the new well there every day. The com munity is also home to a primary school that has first through sixth grades and over 200 students enrolled,” Zibelman said.

“Prior to The Sonder Project well, the community either had to walk over a mile to collect water at another well or relied on open wells, which are unsanitary, dangerous and much more time-consuming. We are so appreciative of the support that the Corcoran Reverie team has provided; it increases our ability to touch more lives.”

The Sonder Project was honored at Corcoran Reverie’s annual gala this year, where the company went a step further to chal lenge their agents to donate a percentage of their commissions.

Zibelman expressed gratitude to the real estate company.

“We plan on bringing the top brokers who participate in this program to Malawi with us to experience the impact of our work firsthand,” he said.

“Corcoran Reverie’s support is increasing access to clean water for people in our partner communities and changing lives.” 

Elevators make ascending each Mala Beach home’s four stories easy for all, while social spaces on the first and fourth floors are ideal for hosting family gatherings.

On the first floor, sleek Peacock Paver flooring and wooden accents lead to a recreation room. Four palatial master suites provide both comfort and privacy; adjoining bathrooms are equipped with custom tiled showers, soaking tubs and dual vanities. Suites on the second and third floors have scenic porch views and generous walk-in wardrobes, while two bunk rooms are perfect for younger visitors. “The Mala homes are designed to capture the best views possible of the water,” Watkins said. “As you walk out of the great room, there is a large covered porch area with room for outdoor entertaining, and adjacent to that is the rooftop pool. So you are able to sit in the pool, enjoy that sun and also be overlooking the water. There are not many homes in the area that offer rooftop pools like this.”

The late Bill Cunningham, a style chronicler and photo columnist for the New York Times, famously deemed fashion “the armor to survive the reality of everyday life.”

For Angie Roberts, a personal stylist in Santa Rosa Beach, that is precisely the goal. Through her business, Amazing Grey, Roberts has helped inspire dozens of professional women and aspiring entrepreneurs to chase their dreams with the power of dress.

“Amazing Grey started seven years ago in Tallahassee, where I was working in an administrative role and in desperate need of a creative outlet,” Roberts said. “I got a practical degree like I was always told to, but I wanted to be able to help people. Some may argue that fashion is self-serving, but it’s so much

more than matching skirts with blouses. Helping people find their personal style so they can walk out the door with their shoulders back — and with far more confidence than insecurity — is invaluable.”

Roberts said she caters her services to women in the business world because she knows well the nuances of professional dress and life. Women may enlist her for closet “edits” and facelifts, or sign up for the full “Sort, Shop and Style” experience.

“Everything starts in the closet, where no one wants to be because it’s dark, dirty and where we have our mental breakdowns,” Roberts laughed. “But, it’s important to roll up your sleeves and really get in there to see what you’re working with. You can’t shop without first knowing what’s there.”

TLC’s "What Not to Wear" fans will be familiar with this process, but versus a televised exposure of all your fashion crimes and hoarder tendencies, Roberts offers an intimate, nonjudgmental and cooperative approach. This is where she gets to know someone’s inhibitions, lifestyle and fashion sense, and helps identify which pieces work and those that don’t.

Roberts said many clients are surprised at their own style evolutions, especially post-quarantine. Embracing society’s newfound love for simplicity, she is a huge believer in establishing key, foundational pieces that can be transformed with accessories. A white, chiffon blouse can be given new life with a colorful blazer and handbag one day, and a leather belt and statement jewelry the next.

Upon ascertaining the client’s tastes, Roberts collaborates with them on a “vision board” to inspire and inform shopping.

“I don’t classify style by saying, ‘Oh, she’s a romantic,’ or ‘She’s a classic,’ because style is fluid, and you can like girly dresses and studded leather jackets, too,” Roberts said. “Some people are afraid to step outside of the box because they don’t trust their own judgment, and sometimes, they may just need someone to tell them what looks good and what doesn’t.”

Roberts speaks from experience. Her own wardrobe underwent transformation after she moved from Atlanta to Watersound last year. She considers her style to be a lot more casual now, citing her love for Veja sneakers and a good pair of jeans. Locally, she loves shopping at Indigo Watercolor and BECASA, and loves “mixing the feminine with the masculine,” a la New York socialite Olivia Palermo.

For her clients at Amazing Grey, Roberts said she “sources REVOLVE and Nordstrom like it’s my job.” For activewear, Roberts tends to recommend the Vuori brand, while the FRAME Denim, PAIGE and Free People labels lend themselves to both professional and leisure modes.

After Roberts completes the shopping, she informs her clients why she selected certain pieces and teaches them how to incorporate them into their wardrobes. Roberts will then style outfits and upload photos of them to a virtual closet program for her customer’s future reference.

To expand her outreach, Roberts performs style workshops and presentations for organizations and community groups. At this writing, she has just addressed the Capital Women’s Network, a nonprofit devoted to helping women advance their careers in Tallahassee, about the importance of building a stylish wardrobe with confidence. When you’re not worried about yourself and what others might think of you, she said, you’d be surprised what all can be accomplished.

“Many of my clients come to me in times of change,” Roberts said. “They could be recently divorced, are now empty nesters or maybe they just moved and got a new job. It can be overwhelming when you walk into your closet and feel stuck.

“It’s challenging, and we get into some deep stuff during the closet editing process, but having the opportunity to be the one by their side is a big deal and not something I take for granted.” 

OPEN AIR DINING

Given the beachfront decks and rooftop porches at many of the area's restaurants and bars, outdoor dining is always an option on the Emerald Coast. “I love to do lunch at Bud & Alley’s on the second-floor, outdoor terrace followed by sunbathing on the beach with good music and a great book!” said Corcoran Reverie’s Laura Calhoun. “Bud & Alley’s has amazing views of the Gulf, delicious crab cakes, tuna dip and Frose. It’s also a great place to people-watch in Seaside.”

START A FIRE

Panama City Beach and Miramar Beach are both bonfire friendly, but before you gather your kindling, you’ll need to request a permit. A one-night fire permit costs $50 and can be obtained from the Panama City Beach Fire Rescue Inspection Division or the South Walton Fire District. Be sure that you keep your permit handy, steer clear of buildings and turtle nests and clean up before you head home.

GO FOR A RIDE

Bicycle trails along 30A are the perfect place to set out on two wheels. Bike rental businesses are sprinkled along the highway and cater to cyclists of all ages and skill levels. Northwest Florida is home to some of the most beautiful trails in the state. Among the most popular is the Timpoochee Trail, an 18.6-mile stretch of mostly flat, paved pathways that flank many of the area’s vast dune lakes. Named after an Euchee Native American chief, the Timpoochee Trail runs the entire length of 30A.

HIT THE COURT

Communities along 30A offer dozens of tennis and pickleball courts and opportunities for lessons, league play and friendly competition. “Tennis is a sport for life and is offered abundantly in our area,” said Corcoran Reverie’s Kim Hatley. She prefers to show off her skills at Rosemary Beach Racquet Club, which is ranked among the world’s top 75 tennis destinations by Tennis Resorts Online, but Panama City Beach, Watercolor, Seaside and Alys Beach are also hot spots for racketeers.

CARLY AND JOEY SOSTHEIM CAREFULLY ASSESS PROPERTIES’ POTENTIAL

Thanks to HGTV pros like Christina, Tarik and the Property Brothers, house flip ping has become a national passion. But a creative Emerald Coast couple has come up with their own take on this kind of entrepreneurship.

Carly and Joey Sostheim are making their mark with an annual goal to flip one house and rehab several others that will become permanent rentals.

It’s a formula that has worked well for them in the past three years. Carly, a busy Realtor with Corcoran Reverie in Seagrove Beach, Florida, said that originally their intent was rehabbing rather than flipping, but sometimes a property lends itself better to the latter.

“Once you run through the numbers, you’ll know whether this is a potential permanent rental or a property to be flipped,” she said.

Carly and Joey didn’t come from interior design or construc tion backgrounds. In fact, Carly learned her love for real estate through these rehabs of old homes, only then did she decide to switch career paths and become a licensed real estate agent with Corcoran Reverie.

“I found my calling. I found what I was made for. Whether it’s making an old home pretty again to keep as a rental or selling it to a new family we get to call neighbors, I love all aspects of real estate and I’ve found my place in life,” said Carly.

There’s another facet to the Sostheims’ choices of homes to grace with their tender, loving care. They have limited their search to the Cove and St. Andrews, two charming, historic neighbor hoods in Panama City, Florida.

Joey, Carly and their two kids live in the Cove and, from the very begin ning, it was one of their goals to make it a better neighborhood.

“There were sad and abandoned properties that had been damaged by Hurricane Michael,” Carly said. “We wanted to bring them back.”

The couple began riding around on their golf cart looking for damaged and run-down properties.

“Then we would search for owners, write letters and make calls to find somebody who’d sell to us,” Carly explained. “Finally, we found an owner willing to sell and she ended up want ing us to buy three properties, not just the one we had our eyes on. Talk about jumping in feet first!”

For the entrepreneurs, things took off from there. They would spend long hours in the day jobs they held at the time, then come home only to keep working — includ ing many late night trips to Lowe’s. Carly took on the design of the projects while Joey took on the role of managing the process and people.

Currently, Carly and Joey are busy with a true flip. It’s a 1,500-square-foot property on a rare half an acre, across from a park and with water views. They are adding 1,000 square feet and expect to put it up for sale by the end of the year. “We’ve always been fond of Bunkers Cove Road and this location. When we had the opportunity to bring this home back to life, we jumped on it,” said Carly.

The Sostheims have found that the right location and the correct budget are vital to a successful flip.

“Of course, your investment should be in a neighborhood that will attract buyers,”Carly said. “Buyers love community parks and playgrounds, for example. One thing holds true with all things real estate — location is key. So always buy in a desir able location where you know your value will appreciate. As for the budget, have a reliable contractor help you set a rehab budget and then add 30% for contingency. You never know what surprises will hit you, especially in an older home.”

Carly and Joey like to focus on the guts of the house, including big ticket items such as plumbing, electrical and heating, ventilation and air conditioning. “Joey gives me his budget for all of these items before I get my budget for all the pretty things like light ing, countertops, etc. We like to focus on kitchens and baths,” she said. “They sell houses.”

Carly also recommends that flippers add landscaping to their priorities as the pandemic has increased homeown ers’ interest in outdoor living spaces. “Porches, patios and great gardens are in high demand,” Carly said.

She noted that big moves don’t have to break the budget. “At one project, we had to get rid of an old asphalt driveway,” she said. “We had it torn apart in large pieces and up-cycled into a walkway with pebbles surround ing the slabs. It looked great and saved us a lot of money.”

All those TV flipping shows have underscored what a difference good design makes, and Carly said that it’s her favorite part of the process.

“I get to pick the pretty stuff,” said Carly, “while Joey works full time handling our properties, seeking new opportunities, working with contractors, etc. I lean towards classic, timeless design, but I still keep trends in mind.”

Carly said that light-colored floors are on trend and can make a room feel more spacious.

Warm wood tones are trending, too, and Carly finds them to be “very hot for kitchens.”

“Think of a wood island, a wood built-in pantry, one wall of wood cabinets,” she said.

Porches came out on top as the “most wanted feature,” followed closely by walk-in pantries. For the first time in years, larger homes made the wanted list, with consumers indicating a need for flex rooms for working at home, in-law suites or home schooling. The NKBA survey showed a preference for larger islands, refrigerators and freezers, better ventilation and handsfree faucets, appliances and toilets.

To the delight of flippers and rehab bers everywhere, both associations and numerous think tanks concluded that the pandemic has made at-home comfort more important than ever.

The Sostheims agree.

“When Covid forced families to live together 24/7, they dis covered needs that weren’t obvious before,” Carly said. “They are now much more aware of what makes a house a home.”

Carly and Joey went into flipping and rehabbing homes for long-term investments in search of financial freedom, but have since found it to be a true passion for the whole family.

“Our kids, Gray and Finley, are so into what we do,” Carly said. “They visit the sites to check out the progress, and Finley loves to help me pick out tile. She’s forever finding Instagram ideas for me. And it’s so fun for them to be a part of their future, their investments — because we invest for them.” 

THE REBUILT RED BAR HAS RETAINED ITS ENDEARING SOUL

When my husband, Oli Petit, and his brother Phillipe opened Red Bar’s doors to the Grayton Beach community on Super Bowl weekend in 1995, we all knew that they had created something special — a place that people would want to visit, time and again. They dreamed of giving people an experience that would be unique and unforgettable and make Red Bar a destination. That dream came true with every detail of our beloved restaurant.

Incredible food, nightly live music and its burlesque vibe com bine to make the Red Bar a special place. When "The Truman Show" was filmed along Scenic Highway 30A, many stars began visiting, and Red Bar became a go-to place for celebrities.

Now, celebrities hang out for dinner or sit at the bar almost every week. Kenny Chesney named one of his albums after something he heard at Red Bar, Luke Bryan and Brian Kelly both filmed music videos in our place and a documentary on blues music, produced by Mick Jagger, was filmed here — the

drummer for our Red Bar Jazz Band was the great Jabo Starks, James Brown’s drummer.

Red Bar is where celebrities mingle with locals and tourists and just relax and get away from swarming fans or media. We think that’s because everyone on 30A feels like they’re a star, as well — and we absolutely love that. People feel completely relaxed in our atmosphere, and it doesn’t matter who you are because you always feel welcome at Red Bar. It’s like a family here — even if there’s a three-hour wait.

Over the past 27 years, we’ve become known for our black ened grouper and phenomenal crab cakes. We also win awards for our Red Bar Bloody Mary, but all of our food and drinks are delicious. Because we like to keep things simple, we have very few items on the menu, which is written on a blackboard car ried to the table by our servers. Everything we make has a wow factor, and our giant portions are one of our claims to fame.

Nearly three decades in, we’ve clearly proven that we are a landmark for the area — even after a fire that destroyed our

building in February 2019. How exactly the fire started is still a mystery, even after three years. The building was constructed in 1937 and had a variety of different workings and wirings in its walls.

As tragic and hard to believe as the fire was, we knew that there was no choice but to rebuild. How could we not? The County Commission even held a special meeting the day of the fire in front of the burning restaurant to vote and make sure that we would be rebuilt without having to deal with planning and zoning issues. We were so humbled to be considered such a hugely important icon for our community.

Over the next 18 months, we rebuilt Red Bar exactly as it was — with the exception of

proper wiring and much better bathrooms. It was a change that everyone noticed and greatly appreciated. On July 15, 2020, we celebrated our grand re-opening.

Our soul is unchanged. We have a culture that welcomes you to come as you are; where every one knows everyone, and no one is a stranger. After the fire, all of our employees returned. Anyone who has been coming to Red Bar for years will always see a familiar face because we have employees who have been with us over 20 years. We are deeply grateful to our Red Bar family — they are the true heroes for making this machine run every single day. Through fire, through pandemics, through whatever comes our way, we will be here. 

A Subaquatic Art Gallery

THE UNDERWATER MUSEUM OF ART OFFERS A UNIQUE ATTRACTION ALONG 30A

America’s first Underwater Museum of Art (UMA), created in 2018, lies in the Gulf of Mexico off the coast of Grayton Beach State Park on 30A in Santa Rosa Beach, Florida.

In 2018, Time Magazine named it one of the World’s Greatest Places. The permanent sculpture exhibit, which lies at a depth of 58 feet, is the perfect blend of creativity, eco-tourism and environmentalism. Within an hour of deployment, schools of fish were seen swarming the sculptures.

This public space, which is less than a mile off the South Walton coast, is free of charge for all visitors and was formed in a collaboration between the Cultural Arts Alliance (CAA) of

Walton County and the South Walton Artificial Reef Association (SWARA), with initial support from the National Endowment for the Arts, the Alys Foundation and Visit Florida.

Each year since 2018, a juried selection of sculptures, created by artists throughout the world, are added to the UMA. The featured artworks form an artificial reef which will attract marine life, divers, boaters and kayakers for years to come.

There are currently 25 sculptures on the permitted one-acre patch of seabed. In the summer of 2022, ten additional sculp tures will be added. This eco-tourism exhibit will not only attract divers and art lovers from around the globe, it will also create a habitat for local marine life as well as provide marine scientists,

ecologists and students an opportunity to study marine life within the Gulf of Mexico’s artificial reef ecosystem.

“The purpose is for them to become part of the environment, enhancing it and stimulating the ecosystem,” said Jennifer Steele, the executive director of the CAA of Walton County.

For anyone wanting an up close and personal tour of the museum, it can be accessed by scuba diving. For those not scuba certified, you can access the museum by snuba, which is the perfect cross between snorkeling and scuba diving. While breathing through an easy-to-use regulator that is connected to an air supply that floats comfortably at the water’s surface, snuba allows you to explore a 3D underwater world you simply can’t enjoy through snorkeling alone.

octopus, cactus, dandelion, diamond, honeycomb, seahorse, guitar, shipwreck, seashell and many other unique expressions.

In 2017, the CAA and SWARA sent out an international “call to artists” for consideration in the 2018 inaugural undersea installation. Four options of art media were allowed for the sculptures: concrete, limestone, stainless steel and aluminum.

Each sculpture featured in the museum is attached to a base. Combined, each installation weighs approximately 6,000 pounds. Seven sculpture designs were initially selected by a jury and included local artists such as Justin Gaffery and Allison Wickey. New sculptures are added each year. 

An Artist of Many Facets

MAXINE ORANGE SHARES HER CREATIVE SPACE WITH OTHERS

For Maxine Orange, a passion for fashion became a devotion to art.

Orange, the owner and artist in residence at her namesake studio in Fort Walton Beach, earned a degree in graphic design from the University of Alabama. Later living in New York and California, she dabbled in graphic design, fashion and even service industry work, before finding her path as an artist.

In California, Orange worked for seven years as a graphic designer for Quicksilver, doing design work for brands including Roxy and DC shoes.

She would eventually get into abstract painting, but said the knowledge she gained from her schooling and work experi ences still informs what she does as an artist and entrepreneur.

Toward the end of her college days, Orange began dabbling in fashion. She came across a canvas painting a friend had set aside.

Orange had been taking a sewing class and made a skirt out of the painted canvas. But it was the matching purse she decided to add in as a special touch that won everyone over. Suddenly, people were asking for their own painted-canvas purses. Their interest led Orange back to her love of painting, and she decided to create her own abstract fashion prints.

This project followed her from New York to California. Orange made a small business out of the purses. During a production meeting, she realized that what she was doing was more than fashion; it was art.

She recalls that a production colleague told her, “This is an art project. You’re not a fashion designer, you’re an artist, and this is going to be one of the first of many things you do.”

The conversation changed Orange’s perspective on herself and would prove true. She is always changing, evolving and expanding her artistic reach.

“I think now I’m more open to letting my intuition lead the way, and I’ve learned to trust myself in things that seem intimi dating,” she said.

With her gallery, Orange has created a base for local artists. “There is definitely room for all of us to succeed,” she said. “We’re all doing things that are unique and different. The community that’s been created by just this space being here is amazing.”

With several events under her belt and several more upcoming, the gallery has been a success since its opening in December 2021.

“I feel like it’s a good home base for me, the Maxine Orange head quarters,” Orange joked.

Settled in at her base, Orange has grown her artistic range to include abstract bridal portraits. She portrays the bride and groom or a scene from a wedding. She worked for a time from photos, but has since begun attending weddings and doing the work on site.

Orange said she loves live settings. The pressure of the moment inspires her to move quickly and unques tioningly to create a contemporary record of the occasion.

Orange explained that her approach to abstract bridal portraits speaks to the trials of mar riage. While looking at them from a distance, you may see only beauty and happiness, but a closer inspection reveals tiny flaws and jagged edges.

“When I ship off a painting to the couple, I always write them a letter,” Orange said. “I always say I hope it is a blessing in your home, and just remember that all the imperfections add up to perfection.”

Orange enjoys her commissioned work, but said that she loves to unwind with some “doodle painting.” She disconnects and dumps jumbled thoughts onto the canvas.

“I just like to turn the brain off, just get loose and see where things go. I’m not married to any one particular thing,” she said.

Increasingly, she has gotten into painting murals. She did some simple signage first, then went on to larger projects including the murals at the boardwalk on Okaloosa Island as well as Corcoran Reverie’s new mural.

Corcoran Reverie supplied Orange with direction for the mural. But, while mocking up some ideas, she landed on another approach. Not surprisingly, the real estate company loved it, and it wasn’t long before her vision came to fruition.

The mural depicts a beach sky and waves with “Live South Walton” spelled out in Orange’s creative fashion, each letter taking the form of an aspect of the Emerald Coast. A bright and shiny sun forms an “O” with the Corcoran Reverie logo inside, an “H” is painted to appear as if it were made from boardwalk planks and a “T” is shaped as a beach umbrella. Each letter speaks to South Walton.

The mural was revealed as part of Corcoran Reverie’s grand opening celebration, much anticipated after a year-long wait due to COVID-19. The mural was the centerpiece of the event, both in full form as well as in a replicated canvas painting done live at the party and auctioned off.

“Just working with that amazing company, having Corcoran Reverie as a partner … the houses that they sell, the Realtors that work with them, it’s all top notch,” Orange said.

Current and upcoming projects for Orange include a whimsical and colorful canvas painting of butterflies as well as several murals, including one for Madison’s Boutique, a trailer that will be located in the downtown food truck space in Fort Walton Beach.

Meanwhile, she’s juggling a slew of commissions for wedding season as well as several pop-up events at her gallery-studio. Who knows? She might even bring back the painted-canvas purse. 

Westchester County, New York, the greater area served by Corcoran Legends Realty, is a community embedded in the history of New York City industry moguls and elites. But for Corcoran Legends Realty broker and owner Marcene Hedayati — and for many community members alike — it’s just home and an ideal place to live or to raise a family.

“I grew up in Westchester … I have a large family who still resides here. I can’t imagine living anywhere else,” said Hedayati.

With close proximity to New York City — just an hour or less drive, even in today’s bustling commute — the area became popular for the city’s elites of the past, including the Rockefellers, Vanderbilts and Goulds. Now, many of these famed family estates have become historic sites, serving the community as places to tour and explore the grounds with lush gardens or scenic views.

Hedayati said that being near the city has always been a selling point in the area, but today, buyers are most

interested in the school districts. With a number of pri vate schools, Hackley being the most prominent, and an impressive public school system, the county has proved itself worthy as a family-friendly community.

Also high on the checklist for luxury buyers in the area are amenities. Of course, for many that means having at their fingertips access to pools, tennis courts, golf courses and spas. All of this is made easy with a membership to one of the many area clubs available to the community, including Westchester Country Club, Tamarack Country Club and Lake Isle Country Club, among others.

Westchester County and its surrounding areas have a lot to offer to today’s luxury buyers, but the pandemic has created an even greater desire for comforts within the home. Hedayati said that she’s seen a growing demand in the area for move-in-ready, upgraded homes. “I think they really want to hit the ground running and enjoy their new lifestyle rather than spending time fixing things up,” she said, adding that design trends are leaning to “sleeker, simpler designs.”

She said, too, that the increase in remote workers has created a demand for home-office spaces, but larger spaces, in general, aren’t necessarily important. “I feel they almost want smaller but smarter and wisely designed to accommodate their lifestyle.” And the same goes for their backyard desires — smaller acreages with well-designed outdoor living spaces, including pools, patios and outdoor kitchens, are key.

Bringing a client to a place they can call home is impor tant to Hedayati, who recognizes that “for the consumer … residential real estate is an emotional purchase and one of the most important transactions a person makes

in their life. How they feel about who they are working with and the overall ethos of the company representing them can make all the difference in the world.”

She believes that the Corcoran Group offers that peace of mind to the client, and that the broadening network “has gone beyond the borders of single, independent offices and has assembled a network of like-minded agents, creating a culture that empowers and enriches each of its participants.”

“I’ve seen some of the best performers from Elton John, to Tony Bennett to Kenny Chesney,” she said.

Residents also enjoy kayaking and paddle boarding on Lake Woodlands, and dining and shopping at the Woodlands Mall and the Market Shops.

As much as Quiroga loves the community feel of The Woodlands, she finds a change of scenery to be refresh ing. She splits her time between The Woodlands and Northwest Florida as dictated by client needs.

Mark Hearn and Kelly Lathem are a force to be reck oned with at Corcoran Reverie. Both are leaving jobs in unrelated fields to become full-time real estate agents with the company. Hearn worked

for 10 years as a police officer, and Lathem spent four years teaching elementary school and six years teaching middle school. As siblings-in-law, and given their shared experiences as community servants, they make for an ideal collaboration.

Q: What makes you passionate about working for Corcoran Reverie?

KL: Corcoran Reverie gives me the opportunity to collaborate and learn from some of the best agents in the business. It has a phenomenal administration and professional development staff. I love taking part in all of the training and strategic growth opportunities Corcoran Reverie has to offer.

Q: How has teaching impacted you?

KL: I’ve gained a wealth of knowledge over the past 10 years in the classroom. I’ve been fortunate enough to serve in different teaching roles and leadership capacities, but the best and most impactful part must be the lasting relationships I’ve built with my students and their families over the years.

Q: You won the Teacher of the Year award in 2020. What led you to that accomplishment?

KL: I have to attribute a lot of what led me there to the educators that came before me. I grew up around two of the most amazing teachers — my late grandmother Marcia and my aunt Gail. As a child, I watched them pour everything they had into their students to help them be successful and pursue their dreams. I knew I wanted to do the same. I poured countless hours of dedication, hard work, understanding, counseling and patience into giving my students the best educational experience possible — and it paid off.

Q: What inspired you to move from the teaching profession to working in real estate?

KL: Honestly, it was one of the hardest decisions I’ve ever made. But I realized that I, like my students, could pursue my dreams. Real estate was an opportunity

for me to take a career risk, learn something new and build relationships with people from all over the world — all while helping them find something that was purposeful and meaningful to them. I definitely wasn’t going to let that opportunity pass me by.

Q: What makes you and Hearn a great team?

KL: We share a very similar work ethic. We have our own strengths that we bring to the table each day, so we balance each other out really well. We also share a love for learning and helping others, so it only seemed fitting that we would join forces together in real estate.

Q: If you were shopping for a Realtor, what are the qualities that you would look for?

KL: Someone who has a welcoming personality that is easy to communicate with. Communication is key in this business. Buying or selling a home can be a very personal experience. I would want to work with someone reliable, trustworthy and knowledgeable of the profession.

Q: What special advantages or challenges does working as a realtor on the Emerald Coast present?

KL: There are so many beautiful parts of the Emerald Coast that I think it’s both a special advantage

and the biggest challenge trying to help your clients decide which part of the coast they’d like to make their own.

Q: To what extent do you find yourself dealing with buyers who are departing other areas of the country and are moving to our area, given the opportunity to work remotely?

KL: Quite a bit, actually. Buyers from other places have caught on to our secret that we have the world’s most beautiful beaches, so getting an opportunity to move and work here is a dream that they are making a reality.

Q: What is your favorite thing about living and working in the Emerald Coast area?

KL: Without a doubt, the welcoming atmosphere of people, the warm Florida sun and beautiful ocean views. Having a moment to soak in the sun and listen to the waves crash, while making calls to clients or typing up contracts, it’s a dream come true! 

Q: What makes you passionate about working for Corcoran Reverie?

MH: The energy that the Corcoran Reverie family brings is unlike anything I have ever experienced before. Everyone, from leadership to new agents, exudes positivity, forward thinking and supports one another.

Q: How has working in law enforcement shaped you as a person?

MH: I spent roughly half of my lawenforcement career as a supervisor. The responsibility that comes along with that is both humbling and maturing. On a given shift, I could have as many as 12 officers who relied on me for everything they needed. Having to perform through that pressure over time has made me a pretty strong critical thinker.

Q: What was your greatest accom plishment as a police officer?

MH: I recovered a 2-year-old, who had been kidnapped in another state a few months prior. I did a traffic stop on a car and through running their information, I learned that the car and occupants were possibly involved in the case. After confirming the information, we were able to safely remove the child. She was in pretty bad shape; they had been living in the car and hadn’t bathed in quite some time. I was glad to have her back to safety. You hear these stories, but it was really powerful to be a part of that. That was my proudest moment.

Q: What inspired you to move from law enforcement to working in real estate?

MH: When I got into real estate in 2017, I planned to eventually make the transition. By 2022, I had advanced quite a bit within the police department,

and the work had become more demanding. I was sacrificing sleep, dinners at home, date nights and holidays. It began to take a physical toll on me. But I wasn’t ready to give up on serving my community. When I learned about Corcoran Reverie’s contribution to many local and global causes, the answer became clear — I just found a new way to serve.

Q: How will being a former police officer impact your real estate career?

MH: Being a police officer gave me a great sense of accountability and integrity. Years of having to defend cases in court made me extremely detail oriented. I also spent years as a supervisor, reviewing reports and case files. As a result, I’m really particular about contracts and the verbiage used in written agreements, and I use that knowledge now to my advantage when serving my clients with their real estate deals.

MH: I think we really complement one another. We bring different strengths and experiences that give us a very well-rounded perspective and approach to everything we do. Working together eliminates most scheduling conflicts; bringing flexibility to our clients is something we really pride ourselves on.

Q: If you were shopping for a Realtor, what are the qualities that you would look for?

MH: I think the biggest thing is responsiveness. Both with the clients and other agents. I also think punctuality and attentiveness are really important in this market. Find an agent who stays on top of the information and the paperwork. This is especially important for buyers. You need someone who can get the information to you and get your offer to the sellers as soon as possible.

Q: What special advantages or challenges does working as a Realtor on the Emerald Coast present?

MH: The Emerald Coast sells itself, we’re just here to write it up. The challenge is the competition in our market right now. It can be difficult to keep up with such a fluid inventory. But it’s exciting for our community to be growing.
