CONSTRUCTION COMPLIANCE IN BANANA ISLAND

The Legal and Compliance department of BIPORAL will continue to complement the activities of the Lagos State Government through her building control agencies (LASPPPA, LASBCA & Land’s Bureau). This partnership is aimed at enforcing full compliance with laid-down laws on construction and building activities within the estate

This department will also ensure developers adhere to the Estate construction rules and regulations. We aim to ensure that all buildings constructed in Banana Island meet the highest safety standards, providing all residents with a secure and comfortable environment. To ensure all property owners stay informed with applicable laws regulating construction activities within the Estate, the BIPORAL Executives, through the administrative office, have compiled a set of guidelines for property owners, buyers, and developers to ensure that their buildings are safe for their occupants.

BIPORAL will work closely with the Lagos State Government to ensure proper regularization of building documents. To fast-track this regularization process, BIPORAL has provided temporary office space for these agencies.This gesture is to afford residents a seamless opportunity to perfect all building approvals and land documentations.

Property owners and Developers that are yet to complete their building documentation now have the privilege to do so from the 1st of July 2023 at the Estate power station off Borno Street, by 2nd second avenue junction.

CONSTRUCTION RULES IN BANANA ISLAND

Document Verification: It is expedient to have your land documents ( a copy of the survey plan and proof of ownership, i.e., Deed of Assignment or Certificate of Occupancy) for proper verification before commencing construction.

These documents will be submitted to the BIPORAL Legal and Compliance office, after which the site will be registered, and a joint site identification visit will follow to establish the actual size and location of the beacons.

Subdivision of Plots: No plot can be subdivided without the consent of the Federal Ministry of Works and Housing. All subdivided properties should be communicated to BIPORAL by submitting a copy of the old survey and the new survey showing the subdivision and a deed of partition showing the Honourable Minister's consent.

Federal Fire Service Certification: All construction sites must have authentic Federal Fire Service certification before commencing construction works

LASBCA Certification: Lagos State Building Control Agency certification must be obtained at each stage before proceeding to the next phase of construction work.

Plot Extension: A plot can only be extended with the consent of the Federal Ministry of Works and Housing. A copy of the old and new surveys and the National Inland Waterway Authority (NIWA) permit for reclamation showing approval for plot extension should be submitted to BIPORAL before construction begins.

Existing Utilities: Owners/Buyers/Developers should contact the BIPORAL office regarding existing utilities in the Estate such as Street Lights, Landscape, infrastructure including trees, maintenance holes, chambers, valve or hydrant markers, and electricity distribution equipment

The Legal and Compliance team has the mandate to routinely inspect construction sites to ensure adherance to the Estate construction rules and regulations. Consequently, all construction sites are advised to grant access at all times or as demanded

OUR NEWLY REMODELLED BASKETBALL COURT

We are delighted to announce the newly remodelled basketball court at the Children's playground on the 2nd oval within the estate This sports facility has been incorporated into the Estate design to ensure residents can play their favorite sport in the comfort of a serene environment.

The newly constructed court features modernized facilities, paved flooring, lighting, and hoops for a better gaming experience. In line with BIPORAL's mandate to promote social cohesion, this new sports facility will become the hub of the neighbourhood, a unique meeting point for residents from different backgrounds, cultures, and ages to come together and engage in a shared passion for basketball, fostering a sense of unity and sportsmanship amongst residents.

Effective from July 1, 2023 the facility would be available for use to all residents.

However, from August 1, 2023 we will require residents to procure an access card that will afford them entry to the court The new court will be automated, this will enable us to monitor usage and maintain the standard and quality of the facility. BANANA ISLAND UPGRADES IT'S ACCESS CONTROL SYSTEM

The CLANNIT application is one of the many achievements of BIPORAL executives This technology is to afford residents of Banana island (BIPORAL CLAN MEMBERS) the ease of generating access codes for their invited guests right from the comfort of their homes via mobile phone The application is also designed to help residents keep track of visitors and domestic staff The App also allows the BIPORAL security operative to monitor who comes in and exits the estate

We are excited to announce the introduction of RFID tags to our access control system This became operationally effective on April 1st, 2023. This digital initiative is to enable swift and convenient drive through into the estate The RFID car tags are now available at the BIPORAL administrative office This electronic car tags are strictly meant for residents of the estate granting them access while maintaining maximum security at the Banana Island entrance gate

Warm greetings from your Social Committee! Our core aim remains to foster a cohesive neighborhood by organizing fun, interesting events for the entire community. In the First quarter, we celebrated the International Women's Day / Mothers Day themed Embrace Equity held on 25th March 2023, it was a fun picnic evening that featured paint and sip, a fashion show, games, dance, and an interactive session on Embracing Equity. See upcoming events below; we encourage all residents to actively participate thus we can continue to plan and deliver wholesome events.

To commemorate Father’s Day, the BIPORAL Social Committee hosted a Game Night to celebrate the great men at the very core of Banana Island.This was an amazing experience for all father’s, a classic evening of sportsmanship and relaxation.

Over the years, the world has witnessed a significant reduction in the number of trees, leading to climate change and the deterioration of the environment To combat this environmental challenge and meet the global standard of 25% tree cover, the Banana Island environment committee occasionally designs communal tree planting events in a multiyear partnership with Providus Bank. In 2022, 300 residents participated in the 'BIPORAL GOES GREEN' campaign by planting over 700 trees, including children and older adults, with the determination to build a better and sustainable future for Banana Island

The BIPORAL tree planting event is a volunteer-based activity that involves residents planting trees in the estate Popular trees found in the Banana Island Estate are the Palm trees, especially the Foxtail Palm Tree and the Queens Palm Tree; these evergreen plants belong to the Arecaceae family. The history of Palm trees can be traced 5000 years ago, back to early civilization when Palms were grown in Mesopotamia. In Roman times, the Palm branch symbolized triumph and victory, and its fronds were awarded to champions and war heroes Today, the Palm trees represent wealth with a chilled, carpe diem lifestyle

Aside from the palm tree's ornamental appearance, these plants help fight climate change; thanks to their large size and high photosynthetic efficiency, they help to offset greenhouse gas emissions. They do not require a lot of fertilizer and don't need to be pruned often, allowing us to enjoy their beauty with little effort on our part!

For the most recent planting in March, we planted queens palm at the 2nd Avenue in the Estate. The planting exercise started early in the morning at children's play ground where several barren patches were allocated to plant foxtail palm trees Majority of our volunteers at this event were children Amid the heavy downpour of rain fall, the children came out prepared in their raincoats with the determination and zeal to protect our island, equipped with their gardening tools and water buckets As the planting proceeded, the children were encouraged to space the trees properly to ensure they had enough space to grow, they also had to work together to carefully clear the soil around the foxtail palm and plant them at the right depth. The tree planting event was a great success, in line with the committee’s mission to increase the numbers of street trees by 2,000. We are happy to announce a total number of 1,120 trees have been planted.

I encourage parents to allow their children to take up this cause and plant trees. This will not only have an immediate impact on the environment but will also instill in children a sense of responsibility and empathy towards nature. Planting trees may seem like a small act, but it has a powerful impact, therefore it is important children understand the value of trees and feel personally invested in caring for our planet so they can grow up to become eco-conscious individuals

In conclusion, the BIPORAL environment committee calls for the collective action of all residents towards building a sustainable future for Banana Island. We recognize the critical role that greenery plays in supporting life on earth and take action to protect it. Trees play an essential role in balancing the ecosystem by releasing oxygen, absorbing carbon dioxide, and purifying the air we breathe Let us work together to ensure that future generations inherit a green and healthy planet I say, Let the green be seen!

MOTHERHOOD AND FITNESS With

Nkem Daniel - Etokhana

Hello Nkem, can you tell us a little about yourself, personally and professionally?

My name is Nkem Winifred Daniel-Etokhana, and I was born on July 10th, 1981 Mother of two favoured sons and the wife of Mr Daniel I am a lawyer by training, and after working in the bank's legal division for four years, I continued my education at the University of Houston by earning a Master's Degree in energy environment and natural resources. My first son was born after I received my master's degree, and I later went back to Nigeria I started my own business so I could spend more time with my baby I currently run a beauty parlour, a family-owned trading company, and an online fitness store where I offer equipment for at-home workouts.

You do so much within the area of fitness, personal training, what sparked that interest in you?

When my first son was around 4 years, I saw a picture of myself, which inspired or spurred my interest in fitness Although I wasn't overweight, I wasn't content with my muffin top (that mummy tummy) I wanted definition and also wanted to look toned. My spouse signed up at a gym, and I joined him. However, for about two weeks, I would just wander the facility looking bewildered because I had never visited a gym. I eventually started taking group exercise classes , made some awesome gym friends, grew more self-assured, and Boom! I became a gym addict Along with exercise, I also signed up for several diet regimens, which helped me lose weight , build muscle and strength.

What has been the hardest period of motherhood for you and how did you deal with it?

Postpartum and exclusive nursing would be the most difficult phases of childbirth I often judge myself since I was active before having my second child, and I wish I could start working out right away to get my body back to how it was before having children. Because I didn't have a nanny, I was unable to return to the gym. When I felt better, I would put my son in his stroller and take walks around the estate or go to the gym at my apartment to work out However, because the infant would periodically cry, it was always fleeting. I returned to the gym only two months ago. We hired a good nanny who helps. As a result, after my husband drops off our first son at school in the morning, the nanny watches the child while the driver drops me off at the gym for one hour

That's how I was able to rediscover my gym mojo, and it's been great

What are you most proud of in your motherhood journey?

I'm thankful to be a mother first, and then a mother of two. God heard my prayers for these children, and I'm grateful that I'm still here and well to be there for my sons. I'm pleased with what my body has the capacity to perform I'm glad my sons watch me exercise because they now understand how vital it is to look after oneself

Describe your experience in the industry?

Since the beginning, business has treated me fairly and nicely. I made some of the best gym buddies like, Kemen Fitness, Ikenna, Ezinne, Total Fitness, Trebla, and Idera etc Even with the sales of my fitness gears, everyone I have come into contact with has been really encouraging and supportive of my fitness goals.

What are your fitness goals ?

My fitness objectives are to maintain my strength no matter my age, be able to walk with good posture without the aid of any assistive device, and exercise until I am very old, in Jesus' name. And to serve as a role model to other women, my children, and grand children
