Welcome to our Spring/Summer edition of Let’s Talk Business.
Over the last few months, we have put together nine international trade events for our members. This is reflected in today’s freedom of trade with the UK born out of a hardfought Victory in Europe 80 years ago by many of our relatives. This in turn created the regeneration of west London, from industrial suburbia to a modern smart green city living which we celebrate in our annual Regeneration event on 8th May. We also celebrate the hard work our world class educational facilities deliver that we have in west London.
In this issue, our spotlight focus area is Park Royal which is a major economic contributor in the capital and nationally, with over 1,700 businesses and 43,000 jobs. Its future is looking bright. We are also pleased to feature proud Patron of the Chamber Russell Finex, winner of multiple awards in the West London Chambers business awards over the years, and in 2024 were most proud to be awarded the coveted Best Business of the Year. TfL’s emission reduction targets validated in line with Paris Agreement
Transport for London’s greenhouse gas emissions reduction targets have been validated as aligning with limiting global temperature increases to 1.5 degrees Celsius.
The Science Based Target initiative (SBTi) has validated TfL’s near and long-term greenhouse gas emission reduction targets and net zero targets, in line with the Paris Agreement to limit global warming to 1.5 degrees Celsius.
It is the first time TfL has set near and longterm emissions reduction targets across all areas of its business, extending beyond its own vehicle fleet and buildings to include its contracted services, construction projects and supply chain. Together these targets align with TfL’s aim of reaching a 90 per cent reduction in emissions across its operations by 2030.
It has renewed momentum behind TfL’s work to remove fossil fuels across its buildings, transitioning its operations to renewable sources, installing green heating, LED lighting and other energy efficiency measures in its head offices, depots, train stations and bus stops, as well as work to convert its vehicle fleet and buses to zero emission.
Transport for London’s commitments on climate action have been recognised as the gold standard.
Deputy Mayor for the Environment, Mete Coban, said: “This is brilliant recognition for all the work TfL is doing to reduce carbon emissions not just within the organisation but across their whole supply chain.
“The Mayor is committed to leading the way on cutting carbon emissions and initiatives like this are helping us to continue building a better, greener London for everyone.”

this certification from the Science Based Targets initiative, which has confirmed we are on track with our current targets, supporting world-wide efforts to keep the rise in global temperatures under 1.5 degrees.

Patron Russell Finex’s award of Business of the Year is extra special
Russell Finex, winner of the Business of the Year award at West London Chambers of Commerce Business Awards, is a proud Patron of the Chamber. talks to Sarah Dale about the benefits of being a Patron, their recent trade mission and why Mo Farah is going nowhere.

“There are several benefits,” explains Ray, who joined the company when he was 22 and became Managing Director in February 2011.
“Networking is a big one. If we have any issues or need support with anything, we know we can ask the Chamber if they know of someone who can help. It is natural for me to turn to Alan or Sally. For example, they put us in touch with a solicitor, who is also a Chamber member, when we were dealing with an HR issue, and they also helped us with finding an architect for our building development and have liaised with the council on our behalf for planning applications. We do a lot of exporting, and the Chamber also helped us secure a partnership with a company to provide certificates of origin.”
A team from Russell Finex also attended a trade mission with the Chamber to Casablanca in Morocco in November, which included 10 people from six companies.
“It was an interesting and useful trip to meet potential new clients,” says Ray.
“It has been an area that we have been looking at for our next steps, so the trip fell at a good time. They are organising another trip, this time to the Far East, and if the destination and timing works for us, we will go.”

“It’s a massive growth market and it’s where we have focused our attention in recent years,” he says.
“There are always different challenges when running a business. The National Insurance increase for employers has caused a substantial extra cost to us, which will have to come from our profits. There will also be other challenges from changes in HR legislation, as well as the tariffs on exports to the US. Because the news changes every day, it makes it incredibly difficult to plan.”
In the UK, the company has more than 200 employees with 700 staff members across its global offices in the US, Belgium, China, India and Brazil.
“To win Business of the Year is excellent; it is recognition from an outside organisation of all the hard work of the employees here,” says Ray.
“We have won multiple awards in the West London Chambers business awards over the years and in 2024 we were most proud to be awarded the coveted Best Business of the Year”
Russell Finex, which was established in 1934, manufactures a range of products from vibrating sieves and screeners to self-cleaning liquid filters and additive manufacturing handling solutions. Over the past few years, they have focused on the additive manufacturing industry, previously called 3D printing, providing products for aerospace engines and the medical sector.
It has expanded its Feltham head office by buying a couple of nearby units and a small piece of land, providing car parking and electrical charging points. The iconic Mo Farah mural on the side of the building, which was a well-known landmark in west London, had to go. However, a new wall complete with murals of both Mo Farah and the late Freddie Mercury has been installed and will be officially unveiled by the popular athlete in May.
It has a range of high-profile clients including NASA, Nestlé, Pfizer, P&G and Kellogg’s and a turnover of £47 million. The firm’s success, says Ray, is rooted in its approach to recruiting and retaining employees through a profit-share bonus and a noncontributory final salary pension scheme. Russell Finex is currently recruiting for a range of roles including Quality Control Engineers, Mechanical and Electronic Engineers, Polishers Welders/Fabricators and back-office employees. Using hurdles as opportunities for growth has secured K4 Group’s success
From providing security for the late Queen Elizabeth II’s funeral to providing medical training for thousands of people, K4 Group has grown exponentially over the past seven years. Group CEO Arsalan Khan talks to Sarah Dale about pivoting challenges into opportunities as he plans to grow the business further.


Being able to pivot in business is crucial to surviving when challenges arise – and K4 Group has this flexibility and foresight in bucketloads.
Founded in 2018 by Arsalan and Tamaryn Khan, the company started out as an events management and planning company providing security services to the public and private sectors.
When Covid hit the UK and the first lockdown occurred in March 2020, all events stopped overnight, and K4 Group CEO Arsalan Khan admits they were considering closing the business. “All our work had finished, so we were looking at shutting down,” he explains. “But we ended up providing covid marshalls – a job that never occurred before Covid or since! That came into play because we had a lot of manpower. We quickly did some upskilling and provided covid marshalls for the NHS, retail stores and local businesses to maintain social distancing.
“We went from shutting down the business to making £1-2 million a month. We went from zero revenue to £20 million a year overnight. We had a big pool of casual workers for events, so we deployed them to help with the pandemic.”
At the time, they had an office management team of five people and 300 casual workers registered with the company. “We rejigged a few parts of the business, changed our approach and remortgaged our family home,” adds Arsalan.
Events began to start up again and the security aspect of the business grew to cover a range of services, including manned/ static guarding, front of house and concierge, canine security services, gatemen and traffic marshalls, key holding, mobile security patrols, and alarm response, as well as providing events consultancy and planning. They now provide alarm response to 700 properties.
Next, they realised that it would be more beneficial for the company and clients if they brought the medical provision for events in-house and so K4 Medical was formed.
“We

They added a doctor and medic to the team, acquired Primary Ambulance Services, and started providing a range of courses from door supervisors to first response emergency training.
On the events side, they have worked on some of the biggest events in the UK, including the Commonwealth Games in Birmingham (where they deployed 700 members of staff), the Queen’s funeral and manning the queue to visit the late monarch when she was lying in state at Westminster Hall (providing 400 staff members a day), and tours for big names in the music industry.
“Every time we have hit a problem or a hurdle, we have been very flexible,” he says. “None of our team is afraid to get their hands dirty and they can adapt to anything.”
K4 Group, which is the parent company of K4 Security, K4 Medical, K4 Training and K4 Global, has its head office in Hounslow with regional offices in Leeds, Peterborough and Cardiff and overseas offices in Pakistan and Turkey.
They are a SIA-approved contractor which now employs 71 managers and 60 administrative staff members and a freelance team of between 4,500 and 5,000 people. Out of 7,000 security firms in the UK, about 700 are part of the approved contractors
list for the Home Office including K4, a fact Arsalan is extremely proud of.
“It’s been an amazing journey,” says Arsalan. “Our core senior management team is very dedicated, very driven and very flexible and we have great staff.”
Arsalan’s wife, Tamaryn, rejoined the business at the start of the year after being a stay-at-home mum for a couple of years to look after their three daughters aged between nine and five.
“Having my wife in the business definitely helps with our work-life balance,” he says.
“We have amazing family support and amazing team support. A lot of the management team have kids, and we understand the work-life balance. We all support each other; we are like a family unit within the business.
“I’m one of those people that doesn’t mind change; I really enjoy challenges. My goal is to do whatever I can to help our customers. We are driven by solving challenges rather than money, which makes us competitive and resilient. If there is a problem from our senior leadership team to staff working on the ground, no-one walks away until a job is complete. Everyone is willing to change and adapt – and that’s always been the key to our success to our resilience and growth.”
Looking towards the future, Arsalan says they are excited to commence work on a whole range of projects secured during last year’s boost on raising brand awareness, attending exhibitions and networking to meet more clients.
“This year will all be about growth and working on new projects but remaining as committed as ever to our existing customers,” he adds. “We are small enough that everything and everyone matters within the business, and we have grown together.
Every customer matters to us. We have a big team behind us, so we are also large enough for our customers to trust us with the bigger projects.”

West Thames College achieves Good Business Charter Accreditation
West Thames College is the first Further Education college in the country to achieve accreditation with the Good Business Charter (GBC), a prestigious recognition of its commitment to ethical, sustainable and socially responsible business practices.
The College’s leadership team worked diligently to meet the GBC’s high standards, showcasing West Thames College’s holistic approach to responsible business practices.
The College’s Head of Human Resources
Louise Owen said: “West Thames is proud to be the first further education college to achieve this accreditation. We hope that this is a clear sign of our commitment to making a positive impact in the business world. We want to continue to build on the strong foundations that we have built for our staff, and a sustainable and ethical future.”

The Good Business Charter (GBC) accreditation evaluates organisations across 10 key components:
1. Real Living Wage: Ensuring all employees and regular contractors receive the Real Living Wage as defined by the Living Wage Foundation.
2. Fairer Hours and Contracts: Adopting fair practices regarding zero-hour contracts, including equitable shift scheduling and cancellation policies, and considering guaranteed hours contracts.
3. Employee Wellbeing: Implementing transparent policies that promote and support employee wellbeing, prohibiting unreasonable penalties for legitimate sickness.

4. Employee Representation: Engaging with worker representatives to ensure employees have a voice in decision-making processes.
5. Equality, Diversity, and Inclusion: Monitoring and analysing data to address and eliminate workplace discrimination and disadvantage.
6. Environmental Responsibility: Committing to policies aimed at reducing environmental impact and continually improving environmental performance.
7. Paying Fair Tax: Pledging to pay taxes owed, avoiding tax avoidance schemes, and maintaining transparency with tax authorities.
8. Commitment to Customers: Publicly declaring dedication to customer satisfaction, actively gathering feedback, and incorporating it into business practices.
9. Ethical Sourcing: Ensuring supply chains adhere to ethical standards, aligning with the Ethical Trading Initiative Base Code.
10. Prompt Payment to Suppliers: Committing to timely payments by signing the Government’s Prompt Payment Code.
The College received the news during the GBC’s Good Business Fortnight (3–14 February 2025). The Good Business Fortnight is a nationwide event dedicated to promoting and celebrating responsible business practices across the country.

K4 Group welcomes 700 industry leaders to EPS 2025
More than 700 guests, including industry professionals, keynote speakers, academics and business leaders attended the VIP & Speakers Lounge at the Event Production Show (EPS) 2025.
Curated and managed by K4 Group, the event provided attendees with an exclusive space to connect, collaborate and discuss the future of the event production and security industries.

Spotlight Focus: Park Royal
Park Royal is the UK’s largest industrial estate, covering approximately 584 hectares, an area equivalent in size to the City of London. The estate is already a major economic contributor in the capital and nationally, with over 1,700 businesses and 43,000 jobs.
And its future is looking bright. Park Royal is at the confluence of all the transport infrastructure that makes the borough of Ealing such an eye-catching place to invest. Already an industrial powerhouse, there are plans in place that will see it become a world centre for science, technology, and innovation.
Join us as we explore some hidden treasures of Park Royal and hear firsthand from some of the London Living Wage accredited businesses based in the area.
A growing innovation economy
Last year, Imperial College London announced major investment in the area, to drive forward the development of the WestTech Corridor - a new globally competitive hub for science and technological advancement that runs through west London. These new uses will build on the proud industrial history at Park Royal and existing specialisms in advanced manufacturing across west London.

This investment supports the wider work underway by the Old Oak and Park Royal Development Corporation to bring forward regeneration of the area, with huge benefits for current and new residents and businesses. OPDC’s Local Plan supports development which will unlock 56,000 new jobs and 250,000 square metres of new workspace across the area, boosting the economy by around £7.65bn a year.
Peter Mason is the leader of Ealing Council. “The West Tech Corridor will be a major game changer for Ealing in securing good growth in a high tech, emerging economy,” he told us. “It builds on the growing role life sciences plays in west London, and this investment marks real confidence in the future of Park Royal.”

The estate benefits from close proximity to the West End and central London, as well as excellent access to the national road network.

L’AQUILA supplies Mediterranean vegetable ingredients to leading food manufacturers, foodservice, catering, wholesalers, and retail operators. The company has gone from strength to strength since it was founded in 1987 by owner Nadia Howell. It has operated from a bespoke 9,000 square foot office and warehouse in Coronation Road since 2001. Nadia said: “L’AQUILA chose to be based in Park Royal because of the excellent motorway connections serving the regions, the direct road route into central London on the A40 and having two underground stations (Park Royal and Hanger Lane) nearby. The area is also very well served with buses. That all makes deliveries and recruitment easier. The food-centric estate is also home to many of our customers.”
Park Royal is also home to a cluster of rapidly growing micro, small, and medium sized in the food manufacturing sector that are pioneering new products. This includes cookie dough products producer Doughlicious – The London Dough Co., which benefitted from Ealing Council’s Pioneer Fund in 2022 and is continuing to grow and innovate.

A thriving creative cluster
Park Royal supports approximately 150 creative businesses, including 3 film studios. The creative industries are identified as a priority growth sector in Ealing Council’s jobs and skills strategy and several initiatives are underway to support the sector to continue to grow in Park Royal and the rest of the borough.

Last year, Ealing Council and the Old Oak Park Royal Development Corporation secured Creative Enterprise Zone (CEZ) status for the area. This designation has supported over 40 local creative businesses to trade locally and seen 5 businesses benefit from a dedicated business loans fund.
This includes Park Royal Open Workshop, or POW, which was recently announced as ‘Creative Business of the Year’ in the borough’s London Living Wage Awards 2025.
POW is a not-for-profit, open-access workshop and makerspace, offering 5000sqft of professional woodworking and metalworking machines, CNC fabrication, laser cutting, and digital tech, for makers to learn and create.
Alex Rincon is POW’s founder. He told us: “POW began as a response to the significant challenges faced by artists, designers, and makers in the creative industry. For example, less than 20% of makers come from low socioeconomic backgrounds, and only 1.2% of revenue-generating artists are female. POW houses professional-grade tools that would otherwise be prohibitively expensive.
“Last year we doubled our revenue every quarter, and by the end of April we will have doubled our floorspace. The CEZ really put Park Royal on the map as a place for creatives and makers who would otherwise
have been pushed out of central London. We’re super positive about our future here.”
Sustainable practices
A growing ecosystem of Park Royalbased businesses are leading the way in sustainable practices. This includes Wellworking, which took home the ‘Sustainable Business of the Year’ prize in Ealing’s London Living Wage Awards 2025.
The judges were impressed by the tailored approach being taken by Wellworking to help both customers and staff make more sustainable choices.
“It’s an exciting recognition of our ongoing work as a Certified B Corp, the successful launch of our Re-lived furniture offer, and the start of our Greener Choice accreditation on our website, Wellworking.co.uk, which allows our clients to make more informed sustainable choices when it comes to buying the best office furniture for their offices and home offices”, added Luke.

Ealing becomes a Borough of Sanctuary
Ealing Council has been awarded Borough of Sanctuary status by the City of Sanctuary organisation in recognition of its work to welcome and support people fleeing war and persecution.

Council Leader Peter Mason said: “Ealing is home to one of the most diverse communities in the UK and has a history of welcoming people.
“Our seven towns tell the story of countless generations of families who have made the move to our great city, whether seeking out a better life or fleeing from war or persecution. By becoming a Borough of Sanctuary, we set out our commitment to create a place for people who are fleeing violence and persecution.”
Blerina Hashani, the council’s Cabinet Member for Thriving Communities, added: “I am proud that we can officially call ourselves a Borough of Sanctuary. The accreditation is a recognition of all the amazing work already being done to support sanctuary seekers in the borough who are looking for safety and a new start.”
Among the refugees who shared their experiences was Layla, a mother-of-four who has made her home in the borough since fleeing the civil war in Syria in 2018 with her

family. Layla is now training as a Teaching Assistant and volunteers as an Ealing Council Community Champion and as a mentor to support other Syrian refugees. She said: “I often witness refugees achieving remarkable things as they strive to rebuild better lives for themselves and their families. I think that with resilience and kindness, we can all contribute to a more inclusive and supportive society for those seeking sanctuary.”

The Art of Collaboration: Park Royal’s new creative and scientific frontier

Tucked between industrial warehouses and arterial transport routes, Park Royal has long been the quiet engine of West London—an industrious zone where makers, manufacturers and artisans get things done. But something is shifting. A new collaborative spirit is emerging, one that brings together artists, local businesses, and cuttingedge science. At the centre of this transformation is the evolving vision of The Republic of Park Royal—a grassroots initiative that embraces community, creativity, and the productive potential of shared spaces.
The Republic began as a series of informal ideas, shaped by artists and designers working in the area. At its heart is a simple but ambitious notion: that Park Royal can be more than a place of output—it can be a place of belonging, innovation, and cultural resonance. A place where the work of artists, makers and manufacturers coexists with scientific research and digital enterprise. Recent developments make this vision timelier than ever. Imperial College London has announced significant investment in the area, rebranding it ‘The West Tech Corridor’a new zone of technological focus stretching from South Kensington, White City, North Acton and through to Park Royal. A new potential driver of this change is Sciopolis, a joint venture with Imperial, which will soon deliver state-of-the-art laboratory space to the area. This emerging scientific presence complements rather than competes with the creative energy already embedded in Park Royal’s industrial fabric.
Where workshops once operated in isolation, we now see increasing connections. Artists are partnering with local businesses to experiment with materials, develop new products and explore alternative manufacturing techniques. In doing so, they’re not only pushing creative boundaries but also helping businesses reimagine their processes and identities.

This collaborative energy is embodied by The Foundry Collective, a meanwhile space designed to bring together artists and makers with the wider community, including students from both Imperial College and University of the Arts London (UAL). Located in North Acton, The Foundry is already playing host to exhibitions, open studios, and workshops—bridging the divide between disciplines, neighbourhoods, and generations. It’s an example of what’s possible when creative thinking is matched with a practical commitment to place.
Park Royal has always been a site of production, but what’s being produced is changing. Alongside metalwork and food distribution, there are now ideas being prototyped, experiences being designed,

and new forms of collaboration taking root. The Republic of Park Royal supports this evolution not by replacing the old with the new, but by weaving them together. The aim is to celebrate what’s already here— skilled labour, industrial heritage, strong community ties—while opening pathways for experimentation, innovation, and human connection.
The area’s physical transformation will take time, but the cultural groundwork is already being laid. From the concept of a “National Gallery of Park Royal” to rooftop allotments and shared canteens, the Republic imagines a neighbourhood where people don’t just work, but also learn, grow, and connect. In this way, Park Royal becomes more than a location—it becomes a living system, a republic in the truest sense: shaped by those who inhabit it. The future of Park Royal won’t be determined solely by large-scale investment or topdown planning. It will depend on the quality of the relationships formed between artists, scientists, fabricators, students, and residents. That’s the essence of this new frontier: a place where disciplines collide, ideas circulate, and collaboration is always at its heart.

Innovative partnership to develop £1 billion data centre
Chamber member SEGRO has formed a joint venture with Pure Data Centres Group – a global data centre operator with over a decade of experience in the design, build and operation of world-class data centres for the most sophisticated hyperscale users – to create its first fully fitted data centre.
The gross capital investment is anticipated to be circa £1 billion, of which SEGRO’s cash equity contribution will be around £150 million.
The 50:50 joint venture, called SEGRO Pure Premier Park Data Centre Ltd, will develop a 56MW data centre in Park Royal within a core London Availability Zone that has limited competing supply of land and power. It brings together a 10-acre super-prime industrial site owned by SEGRO and 70MVA of power secured by Pure DC. The 30,000 square metre, fully fitted, three-storey data centre will be developed on the edge of SEGRO Park Premier Road.
David Sleath, CEO of SEGRO, a UK Real Estate Investment Trust (REIT), said: “Building on our 20 years of experience in the powered shell data centre market, we have been exploring how best to utilise our skills and 2.3GW land-enabled power bank to maximise the opportunity in this fast-growing sector.
“This innovative joint venture with Pure DC allows us to develop our first fully fitted data centre, alongside a highly experienced partner with an excellent track record of delivering world-class facilities to global hyperscalers.

“We expect this project to deliver an attractive risk-adjusted return and it will also help further strengthen SEGRO’s expertise in this area, enabling us to optimise and accelerate the significant value creation opportunity within our portfolio.”
Dame Dawn Childs, CEO of Pure DC, which is owned by Oaktree, said: “SEGRO choosing to enter into a joint venture with Pure DC for its first fully fitted data centre development demonstrates our capability to create worldclass digital infrastructure. Together we will develop a 56MW data centre in central London capable of handling next-generation cloud and AI workloads.

Secretary of State for the Department of Science, Innovation & Technology (DSIT), the Rt. Hon. Peter Kyle MP said: “This announcement is another powerful endorsement of Britain as a home for tech investment, which will not only bolster the local economy and create job opportunities but also pave the way for a digital and AIpowered future.
“Private investment like this innovative partnership between SEGRO and Pure DC will help us ensure the UK has the digital infrastructure it needs to thrive, helping us harness the power of technology to grow the economy and raise living standards, the central missions in our Plan for Change.”
Now that the joint venture has been agreed, planning will be submitted, and marketing of the data centre capacity will start. It is anticipated that the construction of the shell will start in 2026 with the fully fitted space available for customer use from 2029.

An international leader and researcher in social mobility, Graeme has led regional, national and international initiatives to increase opportunity in higher education and frequently comments on social mobility in the UK and internationally.
Professor Atherton’s portfolio includes deepening the university’s impact across West London — with a particular focus on supporting the ambitions of its home boroughs of Hounslow, Ealing, and the wider region as set out in the London Growth Plan.

The government’s commitment to devolution and growth creates new opportunities for regions and sub-regions to collaborate. West London is ideally placed to maximise these opportunities. Universities have a key role to play as local anchor institutions. They are large employers, the main providers of skilled labour at Level 4 and above as well as incubators of research and innovation. However, it has often been the perception
that universities are inward-looking, slow to react to the needs of business and less focused on their own localities and more on national or international priorities. UWL is committed to countering these perceptions.
In 2024 UWL received recognition for our effective business interactions across the West London region. Being shortlisted for three awards by West London Chambers of Commerce, including ‘Business Enabler of the Year’ marked the progress UWL is making, but we know that more can be done. Part of this desire to enhance our work with the business community in West London is creating the new role of Associate Pro-Vice-Chancellor for Regional Engagement. As Professor Atherton states: “UWL is putting a focus on place and partnership in its work going forward. Universities have to change and evolve if they are to continue to serve students and society. We can’t afford to be isolated in an ivory tower anymore.”
The University’s new approach to regional engagement will work across its departments. UWL wants to be the university in our region that is the industry partner of choice, supporting the modern needs of business and the economy. West London boasts an economy larger than those of Birmingham, Glasgow and Leeds combined, and UWL wants to be at the heart of this economy.
“There are a range of ways that businesses in the region can work with us. This includes business scale-up support for Small and Medium-Sized Enterprises (SMEs); the UWL Graduate Talent Bank which is a bespoke graduate recruitment support for West London employers to recruit talented UWL graduates; innovation funding for West London businesses to do a Knowledge Transfer Partnership with UWL; award-winning degree apprenticeship provision and as well as specialist facilities and event spaces.”
It is also crucial that local universities work with businesses to advocate and lobby policymakers. There will be announcements on the Local Skills Improvement Plan (LSIP) coming this year, the shift from the Apprenticeship Levy to the new Growth
and Skills Levy as well as a new Inclusive Talent Strategy from the Mayor of London. Universities and businesses working together can be a powerful voice. UWL wants to ensure this voice is heard and we welcome conversations with businesses and others across the area to make this happen.
“The future for universities is in closer collaboration with businesses, local government and the stakeholders in the regions they serve. UWL has a long track record in connecting with the local community, but we know we can do more. We are looking forward to welcoming more businesses onto campus, unlocking funding that can make partnerships happen and supporting economic growth in West London over what will be some vital years for the region.”

Too many lemons?
Dispatches from MIPIM, Cannes 2025, the largest property fair in Europe

As the saying goes, ‘when life gives you lemons make lemonade’.
MIPIM, Europe’s largest property fair promised 20,000 delegates with 4tr euros in assets under management. With 3,600 UK attendees, the largest stands were perhaps from the Middle East.
Sadiq Khan’s first speech at MIPIM as Mayor of London was significant. Last year reported American opportunism as a driver to London investment. The mayor welcomed all Americans. Mario Draghi, former PM of Italy and former President of the ECB, spoke of tariffs here to stay, ‘destabilising forces’ and unsurprisingly his message for a closer Europe.
While institutions like regularity and predictability, uncertainty and recombinations of demand are no new thing for the entrepreneurial mind or urban development.
What re-combinations of demand are we expecting?
The Mayor of London and London Councils Growth Plan 2025 had been launched days before.
The West Tech Corridor promotes White City, Old Oak Common and Thames Estuary as an industrial innovation corridor. As architects, we have looked at creating the largest internal daylight studio in the world (in west London), combining different types of use within the photo-film industry and outside it.
University-based hubs also look to combine national and global facilities with local demand in housing, later learning and innovation centres in that corridor.
West London Orbital (connecting north west and west London primarily using existing freight routes), a potential high growth loan fund for smaller businesses, funds for regenerating high streets and an ongoing ‘talent strategy’ to create 150,000 jobs are highlighted for purpose led growth. These chime with a Keynesian penchant for investment in infrastructures to create jobs; innovation ecosystems; and connectivity.
Longer trajectories and striking remarks
The trajectory also spans decades. Think Old Oak Common’s HS2 ‘superhub’ station planned for up to 250,000 people per day and to open by 2033 for example. London will average 70,000 persons growth pa from 2021, with 20% under 16 and +65s to increase by 90% according to 2021 London Plan, to an overall population of around 11m by 2041 from nearly 9m today.
Striking remarks included a ‘green’ developer stating they did not consider embodied carbon for plant/machinery which is expected to be replaced every 15years.

After 90years, the plant may have been replaced 6times (plus faulty parts), whereas a passive approach may see the insulation not replaced. They had not looked at the economic gain of this approach, they relayed, which is even more surprising since they are holding for the long term.
Retrofit and adaptive reuse of existing buildings is gaining wider traction as a low carbon approach. The infilling of sites, or ‘good densification’, discussed at least 40 years ago in UK are in London’s current plan and should help make reuse viable.
On our doorstep, it was encouraging to see our recent consent for a new vision for listed St Mary’s care home, West London with zero carbon new units (without off-sets), as a microcosm embracing wider forces.
Agglomeration in healthcare worldwide sees uses that do not require expensive hardware combined e.g. general and specific testing, drop in, vaccination and prescription; longevity centres; and later living housing with younger residents who for reduced rents make regular house calls to elderly neighbours thus reducing management costs for all.

From 22 May to 21 June, Marriage Material will be performed at Lyric Hammersmith Theatre.
Based on the novel by Sathnam Sanghera and directed by Iqbal Khan (East is East), the play’s plot follows the family who runs Bains’ corner shop in Wolverhampton.
In 1969, Mrs Bains is balancing running the business, caring for her ailing husband and the demands of her two headstrong daughters, who each have their eye on a different kind of future.
In the present day, a family tragedy pulls Arjan Bains back from a life in London. The shop represents everything he was trying to escape, but with his mother insisting it remain open, how long can he stay away?

The rise and rise of the podcast

If you run a business, you’ve surely noticed the podcasting bug that has bitten the nation – and West London is no more immune than anywhere else.
The podcast originated in the early 2000s when the speed of the Internet enabled audio transmission. The name came from a simple combination of ‘iPod’ and ‘Broadcast’, and the format has since steadily gained popularity, earning a massive boost with each advancement in mobile technology.
But it’s video that has gained the medium a whole new audience, and such demand motivated my company to build The Nostairway Podcast Studio. Even we were surprised by the uptake. From film streaming platforms such as Yoreflix to Community Interest Companies (CIC) such as Yardo, everyone wants to jump on-board, and no topic is off limits. Last year, a typical week at the Nostairway Studio would consist of, say, a voice-over, a green screen shoot,

event videography and a headshot session. Now, 70% of our time is employed shooting and editing podcasts. Advancements in monetisation, advertising and subscriptions have also fuelled improvements in the “set” where the shows are recorded. Today, it helps if your surroundings resemble a breakfast TV show on a mainstream channel. As the rate of podcast production climbs, there’s no shortage of demand; under 30s almost exclusively choose podcasts over traditional TV to stay informed.
Lifetime Achievement award for Brentford FC owner Matthew Benham
Matthew Benham, the owner of Brentford Football Club, has won the Lifetime Achievement award at the West London Business Awards 2025.
His contribution to the w est London community through the football club was recognised at the prestigious event.
As he was unable to attend the event in person, the award was accepted on his behalf by Nity Raj, who said in his acceptance speech: “West London Business awards are all about celebrating talent, entrepreneurship and excellence.
“And I have worked for Matthew as his lawyer since 2010 and having known him for so long I can say how deserving he is of this lifetime achievement award and how fitting this award is for him.
“Matthew helped Brentford Football Club in a difficult time in its history. He had the vision and leadership to make the club what it is today: a participant in the world’s most successful sports league, the Premier League, and
a valued contributor to the west London community. It’s because of his vision that he has helped make us a club that aims to be an asset for west London.
“The core value that Matthew instilled in all of us from day one of this project was humility. The idea that it is not good enough to rely on the successes of yesterday. We must find a way to continue to improve and be better today. It is with that humility that I accept this award on Matthew’s behalf and –since he would definitely say this if he was here, with a big thank you to everyone who has built Brentford Football Club throughout the years: its players, its staff and most of all, its fans. Thank you.”

It isn’t hard to see why the medium is still growing, it’s the 21st century version of your favourite TV chat show, sports show, panel discussion and everyone can watch from anywhere. Help with understanding Import Trade Tariffs
Import Trade Tariffs are in the news now daily and a trade war seems to be growing, but who is responsible for covering these costs?
The USA’s actions to impose additional tariffs on certain goods from specific countries (plus, in the case of some items, on all countries) have been met with retaliation from many countries. This has resulted in exporters and importers potentially facing additional hurdles in doing business.

Import tariffs, or duties, are a form of taxation imposed on goods entering a country. Most countries use the Harmonised System of Classification for Goods, devised by the World Customs Organization. The duty rate is calculated on a percentage of the value of the imported goods. However, some countries may sometimes also calculate duty on weight, volume, or a combination of factors. Governments impose import tariffs normally for two core reasons: to generate tax revenue and to protect local suppliers. The simple answer to ‘who pays?’ is it depends on who is clearing the goods through Customs at import. If this is agreed upon under the Incoterm® agreement, which is a set of rules published by the International Chamber of Commerce (ICC). They that define the responsibilities of sellers and buyers for the delivery of goods under sales contracts. In all Incoterms® rules except one, the import clearance and payment of local duties and taxes falls to the recipient. There is one exception which is

the Incoterm® DDP (Delivered Duties Paid), where the sender is responsible for clearing the goods through Customs in the recipient’s country and pays all related duties and taxes. Thus, for most businesses, the importer pays the tariffs.
Todays main issue, are the consequences of imposing new tariffs, which may not always be so straightforward hence all the changes. Imagine an importer who regularly sources products from a foreign supplier who will now face the prospect of a significant price increase on the landed goods purely because of a change to the tariff. In this case, it is likely that there will be some negotiation between the buyer and seller. To retain the business, the seller may be obliged to lower their price or share the increase costs. Hence, the new tariff is effectively being ‘paid for’ by the exporter by lowering its price. Alternatively, the importer may switch to a local supplier whose price may now be relatively more attractive because of the new tariff. In most cases, it can be expected that

The impact of tariffs on supply chains, pricing, and compliance is significant, making it crucial for companies to stay informed.

Fresh upheaval as car tariffs announced
The impact of the planned introduction of an extra 25 per cent tariff on UK exports of cars and other automotives to the United States “cannot be overstated”.
William Bain, Head of Policy at the British Chambers of Commerce, said: “Around half of the cars purchased in the US are imported so this will pass through into much higher costs for US consumers. If fully extended to all components it will affect supply chains too.
“The impact of this on the UK car industry cannot be overstated. Cars are the UK’s biggest goods export to the US, with £6.4 billion in sales in 2023, led by iconic manufacturers such as Aston Martin, Jaguar and Land Rover.
“Piling these tariffs on top of the others already expected, will sap business

confidence and add further uncertainty for both UK and US firms.
“We urge the UK Government and the US Administration to continue intensive dialogue over the coming days and weeks to reach a mutually beneficial agreement on technology and trade.
“This needs to provide certainty for business and consumers alike on the future tariff landscape and remove unnecessary levies already in place.”
UK firms resilient in more difficult trading world
It was a bright start to the year for UK goods and services exports despite geopolitical uncertainties around global trade.
Total UK exports in goods and services rose by 2.8 per cent in the first month of the year, with goods exports up by 3.5 per cent on this measure, and services exports up by 2.3 per cent month on month.
Total import volumes into the UK fell by 0.9 per cent in January, with goods imports down by 1.7 per cent in volume terms, while services imports rose by 0.6 per cent in January.
Non-EU goods exports had particularly strong growth in January with a rise of 5.7 per cent in volume terms, while EU goods exports rose by 1.3 per cent month on month. On imports, goods imports from the EU fell by 2.4 per cent in volume terms in January, while non-EU goods imports experienced a less steep decline, with only a 1 per cent drop in volumes.
Goods exports to the USA rose by £0.1 billion during January.
British Chambers of Commerce’s Head of Trade Policy William Bain said: “UK companies are showing resilience in a more difficult trading world. With US tariffs now a reality, the prospect of more to follow, and retaliatory tariffs by some of our trading partners, the rest of 2025 could be challenging for UK exporters in particular.
“That is why the forthcoming Industrial and Trade Strategies need to provide practical measures to help boost export performance in key UK sectors – from professional and business services, and advanced manufacturing, to defence and life sciences.
“We also need to see the Government push for a new settlement with the EU, our biggest trading partner, to help remove barriers for UK businesses and support them to grow and expand.”

EPL, set to unite the padel and corporate world this July!

Rocks Lane Padel Club Chiswick is UK’s iconic hub for a thriving international and corporate padel community, well known for its worldrenowned coaching academy.
Chris Warren, co founder of Rocks Lane multi sports centres, founder of Rocks Lane Padel and of the EPL, a concept inspired by the Champions League in football, is instrumental in bringing padel to the UK and shaping the development trajectory of padel on the international stage.
“My journey in creating the EPL stemmed from a deep-seated passion for padel and the recognition of its untapped potential for club players and sponsors. Inspired by my experiences playing in world championships and attending international events, I aimed to create a tournament that would offer the best experience for players, club members and sponsors. Padel’s uniqueness lies in its ability to resonate with people at the recreational level. Club players of all backgrounds, ages, and abilities coming together on the court is what gives this sport an appeal like no other. The league has focused on expanding its footprint into new padel hubs. The inclusion of new regions exemplifies his commitment to broadening padel’s appeal and growing an international network of players and fans. 30 teams from around the world have already competed in the EPL Men’s competition over the past 18 months. Why connection might be the most underrated part of running a business

When we talk about what makes a business thrive, we tend to focus on strategy, systems, sales. All vital. But there’s something else I think deserves a seat at the table. Community.
I’ve spent over 20 years in the business space, from running shop floors and restaurants to shaping strategy for some of London’s biggest landlords. And the same thing keeps showing up, whether I’m working with start-ups or established brands: business ownership can be incredible lonely and overwhelming. We don’t talk about that enough.

You can be doing the work you love, building something that matters, and still feel completely disconnected.
Especially in spaces like retail, hospitality, leisure, and lifestyle - industries built around experience, generosity, and care.

There’s a lot of giving, but often not much space to refill your own cup.
That’s where community comes in. Real community. Not another networking event with awkward intros and business card swaps (This is not how we do it! Note from Editor aka Sally!) - but space for honest conversations. A chance to share challenges, ask questions, swap ideas, and feel part of something. Because when you’re supported, your business benefits too.
Over the past year, I’ve been bringing small business owners together through lowpressure co-working days, roundtables, and industry meetups. What’s been most surprising isn’t the business advice that gets exchanged (although it’s insightful) - it’s how much lighter everyone feels when they leave. More clarity. More connection. Less “I’m in this alone.”
We often assume we need to do more, learn more, be more in order to succeed. But sometimes, the most powerful shift isn’t another business course or productivity hack - it’s sitting next to someone who says, “yep, me too.”
Whether you run a coffee shop, a studio, a service-based brand, or something completely different - don’t underestimate the impact of finding your people. The conversations that happen off Zoom and away from your inbox might just be the most valuable ones you have all month.
Because yes, strategy matters. But so does being seen. And in the long run, I think that’s what really keeps us going.

Back to the 1970s: Flared trousers and tank tops. Is this the result of Trump’s tariff tantrums?

There are somewhere some dreadful photographs of this author wearing what we all once thought were the height of fashion and style. Generally, that decade, the 1970s, produced some frights, with flared trousers becoming “loon” pants (even wider flares) and woollen tank tops.
I live in hope that I will never have to wear such embarrassments again. However, the past few weeks of financial and economic news are providing some worrying signs that we may actually be going back to the future, a situation made immeasurably worse by President Trump’s imposition of tariffs, even if he has reined back slightly.
First a bit of history. There were far worse issues in the ‘70s because of the damage and pain that was caused not just in the UK, but across the EU and the USA, from the evil financial twins of inflation and recession.
Those who were not around back then, will never really have felt the pain and damage that higher inflation can do. Generally, since the early 1980s inflation has been at the lower end of single digits and so any problems related to it were seen as having little effect. However, for those who can recall it, the worst moment was in 1975 when Consumer Price Inflation (CPI) reached just over 24 per cent - or to put it another way, if you had a pension pot to keep you safe for your future, its value dropped by nearly a quarter, with little chance of seeing that value brought back in any time soon.
Younger generations cannot really comprehend what that felt like, although
with the recent peak in October 2022 of 11 per cent, they got some foul taste of what its effect can be. Today this is often described as the “cost of living crisis” which we can all feel when looking at our rising domestic bills. If there is any small positive coming out of this, it is that making us all aware of what damage inflation can do, and what we can do to prevent its recurrence and defend our investments.
Secondly, recession. This is often described by economists as “two quarters of negative growth”. In English it is far clearer to describe it as two quarters of our economy shrinking. In the UK we had a painful double dip recession from 1973 to 1975. This was also the time when another piece of economic jargon came to light, namely stagflation. This is a poisonous potion which comes from having a receding economy combined with higher inflation which creates a lethal cocktail which is painful to live through and difficult to destroy. Then add a sprinkling of international humiliation in February 1976, when the UK went on bended knee to the IMF (International Monetary Fund) for what was then a recorded loan to the UK of $3.9 billion. Subject to currency fluctuations, the equivalent to would around £2,980,000,000 today.
Sadly, there is no instant magic potion to avoid this but rather a long and winding road requiring not just economic disciple, but also effective leadership.
So, what of our current position? We have yet to feel the real impact of the President’s tariff imposition but what history can clearly indicate is that the economic effects will not to be confined to those main protagonists, China and the USA. Putting import tariffs up will not generate mere ripples on global growth, but rather create serious financial tsunamis to include those nations with much smaller and weaker countries.

the President. What he has not mentioned is that any extra costs will be passed onto the consumer, which would put further pressure on the inflation levels. If, however, the costs are absorbed by the importing companies this will effect on their own business profitability and if publicly quoted, then also effecting their share price, and eventually through to consumers pensions and investments.
Thus, the overall impact of these tariff hikes will act as a brake on the speed on the economy, and in some cases even break economic policies of those trading nations. So the overall effect of this continuing tariff skirmish will be to damage the key for the success of any country, and that is confidence. This vital for the primary driver of the US economy and that is the consumer – if they delay, reduce or even stop spending in key areas then serious damage will have already been done. The inflationary shock and recessionary fear are the evil twins to not just the US and Chinese economies, but spread as speedily as a financial equivalent of Covid.
However, we do not have to have another recession and we can reverse inflationary rises. The key problem, though, lies with the current occupant of the White House. His erratic behaviour has burst the charade and complacency of the post war economic structures, and thus they need far greater evaluation, attention and enactment.
So, we don’t need to have to go through the embarrassment of fancy flared trousers and tank tops, but what we do need to learn from the 1970s and avoid the destructive power of

Who are you?
My name is Xanthe Arvanitakis and I am the Director of Chiswick House & Gardens Trust.
What’s your business all about?
Chiswick House & Gardens Trust is a small local charity that looks after 65-acres of Grade-I registered gardens, a beautiful walled Kitchen Garden and an 18th century Palladian villa. Open for everyone, every day, the gardens are a peaceful and vital green haven for people from right across West London. Every year, we welcome more than 3,300 participants to our community programme, enjoy the support of over 200 volunteers in the gardens and the House, and donate half the produce we grow to local food charities.

We have a range of visitors, from daily dog walkers who live locally to school children

and seniors from across the borough. Our ideal visitor is anyone who loves being outside, enjoys our gardens, engages with our work and pops into our café for a coffee!.
Biggest achievement?
I am so proud of everything that my incredible, hardworking and resilient staff and army of volunteers achieve every day. Not only do they care for 65 acres of grade 1 listed gardens, ensuring they stay open for all, and multiple listed buildings and statuary, but they are also fundraising and managing a major capital redevelopment project that will expand our schools, community and volunteer programmes and create vital new income streams to help cover the Trust’s core costs. We’re turning historic sheds and stables into artist studios, fostering a creative home for local and London-based artist makers, and building new facilities for the local community, including the ‘icing on the cake’: a restored 17th century fruit garden.
Biggest gripe?
Litter – please take it home and recycle responsibly!
I am so proud of everything that my incredible, hardworking and resilient staff and army of volunteers achieve every day.
Your inspiration?
I’m inspired by all the people we work with, from our community partners to daily visitors. There is nothing more motivating and delightful than the look on a 7-year-old’s face on seeing a carrot being pulled from the ground by one of our Kitchen Garden team. Their amazement is off the scale when they get to turn it into something yummy to eat!
Philosophy in business?
It’s all about fostering positive and constructive partnerships. Everything we do at Chiswick House & Gardens Trust is only possible with the support of our partners, community groups, volunteers, visitors and funders.
Sporting hero?
It has to be Denise Lewis DBE – what a legend. Not only is she an Olympic gold winner, also voted sportswomen of the year multiple times, she has a successful TV career and uses her influence to support multiple community based charities. She also hails from Wolverhampton and went to the same school as my husband!
Biggest tip for success?
Don’t get defeated when things don’t go according to plan and keep looking for the silver lining.
