About the Nantucket Associa琀on of Real Estate Brokers (NAREB)

NAREB was founded in the mid 1980’s by the few principal brokers opera琀ng on Nantucket at that 琀me. They felt that the island community would be be琀er served by having an organiza琀on of real estate professionals who worked in a coopera琀ve manner, had consistent standards and shared informa琀on.

Founding members included local real estate legends Grace Coffin, Marjorie Colley, Hammie Heard, Ann Killen and H. Flint Ranney. In the early years, before the advent of computers and the internet, the organiza琀on had fewer than a dozen members and no mul琀ple lis琀ng service. Mee琀ngs were held in the back room at the historic Jared Coffin House and lis琀ngs were simply adver琀sed in the local newspapers. Today, there are more than 50 NAREB member firms comprised of brokers, sales associates and associate appraisers.

In addi琀on to engaging LINK Nantucket, our own mul琀ple lis琀ng service, NAREB produces a high­quality color publica琀on called Nantucket Home Magazine, oversees professional standards and offers con琀nuing educa琀on for our members, volunteers in the community and supports many of Nantucket’s non­profit organiza琀ons. The majority of NAREB members live and work on Nantucket year­round and serve the community in many ways, including giving of their 琀me to commi琀ee and volunteer work. Our members are professional, informed and are the consummate resource for informa琀on on everything related to Nantucket. We encourage all to respect our local tradi琀ons and rules and regula琀ons. NCF Plans New Milestone Center to Support Broadened Scope

As stewards of over 9,000 acres of land, 17 miles of coastal shoreline, and 100 miles of trails, the Nantucket Conservation Foundation (NCF) has protected, maintained, and shared its lands with the public for more than six decades.

By the end of this year, the Nantucket Conservation Foundation hopes to have the design and permitting completed for an innovative new facility that will significantly expand their capacity for environmental research and education and will reflect their deep commitment to ecological research, land stewardship, and environmental learning. If all goes as planned, construction will begin during the second half of 2026, with completion anticipated during the middle of 2028.

The Milestone Center will include two critical components: housing for NCF staff and a LEED­certified research and education building designed to advance their ecological research, foster community engagement, and strengthen NCF’s responsible management and care of land natural resources to ensure its health, abundance, and sustainability.

Situated within the NCF’s Milestone Cranberry Bog property, the Milestone Center will serve as “a hub for research, environmental education, and community engagement, supporting our broadened scope of conservation work,” said Cormac Collier, President & CEO of the 62­year­old conservation organization. “NCF is proud to invest in facilities that will significantly benefit the community. The new Center will provide dedicated lab space and educational facilities for NCF staff, visiting research fellows, and island partners.”

A comprehensive analysis of all NCF properties identified Milestone as the most strategic location for this new Center. “Its landscape, shaped by centuries of agricultural use, has been altered over time, minimizing the environmental impact of the new infrastructure. The site also serves as a gateway to thousands of acres of open space in the Middle Moors, inviting visitors to explore one of our signature properties.”

NCF has engaged SMP Architects and Viridian Landscape Studio and anticipates an 18­month construction period in the area off Milestone Road, adjacent to their actively farmed cranberry bogs. NCF is committed to ensuring that any infrastructure they build aligns with the organization’s conservation values. The Milestone Center is “thoughtfully designed to harmonize with its surroundings while minimizing environmental and visual impact,” Collier explained.

The Research & Education Center’s main level floor area will be 10,000 square feet, and the building is carefully designed to optimize functional space by incorporating below­grade and external programming features. In addition to LEED certification, the building will also have solar energy, an innovative wastewater treatment system, and native landscaping, all contributing to its sustainability and environmental responsibility.

Helping Island Youth Build Bright Futures

As summer settles into autumn and Nantucket shifts from a busy summer resort to a quiet community, the change to off­season with limited opportunities brings challenges to year­round residents and our island’s youth.

Four years ago, Our House Nantucket, at 5 Whereowhero Lane, was established to provide programs, resources, and mentorship for Nantucket high schoolers. This 501(c)(3) nonprofit organization, has become a vital resource dedicated to nurturing the potential of our island’s young people through comprehensive support, meaningful relationships, and innovative programming.

Our House Nantucket was born from a simple yet powerful belief: “every child who enters our program has inherent worth and untapped potential.” The organization's mission is clear and compelling—to serve Nantucket youth by providing a safe, nurturing environment with access to the people and resources needed to help them reach their potential and enjoy successful and productive lives. Our House provides a consistent, safe space where students can focus on their development without external pressures—a place where diversity of ideas, backgrounds, and learning styles is accepted and celebrated.

The intention extends beyond individual growth, recognizing that today's youth, when properly supported, can contribute to a better tomorrow for themselves, their island community, and the world at large. This holistic approach reflects the character of Nantucket, where community bonds run deep and every young person's success matters.

Founded by Thekla Reese Shackelford, Our House was first envisioned by Executive Director Pauline Proch. Proch has spent more than 30 years dedicating her career to advocacy and nonprofit leadership, with a focus on health care, education, and community development: “I found I had a talent for speaking for people without a voice,” she explained. One day “my son Cody said ‘mom, we need a place for kids to come where they can be themselves’…and we dreamt of it for years…

“One afternoon we went out to lunch with our friends Don and Thekla Shackelford, and I started talking about the concept. Tecki was engaged…she asked ‘where would you do this if you could?’ Cody had just sent me the listing [for 5 Whereowhero Lane], and I showed it to her. The next thing I knew, she’s bringing in friends and talking about it…Our House began with a single act of generosity and vision,” said Proch.

Shackelford purchased the 14­room house on two acres and donated it to Our House Nantucket when it became a non­profit. “Our House has great momentum,” said Shackelford, “Our charitable status and our early fundraising success demonstrate not only that Our House has an important mission, but also that Our House is winning votes of confidence at every turn.”

“It has never been more important for our young adults to receive support in finding and exploring their passions and developing a path to a meaningful life,” says Michael Cozort on the Our House website. Retired superintendent of Nantucket Public Schools, Cozort was the organization’s program director and is on the Board of Directors. “Our House can do just that by providing a safe environment which connects them to their peers and to adults who can support and mentor them.”

In the early days of Our House, Proch and Cozort did a lot of outreach with students and island residents: “We brought kids through the house and asked what they’d like. And the Nantucket community has been phenomenal—all the equipment has been donated: we put something out there that we need, say tennis racquets, and new ones are donated.”

After some needed repairs and renovation, Our House opened in October of 2022, and their cornerstone programs are still going strong, with additional workshops, activities, and collaborations added every season. Proch and Youth Outreach Mentor Fervon Phillips recognize that success isn't one­size­fits­all.

Plans for spaces within the Research & Education area include a 1,000­square­foot ecological research laboratory, an herbarium for botanical research and collection, enhanced greenhouse infrastructure for native plant propagation, and workspace for visiting researchers and graduate students.

Expanding NCF’s community engagement space will enable staff and visiting researchers to host lectures, lead workshops, collaborate on programming with conservation partners, and offer diverse educational opportunities for our supporters and Nantucket residents.

“Since 1963, the Foundation has been at the forefront of stewarding and protecting Nantucket’s ecosystems to be a resource for all Nantucket residents and visitors,” said Collier. The Research & Education Center will continue and expand that by providing:

~ 1,600 square feet of community engagement and collaboration space

~ exterior gathering space for environmental learning

~ constructed wetlands for innovative wastewater treatment

~ nature­based stormwater management areas

~ native plant demonstration garden and landscaping

~ a gateway to more than 4,000 acres of open space in the Middle Moors

Recognizing the island’s acute shortage of affordable housing, NCF is simultaneously developing employee housing for its year­round staff and visiting research partners. This housing component, focused in the Milestone area as well as at existing NCF residences, will help alleviate housing pressures while ensuring reliable, affordable living options for years to come.

NCF plans extensive community engagement throughout the development process, with stakeholder sessions scheduled over the coming months. The organization expects an 18­month construction period and emphasizes that both the Research & Education Center and housing components will be fully donor­funded.

The Milestone Center represents more than just new facilities—it embodies NCF’s vision for the future of conservation on Nantucket. By combining advanced research capabilities with practical solutions to housing challenges, the project demonstrates how conservation organizations can serve both environmental and community needs. “The Milestone Center is a natural evolution of our work, providing stable and secure housing options for our employees, creating space to enhance our research capabilities and educational outreach, and remaining steadfast in our mission of land stewardship.”

The Milestone Center stands as a testament to NCF's evolving role as not just a land conservation organization, but as a community partner committed to supporting the people who dedicate their careers to protecting Nantucket's unique natural heritage.

Programs include art, sports, games, conversation, tutoring, music, homework help, and workshops. Whether a student is artistically inclined, academically focused, or seeks physical activity, there are meaningful options available. Mentors or coaches, like Phillips and island teachers who volunteer, are available to work

Our House regularly hosts educational experiences, such as FAFSA support, college visits, workshops, practice interviews, and even escape rooms based on historical events, where students engage in problem­solving activities that combine learning with fun. The organization also offers extended programming hours and offers special lunch programs on Nantucket Public Schools' monthly half­days and adapts its schedule during school breaks.

Dinner has always been an important part of the program: “a communal meal is important,” Proch explained, “we can get all the members together to chat and break bread if they want to eat.” Three nights a week, the students help prep, set the table, and clean up after themselves for these family­style meals, held without the interruption of cell phones. Students can share dreams and aspirations, discuss challenges and opportunities, and engage in conversations about local and world affairs. These dinners sometimes include community guests who share their professional and life experiences.

TYPES OF AGENCY REPRESENTATION

SELLER’S AGENT

A seller can engage the services of a real estate licensee to act as the seller’s agent in the sale of the seller’s property. This means that the real estate agent represents the seller, who is a client. The agent owes the seller client undivided loyalty, reasonable care, disclosure, obedience to lawful instruction, confidentiality and accounting. The agent must put the seller’s interests first and attempt to negotiate price and terms acceptable to their seller client. The seller may authorize sub­agents to represent him/her in marketing its property to buyers, however the seller should be aware that wrongful action by the real estate agent or sub­agents may subject the seller to legal liability for those wrongful actions.

BUYER’S AGENT

A buyer can engage the services of a real estate licensee to act as the buyer’s agent in the purchase of a property. This means that the real estate agent represents the buyer, who is a client. The agent owes the buyer client undivided loyalty, reasonable care, disclosure, obedience to lawful instruction, confidentiality and accounting. The agent must put the buyer’s interests first and attempt to negotiate price and terms acceptable to their buyer client. The buyer may also authorize sub­agents to represent him/her in purchasing property, however the buyer should be aware that wrongful action by the real estate agent or sub­agents may subject the buyer to legal liability for those wrongful actions.

(NON­AGENT) FACILITATOR

When a real estate licensee works as a facilitator that licensee assists the seller and/or buyer in reaching an agreement but does not represent either the seller or buyer in the transaction. The facilitator and the broker with whom the facilitator is affiliated, owe the seller and buyer a duty to present all real property honestly and accurately by disclosing known material defects and owe a duty to account for funds. Unless otherwise agreed, the facilitator has no duty to keep information received from a seller or buyer confidential. Should the seller and/or buyer expressly agree, a facilitator relationship can be changed to a seller or buyer client relationship with the written agreement of the person so represented.

DESIGNATED SELLER'S AND BUYER'S AGENT

A real estate licensee can be designated by another real estate licensee (the appointing or designating agent) to represent a buyer or seller, provided the buyer or seller expressly agrees to such designation. The real estate licensee once so designated is then the agent for that buyer or seller who becomes the agent’s client. The designated agent owes the buyer client or seller client, undivided loyalty, reasonable care, disclosure, obedience to lawful instruction, confidentiality and accounting. The agent must put their client’s interests first, and attempt to negotiate price and terms acceptable to their client. No other licensees affiliated with the same firm represent the client unless otherwise agreed upon by the client. In situations where the appointing agent designates agents to represent both the seller and an agent to represent the buyer in the same transaction, then the appointing agent becomes a dual agent. Consequently, a dual agent cannot fully satisfy the duties of loyalty, full disclosure, obedience to lawful instructions, which is required of a seller or buyer agent. Only your designated agent represents your interests. Written consent for designated agency must be provided before a potential transaction is identified, but in any event, no later than prior to the execution of a written agreement for purchase or sale of residential property. The consent must contain the information provided for in the regulations of the Massachusetts Board of Registration of Real Estate Brokers and Salespeople (Board). DUAL AGENT

A real estate licensee may act as a dual agent representing both the seller and the buyer in a transaction but only with the express and informed written consent of both the seller and the buyer. A dual agent shall be neutral with regard to any conflicting interest of the seller and buyer. Consequently, a dual agent cannot satisfy fully the duties of loyalty, full disclosure, obedience to lawful instructions, which is required of a seller or buyer agent. A dual agent does, however, still owe a duty of confidentiality of material information and accounting for funds. Written consent for dual agency must be provided before a potential transaction is identified, but in any event, no later than prior to the execution of a written agreement for purchase or sale of residential property. The consent must contain the information provided for in the regulations of the Massachusetts Board of Registration of Real Estate Brokers and Salespeople (Board).
