There are many sources of informa琀on about real estate on Nantucket and we are pleased to offer this consolidated guide that addresses the most common ques琀ons asked by buyers.

About the Nantucket Associa琀on of Real Estate Brokers (NAREB)

NAREB was founded in the mid 1980’s by the few principal brokers opera琀ng on Nantucket at that 琀me. They felt that the island community would be be琀er served by having an organiza琀on of real estate professionals who worked in a coopera琀ve manner, had consistent standards and shared informa琀on.

Founding members included local real estate legends Grace Coffin, Marjorie Colley, Hammie Heard, Ann Killen and H. Flint Ranney. In the early years, before the advent of computers and the internet, the organiza琀on had fewer than a dozen members and no mul琀ple lis琀ng service. Mee琀ngs were held in the back room at the historic Jared Coffin House and lis琀ngs were simply adver琀sed in the local newspapers. Today, there are more than 50 NAREB member firms comprised of brokers, sales associates and associate appraisers.

In addi琀on to engaging LINK Nantucket, our own mul琀ple lis琀ng service, NAREB produces a high­quality color publica琀on called Nantucket Home Magazine, oversees professional standards and offers con琀nuing educa琀on for our members, volunteers in the community and supports many of Nantucket’s non­profit organiza琀ons. The majority of NAREB members live and work on Nantucket year­round and serve the community in many ways, including giving of their 琀me to commi琀ee and volunteer work. Our members are professional, informed and are the consummate resource for informa琀on on everything related to Nantucket. We encourage all to respect our local tradi琀ons and rules and regula琀ons. A昀er all, we truly are in the same boat here!

The first to catch a sea run striped bass kicks off the event and it ends June 1st.

2025 is the 11th year

This is a catch­and­release Striped Bass tournament.

In 2024, there were 62 adults and 20 junior par琀cipants with 33 of them registering a catch during the event.

Junior division par琀cipants don't have to register, they simply submit their catch if they have one, so the number of junior par琀cipants was much higher than the number that successfully landed a fish.

More than 125 striped bass were landed and released during the course of the tournament between 33 anglers.

Awards for longest and shortest bass, weekly prizes, and prizes for First Striped Bass, First Bluefish, First Keeper Bass, Longest Bass, Shortest Bass, Team Trophy, Junior Division Trophy, & raffle prizes.

The youngest par琀cipant was 4 years­old. The youngest par琀cipant to register a catch was 6 years old.

The charity selected was PASCON who received $3,000. Also, $500 was awarded to the Nantucket Culinary Arts Scholarship Fund.

Species that must be caught to par琀cipate limited to Blue Marlin, White Marlin, Sailfish, Giant Bluefin Tuna, Swordfish, Yellowfin, Bluefin, Big Eye, Albacore, Mako, Mahi, Wahoo

For 2025, we have teamed up with the Nantucket Anglers Club to have a weigh sta琀on for Yellow Fin and Big Eye Tuna, the rest of the species will be catch and release. We are excited to bring a li琀le buzz to the docks for spectators to experience these awesome fish.

2 Divisions: Small Boat and Big Boat

50 boats par琀cipated in 2024 with an es琀mated 750 fish caught.

Awards: 1st, 2nd, and 3rd place + 4 more categories

The Big Game Ba琀le has raised more than $1 million for chari琀es. 2024 the charity benefi琀ng was Good Sports and 2025 is Friends of Jack.

On the Move: A Nantucket Tradition that Preserves History & Helps the Planet

It was an impressive sight: the 70­foot tall brick­andgranite beacon standing as a sentinel on the Sconset blu ff since 1850 being lifted and moved to safety during a sunny week­and­a­half in October of 2007. When the ‘Sconset Trust (sconsettrust.org) took ownership of Nantucket’s Sankaty Lighthouse in 2007, the structure was a mere 68 feet from the edge of the bluff. The Trust orchestrated moving this historic 500­ton lighthouse 405 feet northwest of its original location. The complicated and meticulously executed move was completed in 10 days and cost approximately $4 million.

On our island known for its historic charm, prac tical ingenuity has long been a necessary life skill. Though Sankaty

Lighthouse is the largest structure on Nantucket to have been relocated, moving structures isn’t just a modern novelty—it’s a centuries­old tradition.

More than 350 years ago, the original European settlement on Nantucket Island, called Sherburne, was located near Capaum Pond (then a harbor). When the entrance to that harbor silted up in the early 1700s, the settlers decided to migrate their community east to its current location. According to an article by Frances Karttunen in Yesterday’s Island/Today’s Nantucket: “Initiating an island tradition, they took apart their houses, moved them to a more convenient location, and re­erected them. The distance of the move was about a mile, and the new site was on the Great Harbor. The main route taken by the peripatetic houses was along West Chester Street to the Wesco Lots, laid out in 1678.”

Moving the settlement was a practical solution to a natural threat: with building materials on Nantucket scarce and expensive, new construction would have been difficult. This island practice reflects a philosophy increasingly relevant today: our built environment represents not just financial investment but embodied resources worth preserving, repurposing, and relocating when necessary. Moving structures offers ecological and financial benefits, preserves architectural heritage, reduces construction waste, and minimizes the need for new resources.

A printed brochure that offers a “self­guided exploration of Nantucket’s historic and architectural heritage” produced by the MA office of Travel & Tourism cooperatively with the Nantucket Historical Association, Nantucket Preservation Trust, Town of Nantucket Department of Culture & Tourism, and the Nantucket Island Chamber of Commerce describes more than half a dozen homes that were moved into Nantucket town between 1741 and the 1920s.

In one notable case, a building was moved from town to Brant Point and back downtown. Built in 1829 on upper Main Street, this structure was used as a Hicksite Meeting House until 1851, later became a "straw works," and then Atlantic Hall. In the 1880s, it was moved and reassembled on Brant Point as part of the old Nantucket Hotel that opened for business in 1884. In the winter of 1906, the building was sold,

Plein Air Nantucket: June 9 to 14

Open to all outdoor painters, this outdoor painting festival features artists in the landscape. Fresh artworks hang on the “Wet Walls” in the AAN Big Gallery upstairs at 12 Straight Wharf through June 14. The annual Plein Air Festival Paint Out Day will be held at the UMass Field Station and at the Shipwreck Museum on June 11 from 10 am onward. Quick Paint Day will be held on June 12. Closing reception and Frank Swift Chase Awards will be held June 14 at 4 pm in Big Gallery.

Talks, panel discussions, book signings, an author tent, gatherings, and festivities celebrate authors, readers, & books. Most events are free of charge, with a ticketed Author Dinner on June 13 in the White Elephant Brant Point Grill. Saturday evening celebration “Inspiring a New Generation’ and awards with Jason Reynolds and Carl Hiassen at 7 pm on June 14 in the Dreamland Theatre.

Nantucket Film Festival: June 25 to 30

Nantucket Garden Festival: July 8 to 10

This festival highlights the unique and beautiful garden ecosystems on Nantucket and focuses on the importance of sustainability, conservation, and gardening ethics for the longterm health of the island. Lectures and workshops, garden tours, and children’s activities. This year, the Keynote Lecture & Luncheon will feature Tony Spencer, the New Perennialist at Straight Wharf Restaurant.

Nantucket Dance Festival: July 8 to 12

Featuring a mix of genres including ballet, tap, theatre/jazz, and street dance, the festival offers different expressions of the art form, providing the audience with insight into the different ways emotions can be expressed through movement. The festival offers classes, workshops, and gatherings in addition to the special performance.

Weaving Together Histy, Style, and Community

This summer, the Nantucket Historical Association (NHA) again invites design enthusiasts, history buffs, and creatives to experience Nantucket by Design, the island’s premier design event from Monday, July 14 through Thursday, July 17, 2025. As the NHA’s largest fundraiser, this four­day celebration showcases the intersection of art, design, and Nantucket’s rich cultural heritage. An annual celebration of art, design, and history, the event brings together world­renowned designers, artisans, and skilled craftspeople to showcase the timeless elegance of Nantucket’s design heritage.

Launched in 2016, Nantucket by Design was conceived to honor the island’s unique design legacy and to support the NHA’s mission of preserving and sharing Nantucket’s diverse stories. The event has grown into a nationally recognized gathering that attracts leading designers, artisans, and tastemakers. At panel discussions, lectures, masterclasses, dinners and social events, attendees explore how modern style is interwoven with Nantucket's iconic history .

This year’s theme, Interwoven, draws inspiration from the NHA’s 2025 main exhibit, Behind the Seams: Clothing and Textiles on Nantucket to celebrate diverse and artful elements and the narratives that connect the island's past and present.

Luminaries from illustrious backgrounds in the design and culture world, including interior designers, landscape and golf course designers, architects, event designers, artisans and craftspeople, chefs, jewelers, photographers, and style icons gather on Nantucket every year for Nantucket by Design. Independence Day Celebrations

July 4 starting early morning downtown: At press time, details are still being finalized. Typically, Independence Day on Nantucket begins with an early morning Firecracker 5k Run organized by Nantucket Health Club. Downtown activities usually include a morning reading of the Declaration

of Independence, the famous water competition between the Town of Nantucket Fire Department vs the Boynton Lane Reserves at high noon. At Children’s Beach, from 10:30 to 12 noon, the Town will organize live music, face painting for children, a decorated bike parade. At 5 pm at the beach, children can join in 3­legged races, wheelbarrow races, potato sack races, and a tug­o­war. Details for the daytime events will be finalized by mid­June. July 4 at 9 pm: End the day at Jetties Beach with a fireworks display on Nantucket. Fireworks will be shot from a barge just offshore and will last about 25­27 minutes. Starting at 6 pm, shuttles will depart from in front of the Whaling Museum on Broad Street every 10­15 minutes & will return from Jetties Beach after the fireworks till 10:30 pm.

The Nantucket Hotel at Brant Point, circa 1880 Nantucket Hotel, which opened in 1884, was of unprecedented size for Nantucket, taking up 200 feet along the beach on Brant Point. The main part of the building was originally the old Friends meeting house on Main Street, then used as a straw­hat factory, then the Atlantic Hall as a roller skating rink. After the hotel was sold at auction in 1905, it was floated across the harbor to eventually become part of the Dreamland Theatre.

taken apart, and moved again. The wings and outbuildings were used for other structures on Nantucket, and the main section was floated across the harbor to its present location on South Water Street. The building was then used as the Redmen's Hall in 1907, and in 1922, it became the Dreamland Movie Theatre.

According to the Nantucket Historical Association, the “repeated moving of the building makes the Dreamland significant as a prime example of this broad pattern of the island's history...In a time when the reuse of historic structures is gaining recognition, this building stands as a fascinating example for emulation. Through the building's mul tiple moves and uses, it has always served as a place of public assembly on the island of Nantucket.”

In a recent interview, Mary Bergman, executive director of Nantucket Preservation Trust, pointed out several benefits to the house moves happening on ­island, not the least of which is the potential to reduce the approximately 17,000 tons of construction and demolition waste that Nantucket exports. A reduction in carbon expenditure is another benefit, as is the greater affordability of reusing a home instead of building new. “Moving structures on Nantucket is part of our island heritage,” Bergman commented.

Bergman also referenced a program run by Housing Nantucket that accepts donated houses. This program is explained in detail at housingnantucket.org under Recycled Dwellings, where it reads: “The majority of our Nantucket rental units were moved from private property to our land, which is in scattered sites around the island. Your Nantucket dwelling could be next in providing island families with a yearround, affordable place to live. Even if your house doesn’t meet our current needs, we may be able to accept it if we are able to find it a new owner.”

Nantucket Island’s tradition of moving houses to reuse them fits well within Housing Nantucket’s mission “to ensure equitable access to rental and homeownership solutions for Nantucket’s year­round community.”

In the past decade, permits for moving structures have increased dramatically, though an increasing number of the permits are now for modular structures being assembled onisland, rather than for moving existing homes. Starting in 2017, more than half the permits issued annually have been for modular moves. In 2024, 14 recycled house moves and 70 modular house moves were permitted on Nantucket.

The Town of Nantucket itself also has a role in these homes being available. Nantucket's first Demolition Delay Bylaw, added in 1997, required a two­month waiting period before demolition permits can be issued for residential structures. The purpose of the bylaw is to allow the Town and potential movers to consider alternatives to demolition and

potentially reuse the structure. Under this bylaw, when immediate demolition is not required and inspection reveals the structure is sound and has residential reuse potential, the Town requires property owners to advertise the house as available to anyone able to take it away—at their cost.

Per a special Nantucket Town Meeting in September of 2024, the island’s Demolition Delay Bylaw was expanded to extend the waiting period from two months to six months (180 days). According to Nantucket Preservation Trust, which sponsored the citizen warrant article, “This means that people with the capacity to move residential structures with reuse potential that are slated for demolition have more time to secure the necessary approvals to complete a move.”

The previous waiting period did not give much time for what can be a complicated process. According to staff of Toscana Corporation who are experienced in moving houses on Nantucket, the process includes: “site assessment of both locations (or the same site for on­site moves), structural reinforcement of the house, obtaining permits, utility coordination (raising/lowering wires), setting up the move path and lifting system, transporting to the new site (or temporary location on­site), and setting the house on the new foundation.

“The ideal size of a house to be moved here on­island is around 23­ to 25­feet wide, because that will fit down the road comfortably, and no more than 24­ to 26­feet tall so we don’t have to take down wires—taking down wires adds significantly to the cost and causes disruption,” Toscana staff explained.

Not all house moves are from one area of Nantucket to another: some property owners move houses from one portion of their land to a di fferent area of the same site, though Toscana cautions that “even on­site lifts require meticulous planning for safety and stability. “Accurate and precise calculations [must be made] to make sure your pick points are correct, because not every house is built a square or rectangle. Moving a house with a fireplace can sometimes be difficult.”

Certain characteristics of a house can make it impractical to move, Toscana added, such as very tall or sprawling designs, non­removable additions, and locations with insurmountable access issues such as tight turns, steep slopes, or many utility conflicts.

Houses that cannot be moved may have salvage value. Toscana salvages materials on a project­by­project basis, often working with deconstruction specialists. “There can be significant amounts of reusable lumber, windows, doors, and architectural details,” they explained.

Although moving a dwelling can be considerably less expensive than constructing a new home on Nantucket, a “free house” is not actually free. As Toscana staff explained, a number of variables affect the cost of moving a house, including the size and weight of the house, distance of the move (even when the move is on­site), complexity of the route (obstructions, terrain, lifting height), permits and utility coordination, and foundation work at the new site.

There is currently a moratorium on moving houses between June 15 and September 15, and relocating a structure during January and February can be trickier due to weather and potential ground conditions.

The next time you find yourself driving behind a house on

Nantucket, remember the benefits to this island tradition. As Toscana staff commented: “it’s a sustainable approach that’s a real win­win for Nantucket, especially with the housing situation. Also community identity—in some cases, preserving a house preserves part of the community heritage.”

In June of 2024, a house move in the Surfside area caused minor delays for drivers and delighted the children watching.

Where Nantucket Gets Drinking Water

Drinking water on Nantucket comes from two freshwater underground aquifers located deep beneath the island, recharged naturally by rainfall. An aquifer is an underground layer of water­bearing rock and/or granular materials from which water can be extracted using a well. In 1984, the Environmental Protection Agency designated Nantucket as a sole source aquifer, prompting guidelines for better management and protection of our water supply. According to water company officials, there is plenty of water for the island: it is the quality of our water that we must protect.

For those on town water, Wannacomet Water Company draws substantial quantities of water from two public well fields to supply the island. Two wells (Well 15 and Well 16) pump groundwater from a shallow aquifer at about 75 feet, while the remaining three wells (Wells 12, 13, and 14) pump groundwater from a deeper aquifer at about 150 feet with a confining unit separating the two. The wells are located in the center of the island in the proximity of the intersection between Milestone Road and Polpis Road. Wells 12, 15, and 16 are manifolded together at the Wyers Valley Pumping Station. Wells 13 and 14 enter the distribution system individually. There are two large water towers for storage: one on Washing Pond Road and one off Milestone Road. The groundwater does not require any physical or chemical treatment before pumping to distribution.

Siasconset has its own water supply and water tower. The Siasconset Water Department serves a much smaller distribution area on the east side of the island with two wells (Wells 6 and 7). Well 7 is the primary well while Well 6 acts as the backup well. The two wells are located on Milestone Road, also in Nantucket's Sole Source Aquifer. The wells are screened at a depth of 70 feet below the confining unit.

Properties that are not serviced by Town or Sconset water have private wells.

Because Nantucket has coarse sandy soil conditions, rainfall can easily filter through to the aquifers. There is evidence that, among other things, fertilizer run­off is contributing to the degradation of the water quality in Nantucket’s harbors. The greener the lawns, the higher the use of fertilizer, and for a number of years there have been strict regulations in place regarding their use. At the 2022 Annual Town Meeting, an act prohibiting the application of fertilizers was passed as a Home Rule Petition.

Founded in the 1970s, the Nantucket Land & Water Council (NLWC) is dedicated to preserving the health of Nantucket’s environment and community through the protection of the island’s land and water resources. In 2020, NLWC joined a closelyknit global network of nonprofits focused on clean water for everyone: the Waterkeeper Alliance.
