Carl Emberson: New Punta Mita Director of Marketing and Operations A few weeks ago, renowned hospitality industry figure Carl Emberson was named director of marketing and operations for luxury development Punta Mita.

Emberson, who has more than 30 years of experience in the area and has operated some of the most successful resorts in Latin America, has a rich history in this strategically planned community on the Riviera Nayarit peninsula.

In the past, he served as general manager of the St. Regis Punta Mita Resort and was behind the conception of the Punta Mita Gourmet & Golf Classic and Punta Mita Beach Festival.

More recently, he served as director of marketing and operations for Mayakoba, an eco-friendly luxury resort in Riviera Maya. His trajectory in the industry includes management positions in countries such as Mexico, Argentina, Brazil, England, Belgium, Switzerland, Fiji and Australia.

“I am very happy to return to Punta Mita, a place where I have fond memories and where there are people I consider great friends after having worked together. The opportunity to occupy a new position in this world-class development is a dream come true,” said Emberson.

Delta Tower at Alamar Opens Model Condominium Grupo Real del Mar celebrated the opening of the model condominium in the Delta residential section, its most recent development. Currently under construction within the residential community Alamar, located in La Cruz de Huanacaxtle, this project consists of four towers. The first houses 20 luxury apartments, with one and two bedrooms, distributed on 10 levels, and is already 75 percent sold. Unit prices start at $198,700 USD.

Palmera Vacations Changes Locations in Nuevo Vallarta

The new location will benefit from the flow of people who visit Plaza Bahía to take advantage of the many services offered there.

Local vacation rental and property management agency Palmera Vacations recently relocated its Nuevo Vallarta office. The new branch is in Plaza Bahía, on Blvd. Nayarit (close to El Tigre golf club’s main entrance).

Previously, the company’s local headquarters was opposite Hotel Villa Varadero, in Marina Nuevo Vallarta. Armando Sánchez, operations director of Palmera Vacations, explains that the new location will benefit from the flow of people who visit the shopping center to take advantage of the many services offered there. And company executives plan to expand and increase personnel at the new space.

When asked about activity for the first quarter of this year, Sánchez noted that each season has been better than the previous one for the past three years. “Puerto Vallarta is experiencing a tourism boom, and the rental and property management industry is benefitting from that growth.”

Iyari: The Newest Development in Punta Mita

Iyari is the most recent project within the exclusive private community of Punta Mita, located at the end of Banderas Bay.

A few weeks ago, real estate agency Punta Mita Properties and developer DINE revealed the name and features of Iyari, the most recent project within the exclusive private community of Punta Mita, located at the northern end of Banderas Bay. This development, initially consisting of eight waterfront properties available to build residences, will expand to up to 20 properties in the future.

In the Huichol language, the word Iyari means “spiritual heart.” Its use here refers to the development’s location beside Kupuri Estates: Kupuri is the soul and Iyari the heart.

Overlooking Litibu Bay, Iyari will offer owners of each lot access to a soft, sandy beach and proximity to the Kupuri Beach Club.

The properties range from 1,700 to 2,200 m² (about 18,300 to 23,680 square feet), with prices between $1.9 and $2.5 million USD. Two financing plans are available: advanced and progressive. The first includes a discount of $100,000 on the total price, with 10 percent paid upon reservation, 80 percent on closing the contract and 10 percent on delivery. The second distributes payments as 10 percent at the time of reservation, 40 percent at the end of the contract and a final payment of 50 percent on delivery.

Con vistas hacia la Bahía de Litibu, este desarrollo ofrecerá a los propietarios de cada lote el acceso a una playa de arenas suaves y cercanía al Kupuri Beach Club.

Terence Reilly, socio y cofundador de MEXLend Mortgages, destacó el panorama económico actual de México, el cual resulta favorecedor para los inversionistas.

When in 2004, Terence Reilly and David Schwendeman established MEXLend Mortgages, their residential and commercial mortgage brokerage, they were one of the first companies in that sector in Mexico, focused primarily on the foreign market looking to buy a property here. In the following years, numerous similar businesses entered the market, but soon closed their doors.

“Mexico came to have 75 companies of this type. Now, there is only us. After the 2008 financial crisis, many of the lenders went out of business. But, being a Mexican company, we had decided almost from the beginning to also grant loans to the domestic market through Mexican banks.

This segment helped us through that period,” recalls Reilly.

Originally from Texas, Reilly lived in New York for about 20 years, where he met Schwendeman, who worked in real estate and finance. After the tragic events of September 11, 2001, both decided a change of location was in order and moved to Puerto Vallarta, where they had frequently vacationed.

After investigating business opportunities in Mexico, they decided to venture into the mortgage industry and began by partnering with financial groups GE Capital and Collateral International.

Today, MEXLend works closely with real estate agents throughout Mexico, private investors and national and US banking institutions, providing loans in both pesos and dollars that allow clients to buy property or establish investment funds.

Cuando en 2004, Terence Reilly y David Schwendeman establecieron MEXLend Mortgages, su empresa de créditos hipotecarios residenciales y comerciales, estaban conscientes de que formarían una de las primeras compañías del sector en México, enfocadas principalmente en el mercado extranjero que estuviera interesado en adquirir una propiedad dentro del país. Sin embargo, en los siguientes años, fueron testigos del surgimiento de una gran cantidad de negocios similares que, al poco tiempo, cerrarían sus puertas.

“En México llegaron a haber 75 compañías de este tipo. Ahora solo quedamos nosotros.

Después de la crisis financiera de 2008, algunos de los prestamistas salieron del negocio. Por nuestra parte, al ser una empresa mexicana, casi desde el inicio decidimos que también otorgaríamos créditos al mercado nacional a través de los bancos mexicanos. Este segmento nos ayudó a superar ese período austero”, recuerda Reilly.

Originario de Texas, Terence vivió en Nueva York durante aproximadamente 20 años. Ahí conoció a Schwendeman, quien se desempeñaba en la industria inmobiliaria y de finanzas. Luego del trágico suceso del 11 de septiembre de 2001, ambos decidieron cambiar de ambiente y mudarse a Puerto Vallarta, donde previamente habían vacacionado con frecuencia.

En ese entonces, al analizar las oportunidades de negocio en México, decidieron incursionar en la industria de hipotecas y comenzaron su emprendimiento al asociarse con los grupos financieros GE Capital y Collateral International.

In analyzing the current economic outlook, Reilly is convinced that it is a good time for investors to look to Mexico: “After the crisis, we are experiencing an accelerated period of sales, not only in the condominium complexes being built here, but also in destinations such as Mexico City, Los Cabos, Playa del Carmen and San Miguel de Allende, among others. In fact, I would recommend investing soon, as prices are starting to rise.”

Regarding factors that should be considered before applying for a mortgage, Reilly points out that it is vitally important to make sure the loan suits your needs and that your income is commensurate with the type of residence you want to buy.

He explains that when processing mortgages, banks want to ensure that the applicant can pay off the loan amount and that the collateral (in this case, the property) is of the proper value. “These are the keys to a successful transaction,” he says. So, what role does a company like MEXLend play in this process? Reilly emphasizes that some of the advantages of working with

En cuanto a las consideraciones que los interesados en adquirir un préstamo inmobiliario deberían tomar en cuenta antes de aplicar, Reilly señala que es de vital importancia asegurarse de tener un crédito que se adapte a sus necesidades y que sus ingresos correspondan al tipo de residencia que desean adquirir.

Although this is an optimal investment environment, Reilly mentions that one of the challenges facing the industry today is changing the perception some foreign customers have regarding interest rates.

“The American market is accustomed to lower interest rates. This is because the government in the United States strongly supports the banking industry due to the crises they have experienced. In Mexico, the government does not do it to such an extent, and that is not a bad thing, it is just different. Despite this, it is worth mentioning that this was not always so. In fact, when the majority of the US population that generated the most money through real estate invested in this sector, interest rates were similar to those in Mexico currently,” he explains. While historically low interest rates for the United States have hovered between 2.5 and 3.5 percent, in Mexico they have stabilized at between 9.5 and 13 percent. However, according to Reilly, during the period when the US economy maintained strength, rates were at 12 percent.

De hecho, cuando la mayoría de la población norteamericana que generó más dinero a través de los bienes raíces invirtió en este sector, las tasas de interés eran similares a las que actualmente tiene México”, explica.
