GDL – PV HIGHWAY SHORTCUT COULD BE READY IN 2020

IT WAS RECENTLY ANNOUNCED that the highway shortcut between Puerto Vallarta and Guadalajara could be completed during the month of October 2020, since the third and final stage of construction is more than 90 percent complete.

RECIENTEMENTE SE DIO A CONOCER que la carretera vía corta entre Puerto Vallarta y Guadalajara podría quedar concluida durante el mes de octubre de 2020, pues la tercera y última etapa de construcción presenta avances de más del 90 por ciento.

Grupo Carso is in charge of developing the 53.4 miles that comprise this phase, which presents a complex orography that has required the construction of three modern tunnels that will have high safety and construction standards.

Grupo Carso está a cargo de desarrollar los 86 kilómetros que comprende esta fase, la cual presenta una orografía compleja que ha requerido la realización de tres modernos túneles que contarán con altos estándares de seguridad y construcción.

Once the construction of the approximately 111 miles that make up this highway is completed, consisting of the Jala – Compostela (33.5 miles), Compostela – Las Varas (24.2 miles) and Las Varas – Bahía de Banderas (53.4 miles) sections, the connection between our destination and Guadalajara will be only two and a half hours.

“Certainly, we are now moving into a buyer’s market, and using the falling peso rate to our advantage could be a new and more creative way for real estate agents and sellers to do business in the coming months.”

THE INCREDIBLE NATURAL ATTRIBUTES OF OUR DESTINATION WILL CONTINUE TO ATTRACT NUMEROUS TRAVELERS AND INVESTORS.

“On the other hand, during the current volatility in the US stock market, investors are reviewing asset allocations in portfolios and are considering how real estate can fit in. More and more people are looking at real estate as their next investment because of the potential it represents for both appreciation and cash flow from rental income. It is also a real and tangible element that can provide more control than some other forms of investment. In fact, most homebuyers in Banderas Bay pay for their properties in cash. Last year’s survey shows that 79 percent of buyers paid cash, 7 percent received loans from Mexican banks, 5 percent used foreign loans, and 9 percent used financing offered by the developer.”

“Finally, a large number of the owners who acquired their property many years ago did so in cash, when mortgages in Mexico were not available. During the 2008 recession, many of these homeowners/sellers either kept their properties and rented them out for income or simply waited for everything to pass without discounting their properties.

For this reason, we may not see much reduction in prices during this situation.”

“Right now, there are a number of great opportunities for buyers, especially those from the United States, who have an advantage with the exchange rate against the peso, as this makes closing costs much more attractive to them.

My suggestion for anyone considering buying in Banderas Bay is that now is a great time to make a reasonable offer that they are comfortable with, as many sellers seem to be more understanding and willing to negotiate certain details.

Just before COVID-19 caused the closing of businesses and staying at home, we were seeing multiple offers on a variety of property types. This was happening with new developments as well as in the luxury market. Since mortgages are now available in Mexico, more and more buyers are using those offered by Mexican banks. Now is a good time to get that second home on the coast. Of course, I suggest that any buyer consult with an AMPI-endorsed agent to represent and protect them during any transaction.”

“En este momento hay una serie de grandes oportunidades para los compradores, sobre todo los procedentes de Estados Unidos, quienes tienen una ventaja con el tipo de cambio frente al peso, pues esto hace que los costos de cierre sean mucho más atractivos para ellos. Mi sugerencia para quien esté considerando comprar en la Bahía de Banderas es que ahora es un gran momento para hacer una oferta razonable con la que se sientan cómodos, pues muchos vendedores parecen estar más comprensivos y están dispuestos a negociar ciertos detalles. Justo antes de que el COVID-19 provocara el cerrar negocios y quedarse en casa, estábamos viendo múltiples ofertas en una variedad de tipos de propiedades. Esto estaba sucediendo con los nuevos desarrollos, así como en el mercado de lujo. Puesto que las hipotecas están disponibles en México, cada vez son más los compradores que utilizan las que ofrecen los bancos mexicanos. Ahora es un buen momento para conseguir ese segundo hogar en la costa. Por supuesto, sugiero que cualquier comprador se asesore con un agente avalado por AMPI para que los represente y proteja durante cualquier transacción”.

Cada vez más personas buscan bienes raíces como su próxima inversión debido al potencial que representan tanto para la apreciación como para el flujo de efectivo con los ingresos de las rentas.

También es un elemento real y tangible que puede proporcionar más control que algunas otras formas de inversión. De hecho, la mayoría de los compradores de viviendas en Bahía de Banderas pagan sus propiedades de contado. La encuesta del año pasado muestra que el 79 por ciento de los compradores pagaron de contado, el 7 por ciento recibió prestamos de bancos mexicanos, el 5 por ciento utilizó préstamos extranjeros y el 9 por ciento utilizó el financiamiento ofrecido por el desarrollador”.

Since mid-March, when we closed our physical office and started working from home, we have several new offers in process. A few days ago, Google’s search term ‘Puerto Vallarta Real Estate’ increased 82 percent.

Clearly, many people feel ‘locked in’ and dream of a property in Puerto Vallarta when they can travel again!”

Desde mediados de marzo que cerramos nuestra oficina física y empezamos a trabajar desde casa, tenemos varias ofertas nuevas en el proceso. Hace unos días, el término de búsqueda de Google ‘Puerto Vallarta Real Estate’ aumentó un 82 por ciento. Claramente, muchas personas se sienten ‘encerradas’ y ¡sueñan con una propiedad en Puerto Vallarta cuando puedan viajar de nuevo!”

“For buyers, it is important to understand that the fundamentals of our market may be quite different from what they are used to at home. The vast majority of properties for sale (over 95 percent) do not have mortgages. Homeowner fees, utilities and tax rates are also much lower than they are in the United States and/or Canada. When they are not in the residence, many homeowners also rent them out successfully, which further offsets the expenses. Here, the average time for properties on the market, although it has decreased in recent years, is still around a year (not a few days or weeks, as it is north of the border). Also, the vast majority of sellers are retired or semi-retired, so they are comfortable and not necessarily desperate for money.

During the time we have been confined, I have only received one call from a seller asking what is going on, if there are any showings, etc. The vast majority are willing to wait out this situation. I haven’t had any sellers lower their price in response to this pandemic. Sellers understand that while the virus has had devastating effects on human life, it is not affecting properties, as they will still be here in a week, a month, a

year or as long as it takes to sell. In recent years, properties have sold in the range of 95-96 percent of the list price. Based on the offers we are currently working on, I see this trend continuing. There may be occasional sellers or highly motivated developers who lower prices or negotiate on select units, but those looking for a property with a 30 or 40 percent discount will not find it. This did not happen during the 2008-2010 economic crisis, and I don’t see that it will happen now.”

“Sellers must understand that, for many people, the idea of buying a property in another country is a daunting and very stressful task. For that reason, sellers (or their agents) must be prepared to answer a multitude of questions about the property, something they might not be used to in the United States or Canada.

Furthermore, the typical buyer doesn’t buy here to move, but because it’s something they want to do. It is important for sellers to understand that they may have the idea that our market is a ‘buyers market,’ when in reality it is not, for the many reasons described above. Therefore, sellers must take every inquiry or offer seriously.”

“Both buyers and sellers must take the above into account and realize that the market here is strong, stable and will not disappear. They may feel frustrated now that they are likely to be losing money in the stock market or on currency exchanges, but it is important to keep in mind that when they want to sell in a stable market, their neighbors will not panic, nor will they lower prices, as happens in many other real estate markets. While those who buy now will have a great place to enjoy in the months ahead, those who don’t follow their dream may lose it. Although this pandemic has caused worldwide disruption, I believe that the Puerto Vallarta real estate market will survive perfectly.”

En los últimos años, las propiedades se han vendido en un rango del 95-96 por ciento del precio de lista. Basado en las ofertas en que estamos trabajando actualmente, veo que esta tendencia continúa. Puede haber vendedores ocasionales o desarrolladores altamente motivados que bajen los precios o negocien en unidades selectas, pero eso sí, los que busquen una propiedad con un 30 o 40 por ciento de descuento no la van a encontrar. Esto no sucedió durante la crisis económica de 2008-2010 y no veo que vaya a suceder ahora”.

“Los vendedores deben comprender que, para muchas personas, la idea de comprar una propiedad en otro país es una tarea desalentadora y muy estresante. Por esa razón, los vendedores (o sus agentes) deben estar preparados para responder a una multitud de preguntas sobre la propiedad, algo a lo que en Estados Unidos y Canadá podrían no estar acostumbrados.

Además, el comprador típico no compra aquí para mudarse, sino porque es algo que quiere hacer. Para los vendedores es importante comprender que pueden tener la idea de que nuestro mercado es un ‘mercado de compradores’, cuando en realidad no lo es por muchas razones descritas anteriormente. Por esto mismo, los vendedores deben tomarse en serio cada consulta u oferta”.

“Tanto los compradores como los vendedores deben tener en cuenta lo anterior y darse cuenta de que el mercado aquí es fuerte, estable y no va a desaparecer. Pueden sentirse frustrados ahora que es probable que estén perdiendo dinero en el mercado de valores o en los intercambios de divisas, pero es importante que tengan en cuenta que cuando quieran vender en un mercado estable, sus vecinos no entrarán en pánico, ni reducirán los precios como sucede en muchos otros mercados inmobiliarios. Mientras que aquellos que compren ahora tendrán un gran lugar para disfrutar en los meses venideros, los que no sigan su sueño pueden perderlo. Aunque esta pandemia ha causado una interrupción mundial, creo que el mercado inmobiliario de Puerto Vallarta sobrevivirá perfectamente”.
