hile many of you begin to put together your upcoming Vallarta chapter—be it a week or several months long—we have been keeping tabs on all the new and exciting offerings that will welcome you upon arrival. This being our annual Food and Dining Issue, we share a few choices you will want to keep in mind. For starters, we revisit two locals featured five years ago, among a handful of cottage food enthusiasts, to see how their enterprises have fared. (We’ll give you a hint: the Pie Guy and the Wine Gal, as we affectionately call them, have done quite well for themselves!) We also share a few foodie musts for you to consider as you explore the local culture. As the performing arts industry continues to blossom locally, we share a few of the performers and acts you may want to schedule in your agenda. And while scheduling might seem counterintuitive during a vacation, we know everybody loves a good party, particularly when there is a good cause attached to it. So, we’ve researched some of the ones you definitely do not want to miss during the next few months. As Vallarta continues to expand, we try to remain mindful of our first-time visitors. Explore our always surprising choice of restaurants, or take a street taco tour through Emiliano Zapata, one of our most popular neighborhoods. We also think about those returning for the entire fall/winter/spring season. Which are the new restaurants you must try this season? Here’s another hint: turn to page 27. And for those of us who live here year-round, here’s a suggestion: reach out with a friendly hand to a first-time Vallarta visitor and discover our destination over and over again through their wonderment!

Arturo Dávalos Peña was inaugurated as Puerto Vallarta’s new mayor in an outdoor ceremony held September 30 at the Los Arcos Amphitheater. His three-year term in office will run until 2018. Succeeding Mayor Ramón Guerrero, Dávalos Peña, a native of Puerto Vallarta and an agricultural scientist by profession, is Vallarta’s second mayor from the political party Movimiento Ciudadano, founded in 2011. The new mayor is committed to improving the city’s services, such as trash collection, and its streets, revitalizing the downtown area, as well as promoting that part of the city as a tourist attraction. “My administration will be based on honesty, simplicity, hard work and justice ... We want Puerto Vallarta to be a home for visitors and locals,” he said in his speech. What started as an Italian restaurant with carefully chosen art on display very quickly evolved into Galleria Dante, one of Puerto Vallarta’s most established art galleries. Now celebrating its 20th anniversary, Galleria Dante was the first art gallery in Colonia Emiliano Zapata and through the years has become pivotal in the development of Basilio Badillo St. as a must-visit stretch in the neighborhood. In 1993, construction of the first-ever Hospital San Javier began in Guadalajara. Last year, the institution celebrated two decades of providing top quality medical services in our state’s capital. Hospital San Javier arrived in Banderas Bay 15 years ago, becoming the first to offer state-ofthe-art treatment options in Puerto Vallarta and, as of 2011, as a state-ofthe-art medical institution, now also featuring a Nuevo Vallarta location. In the 10 years since it opened its doors to the public for the first time, the Vallarta Botanical Gardens (above) has become an indispensable attraction in Puerto Vallarta, providing visitors the unique opportunity to experience the region’s biodiversity, not to mention the most complete collection of Mexican orchids anywhere in the country. Mark Hughes

There has been no looking back for Mark Hughes, who began baking savory pies and pasties “for beer money” 10 years ago. “It was for friends, and friends of friends. Now, I get recognized if I go to the airport!” Having been a regular fixture at several farmers markets around the bay, this season the ever-cheerful Hughes will have no choice but to limit participation to the Puerto Vallarta one (oldtownfm.com), where he was selling out of sweet and savory pies within the first two to three hours last season. With daily deliveries as far north as La Cruz, production has become more of a priority. Sunday farmers market denizens can look forward to a morning treat, however: freshly baked quiches—some 150 to 250 of them—that Hughes will have started baking at 2 o’clock in the morning. “It bums me out to make them and then freeze them,” he remarks. “They should be enjoyed warm, just out of the oven.” *

Nina Goodhope has been in Banderas Bay for over two decades, during which she has constantly reinvented herself, never straying too far from her kitchen and dining room—or others’, for that matter. t does not hang gracefully from its tree as many other fruits do. It’s difficult to hold due to its prickly texture, not to mention its size—mature jackfruits can weigh as much as 80 pounds and reach 35 inches in length. Then there’s its distinctive aroma, so strong that in parts of the world where it predominates (mainly Southeast Asia) it is not uncommon to find signs in public places forbidding entering with fresh jackfruits. Here in town, you’ve probably spotted them hanging from neighborhood trees and wondered what to make of it. So how can one possibly crave it? In the hands of skilled chefs such as Guillermo Wulff, this ugly duckling is regularly transformed into a beautiful, unique dessert at Barrio Bistro, his latest restaurant venture (pg. 48). PO

e were excited about the richness and variety of entertainment offerings available in Puerto Vallarta and Rivera Nayarit last year, and we’re excited to see the options continue to grow this year. This season’s English-language options will include the return of the musical Forever Plaid, A Tuna Christmas for the holidays, Mamma Mia and the suspenseful Death Trap, while continuing Spanish options will include the successful Princesas Desesperadas, a parody of Disney’s princesses, and Divas de Rancho, an homage to Mexico’s divas, in addition to the 25th Cuale pastoral play for the Christmas season. New offerings in Spanish theater will include Frida Kahlo, Viva la Vida and the Teatro en Corto program.

Estampas de México, a free event held at Parque Hidalgo, includes a folkloric dance show and Mexican food for sale as part of a cultural program promoting Mexican traditions and values in that zone, as well as the area’s economic activities. Held for the first time last year, the event is geared toward both tourists and locals, beginning with a parade departing from the Buenaventura Hotel at 7 pm.

Peking Duck for two is a must, sweet and sour pork ribs melt-in-your-mouth tender and chicken salad with an array of vegetables and a tangy peanut dressing a nice light lunch. Complientary jicama and guacamole tacos accompany drinks, margaritas appearing with individual tequila bottles. The tortilla soup is wonderful, as is the calamari in a buttery garlic sauce, the Sí Señor steak and every other dish we tried. Don Pedro’s Sea Bass with Tangerine Butter Robalo con Mantequilla a la Mandarina

There is no better way to enjoy beachfront dining than savoring fresh local catch, and this particular dish is a perfect introduction to this renowned restaurant. The sea bass fillet is served over a bed of sweet potato with tangerine butter and beet reduction, garnished with crispy fried leek. The chef suggests pairing it with a glass of Casa Grande chardonnay by Madero, a perfect complement to the buttery texture of the fish and the sweet and sour sauce. PO CHEF NICHOLAS PARRILLO Along with his cousin Damien Porter, Nicholas came to Sayulita from Los Angeles in 1992 to create Don Pedro’s and its celebrated Mediterranean cuisine with a California influence. His inspiration, always fresh like his ingredients, makes this restaurant an indispensable stop at the popular Riviera Nayarit surfing mecca.

The Historic Center Art Walk celebrates its 20th anniversary during this upcoming season. A Vallarta tradition for many, the Art Walk is a self-guided walking tour through some of the town’s renowned El Centro art galleries, which open late for the occasion. Costa Vallarta Real Estate Market Update 2015

Each year International Living and Live and Invest Overseas, two online resources for people looking to move abroad, release the results of their findings regarding the best places to retire. International Living selects by country, and Ecuador, Panama, Mexico, Malaysia and Costa Rica (in that order) made the top five, with Puerto Vallarta prominently featured as a best option for Mexico. Live and Invest Overseas is more specific, and their list of the top 21 best places to retire ranked Puerto Vallarta second, stating, “Its popularity with tourists means there are top-notch hospitals that often accept international insurance, as well as an airport with many direct flights—making it easy for the grandkids to visit.” These findings have been picked up and covered by news outlets such as CNN, Forbes, Huffington Post and US News, among others.

Cada año, International Living y Live and Invest Overseas, dos sitios web especializados para aquellos que buscan jubilarse en el extranjero, publican los resultados de sus investigaciones al respecto. International Living los ofrece por país, y Ecuador, Panamá, México, Malasia y Costa Rica son los cinco favoritos, en ese orden, con Puerto Vallarta sobresaliendo como la mejor opción para México. Live and Invest Overseas es más específico, y su lista de los 21 mejores destinos para jubilarse colocó a Puerto Vallarta en segundo lugar, afirmando que “su popularidad como destino turístico hace que su sistema hospitalario sea de la mejor calidad, y frecuentemente aceptan pólizas de seguro internacionales, y cuenta con un aeropuerto con muchos vuelos directos—lo que motiva a los nietos a visitar.” Estos resultados han llamado la atención de otros conglomerados mediáticos como CNN, Forbes, Huffington Post y US News, entre otros.

here has been a considerable amount of media coverage recently regarding top retirement areas for Americans and Canadians, and Puerto Vallarta has received a significant portion of it and in a positive light. That shouldn’t be surprising, as Vallarta has been a favorite retirement destination for years, with one of the largest American/Canadian expat communities in Mexico.

Direct flights are wonderful, but so are short overall travel times that allow not only for grandkids to visit but also for grandparents to fly back home regularly. People from California, Arizona, Colorado, New Mexico and Texas can return home from Vallarta in around three hours flying time, while other top retirement places mentioned, such as Costa Rica, Panama, Columbia and Ecuador, are more than six hours away. No popular secondhome destination is closer to the USA than Mexico. Retirement has once again become a favorite media topic as Americans have seen the stock market return to its highs, a rebound in the real estate markets, and an economy that, although not booming, has seen consistent growth over the past seven years, along with a continually declining unemployment rate. Those who saw their retirement years set back in 2008 are now back in the game, ready to make plans for the future. And for some this means finding a place that is warm in the winter and has a comfortable climate, friendly people, amenities such as golf and boating, and, as already mentioned, is not too far from home. An actual pent-up demand has been created for retirement properties, which has already started to materialize in the USA with people taking advantage of low real estate prices, at least in comparison to pre-2008. Vacation home sales rose 57 percent last year, to 1.3 million properties, well above their most recent peak level in 2006, according to The National Association of Realtors (NAR). In fact, vacation home sales accounted for 21 percent of all real estate transactions last year, their highest market share since the survey was first conducted in 2003. NAR found in a survey that 85 percent of vacation buyers think now is a good time to purchase real estate. continued on pg. 74

The potential of this pent-up demand is just now starting to take effect in the Vallarta region. It has been delayed over the past few years by an increased interest in renting. Both short- and long-term rentals, at all price ranges, have created the most indemand rental market in quite some time. And it makes sense for a couple of reasons. First, after the serious losses incurred both in savings and investments and also in home values, retirees or secondhome buyers are a little hesitant before making any large investments. Second, renting provides an opportunity to try out different neighborhoods and communities in and around Puerto Vallarta to find a place that will best meet one’s lifestyle.

La venta de propiedades vacacionales incrementó el año pasado en un 57 por ciento, o 1.3 millones de propiedades (una cifra bastante más alta que en el 2006) de acuerdo a la National Association of Realtors (NAR) en los Estados Unidos. De hecho, la venta de propiedades vacacionales del año pasado fue de un 21 por ciento de todas las transacciones inmobiliarias, el porcentaje más alto desde el último sondeo, realizado por la empresa en 2003. There will come a point, however, when quality rentals will become difficult to obtain. Prices will be driven up by demand, and people will want to have a place of their own where they can keep the golf clubs, the surf and paddle boards, etc., and create a place that reflects their style of living, where their artwork will hang on the walls, where they can decorate and furnish the way they prefer, and where they can better get to know their neighbors.

El potencial de esta nueva demanda apenas comienza a sentirse en la región de Vallarta. Ha sido demorada en los últimos años por un creciente interés en rentar propiedades. Tanto las rentas a corto como a largo plazo, en toda una gama de precios, han generado el mercado de mayor demanda en mucho tiempo. Y eso tiene sentido por un par de motivos. age, creating a situation where many homes doubled in value over that period of time. Much of that newly found equity was removed, and some of it found its way to Puerto Vallarta, where it was used to purchase a vacation home. After five years of continued negative growth, equity in homes is once again in positive territory, reaching 12 percent growth in 2013 and averaging about 4 percent since then. We are not seeing the incredible growth we saw at the beginning of this decade, but that is a good thing, as we donâ&#x20AC;&#x2122;t need another bubble bursting. But it means that people are once again building equity in their primary homes, which will certainly make the retirement move easier. At the same time, the stock markets have shown consistent growth for the past six years, providing good returns on family investments, which again allow a less challenging transition into retirement.Â And odds are that Puerto Vallarta will be one of the top retirement destinations of choice as savings and home equity continue to strengthen.

Dicho eso, llegará un punto en el que será difícil encontrar propiedades en renta de calidad. Los precios irán en aumento por la demanda, y muchos preferirán contar con su propia propiedad para poder conservar pertenencias como los palos de golf, tablas de surf, etc., y crear un hogar con una personalidad que refleje su estilo de vida, donde puedan colgar sus propios cuadros, puedan decorar y amueblar a su gusto, y puedan conocer a sus vecinos. En 2008, presenté la gráfica Case-Shiller (pág. 75) en una conferencia inmobiliaria local, para explicar lo que había creado la bonanza inmobiliaria en la región del 2003 al 2008, y por qué las cosas no se veían tan favorables hacia el futuro. Entre 2000 y 2006, la industria inmobiliaria en Estados Unidos iba en aumento del 8 al 15 por ciento promedio, creando una situación en la que muchas propiedades duplicaron su valor durante ese periodo. Mucha de esa equidad llegó a Puerto Vallarta, donde fue utilizada para adquirir una segunda casa. Después de cinco años de crecimiento negativo continuo, la equidad en las propiedades vuelve a ser positiva, alcanzando un crecimiento del 12 por ciento en 2013 con un promedio de 4 por ciento anual desde entonces. Entonces, no estamos viendo la increíble bonanza de principios del milenio, pero eso es bueno, ya que igual no necesitamos otra situación excesiva. Pero significa que la gente está acumulando equidad en su residencia principal, lo que les permitirá jubilarse con mayor facilidad. De igual manera, el mercado de valores ha ido en crecimiento durante los últimos seis años, ofreciendo excelentes rendimientos, lo que también ayudará a tener una transición más sencilla hacia la jubilación. Y es muy probable que Puerto Vallarta continúe siendo uno de los destinos favorecidos conforme se van fortaleciendo el ahorro y la equidad.
