Partial Development Plan Destiladeras - Punta de Mita Advances

This project includes the improvement of energy resources, conservation of the environment, increase in land value and territorial delimitation.

As part of the preparation of the partial urban development plan for the Destiladeras - Punta de Mita corridor, the Bahía de Banderas Instituto Municipal de Planeación (IMPLAN) (Municipal Institute of Planning) presented the updated land use map to the members of the Colegio de Arquitectos e Ingenieros Riviera - Bahía (Association of Architects and Engineers Riviera - Bahía), the Colegio de Ingenieros Civiles y Arquitectos de Bahía de Banderas (CICAB) (Bahía de Banderas Association of Civil Engineers and Architects) and other environmental organizations.

This project was authorized at the beginning of the year, during the town hall session, benefits to include the improvement of energy resources, conservation of the environment, increase in land value and territorial delimitation. The Consejo Consultivo de Desarrollo Urbano (Consultative Council for Urban Development) and the Dirección de Ordenamiento Territorial de Bahía de Banderas (Bahía de Banderas Territorial Planning Directorate) are working together with IMPLAN to realize this project.

Additionally, the meeting allowed members of each organization to offer feedback and give a general understanding of aspects such as low impact criteria, urban reserve areas, protected natural areas, species in the area and viability of public services.

Como parte de las tareas de seguimiento para la elaboración del Plan Parcial de Desarrollo Urbano para el corredor Destiladeras - Punta de Mita, el Instituto Municipal de Planeación de Bahía de Banderas (IMPLAN) presentó el mapa de actualización de usos de suelo a los integrantes del Colegio de Arquitectos e Ingenieros Riviera - Bahía, el Colegio de Ingenieros Civiles y Arquitectos de Bahía de Banderas (CICAB) y otros organismos ecologistas.

Este proyecto se autorizó a principios del año durante sesión de cabildo y entre los beneficios que supondría están la mejora de los recursos energéticos, conservación del medio ambiente, incremento del valor de suelo y delimitación territorial. El Consejo Consultivo de Desarrollo Urbano y la Dirección de Ordenamiento Territorial de Bahía de Banderas trabajan junto al IMPLAN para materializar este proyecto.

Adicionalmente, la reunión sirvió para que los integrantes de cada organismo ofrecieran una retroalimentación y se diera un entendimiento general de aspectos como los criterios de bajo impacto, polígonos de reserva urbana, áreas naturales protegidas, presencia de especies en la zona y viabilidad de servicios públicos.

Novamar Celebrates Vallarta Insurance Day

The second edition of Vallarta Insurance Day included lectures on the insurance policies available in the region and their coverage, as well as claims processes.

A few weeks ago, insurance broker Novamar Insurance Mexico celebrated the second edition of Vallarta Insurance Day within the facilities of the Marina Vallarta Golf Club. The event included lectures on the insurance policies available in the region and their coverage, as well as claims processes.

Craig Chamberlain, president of Novamar, started the day with a talk on boat insurance. Then, Raúl Posadas, claims coordinator of Quálitas, addressed the topic “Vehicle Insurance: Claim Process in Mexico.” Roberto Castellanos, director of Novamar, gave the presentation “Insurance of Houses and Condominiums: Market and Replacement Value” and finally, Aldis Barsketis, director of WeExpats Insurance Solutions, presented “Medical Coverage: Risks and International Options.”

The event concluded with a private talk among more than 40 managers of condominium buildings and professional appraisers Héctor Guerrero and Jesús Ibarra, who detailed the process for establishing the replacement value of a building, machinery or equipment in case of a catastrophe.

Vallarta Insurance Day also included assistance tables from various insurance companies that collaborate with Novamar, including Quálitas, Zurich, Seguros Atlas, HDI Seguros, AXXA and Medipet.

Hace algunas semanas, la correduría de seguros Novamar Insurance Mexico celebró la segunda edición del Vallarta Insurance Day dentro de las instalaciones del Club de Golf Marina Vallarta. El evento comprendió conferencias relativas a las pólizas de seguros disponibles en la región y sus coberturas, así como los procesos de reclamación.

A few weeks ago, real estate developer Lado B presented the project Entorno S, a tower of condominiums offering four models that fit the beach lifestyle.

According to Alejandro Kuri, AMPI president, Riviera Nayarit is one of the most dynamic zones in the country, which could increase their activity by up to 7%.

The Instituto Nacional de Estadística y Geografía (INEGI) (National Institute of Statistics and Geography) reported that the country’s gross domestic product (GDP) grew 2.4 percent during the first quarter of the year (compared to the same period in 2017).

According to the institution, the main driver of this development was the primary sector (raw materials), with growth of 5.1 percent. On the other hand, the tertiary sector (services) grew 3.1 percent, while the secondary sector (end products) showed no change.

In this context, Alejandro Kuri, president of the Asociación Mexicana de Profesionales Inmobiliarios (AMPI) (Mexican Association of Real Estate Professionals), expects the construction sector to be more dynamic than last year. At a press conference, he declared that investments of between 7 and 8 billion dollars are projected for 2018, so the real estate industry could reach 4 percent growth at the end of the year.

According to Kuri, Riviera Nayarit is one of the most dynamic zones in the country, along with the northern border zone and the Bajío (Guadalajara, Querétaro and San Luis Potosí), which could increase their activity by up to 7 percent. Finally, he pointed out that regardless of who wins the next presidential election, the industry will maintain its positive performance.

El Instituto Nacional de Estadística y Geografía (INEGI) dio a conocer que el Producto Interno Bruto (PIB) del país creció un 2.4 por ciento durante el primer trimestre del año (en comparación con el mismo período del 2017). De acuerdo con la institución, el principal motor de este desarrollo fue el sector primario, con un crecimiento del 5.1 por ciento. Por su parte, las actividades terciarias crecieron un 3.1 por ciento, mientras que el sector secundario no mostró variación.

En este contexto, Alejandro Kuri, presidente de la Asociación Mexicana de Profesionales Inmobiliarios (AMPI), prevé que el sector de la construcción presente más dinamismo con respecto al año pasado. En conferencia de prensa declaró que están proyectadas inversiones de entre 7 y 8 mil millones de dólares en 2018, por lo que la industria inmobiliaria podría alcanzar un crecimiento del 4 por ciento a finales del año.

De acuerdo con Kuri, Riviera Nayarit está dentro de las zonas del país que tendrán mayor dinamismo junto con la zona fronteriza norte y el Bajío (Guadalajara, Querétaro y San Luis Potosí); las cuales podrían aumentar su actividad hasta en un 7 por ciento. Finalmente, señaló que independientemente del candidato que resulte ganador en las próximas elecciones presidenciales, la industria mantendrá su buen desenvolvimiento.

ISTORY OF PUERTO VALLARTA ARCHITECTURE - PART I Historia de la Arquitectura de Puerto Vallarta - Parte I

In this first part, we review the early architectural style that predominated in Puerto Vallarta’s rustic and romantic urban landscape: serrana architecture.

En este primer capítulo, repasamos el estilo arquitectónico que predominó en el rústico y romántico paisaje urbano de Puerto Vallarta: la Arquitectura Serrana.

Puerto Vallarta just celebrated 50 years as a city and 100 as a municipality. However, its founding goes back even more decades, as reflected in the city’s architectural wealth.

From the first buildings, belonging to so-called serrana (highlands) architecture, to the current contemporary-style developments, this tourist destination has experienced an interesting urban evolution, a transformation that we will analyze chronologically in a series of three special articles.

Sin embargo, su fundación se remonta más décadas atrás, algo que se refleja en la riqueza arquitectónica de la ciudad. Desde las primeras construcciones pertenecientes a la denominada arquitectura serrana, hasta los actuales desarrollos de estilo contemporáneo; este destino turístico ha sostenido una interesante evolución urbanística, una transformación que analizaremos cronológicamente en una serie de tres artículos especiales.

To explore these more than 150 years of history through emblematic styles and buildings, we approached architect and researcher Alfonso Baños, as well as architect and urban planner Óscar Morán, experts in the urban architectural history of Puerto Vallarta who have published extensively and produced presentations on the subject, such as the highly recommended and informative YouTube documentary series Entre Muros.

Although previous settlements have been documented, Puerto Vallarta was officially founded in 1851, when iconic figures such as Guadalupe Sánchez Torres and other families from nearby mountain municipalities (such as San Sebastián del Oeste, Mascota and Talpa de Allende) decided to settle in this enclave of Banderas Bay, bringing with them their customs, among them, the way to build. “At that time, architects did not exist as such. The first school of architecture was founded in Mexico well into the 20th century. And although there were schools of engineering, construction knowledge in small towns was passed down for generations: families of blacksmiths and masons who knew how to build with a lot of beauty,” stresses Morán.

Aunque se han documentado asentamientos anteriores, oficialmente se considera que Puerto Vallarta fue fundado en 1851 cuando personajes icónicos como Guadalupe Sánchez Torres y otras familias provenientes de municipios serranos aledaños (como San Sebastián del Oeste, Mascota o Talpa de Allende), decidieron establecerse definitivamente en este enclave de la Bahía de Banderas, trayendo consigo sus usos y costumbres, entre ellos, la manera de construir.

“En ese entonces no existían los arquitectos como tal. La primera escuela de arquitectura se fundó en México ya bien entrado el siglo XX y aunque había escuelas de ingeniería, el conocimiento constructivo de los pequeños pueblos se transmitía por generaciones: familias completas de herreros y albañiles que sabían construir con muchísima belleza”, recalca Morán.

Puerto Vallarta employs that highland style at the beach. Alfonso Baños points out the most visible characteristics: “The streets intersect perpendicularly, in a grid pattern, the roads paved with materials from the region, such as cobblestones, which helped the transit of horses and later vehicles. Other distinguishing features include the sloping clay-tile roofs, adobe walls, narrow, vertical windows with small balconies, plus the use of wood for beams, as well as thick doors and shutters.”

The buildings indicated the status of their inhabitants. “The most important had corner lots, and aesthetically marked the importance of housing to the fabric of the city,” adds Baños. “There were three predominant colors in town: the gray of the pavement, the white of the walls and the red of the roofs, enhancing the surrounding vegetation. In addition, their heights were proportional to the width of the streets.”

Among the most significant examples is the building that now houses El Campanario restaurant (between Independencia and Hidalgo streets), as it still has the original roof, adobe walls, facade and windows, as well as interior patio with a well. Other properties that stand out are the Milano building (between Juárez and Galeana streets), whose exterior preserves the serrana style. The old post office building (now La Posta restaurant), whose windows were modified, still maintains the cornices, tile roof and thick adobe walls.

Las edificaciones demostraban las jerarquías de sus habitantes: “Las más importantes tenían esquinero y estéticamente marcaba la importancia de la vivienda en el tejido de la ciudad”, añade el arquitecto Baños. “En el pueblo existían tres colores predominantes: el gris del pavimento, el blanco de los muros y el rojo de los tejados que realzaban la vegetación del entorno.

Además, las alturas eran proporcionales a la anchura de las calles”.

Algunos de los ejemplos más significativos son la finca donde se encuentra el restaurante El Campanario (entre las calles Independencia e Hidalgo), pues aún posee el tejado, muros de adobe, fachada y ventanas originales, así como un patio interior con pozo. Otras propiedades que destacan son el edificio de la tienda Milano (entre las calles Juárez y Galeana), que aún conserva el estilo serrano en su exterior. One Hundred Years in a Rustic Bubble, with Some Exceptions

Because the town was isolated from the rest of the country, serrana architecture predominated in Puerto Vallarta for almost a hundred years. “While in places like Mexico City and Guadalajara, the new European or American styles had arrived, not here.

Even if they arrived, these styles required elements and resources that could not be obtained here. Puerto Vallarta had no road connections—only maritime—and it was only in the ‘30s that air access arrived. Here you could only build with adobe, brick and wood, materials available in abundance,” says Morán.

Puerto Vallarta no tenía conexión carretera —solo marítima y hasta los años 30 llegó la aérea—. Aquí solo se podía construir a base de adobe, ladrillo y madera, materiales que abundaban”, señala Óscar Morán.

Despite the omnipresence of serrana architecture, two of the city’s iconic buildings are an exception and deserve special mention.

A pesar de la omnipresencia estilística de la arquitectura serrana, merecen una mención especial dos edificios icónicos de la ciudad que constituyen una excepción para el estilo arquitectónico del momento.

Teatro Saucedo (now La Parisina), designed by Italian engineer Angelo Corsi and built in 1922, was a model of sophistication and reflected what was sought by the bourgeois classes of the time.

1903 (the year the Diocese of Tepic granted Puerto Vallarta permission to have a parish, not a cathedral, as it is erroneously called).

The project lasted until 1965, when the crown was placed on the central tower (the first of three it has had). And in 1985 the two side belfries were added.

Regarding its style or mixture of styles, Morán comments that it has “neoclassical inspiration, although it lacks the characteristic depuration.

reinforced with steel rods and some stone to give it a more colonial touch. The church never had an architect in charge of the project as a whole; it was built based on the ideas of each era, and the construction technique reflects the technologies that existed when it was carried out.”

The other jewel is the Teatro Saucedo (between Juárez and Iturbide streets), designed by Italian engineer Angelo Corsi and built in 1922 with advanced techniques, such as the use of steel beams (something unprecedented in the city). His style, which emulated the theaters and large buildings of Mexico City and Europe, was a model of sophistication and reflected what was sought by the bourgeois classes of the time, thus becoming Puerto Vallarta’s first center dedicated to culture and social events.

La otra joya es el Teatro Saucedo (entre las calles Juárez e Iturbide), que fue diseñado por el ingeniero italiano Angelo Corsi y construido en 1922 con técnicas avanzadas, como el uso de vigas de acero (algo inédito en la ciudad).

Su estilo, que emulaba a los teatros y grandes edificios de la Ciudad de México y Europa, constituyó un ejemplo de sofisticación y reflejo de lo que buscaban las clases burguesas de la época, convirtiéndose así en el primer centro dedicado a la cultura y a las reuniones sociales en Puerto Vallarta.

Despite these two rarae aves, Puerto Vallarta maintained its distinctive appearance for several decades, the charm of a “little Mexican village” sustained until the arrival of the first foreign visitors at the end of the 1930s. However, it wasn’t until the 1940s that these changes would be reflected in the architecture of Vallarta, with the arrival of the first modernism movements, which we will discuss in our next issue.

Victoria Pratt, real estate agent and director of the North Shore division of Timothy Real Estate Group, has been linked to Bucerías for more than 20 years, first as a resident and also as a professional with various firms, factors that have made her one of the most expert voices on the development of this famous coastal town north of Puerto Vallarta.

Pratt’s link with Vallarta · Nayarit began with her first family trip in 1979. “My family and I visited Puerto Vallarta every year. We were in love with the destination,” she recalls.

Around 1997 Victoria and her parents decided to jointly acquire a property.

“My parents explored areas like Sayulita, but they decided on Bucerías because it reminded them of the old, peaceful Vallarta of 30 years ago.”

was the beginning of what would be Punta Esmeralda of Grupo Real del Mar.” Aware of the potential, Pratt eventually would end up working for that firm. “Even if it was not an independent agency, the products they offered were extremely varied, from mid-range developments to luxury properties.” Thus, she worked with this company from 2004 to 2008, one of Bucerías’ fastest growth periods.

Creciendo al Ritmo del Destino

With the real estate crisis, the agent decided to make a change and joined the Pacific Boutique Properties team. “It was the opportune moment. The crisis was hitting very hard and working in an independent agency gave me the opportunity to broaden my horizons and start as a sales agent.”

Growing to the Rhythm of Our Destination Originally from Canada, in 1999 Pratt decided to take a sabbatical year and settle in Bucerías.

The real estate agent already had a broad background in hospitality and tourism, having served as an advertiser and director of hotels in her native country, so it was not difficult to find work in our destination.

“When I arrived, I met John Youden, who was developing Hoteles Boutique de México. I worked with him for five years, helping to develop the company and directing both the marketing and public relations of the project.”

During this stage, Pratt had a front-row seat to the area’s early development. “One day, while walking on the beach, I saw how a large piece of land began to show activity. It 26

Once considered a fishing village, Bucerías has become a home and favorite vacation spot to many people that like the lighter, quieter side of life.

executing projects such as the aforementioned Punta Esmeralda, Azul and Punta Arena. The crisis came in 2008, and although it did not affect us as much as Puerto Vallarta, because our customer base was Canadian and Mexican, the market did suffer.”

The Canadian market is one of the keys to the future of Bucerías. “It is funny, because toward 2012 things became very promising.

While Vallarta was still awaiting the recovery of the US market, we had Canadians, who, although cautious, continued to invest in real estate. Conversely, when the US dollar strengthened and the Mexican and Canadian currencies fell in 2014, Bucerías began to decline, worsening in 2015 and 2016 and coinciding with the beginning of the recovery of the US market in Puerto Vallarta,” she recalls. “In addition to the crisis, one of the reasons Canadians did not venture to invest here was the size and high price of the inventory—large properties with many bedrooms, as was the trend in good times—compared to the new one or two-bedroom condominiums at more affordable prices, something that was not available in the area because nothing new had been built during the crisis.”

Curiously, the recovery of the Puerto Vallarta market had a domino effect and Americans began coming to Bucerías, supporting the early recovery of this area.

The Present and the Promising Future Since 2017, the Bucerías real estate market has returned to its previous peak. “We are even short of inventory. It is funny, because for 28

el mencionado Punta Esmeralda, Azul o Punta Arena. En 2008 llegó la crisis y aunque no nos afectó tanto como a Puerto Vallarta —porque nuestra base de clientes era canadiense y mexicana—, el mercado sí sufrió una congelación”.

Precisamente ese factor del mercado canadiense es una de las claves del devenir de Bucerías. “Es curioso, pues hacia el 2012 las cosas se pusieron muy prometedoras. Mientras que Vallarta seguía en espera de la recuperación del mercado estadounidense, nosotros contábamos con los canadienses, quienes aun siendo cautelosos, seguían invirtiendo en bienes raíces. De la misma forma, cuando en 2014 el dólar americano se reforzó y las divisas mexicana y canadiense cayeron, Bucerías empezó a decaer, empeorando en 2015 y 2016, casualmente coincidiendo con el inicio de la recuperación del mercado estadounidense en Puerto Vallarta”, rememora.

If a maintenance person is hired, no matter what they are paid, generally between $5,000 and $6,000 pesos per month plus benefits, they will come out with a monthly operating expense of about $9,000 or $ 10,000 pesos for a single person without tools, truck or equipment. For a third of that, companies specializing in this service offer five to ten people focused on different specialties, with trucks, tools and equipment. The maintenance employee may know how to correctly perform two or three things, but if you hire a company, you have the electrician, carpenter, metalworker, painter... a whole range of options to fix different things.”

Cuando le preguntamos si la administración de negocios es costoso, Said fue alentador: “No realmente. Un restaurante, por ejemplo, si contrata de planta a una persona de mantenimiento, por más poco que le pague —que son entre $5 mil y $6 mil pesos más prestaciones—, les va a salir en un costo operativo mensual de unos $9 mil o $10 mil pesos para una sola persona sin herramientas, ni camionetas, ni equipo. Por una tercera parte de eso, las compañías especializadas en este servicio ofrecen un respaldo de cinco o diez personas con camionetas, herramientas, equipo y enfocados a diferentes especialidades. La persona de planta quizá sepa realizar correctamente dos o tres cosas, pero si contratas a una empresa, tienes al eléctrico, al carpintero, al tablaroquero, al pintor… es decir, toda una gama de opciones para que se arreglen diferentes cosas”.
