Ante ello, autoridades del municipio e iniciativa privada han empujado el desarrollo de nuevos espacios para rehabilitar y redensificar la ciudad, para así obtener un crecimiento poblacional de 19 % en los próximos 30 años.

PLAZA GRUNCOM CLOUTHIER ABRIRÁ EN 2020

ESTA NUEVA PLAZA COMERCIAL CONTARÁ CON DOS NIVELES COMERCIALES CON 66 LOCALES Y UN BUSINESS CENTER DE TRES PISOS.

EN FEBRERO DEL PRÓXIMO AÑO, se planea que Plaza Gruncom Clouthier abra sus puertas por primera vez al público. Esta nueva plaza comercial, ubicada sobre la Av. Manuel J. Clouthier, contará con dos niveles comerciales con 66 locales y un business center de tres pisos, con un área total rentable de 10 mil 954 metros cuadrados.

VIVIENDA VERTICAL MANTIENE CRECIMIENTO

ZAPOPAN ES UNO DE LOS MUNICIPIOS CON MAYOR DESARROLLO DE CONDOMINIOS EN JALISCO.

EN 2019, la tendencia de desarrollo de vivienda vertical en Guadalajara mantuvo el ritmo de crecimiento del 2018, con 660 unidades por año en promedio, según cifras del Sistema Nacional de Información e Indicadores de Vivienda (SNIIV). Esto lo dio a conocer Diego López de Lara de Obeso, presidente de la Cámara Nacional de la Industria de Desarrollo y Promoción de Vivienda (CANADEVI) delegación Jalisco.

Señaló que, a diferencia de Tlajomulco y El Salto, Zapopan fue uno de los municipios con mayor desarrollo de vivienda vertical de tres niveles en adelante. “En el más amplio espectro de proyectos verticales de tres niveles en adelante podemos decir que, además del municipio de Guadalajara, se intensificó en algunas zonas de los municipios de Zapopan y en menor porcentaje en Tlajomulco y El Salto”.

De acuerdo con López de Lara de Obeso, presidente de CANADEVI, el desarrollo de proyectos verticales de más de tres niveles se intensificó en algunas zonas del municipio de Zapopan durante 2019.

Indicó que el detonador del desarrollo de vivienda vertical en los próximos años será un modelo que logre vencer el reto de generar proyectos de vivienda vertical intraurbana con valor de hasta 700 mil pesos en corredores de transporte masivo.

IN 2019, the trend of vertical housing development in Guadalajara maintained the 2018 growth rate, with 660 units per year on average, according to figures from the Sistema Nacional de Información e Indicadores de Vivienda (SNIIV) (National System of Information and Housing Indicators). This was announced by Diego López de Lara de Obeso, president of the Cámara Nacional de la Industria de Desarrollo y Promoción de Vivienda (CANADEVI) (National Chamber of the Housing Development and Promotion Industry) Jalisco delegation.

He noted that, unlike Tlajomulco and El Salto, Zapopan was one of the municipalities with the greatest vertical housing development of three levels and above. “In the broadest spectrum of vertical projects from three levels on, we can say that, in addition to the municipality of Guadalajara, it intensified in some areas of the municipalities of Zapopan and to a lesser extent in Tlajomulco and El Salto.”

He indicated that the trigger for vertical housing development in the coming years will be a model that succeeds in overcoming the challenge of generating intra-urban vertical housing projects worth up to $700,000 pesos in mass transportation corridors.

“REHABITAR LA CIUDAD” ES UN PROGRAMA IMPULSADO POR EL MUNICIPIO DE GUADALAJARA CUYO OBJETIVO ES AUMENTAR LA OFERTA HABITACIONAL EN COLONIAS CÉNTRICAS DE LA CIUDAD.

EN LOS ÚLTIMOS 10 AÑOS, Zapopan y Tlajomulco han registrado un crecimiento poblacional del 17 % y 9 %, respectivamente, según cifras del Instituto de Información Estadística y Geografía de Jalisco (IIEG). Sin embargo, en 15 años Guadalajara ha perdido más de 200 mil habitantes por al encarecimiento de vivienda.

La actual administración, encabezada por el presidente municipal Ismael del Toro, se planteó como meta que, en los próximos tres años, Guadalajara genere 10 mil 900 viviendas para reactivar el Centro Histórico.

El tercero busca el aprovechamiento de espacios de vivienda en los que se puedan generar hasta dos unidades habitacionales independientes.

“Las tres rutas están sustentadas en viabilidad, en no generar la expulsión de los habitantes del Centro y en convertir al Centro Histórico en la primera centralidad urbana de la ciudad”, comentó Ismael del Toro, presidente municipal de Guadalajara, al presentar este plan de acción.

Se estima que, en una superficie de 250 hectáreas de la Zona Centro, 92 propiedades se encuentran en estado ruinoso, mientras que 69 están totalmente abandonadas. Actualmente, autoridades del municipio y del estado, así como miembros de organismos de la iniciativa privada trabajan en estrategias para generar un mejor desarrollo de vivienda en la capital del país, como parte de los trabajos de dicho programa.

“La meta es que si trabajamos juntos todos los sectores que integran el grupo de vivienda, podamos tener unas metas de entre 3 y 5 mil viviendas por año.

Depende de muchos factores, de aspectos de tramitología, de procesos”, señaló Ricardo Alcocer Vallarta, secretario de la Comisión de Asuntos Metropolitanos del Ayuntamiento de Guadalajara.

Por su parte, el presidente de la Cámara Nacional de Desarrolladores de Vivienda (CANADEVI), Diego López de Lara de Obeso, destacó la importancia de crear espacios de vivienda que permitan a las personas volver a habitar su ciudad con mejores servicios a fin de sumar a su calidad de vida. “Estamos buscando, de forma conjunta con el gobierno del estado y con los municipios, lograr condiciones en el ámbito local que fomenten la inversión en vivienda para generar un entorno de mayor bienestar económico, familiar y social”.

López de Lara de Obeso indicó que los ejes principales para detonar la inversión y desarrollo de infraestructura en el estado durante el próximo año serán el desarrollo de infraestructura y equipamiento urbano ligado a los proyectos estratégicos de movilidad, así como “el desarrollo urbano sustentable de la metrópoli, con esquemas que fomenten y den certeza a la inversión privada”.

Brando Angulo Díaz concibe a cada proyecto como una oportunidad para cambiar realidades que les permitan a las personas desarrollarse en una mejor sociedad. Brando Angulo Díaz conceives each project as an opportunity to change realities that allow people to develop in a better society.

“Soy abogado y aunque me gusta mucho el derecho, mi pasión son los bienes raíces y lo descubrí cuando le escrituré a un constructor unos fraccionamientos.

Ahí conocí el proceso de construcción y desarrollo inmobiliario y supe que a eso me quería dedicar”.

En un viaje que le ha mostrado sus mayores virtudes, pero también sus más grandes defectos, Angulo Díaz sabe lo que quiere y, aunque a veces tanta meticulosidad y perfección trastocan su paciencia, cada proyecto lo concibe como una oportunidad para cambiar realidades que les permitan a las personas desarrollarse en una sociedad que no sea ajena a sus necesidades.

“I am a lawyer, and although I really like law, my passion is real estate. I discovered it when I prepared the deeds for a builder for some subdivisions. That’s when I got to know the process of construction and real estate development and I knew that’s what I wanted to do.”

On a journey that has shown him his greatest virtues, but also his greatest flaws, Angulo knows what he wants, and, although sometimes so much meticulousness and perfection try his patience, he conceives each project as an opportunity to change realities that allow people to develop in a society that is not unconnected to their needs.

HOY EN DÍA, GRUPO INMOBILIARIO BRADA CUENTA CON UN EQUIPO DE 60 PERSONAS QUE HAN VISTO EN ELLA UNA OPORTUNIDAD PARA SU CRECIMIENTO PROFESIONAL.

En lo corto, es notoria su pasión por lo que hace, al platicar con lujo de detalles lo que ha vivido a sus 35 años de edad en un sector cada vez más ambicioso, competitivo y que, incluso, muchas veces llega a subestimar el talento joven.

“Uno de los grandes retos es lidiar con el tema de la juventud, el cómo va a llegar un inversionista tan joven a dirigir todo un proyecto, el que te cuestionen que seas tú.

Aunado a esto, problemas como las malas prácticas de algunos sindicatos, colonos y los lentos trámites de licencias y permisos han sido obstáculos que se han convertido en oportunidades para el crecimiento de Brada, una firma que inició desde cero hace poco más de cuatro años. Sin un presupuesto inicial, con muchas expectativas y con ello también mucho miedo, hoy cuenta con un equipo de 60 personas que han visto en ella una oportunidad para su crecimiento profesional.

“Me fascina imaginar cómo un terreno o un edificio que está abandonado puede volver a tener vida y el impacto que puede generar para la comunidad. No solo me apasiona construir, sino hacer desarrollos que cambien la forma de vivir de las personas, de reactivar zonas”.

Entre sus primeros retos estuvieron la remodelación de departamentos y la construcción, desde cero, de pequeñas plazas en zonas donde la oferta comercial era limitada.

“Yo buscaba una propiedad y la remodelaba. Literalmente me iba con un albañil y la remodelábamos y pintábamos.

LA INDUSTRIA DE LAS FRANQUICIAS SE HA CONVERTIDO EN UN MODELO DE NEGOCIO y de inversión atractivo para los jaliscienses. Después de la Ciudad de México, Jalisco ocupa el segundo lugar con mayor número de franquicias que, en conjunto, suman los 14 mil puntos de venta, según cifras de la Asociación Mexicana de Franquicias (AMF).

THE FRANCHISE INDUSTRY HAS BECOME AN ATTRACTIVE BUSINESS and investment model for Jalisco residents.

Following Mexico City, Jalisco ranks second for the highest number of franchises, which together total 14,000 points of sale, according to figures from the Asociación Mexicana de Franquicias (AMF) (Mexican Franchise Association).

“Jalisco hoy aporta el 14 por ciento de las ventas totales del sector de franquicias.

Hoy, dos de cada diez franquicias provienen de nuestro estado; eso nos da mucho orgullo porque siguen empujando y creciendo”, señaló Jacobo Buzali Rahmane, presidente del organismo.

“Jalisco today accounts for 14 percent of the total sales in the franchise sector. Today, two out of ten franchises come from our state.

That gives us great pride because they keep pushing and growing,” said Jacobo Buzali Rahmane, president of the organization.

Compartió que, a nivel nacional, en los últimos cinco años, el sector de franquicias ha registrado un crecimiento anual del 10 por ciento; esto es, entre cinco y cuatro veces más de lo que crece la economía mexicana.

He shared that in the last five years, the franchise sector has registered an annual growth of 10 percent nationally, that is, between four and five times more than the Mexican economy is growing.

“Dada la situación en el país, vemos que cada vez más personas están interesadas en entrar al mundo de las franquicias por ser un negocio que, evidentemente, representa un riesgo menor contra uno independiente”.

Sin embargo, una de las generaciones que muestra cada vez mayor interés en ingresar a este modelo, dijo, son los millennials, quienes ven a esta industria como un atractivo instrumento de negocio.

“Son los millennials y gente de 30 a 35 años de edad los que están empezando a darse cuenta que sí hay franquicias para ellos, que sí hay un mercado donde ellos pueden incursionar y los vemos cada vez con más interés en crear fuentes de empleo, en desarrollar su propio negocio”.

Actualmente, el sector de las franquicias en Jalisco genera más de 150 mil empleos directos y tanto a nivel nacional como extranjero más de 900 mil puestos laborales.

“Es una cuestión totalmente contraria a como iniciaron las franquicias hace 30 años en México, donde cerca del 90 por ciento eran extranjeras y solo 10 por ciento mexicanas”.

El presidente de AMF explicó que esta situación es producto de que los mexicanos han aprendido a adoptar los modelos de inversión y negocios de las franquicias, poniendo en alto el nombre del país no solo de manera interna, sino también en mercados extranjeros.

“Hoy vemos franquicias orgullosamente mexicanas en Oriente o en Europa, así como en lugares muy lejanos donde la gente no se imaginaría”.

Asimismo, expuso que, en cuanto a la preferencia del tipo de franquicias por producto o servicio en nuestro país, las de alimentos y bebidas siguen siendo las más demandantes; sin embargo, la salud y la belleza toman cada vez más fuerza dentro de estos modelos de negocio.

En tanto, dijo que otras entidades que se están perfilando en la demanda de franquicias son Ciudad de México, Nuevo León y Puebla, mientras que los estados que están empezando a despuntar en la industria son Querétaro, Aguascalientes, Veracruz, Chihuahua y Baja California.

RENOVARSE PARA SEGUIR CRECIENDO Conforme avanza el tiempo, las expectativas del consumidor son cada vez mayores. Las nuevas tecnologías redefinen el concepto de consumo y llevan a las empresas a renovarse para adaptarse a las nuevas demandas del mercado.

RENEWING TO KEEP GROWING As time goes by, consumer expectations are increasing. New technologies redefine the concept of consumption and lead companies to renew themselves to adapt to new market demands.

En este sentido, Buzali Rahmane señaló que son muchas las empresas que están invirtiendo en el uso de tecnología para mejorar sus procesos y darle una mejor experiencia al consumidor, con estrategias que involucran desde el marketing digital, hasta la inversión en sistemas y aplicaciones que puedan agilizar la atención al cliente. “Últimamente, toda la tecnología ha sido un factor relevante a nivel sistemas, a nivel de cómo atender mejor al cliente, de cómo entender mejor las necesidades del consumidor, sus usos y costumbres”.

Sin embargo, al igual que otros sectores, el de las franquicias no está exento de situaciones que les exigen seguir empujando para continuar creciendo ante los cambios y decisiones políticas que han dejado fuera a programas que apoyaban a quienes deseaban iniciar con su negocio.

“Está un poco detenido porque ProMéxico e INADEM, que eran instituciones que nos ayudaban muchísimo, ahora están totalmente desmanteladas. Tuve la oportunidad de estar con gente de la Secretaría de Economía y veo que sí hay buenas intenciones de empezar a generar nuevos créditos para los microempresarios, pero creo que va mucho más lento de lo que yo esperaba”.

Además, dijo, se necesita seguir mermando el mito de que invertir en franquicias es un modelo de negocio caro e imposible de entrar o que al convertirse en franquiciatario tienes ya un negocio que caminará solo y sin necesidad de cuidarlo.

Finalmente, Buzali Rahmane explicó que, aunque el porcentaje del retorno siempre irá ligado al tamaño de la inversión, en el grueso de las franquicias se presenta en aproximadamente dos o tres años.

“Lately, all technology has been a relevant factor at the systems level, at the level of how to better serve the customer, how to better understand the needs of consumers, their habits and customs.”

However, like other sectors, the franchise sector is not exempt from situations that require them to continue pushing to keep growing in the face of political changes and decisions that have omitted programs that supported those who want to start a business.

“It is a little bit stalled because ProMéxico and INADEM, which were institutions that helped us a lot, are now completely dismantled. I had the opportunity to be with people from the Secretaría de Economía (Ministry of the Economy), and I see that there are good intentions to start generating new loans for microentrepreneurs, but I think it is going much slower than I expected.”

IN RECENT YEARS, THE GLOBAL ENTREPRENEURIAL ECOSYSTEM has driven innovation in real estate. There are several new projects that have implemented the use of new technologies to streamline the real estate market, said Marcus Dantus, director of Start Up México.

“It is an industry that never thought it would really change so quickly and so strongly with new technological developments and the Internet,” shared the investor, who participated in the 28th edition of the Foro Inmobiliario AMPI 2019 (2019 AMPI Real Estate Forum).

Dantus, who also participates in the business reality show Shark Tank, said that the technological advances developed in the real estate industry include coworking, coliving, crowdfunding, artificial intelligence, big data, machine learning and being able to automate a house or building with the Internet of Things.

“Por un lado, la realidad aumentada cambia de manera brutal el cómo se promociona un producto. De hecho, también está el fondeo colectivo, donde ya no se requiere de un solo fondo para construir un edificio, sino que entre varias personas lo pueden hacer. Muchas cosas están evolucionando”.

Expuso que la tendencia smart city, que actualmente está impactando a ciudades como Nueva York, Londres, París, Oslo y Barcelona, forma parte de los grandes cambios tecnológicos que están transformando a los bienes raíces, un sector que, incluso, ha batallado para adaptarse a estas nuevas actualizaciones.

“Es absolutamente negativo que no estemos en el mismo canal, por lo que necesitamos entender que ahora vivimos en un país de millennials. Mi consejo es que los inviten a participar en sus empresas, pues son personas que han adoptado la tecnología y quieren hacer cosas para cambiar el statu quo de lo que se tiene”.

Dantus dijo que el ecosistema emprendedor del país es bastante joven y que hay varios proyectos que se están perfilando como unicornios, es decir, empresas que revolucionarán la industria y transformarán al mundo entero.

Dantus said that the country’s entrepreneurial ecosystem is quite young and that there are several projects that are emerging as unicorns, that is, companies that will revolutionize the industry and transform the entire world.

“En México tenemos una capacidad creativa brutal y este momento es muy interesante, pues tenemos mucho talento joven. Somos un país de jóvenes, donde se está graduando mucha más gente de las universidades”.

Refirió que, en el tema de la formalidad, la generación de empleos es una ventaja para los gobiernos que apoyan la creación y desarrollo de tecnología.

Sin embargo, destacó que existen dos grandes retos pendientes en nuestro país: el primero tiene que ver con una cuestión cultural que engloba el miedo al fracaso. “El problema es que no somos adeptos a educar en innovación, pues es algo que no está en las materias de la escuela. Aun así, eso no nos impide realizar proyectos de alto potencial y/o que puedan crecer mucho”.

“Además, nuestro país se ha enfocado en desarrollar la industria maquiladora de bajo valor agregado, en lugar de velar por el alto valor agregado”.

“Cuando te pones a innovar ves el mundo mucho más pequeño, por lo que tienes que aprender a competir con todos, haciendo las cosas bien desde el principio”.

Destacó que, a nivel nacional, Jalisco es un gran ejemplo en materia de emprendimiento por el nivel de crecimiento per cápita que ha experimentado en tecnología y desarrollo tanto de software como hardware durante los últimos años y que le han valido para ser denominado como el "Silicon Valley de México".
