STINSON BEACH MARKET REPORT 2020

Despite all the chaos in the world, 2020 was a record setting year for Stinson Beach real estate. The volume of property sales increased by 30% over 2019. The average sale price increased by 32% over 2019 and the average price per square foot increased by 25%. And due to the demand, the average number of days a property was listed decreased by 8%.

In 2020, four oceanfront properties sold in Seadrift compared to one in 2019 and none in 2018. This last year eight lagoon properties sold in Seadrift compared to six in 2019 and six in 2018. It was also a big year for non-oceanfront properties along the Calles/Patios, with a total of seven sales and an average sales price that increased by 156%! Lastly, the Hill neighborhood was active as well with seven sales and an average sale price that increased by 31%.

One date point that really stood out to us, was the large number of properties that sold in less than two weeks. Of the thirty properties that sold in Stinson Beach in 2020, seven of them sold in less than fourteen days! In addition, eight properties were sold off-market, which we attribute to the strong demand and competitive buyer class.

Time and time again, we heard from buyers and their agents that the pandemic refocused their interest in second home properties closer to home. It is no surprise to us that in such a trying time, many found sanctuary in our special coastal community.
