
Stinson Beach has again retained its reputation for gaining value regardless of the inventory in the market. Just 12 properties were sold in 2023 (16 properties sold in 2022); however, the average sale price increased 34.4%.
The coveted Seadrift community continues to set records, with the average sale price of Seadrift Oceanfront homes at $15,375,000, up 12.8% from 2022. The Inner Lagoon of Seadrift saw sales prices increase by 12.5%. Two properties also sold along the Bolinas Lagoon, the first transactions in that area since 2017, with an average sales price of $7,300,000, up 92.1% since 2017.
The Calles and Patios neighborhood saw just four sales in 2023. While the average price per square foot was $1,645, which is down from the prior year, we believe the data points are outliers as the homes sold were all substantially smaller than in previous years.
Finally, the Hill/Panoramic neighborhood saw a considerable price increase of 20% over the last year, with the highest sale price at $6,000,000. In addition, the average price per square foot on the Hill/ Panoramic went up 28.5%.
Given various macroeconomics, we expect 2024 to track much like 2023 with limited inventory and discerning buyers. As has been proven over the last few years, the Stinson Beach real estate market is no longer seasonal, and low volumes favor sellers at any time of year.
