STINSON BEACH REAL ESTATE MARKET OVERVIEW 2024

In 2024 the Stinson Beach real estate market maintained its reputation of highly sought-after and high-value assets despite broader economic headwinds. Limited inventory and an even rarer decrease in average sale price was countered with the price per square foot increasing. As we reflect on market trends, Stinson Beach real estate valuations remain extremely strong.

2023 and 2024 transactions were steady with twelve and thirteen properties sold respectively. Three sales closed in the first half of 2024, and ten in the second half. We credit the second half of the year activity with the completion of the national Presidential election and the growth in Artificial Intelligence companies in the Bay Area. The average sale price in 2024 was $4,288,558, a 27.4% decrease from 2023. However, the average price per square foot rose 7.6% to $2,812. Notably, properties took 33% longer to sell in 2024 than in 2023, with the average days on market at 59. For a short-term comparison, the average sale price in 2019 was $2,531,325.

NEIGHBORHOOD TRENDS - An oceanfront in the Patios/Calles set a record price in 2024 and overall we saw an 8.8% increase in price per square foot over the past five years. We credit this record with the buyer-perceived value as comparable to a Seadrift oceanfront. Three homes sold on the Seadrift Lagoon with a price per square foot of $6,048, up 6.5% from 2023. The Hill/Panoramic neighborhood saw the average sale price decrease by 28%, but the price per square foot increased by 15%, due to smaller properties selling compared to 2023.

The Seadrift Oceanfront market had a unique year. Six properties were listed, but only one closed escrow. The remaining five listings, with an average list price of $15,529,000 and an average price per square foot of $6,048, were on the market for an average of 157 days. Some have since been withdrawn, while others remain for sale. We do not expect these listing prices to soften too much as Seadrift remains one of the most sought-after communities in Northern California.

ADDITIONAL SALES - Three additional sales provide further insight into the localized pricing of the Stinson Beach market. One partial ownership of a Calles oceanfront sold for $900,000, one Calles (non-oceanfront) home sold for $2,220,000 ($2,312/sq ft), and one home in Seadrift not on the lagoon or ocean sold for $3,796,250 ($2,113/sq ft).
