2021 was a textbook example of supply and demand economics. Last year represented the lowest volume of properties on the market since 2011. With inventory at an all time low, just thirteen properties selling, the average sale price was up 27.9% compared to 2020! The average sales price for the Calles/Patios was up 24.2% and the average sales price for the Hill/Panoramic was up 37%.
Seadrift saw an exceptional surge in prices with an oceanfront property selling for $12,600,000 and a lagoon property selling for $6,900,000. Those two sales represent a 36.5% and 21.7% increase from last year, respectively. Of particular note was the limited amount of volume on the market in Seadrift, down 83% from last year.
In 2021, the overall average sales price in Stinson Beach was $4,358,363, which was up 27.9% from 2020. The average number of days on market was just 26 days, and the average price per square foot was $2,195. So, while the inventory was slim, the demand for homes remained strong. And, as we step into 2022, demand remains strong. In particular, buyers appear to be gravitating towards “turn-key” or recently renovated properties and are willing to pay a premium to avoid the challenges of a remodel.
