Simply put, 2017 saw substantially fewer real estate transactions in Stinson Beach. The volume of sales in 2017 was down 37.5% from the previous year. Out of 725 properties, just 20 sold, compared to 33 in 2016. Interestingly, however, the average price per square foot increased by 11%. Most importantly, while sales inventory was down this last year, the inventory of buyers remains strong, with our clients hopeful that Spring and Summer of 2018 will bring new listings.
In 2017, the Sherfey Group saw a large increase in the number of properties sold on the Patios and Calles, with a total of five (compared to just one sale in 2016). These listings had an average sales price of $1,488,400. The Hill and Panoramic neighborhoods had four sales, with an average price of $2,600,000. In Seadrift, three Inner Lagoon homes sold for an average price of $2,425,000, two Bolinas Lagoon homes sold for an average price of $3,800,000, and three Oceanfront properties sold for an average price of $5,258,333.
Despite the lower sales volume, the Sherfey Group continued to grow in 2017. In addition to our transactions in Stinson, we interviewed for number of listings in Bolinas, completed our first sale in Inverness and concluded a modest but lovely office remodel. If you weren’t already aware, we share office space with Highway One Properties, at 3605 Shoreline Hwy.
