As we enter 2025 and proudly mark the 25th Anniversary of Texas Ranch Sales—a milestone born from a bold dream. Twenty-five years ago, most people would smile and say, “Oh, that’s awesome. Good luck!” But luck had nothing to do with it. It was a journey forged from relentless effort as we built one of Texas’ largest and most respected Farm & Ranch Real Estate companies.

Reflecting on the success, I recognize that it owes much to the incredible people who were there from the beginning. Behind every great vision is a tenacious team that shares the vision and is committed to turning that dream into reality.

From the inception of TRS, we set out to distinguish ourselves through exceptional client service. In 2001, Jim Sullivan was one of the first to accept the challenge, stepping into the role of Webmaster. His countless hours of dedication brought the Texas Ranch Sales brand to life for the world to see.

As the company grew, our advertising department underwent a transformation. When Austi Garrett reached out to discuss the TRS vision and our imminent growth, she quickly convinced me she was the right person for the job—and she’s proven it ever since. With determination and creativity, she has led her team in propelling TRS into the digital age and navigating the challenges of an ever-evolving internet landscape.

With rapid growth came the need for strong leadership to uphold our vision and guide TRS through its next phase. I sought someone who could fill the role of a loyal and respected leader - someone with deep knowledge of Farm & Ranch Real Estate, exceptional people skills, and the ability to complement TRS as COO. Dave Wilcox, whom I had known for years and worked with on numerous transactions, was the perfect fit. He became a pivotal figure in our growth, implementing his team and introducing “Team Leads” to help manage and organize our 70+ associates.

I also owe a huge debt of gratitude to our loyal clients who have trusted us with their Farm & Ranch transactions time and time again. Their support has been invaluable.

Looking back, we’ve celebrated many milestones. Two stand out as particularly significant. In 2016, Austi launched the Texas Ranch Journal, a quarterly publication dedicated solely to promoting our listed properties. This initiative was designed to better support our associates and has grown exponentially, building a loyal audience.

A pivotal moment in our journey came in 2018 when we relocated our headquarters to Boerne, Texas. This move allowed us to broaden our talent pool and dedicate a larger space for marketing and advertising, equipping us to excel in an increasingly competitive market.

Historically, Texas’ rural real estate market has been a solid investment, with demand for land ownership remaining strong through economic highs & lows. This consistency has helped us remain one of the largest Farm & Ranch real estate companies in the state. Texas ranches, from the rolling panhandle plains of the iconic 6666 Ranch to the legendary YO Ranch, evoke a powerful allure to own a piece of the state’s last frontier. Over the years, we’ve expanded our reach beyond Texas, adding New Mexico, Oklahoma, Oregon, and other states to our growing portfolio.

Looking ahead, our commitment to growth and fostering a thriving Farm & Ranch real estate company remains.

In 2025, we’ll further expand our capabilities, adapting to market trends and client demands while continuing to represent their properties at the highest level. Additionally, we plan to grow our regional offices across Texas and beyond to accommodate our expanding clientele. Over the past 25 years, I’ve had the privilege of representing remarkable individuals and groups from all walks of life, both from within the U.S. and abroad. The relationships we’ve built are incredibly meaningful, and it’s humbling to know that Texas Ranch Sales has played a role toward realizing the dream of owning a ranch.

I don’t know about you, but I sure am happy there are no more political ads on my TV! If you enjoyed those, we probably don’t have a whole lot in common—but to each their own, HA!

The country has voted, and there will be changes in our leadership. Whether you agree with those changes or not, I hope we can all agree that we continue to live in the greatest place on Earth—the great state of Texas.

As we head into the new year, we do so with optimism and hope that interest rates will give us a reprieve, so we can get back to a healthy and strong ranch and rural real estate market ASAP!

At the time of this writing, we are in the latter half of whitetail deer season here in Texas. The pictures I’ve been seeing from our clients on ranches we’ve sold them have been very exciting. High fence, low fence, or no fence—there have been some impressive deer harvested this season.

Through advancements in deer breeding, intensive management plans, feed programs, and selective harvesting—or some combination of these—it seems the racks just keep getting bigger every year.

A good friend of mine, Marty Berry, said it best: “We’ve proven we can breed and feed, but if you want your deer to get really, really big, you’ve got to give them birthdays.” I believe that to be true.

On my own ranch, we implemented a plan where we waited until the deer were seven years old. I’ve even heard of some people waiting until their deer are eight or nine! Whatever your philosophy is, it’s incredibly rewarding to implement your own management plan on your own piece of land.

SHAPING TEXAS HERITAGE: INSIDE THE WORKSHOP OF ANDY RAWLS

In the heart of the Texas Hill Country, Andy Rawls has established a thriving business blending artistry and functionality. As the founder of Andy Rawls Fine Texas Woodcraft, his passion for custom furniture-making began at an early age and has since blossomed into a career marked by creativity, dedication, and a deep respect for the materials he works with. Recently, Texas Ranch Sales Associate Stacy Grosse sat down with Andy to discuss his journey, his craft, and his unique approach to woodworking.

FROM HOBBY TO PROFESSION

Andy’s interest in woodworking began in his father’s shop, where he was introduced to the basics of the trade. “I caught the bug early on,” he recalls. After studying Telecommunications at Baylor University, Andy took a detour from his major to pursue woodworking full-time. “While at Baylor, I had the opportunity to learn hand-tool woodworking from a skilled furniture maker in Waco,” he explains. “That experience lit the fire for me to make it a career.”

After college, Andy completed an apprenticeship with renowned chair maker Brian Boggs in Kentucky. He later attempted to establish his own shop in Waco but found success elusive. “It wasn’t until I moved to Boerne and worked with Catterton Woodworks for three years that I gained the experience and confidence to launch my business,” he says. By 2013, Andy was creating custom furniture from his own shop, focusing on highend, one-of-a-kind pieces.

CRAFTING UNIQUE PIECES

Andy’s business model is centered around custom designs tailored to his clients’ visions. Whether collaborating with interior designers, architects, or homeowners, Andy seamlessly integrates his craftsmanship with their ideas. “While many clients come to me with specific designs, I enjoy projects where I can put my own spin on the piece,” he notes. A recent example is a topographical table for Lady Lodge, featuring intricate joinery and brass pins. “It’s a blend of CNC precision and handmade details that give it an authentic, traditional feel,” he adds.

A LOVE FOR TEXAS WOOD

Although many of the woods Andy uses, such as walnut and white oak, are sourced from the East Coast, he frequently incorporates native Texas species like mesquite, pecan, and escarpment cherry. “Texas woods have so much character,” he explains. “Their knots, voids, and imperfections tell a story and add unique charm to each piece.” Andy sources much of his Texas wood from Berdoll Sawmill, east of Austin, and maintains an impressive stockpile of lumber for future projects.

NOTABLE PROJECTS AND CLIENTS

Andy’s craftsmanship has caught the attention of notable clients and organizations. He created golf ball display cases for Chicago Cubs pitcher Jake Arrieta and crafted a table for the hit series The Chosen. His work for the Alamo included building cannon carriages for replicas of the historic battle’s artillery. “It was incredible to contribute to something so significant to Texas history,” he reflects.

A FAMILY AFFAIR

Andy’s passion for woodworking is shared with his family. His children often join him in the shop, using their own tools to create small projects. “It’s great to have them around,” he says. “I want them to enjoy the craft without feeling pressured.” His shop’s atmosphere is warm and inviting, even welcoming Chester, the family’s German Shepherd-Husky mix, as a friendly helper.

THE FUTURE OF FINE WOODWORKING

When asked about the challenges of running a woodworking business, Andy emphasizes the importance of adaptability and passion. “Each piece is a new challenge,” he says. “Whether it’s designing a functional work of art or restoring vintage machines, I’m constantly learning and growing.” Andy’s workshop houses several restored vintage machines, including a 99-year-old bandsaw, showcasing his dedication to preserving craftsmanship.
