As we enter the long, hot dog days of summer, we see our beautiful state yearning for a drink. These drought conditions have transformed many once-lush ranches into dry, brittle brushlands.

However, Mother Nature always provides, and this time will be no different. Farmers often remind us that we are always one day closer to rain.

We frequently advise buyers and potential buyers on the intricacies of purchasing a ranch. While we firmly believe in securing the best possible representation for such a significant investment, we also want to offer guidance to sellers navigating this challenging market.

Like many other brokerages, we have listings that have been on the market for a while. It’s the nature of the current environment. Election year, economic uncertainty, rising interest rates—each is a contributing factor to the unpredictability of our market today.

If you’re currently listed or considering putting your ranch or rural property on the market, here are a few recommendations:

1. Visit Comparable Ranches: Have your agent take you to see similar properties in your area that are on the market. It’s beneficial to understand what comparable properties offer that yours might not, and vice versa.

2. Obtain a Strong Broker Opinion of Value or Hire an Appraiser: While every seller feels their property is unique and warrants a higher price, knowing the realistic market value helps set appropriate expectations.

3. Make Improvements if Financially Feasible: If you can afford it, go ahead with those improvements you’ve been considering. Put up the new fence, clear new roads, or build that pond or lake. A fresh coat of paint on the house and barn can also enhance the appeal. These improvements can make your property more desirable and potentially allow you to list at a higher price per acre. And if it takes time to sell, you and your family can enjoy these enhancements in the meantime.

Most importantly, if you’re considering selling, work with a professional. The investment in marketing and selling your ranch is unlikely to be something you regret. As we head into summer, we find ourselves in South Texas already yearning for a reprieve. With even less rain than we had last year at this time, the situation in Bexar, Medina, Uvalde, Bandera, Zavala, Frio, and neighboring counties is looking grim. The Lord has blessed us with good cattle prices, but it’s heartbreaking to see folks forced to sell when they really don’t want to.

Our fellow Texans to the east and northeast can’t seem to catch a break either—but for the opposite reason. Violent storms and heavy downpours have led to massive flooding over the past month. I’ve often wondered why we can pipe oil and gas from the North Slope of Alaska all the way to Galveston Bay, but can’t figure out how to pipe excess water from one area of Texas to another that needs it. We need some brilliant minds—perhaps an Aggie or Longhorn engineer—to tackle this problem. As a Baylor Bear, I can help them sell the idea!

I would be remiss if I didn’t specifically thank all those who stepped up to help with the recovery efforts of the Smoke House Creek Fire that ravaged the Panhandle from late February through mid-March. Sheldon and Zanna here at TRS organized a large load of hay and feed to send north, as did our good friend Kasey Mock and his partners at Mock Ranches. Several other brokers and agents from across the state extended a hand, donated supplies, or contributed money to help those in need. That’s what Texans do, and that’s what my friends who sell ranches do as well. Our clients become our friends and family, so it was no surprise to see the real estate community be the first in line to help.
