As the chill of winter melts away and fresh green shoots push through the soil, spring ushers in a time of renewal. It’s a season that offers ranchers and landowners a chance to reassess, improve, and plan for the year ahead—whether that means buying, selling, or enhancing the land.

This spring, ranch and farmland markets are showing strong signs of recovery. Demand for rural properties is up, driven by increased interest in recreation, and wildlife/hunting properties.

The winter months can be tough on both livestock and wildlife habitats. Now is the time to restore those areas impacted by the cold season. Focus on:

Well, as of this writing, we’ve made it through the first month of the year, and things everywhere seem to be off to a fast and furious start.

The new president was inaugurated and wasted no time in walking into the Oval Office, turning Washington D.C. on its head. Early indications show that much of the change will center around government spending and increased oversight into our everyday lives. Whether you voted for this change or not, I want to hear where our tax dollars have been going, where the waste has been, and just who is responsible.

As with everything in life, nothing changes unless something truly changes. We can all agree that change is needed.

I’m hopeful that with this change, we’ll see a new energy in the real estate market. We’ve already begun to see client interest picking up. Our phones are ringing, and inquiries into our listings are higher than they’ve been in a couple of years.

While there has been talk for the past 18 months that interest rates should start coming down, we haven’t seen much movement in that department yet. However, all our lender friends do believe we will see some adjustment soon — just not yet.

So, the smart buyers are the ones who are looking right now. With several new properties coming on the market weekly (as always happens at the end of hunting season), getting in the game now means you might find the right ranch for your family’s needs at a price that works for you.

It’s my personal belief, and the belief of many other brokers in this business, that when rates do come down, the price per acre will start to rise due to an increase in competition for the listings out there.

Capital Farm Credit member plants the way for deer and exotic wildlife on his awardwinning Hondo ranch

When it comes to being friends to the animals, you could say Kevin Tauzin is the king of the forest.

Through thoughtful cultivation of grasslands that he seeds with native vegetation and strategically managed water resources, Tauzin has created an environment that is ripe for all sorts of wildlife, including whitetail deer and exotic species that include zebra, axis, Nubian Ibex, Eland, gemsbok, nilgai, aoudad and majestic red stag deer. There are even kangaroos hopping around the ranch.

This lawyer-turned conservationist has chosen to reconnect with the land and works tirelessly to prioritize conservation and wildlife habitat on his 971-acre ranch north of Hondo. He has been actively involved with conservation agencies like the Medina Valley Soil and Water Conservation Board and USDANatural Resources Conservation Service. We are also proud to also know him as a long-time, valued Capital Farm Credit member.

His efforts have not gone unnoticed. In 2024, the Texas State Soil and Water Conservation Board (TSSWCB) named him the 2024 Wildlife Conservationist Award Winner.

“By purposefully selecting species that complement each other’s diets and ensuring available forage and water, Kevin is able to maintain balance within the ecosystem he has curated,” the TSSWCB stated in an article on their website.

“Water availability is a cornerstone of Kevin’s conservation efforts,” the article continued. “He has placed over six miles of pipe for water. Animals on his land do not drink from troughs. They drink from wet spots on the ground lined with rocks that are fed from a drip system and monitored to maintain proper levels.”

Tauzin said without the long-standing support of CFC, his family’s goals of being stewards of the land, plants and animals would not have some to fruition.

“This is not the first loan I have had with Capital Farm Credit. I initially purchased a smaller ranch in 2008 with the help of Brett Riff,” he said. “CFC came through again to help us purchase this ranch in 2016, and Brandi Bendele was instrumental in helping fulfill my family’s dream.

“CFC has been there every step of the way,” he added. “In addition to loaning money for purchase of the land, CFC understood our long-term goals and funded critical infrastructure improvements, and ultimately helped realize our goal of having a new home on the property.”

A GUIDE FOR CREATING THE PERFECT

WILDLIFE HABITAT

While spring may be a quieter time for traditional hunting in Texas, it’s the perfect season to start planning and preparing for a successful fall hunting season. Whether you’re managing a free-range, low-fence property or you’re just beginning to get serious about wildlife management, there are key steps you can take now to ensure a thriving hunting environment come the cooler months.

ENHANCE WILDLIFE NUTRITION

Spring is a great time to start focusing on the nutritional needs of wildlife on your ranch. While you may not be actively hunting yet, the animals are preparing for the coming months, and providing them with proper nutrition can ensure a healthy population.

Feeders: If you don’t already have them, consider setting up feeders to supplement natural forage. This is especially important for properties without formal wildlife management programs. Protein, corn, and other supplemental foods can help your game animals stay healthy and grow strong, particularly as they move into the fall breeding season.

Forage Planning: Planting a variety of forages can make your land more attractive to wildlife. Consider planting food plots with species like clover, alfalfa, and ryegrass, which are not only great for attracting animals but also provide important nutrients during times when natural food sources may be scarce.

ESTABLISH OR MAINTAIN WATER SOURCES

Water is critical for wildlife health, and maintaining or creating water sources on your property can make a significant difference in attracting and sustaining game populations.

Ponds and Troughs: If your property lacks natural water sources, consider installing ponds, stock tanks, or water troughs to ensure wildlife have consistent access to water throughout the year.

MONITOR WILDLIFE HABITATS AND IMPROVE SHELTER

Creating the right habitats and providing proper cover can make a big difference in how comfortable and safe your wildlife feel.

Managing wildlife on a free-range or low-fence property can come with unique challenges, especially for beginners. While larger, high-fenced ranches often have more control over their game populations, free-range properties require a slightly different approach.

Wildlife Surveys: Consider conducting wildlife surveys to gauge the health and numbers of game animals on your property. Cameras, game trail monitoring, and observation can help you track animal activity and determine areas in need of improvement.

Predator Control: Predators can have a significant impact on your game populations. Keep an eye on predators like coyotes, wild hogs, and bobcats, which may pose threats to young or weaker wildlife. Consider setting up predator traps or working with a local service to manage the predator population effectively.

START A WILDLIFE MANAGEMENT PLAN FOR BEGINNERS

If you’re new to wildlife management or operating a ranch with minimal infrastructure, now is the time to start developing a plan.

Long-Term Goals: Establish your goals for wildlife management and set a realistic timeline. Whether you’re working on improving game numbers, enhancing habitat, or boosting hunting quality, having clear, achievable objectives will help guide your efforts.

Track Success: Keep a detailed log of your efforts and track changes over time. Documenting how your land and wildlife respond to your actions can help you make smarter, more informed decisions down the road.

Managing the Aoudad Sheep: In the Trans Pecos

In the early years of the 1940’s and 1950’s, Aoudad sheep were first brought into areas of Texas with the prospect of future income for Texas landowners. Since that time, Aoudad (in free ranging areas) have propagated extremely well and have continued to provide additional income just as initially intended years ago. Although these “sheep” provide additional income to remote areas of west Texas, this is still a resource that needs to be managed.

Aoudad Hunting Markets:

Across the state, we have seen over the last 20 years a huge increase of in state and out of state hunters in pursuit of free-range Aoudad in the Trans Pecos region of Texas. The allure of these hunts derives from the physicality of terrain, style of hunting, and overall experience of chasing these elusive creatures. Personally, I remember growing up in Alpine, Texas when landowners would let their Mule deer hunters shoot Aoudad on sight! Now, Aoudad help provide substantial monetary benefit to these same landowners, even in years of drought when livestock production numbers have been reduced. These hunts have

increased in popularity to hunters across the United States due in part to the relatively cheaper price to hunt these “sheep” compared to the typical Desert Big Horn, Dall, or even Stone sheep hunts. Even in high fenced ranches, hunters are drawn to hunt Aoudad in large numbers in recent years. How these Aoudad get into the high fence markets is quite the procedure.

Aoudad Trapping and Relocations:

Across several ranches in west Texas, we trap yearly around 3,000 free ranging Aoudad and relocate to high fence ranches elsewhere in the state. Several benefits come from these efforts. One, we live capture and sell Aoudad off ranches in remote locations to provide additional income aside from hunting. This also helps alleviate grazing pressure on pastureland at the same time. Two, this effort allows us to stock Texas high fenced ranches with rams, ewes and yearlings to supply their operations to keep in pace with their hunting demands for these animals. This management strategy is most beneficial to the west Texas landowners who are selling and the high fence owners who are running their hunting operations. The methods used for these relocation efforts are typically remote cellular wall traps where we feed these traps and live load large numbers of Aoudad and ship them out with trailers to our holding facility in Kerrville, Texas. The other method we commonly use is helicopter net gunning. This method is more commonly used when we are selectively targeting certain rams to sell to prospective high fence ranches. This method allows us to capture a specific number of rams off the property within the size we are looking for.

Aoudad Depredation & TPWD

A method that is also used, although I do not agree with personally, is shooting of these Aoudad from a helicopter. This method helps reduce numbers quickly from a landscape, but it also does not allow landowners to obtain any monetary benefit from this action. Texas Parks & Wildlife is the biggest proponent on this endeavor with one example coming from the Chinati State Park in Presidio County where they successfully shot an estimated 5,000 Aoudad from the air in the summer of 2024. Some depredation is necessary in certain areas of west Texas where trapping may not be as advantageous. However, if pairing the depredation of ewes and younger rams along with helicopter capturing of mature rams, this would yield to be the best value for both endeavors to manage this species.

In Closing

While the Aoudad species is a huge monetary benefit to several landowners across the state and particularly in far west Texas, we must maintain operations to manage these animals so that they do not get “out of hand”, just as we would any other resource. The outlook for overall hunter interest to come hunt in Texas remains at an all-time high, as does the reproductive efforts of Aoudad sheep.

The terrain is flat to gently rolling, with dense brush and native grasses ideal for grazing and wildlife forage, and abundant water is provided by seven ponds and two electric water wells. With excellent hunting opportunities and a variety of wildlife, this versatile ranch is well-equipped and offers a strategic location near Laredo and Corpus Christi.

Mahoney Ranch

710± ACRES KIMBLE COUNTY,

TEXAS

Offering a perfect balance of seclusion and accessibility, just 27 miles from Junction and 87 miles from Fredericksburg. The property includes a cozy 1BR/1BA rock hunting cabin, a two-bay garage, and essential utilities, including two water wells and electricity. Rolling terrain with oak trees, seasonal creeks, and a pond provide both scenic views and ample water for wildlife and livestock. With abundant wildlife, including whitetail deer and turkey, and five hunting blinds in place, Mahoney Ranch offers prime opportunities for ranching, hunting, or weekend retreats.

Daniel Collier never imagined that a welder’s life would lead him into the world of blacksmithing, but after years of fabricating metal in straight lines, he found himself longing for more. What started as a fascination with steel sculpture quickly evolved into a passion for forging knives, and by 2016, Daniel turned his newfound craft into a full-time business: Iron Grove Tool Company.

Operating out of Dripping Springs, Texas, Daniel’s company specializes in crafting culinary knives that blend artistry and function. He’s drawn to the challenge of creating tools that aren’t just beautiful, but that perform over time, embodying a heritage approach to design. “Form should follow function,” he explains. “Utility is beautiful, and the form falls into place.”

Iron Grove Tool Company stands apart from many knife makers, not only for its commitment to quality but also for the materials Daniel uses. The company prides itself on sourcing reclaimed and ancient materials, some of which haven’t been produced in over 100 years. Among the most unique are pieces of fossilized mammoth, 1,000-year-old bog wood from Eastern Europe, and reclaimed wrought iron—materials that add depth and character to each knife.

While Daniel’s passion is the driving force behind the business, he credits the team around him for helping Iron Grove Tool Company expand in recent years. What started as a solo operation has now grown into a small crew, and as demand for their knives continues to rise, they’ve expanded their offerings to include repeatable collections, such as the Homestead Collection, which is a team effort, and the Signature Collection, which features Daniel’s personal artistic work.

Creating Damascus steel knives, one of the company’s signature offerings, is no small feat. Damascus involves layering dissimilar materials together and welding them on a molecular level. “It’s not just a surface treatment,” Daniel says. “Iron shares electrons with the other materials, and once we grind and etch the knife, the pattern appears.” The process requires patience and precision, and sometimes, the results are as much a surprise to Daniel as they are to the customer.

But it’s not just about the knives. Iron Grove Tool Company offers blacksmithing classes where people can step into the shop and make their own creations. From half-day classes to full-day experiences, the workshops invite individuals, including kids, to get their hands dirty and create their own culinary tools. “It’s all about showing people that this craft is more approachable than they might think,” Daniel shares. The company even helped some students start their own knife-making businesses after taking their classes.

Beyond the work itself, Daniel feels strongly about promoting the value of trade work, particularly among young people. “I wish more people knew that trades, like blacksmithing, are a real career option,” he says. “Too often, it’s overlooked in favor of more traditional paths, but this is a way to build a life doing something you love. It’s attainable, and it’s something that you can carry with you.”

As a parent, Daniel is already passing on his craft to his children, integrating blacksmithing into their homeschooling. His sons come to the shop on “Metal Shop Mondays” to work on projects and learn the craft hands-on, from making grilling tools to more whimsical creations like magic wands. “Whatever sparks their interest, we make it happen,” he says. And as they grow, he hopes they will continue the legacy of learning and creating, carrying forward the belief that pursuing a trade can be just as fulfilling as any other career.

Looking ahead, Daniel plans to dive deeper into his Signature Collection, pushing the limits of what he can create with his tools and materials. And as the company grows, he hopes to inspire others to explore trades like blacksmithing, encouraging the next generation to follow their passions and make a living doing what they love.

Federal Ammunition has recently launched a groundbreaking long-action hunting cartridge focused on 7mm/.284 heavy-for-caliber bullets, raising the bar for what a non-magnum, centerfire rifle hunting load can achieve. Three numbers quickly back the innovation behind it: 20, 170 and 3,000.

The all-new, Federal-designed 7mm Backcountry cartridge is boosted by the new, patented Peak Alloy™ case technology, which provides magnum performance in a standard bolt face rifle. Through 20-inch barrels and with 170-grain bullets, it can achieve 3,000 feet-per-second (fps).

Here is the breakdown of this new cartridge’s three main benefits for hunters.

1: THE FASTEST CARTRIDGE

7mm Backcountry utilizes a revolutionary high-strength case technology that results in the fastest production 7mm rifle cartridge on the planet.

One look at the packaging of Federal’s new cartridge tells the story of its speed.

“Welcome to the future of rifle cartridges,” said Mike Holm, Federal’s Director of Centerfire Rifle Ammunition. “With our new 7mm Backcountry cartridge, hunters and shooters will experience true innovation. Those three numbers spotlight the three advantages of this new cartridge. It utilizes a revolutionary high-strength case technology that results in the fastest production 7mm rifle cartridge on the planet. This extreme speed allows for flat shooting while enabling the hunter to shoot a shorter barrel rifle to take advantage of a suppressor. The non-magnum-size cartridge retains magazine capacity and can be loaded with heavy bullets for greater ballistic coefficients and down-range performance.”

“Traditional ammunition typically uses brass cases with muzzle-velocity data advertised on its box that is generated using an industry-standard 24-inch factory test barrel,” explained Brad Abramowski, Federal’s Centerfire Rifle Ammunition Engineer. “And although we still spotlight 7mm Backcountry’s astounding speed for a 24-inch barrel on the front of every box, we also detail the velocity data from 20-inch barrels on the back of the box. This is because hunters are trending toward using shorter-barrel rifles with suppressors. They want a rifle with a shorter barrel to make it more manageable while on the hunt, but they also want to achieve that blistering speed goal of 3,000 feet-per-second for flatshooting performance.”

For example, Federal’s 155-grain Terminal Ascent bullet, the lightest bullet Federal will initially offer in 7mm Backcountry, has an astonishing 24-inch barrel muzzle velocity of 3,300 fps. And, its 20-inch barrel data comes in at 3,150 fps. Through a 16.5-inch barrel, it can still clock an impressive 3,000 fps. Federal’s load, with the heaviest bullet being offered and with the highest ballistic coefficient (the Berger Elite Hunter 195-grain bullet), produces a 24-inch barrel muzzle velocity of 3,000 fps. Its 20-inch barrel velocity still comes in at 2,850 fps. These remarkable numbers are currently unreachable, even in 7mm PRC.

Peak Alloy case technology is the cornerstone of the new cartridge. The patented, high-strength steel alloy—similar to the steel alloys used in bank safes, race cars, and nuclear reactors—is stronger than brass used in conventional cases. This allows it to safely handle higher chamber pressures, boosting velocities to magnum levels through a shorter barrel while maintaining comparable, if not reduced, perceived recoil.

“7mm Backcountry is a result of six years of development,” explained Abramowski. “Driven by the U.S. military’s need for improved performance ammunition, we tested many materials at high pressures to ensure rifle function out of a one-piece case configuration for manufacturing efficiency and design reliability. Peak Alloy delivers everything we dreamed it would. It can be loaded at a maximum chamber pressure of 80,000 pounds per square inch (psi) and achieve 3,000 fps velocities with 170-grain class bullets out of 20-inch barrels.”

When developing the cartridge, Federal engineers developed testing to confirm safety when loading highstrength steel cases at 80,000 psi.

2: SHORT BARRELS AND SUPPRESSORS

This extreme speed allows for flat shooting while enabling the hunter to shoot a shorter barrel rifle to take advantage of a suppressor.

The Federal product team constantly analyzes current market trends. Over the past several years, the market has been moving toward shorter barrels and suppressors.

“We acknowledge that hunters are moving away from magnum cartridges in long barrels to short, light, compact rifles with suppressors,” said Holm. “And that move makes sense. Shorter-barreled firearms make everything easier when traveling with UTVs or other vehicles, hiking in a thick forest setting, maneuvering in hunting blinds, and you name it. However, shooters lose velocity when barrels are shortened, so there is a trade-off. Innovation was needed to deliver the advantages of hunting with shorter barrels while maintaining high velocities for flatter-shooting trajectory and projectile energy.”

Suppressors are quickly gaining popularity within the hunting market for reasons that don’t require explanation.

“The results showed that brass cases loaded at pressures normal for brass cases created similar stress as high-strength steel alloy cases loaded at significantly higher chamber pressures,” continued Abramowski. “Peak Alloy allows Federal to safely increase chamber pressures far beyond the limits of brass case ammunition. Additionally, Peak Alloy cases help increase muzzle velocity without a proportionate increase in felt recoil, which is a bonus.”

“We now hunt in modern times, so suppressors are everywhere, and rightfully so,” explained Holm. “However, cartridges and rifles haven’t kept pace with this trend. Installing an 8-inch suppressor on a 24-inch barrel results in an awkward and impractical platform. To counter this, many shooters are selecting rifles chambered in cartridges like 7mm PRC with 20-inch barrels to make room for their suppressor. But, in the process, they lose the magnum velocities, energy, and trajectories their cartridge supplied initially.”

Federal also followed the modern 7mm projectile trend for its new high-tech hunting cartridge.

“There is a plethora of 7mm hunting cartridges in the current market,” continued Holm. “This is because of the excellent ballistic performance bullets with high ballistic coefficients and heavy weights already existing in the .284-caliber. So, choosing 7mm made the most sense compared to other calibers. In that caliber, 7mm PRC is the king, so we set out to beat it, and we did that. Due to its safe higher chamber pressures, a 7mm Backcountry 170-grain Terminal Ascent shot through a 24-inch barrel gives you a muzzle velocity of around 3,150 fps, whereas a 7mm PRC with the same bullet generates about 2,950 fps. Through a 20-inch barrel, 7mm Backcountry shoots approximately 3,000 fps while the 7mm PRC is only 2,850 fps.”

3: HEAVY BULLETS WITH HIGH BC

The non-magnum-size cartridge retains magazine capacity and can be loaded with heavy bullets for greater ballistic coefficients and down-range performance.

Federal launched its new cartridge with some of the industry’s best all-range and long-range projectiles to fully exploit the velocity, energy, range, and trajectory advantages of 7mm Backcountry. These flat-shooting, 170-plus-grain class, heavy-for-caliber bullets offer the optimal balance between sleekness and energy, touting high ballistic coefficients (BC).

“Our goal was to take the new case technology and design the ultimate, high-tech hunting cartridge that could handle loadings at a higher pressure,” said Eric Miller, Federal’s Centerfire Rifle Product Line Manager. “We also wanted it to operate in non-magnum, standard long actions to keep room for round capacity. The result is a non-magnumlooking cartridge with the same neck length as 7mm PRC, body taper and shoulder angle as 6.5 Creedmoor, and a cartridge size similar to 30-06 Springfield or 280 Ackley Improved. Yet it accepts heavy bullets with a long ogive.”

Federal Ammunition will offer this new cartridge in its internally designed Terminal Ascent 155- and 170-grain bullet options. The company touts this Federal Premium® product line as the best-performing hunting projectiles it has ever built.

“Terminal Ascent is our flagship all-range big game bullet that extracts the utmost performance from the 7mm Backcountry cartridge,” said Miller. “Its bonded construction penetrates deep on close targets, while the patented Slipstream polymer tip initiates expansion at extreme long range. The 155-grain load is the fastest 7mm on the market with 3,150 fps out of a 20-inch barrel, while the 170-grain achieves 3,000 fps out of 20-inch barrels. The 155-grain bullet has a G1 BC of .586, and the 170-grain is .645.”

Next is Federal’s Barnes LRX 168-grain load. This offering is specifically for those looking for an all-copper option. “Armed with a high ballistic coefficient, polymer tip, and unique nose cavity, the all-copper Barnes LRX takes down tough game at both close range and extended distances,” continued Miller. “Barnes is a well-known, well-established brand that needs little explanation. This 168-grain bullet achieves 3,000 fps from a 20-inch barrel and has a G1 BC of .513.”

The Federal-engineered Fusion Tipped 175-grain option will be popular among hunters looking for reliable, accurate ammunition at a specific price point.

“Fusion Tipped was just released last year, yet was born from its extremely popular Fusion soft-point cousin,” explained Miller. “Fusion’s molecular bonding paired with a streamlined polymer tip gives Fusion Tipped 7mm Backcountry the ability to go the distance and deliver a devastating blow to big game. This 175-grain bullet achieves 2,975 fps from a 20-inch barrel and has a G1 BC of .575.”

Finally, Federal will also load its new 7mm Backcountry cartridge with Berger Elite Hunter 195-grain bullets. These bullets have an incredible ballistic coefficient, the highest on the market among hunting bullets.

“We specifically designed all the dimensions of this new cartridge to be able to accept the longest, heaviest bullets the current marketplace has to offer,” said Miller. “The Berger Elite Hunter’s thin jacket produces extreme shock and a massive wound cavity on impact. This 195-grain bullet achieves 2,850 fps out of a 20-inch barrel and has a G1 BC of .755.”

A GOAL ACHIEVED
