Vertical Grounded Planes: Maximum Mixed - Use
Development
This design concept used the height of the surrounding buildings along Sydney Road, introducing three distinct levels for a multi-use, mixed-use project.
It contains a commercial ground floor, residential middle level, and investment-oriented upper floor that combine into one dynamic space where people work, live, and invest.
The layered approach to building maximizes land utility while creating a cohesive environment that is in line with the goals of the project for multi-functional urban engagement.

Key Site Constraints Addressed
The design responds to the site that has a building on either side, usually with taller structures, and the sun path for maximum natural ventilation and lighting. This design therefore incorporates an open space within the building. The openness of this area reduces the boundary-like effects imposed by the adjacent buildings for improved infiltration of light and air for the fulfillment of basic living needs and comfort, therefore assuring a more sustainable lifestyle for its occupants.

Central Courtyard for Privacy and Natural Ventilation
The central courtyard becomes the focal point of residential spaces for privacy, passive cooling, and natural lighting. This closed courtyard permits all living areas to face it and hence each room enjoys controlled natural light and cross-ventilation to create a comfortable, adequately lit space with increased privacy.
The ground-floor commercial had to have dual access: one from the main entrance and one from a service lane at the back to provide for functional access not only for customers but also for needs of operation in the form of service deliveries and emergency evacuations. This ensures maximum accessibility without sacrificing the overall flow and efficiency of the building.

Sun-Optimized Design for Value Addition in Light and Ventilation
Following the principles of sun study, the design has been carried out with the aim of maximizing the amount of light that manages to penetrate the building at various levels. For this reason, the courtyard was designed mainly to serve residential areas by allowing natural light and ventilation throughout the year. Large façade windows in front and at the rear capture sunlight to allow air to pass through it, creating a friendly and naturally lit ambiance at the ground floor café. This design considers the seasonal path of the sun for the perfect internal spreading of light and heat, thus maximizing energy efficiency while ensuring utmost comfort for the occupants.

Enhancing Ventilation and Connection to Nature
Green areas are provided in order to enhance ventilation and improve the view, taking into consideration the complete lack of greenery around the plot. The presence of plants in the inner court will contribute much to contacting with nature, making this place more attractive and ecologically appealing.

We use Wiki Blocks because of their ease of installation and reasonable price. The modular design means we must make use of simple, consistent forms since to change a shape or angle we will have to use custom blocks, adding cost. Thus, respecting the limitations of our system gets efficient and straightforward construction.

Zoning for Privacy and Functionality
The zoning between public and private zones is highly functional and respectful of privacy. While the ground floor is given to public use, the first and second floors are given to residential use; the latter floor is to be used as rental units.
The vertical circulation is placed at select locations to accommodate easy movement without compromising the privacy of the residential floors, thereby reinforcing the philosophy of work-live-invest in this project.
