Locust Valley had the most amount of new listings in July with a whopping 51 homes placed on the market. The amount of overall inventory in the area has remained steady from June to July.

Sales in the area are still slightly down in numbers compared to 2019, however, an upswing is predicted for the fall due to a spike in homes under contract in July & August. Read more about this below!

Sale prices in the area are still averaging under $1 million. However, the pandemic is beginning to boost competition, driving prices upward and promoting a sellers market from August into the fall.

The number of sales in Nassau County spiked 60.6% in the last month compared to last year. Pent-up demand due to Covid-19 could be the reason for this rapid spike in homes Under Contract. Many home buyers are reported to be from Manhattan, who are flocking to Long Island to escape the city in the wake of the pandemic.
