Inventory has dropped significantly across all local districts. The average total for new listings was 23 homes on the market. New inventory is projected to increase slightly after Labor Day.

Despite the lack of inventory, number of closings in the area increased from June to July. Glen Cove having the highest amount with 24 sales. And Oyster Bay with the lowest amount of only 13 sales.

The average sale price across all districts remained over $1 million in July except for Glen Cove, which has consistently stayed in the the $700k's. Locust Valley had the priciest average this month with at $1.9 million.
