In an ongoing effort to keep safety top-of-mind for you the National Association of REALTORS® and RASM dedicate September as REALTOR® Safety Month. Our goal is to reduce the number of safety incidents that happen in our industry so that each and every one of our members makes it home safely every night.

Most agents know the importance of meeting clients in public spaces, sharing schedules, and avoiding risky situations. But the most pressing dangers now often come from digital sources: fraudulent messages, hacked accounts, and online scams that can threaten both your business and your clients’ financial security.
TOP DANGERS INCLUDE:
1 | Wire Fraud & Business Email Compromise: Wire fraud is no longer rare - it’s rampant. Criminals exploit the fast pace of transactions, using convincing emails, hacked accounts, and fake phone numbers to reroute funds. In some cases, victims never recover their money.
2 | Protect yourself and your clients: Always confirm wiring instructions via a verified phone number, never through email or text, and encourage clients to do the same.
3 | Identity Theft: In real estate, identity theft goes far beyond stolen credit card numbers. REALTORS® handle personal, financial, and legal documents that can be a goldmine for criminals. Hackers may target agents to gain access to sensitive data about both the agent and every client they’ve served. Protect yourself:
Shred documents containing personal or financial details.
Avoid public Wi-Fi for transaction-related work.
Store sensitive files in encrypted platforms.
4 | Additional Cybersecurity Threats: Cybercriminals are becoming more sophisticated, often impersonating lenders, title companies, or even your broker. Beyond phishing emails, smishing (text scams) and vishing (voice phishing) are on the rise. Some attacks can lock you out of your devices or compromise your transaction history.Protect yourself:
Enable two-factor authentication (2FA) on all accounts.
Use strong, unique passwords for each login.
Verify suspicious messages via a different contact method.
Keep antivirus software updated, back up files regularly, and report phishing attempts.
AI & Deepfake Scams: Scammers now use AI voices or videos to impersonate others. Confirm identities with questions only your colleague or client would know.
5 | Property & Title Fraud: While digital scams dominate headlines, property and title fraud is still a serious threat. Scammers have been known to forge deeds, pose as property owners, and even “sell” homes without the real owner’s knowledge. These schemes can tie up a sale in legal disputes for months. Protect yourself and your clients:
Recommend clients use county recorder fraud alert programs.
Stress the value of title insurance to protect against forged documents and fraudulent transfers.
Physical and digital security often go hand in hand. Consider adding these to your safety plan:
FOREWARN – Instantly verify a prospect’s identity.
SafeShowings – Captures buyer images during showings.

While technology can be a powerful ally in reducing risk, it works best when paired with strong personal habits. The latest safety apps and devices can alert help in an emergency or prevent a dangerous encounter,
but your daily actions - how you interact with clients, prepare for appointments, and respond to unexpected situations - remain just as important. Combining smart tech with consistent safety practices creates the strongest defense for both you and your clients.
Guard conversations - avoid controversial topics that can escalate tensions.
Stay calm under pressure - break the “freeze” response before acting.
Take self-defense training, in-person or virtual.
Educate clients about fraud and transaction security.
Make safety culture visible by discussing it openly with colleagues.
Safety is most effective when it becomes a daily habit rather than a one-time consideration. By staying mindful of both physical and digital threats, REALTORS® can create a more secure work environment for themselves and their clients. This includes being intentional about meeting locations, trusting instincts when something feels “off,” and regularly updating safety strategies as new challenges emerge.
Encouraging open dialogue about safety with colleagues also helps normalize protective behaviors and ensures everyone is better prepared. Ultimately, consistent practice and shared accountability strengthen both professional confidence and client trust.
While REALTORS® must take personal precautions, client education is just as important. Many buyers and sellers are unaware of the risks tied to real estate transactions - whether it’s the threat of wire fraud, unsafe showing practices, or protecting their own personal information. Positioning yourself as both an advocate and educator not only reduces risk but also builds trust.
Provide a Safety Checklist: Share a simple, branded checklist that covers both digital and physical safety. For example:
Digital: Confirm all wiring instructions by phone, never share financial details over email, use secure Wi-Fi during transactions.
Physical: Keep valuables secured during showings, verify visitor identities, and avoid sharing too much personal info with strangers.

REALTOR® A, the listing broker, had shown a house to Buyer B on several occasions. It was an old house in a desirable location in which Buyer B had become interested for extensive modernization. It was listed at $420,000. Buyer B had offered $375,000, but the owner had held firm to his asking price. While negotiations were at this point, REALTOR® A received a call from the owner saying that because of a sudden death in the family a number of family plans were being rapidly changed, and if a signed offer was presented within 24 hours, the price of $375,000 would be accepted. REALTOR® A called on Buyer B, obtained a written offer, and closed the transaction.
Buyer B then continued his discussion with REALTOR® A concerning financing for the modernization of the house that he contemplated. In this connection, REALTOR® A advised him that state revenue stamps in the amount of $5.00 per thousand of the price paid for the house would have to be affixed to the deed when it was filed, and suggested that Buyer B spend an extra $225 for stamps to give the appearance of a $420,000 purchase price for the house. This, he pointed out, would be to his advantage in obtaining a liberal mortgage, should it be checked by the financing institution when Buyer B applied for a mortgage loan to finance his modernization program.
An official of a local mortgage company learned from Buyer B of this advice given by REALTOR® A, and made a formal complaint to the Association of REALTORS® that REALTOR® A had violated Article 2 of the Code by making this suggestion. He pointed out that mortgage finance institutions in the locality generally regarded the state revenue stamps as an indication of selling price.
At the hearing, REALTOR® A’s defense was that he had not been a party to the naming of any false consideration in a document; that the deed in this case stated that the consideration was “ten dollars and other consideration” - a nominal consideration expressly permitted by the Code of Ethics; that the state revenue stamps are not required as a means of indicating prices paid for property, but as a means of deriving state revenue; that while a buyer may not lawfully place less in such revenue stamps on a deed than $5.00 per thousand in price paid, there was nothing illegal or unethical in placing a greater amount in stamps on the deed than the minimum required.
It was the finding of the Hearing Panel that the circumstances under which RealtoR® A gave his advice to Buyer B respecting state revenue stamps made his action tantamount to urging a false consideration of a document, since it obviously showed intent to mislead and deceive a financing institution which, in keeping with general practice, might check the deed and the stamps affixed to it as a factor in appraising the property for mortgage loan purposes. The panel’s decision pointed out that Buyer B’s comments had shown he so interpreted the intent of REALTOR® A’s advice. It stated that while use of an excessive amount of state revenue stamps is, in itself, not necessarily unethical, the circumstances and intent can make such action unethical.
REALTOR® A was found in violation of Article 2 of the Code of Ethics. •

Th e legislative landscape, both state and federal, plays an important part in a real estate practitioner's life. What you don’t know, as the laws and rules change, can negatively impact both you and the customers you serve. For that reason, staying up on legislative changes becomes an important part of the real estate practitioners’ ongoing educational experience. This year so far has not disappointed, with many new changes that you need to stay on top of.
Did you know that if you fail to use the recently revised condominium addendum dated June 2025 on any transaction dated after July 1, 2025, which is when the new legislation became effective, you are providing the Buyer an opportunity to void the contract? And, do you know why that is the case? If you are a Listing Agent, did you know that you need to make sure that on all of your condominium listings, you have replaced the old version of the Condominium Addendum with the new version before you go under contract?
This year, several legislative changes affecting condominiums were passed, changes that you will need to be aware of as you work with your customers. Transparency is one of the big issues. Condominium Associations will now be required to include on their website BOD-approved minutes for the preceding 12 months, in addition to other required documents. Even more significant is the change extending the Buyer’s document review period from 3 to 7 days. This increases transparency and will hopefully reduce post-closing litigation. Now your customers have more time to review the documents before they are locked into the purchase. But, if you are a Listing Agent, it’s more time your Sellers have to wait to make sure the Buyer is not going to cancel, so you want to make sure you get the Buyer’s Broker the Condominium documents immediately and obtain the Receipt of Documents form signed by the Buyer.
Another big legislative victory this year was the limiting of the negative consequences of Lookback Periods. While this does not affect most of our areas because most of our municipalities did not implement lookback periods. But that could have changed at any time, but now with this new
legislation, it won’t be able to be changed. Basically, with a Lookback Period, you are limited to the amount of work you can do to improve or repair your home if it is subject to the FEMA 50% rule. To obtain a permit to do new work, the permitting authority would look to the Lookback Period (say 2 years, which can vary) and the costs of any permitted work that was done during that period. That amount would reduce the amount of money that could be spent on improvement or repairs to the property. For example, you have hurricane damage costing you $165,000. Let’s say your FEMA 50% rule limit on repairs is set at $185,000, so you think that you will be fine.
But, in the last two years, you have made improvements of $30,000 for new windows, and $25,000 for new doors. That $55,000 of improvements was made during the Lookback Period. As a result, that amount would be deducted from your 50% limit of $185,000, making the maximum you can now spend to repair your hurricane damage at $130,000. That would mean you would not be able to repair your home because the repairs would cost $165,000, and you are limited to $130,000. Your options would be to tear the house down, or elevate it. Thankfully, this new legislation prohibits local governments that participate in the National Flood Insurance program from adopting or enforcing lookback periods effective July 1, 2025.
These are just two examples of Florida legislative changes in 2025. There are many more that you should be aware of. In addition, there are many changes on a National level that affect your business as well. The One Big Beautiful Bill has made some sweeping tax law changes that will affect your real estate business.

Real estate is a relationship-driven business. We spend a lot of time meeting new people, walking into unfamiliar homes, and often doing it all on our own. That’s why REALTOR® Safety Month every September isn’t just another calendar event. It’s a real reminder to protect yourself while doing what you love.
I work with agents all over Florida, but I see the grind up close here in Sarasota, Bradenton, Lakewood Ranch, and all along the Gulf Coast. You’re hosting open houses, handling last-minute showings, and taking meetings late into the evening. But no matter how busy things get, your safety should always come first.
The National Association of REALTORS® reports that nearly 40 percent of agents have been in a situation where they feared for their personal safety. That’s a number we can’t just brush off.

1 | Meet New Clients in Public First: Always schedule that first meeting somewhere public, like a coffee shop, your office, or a lobby where others are around. It gives you a better read on someone and keeps you in control of the setting.
2 | Share Your Schedule: Before heading out to a showing or appointment, let someone know where you’re going, who you’re meeting, and when you expect to be back. A text or shared location app can add a layer of protection without much effort.
3 | Trust Your Gut: Your instincts are powerful. If something feels off, don’t push through it. One local agent told me, “If I have a bad feeling, I bring someone with me or I reschedule. No deal is worth the risk.” That kind of thinking could save your life.
4 | Don’t Work Alone if You Don’t Have To: Whenever possible, bring someone with you to open houses or vacant properties. A colleague, a friend, even a lender or title rep. Most bad actors back off when there’s more than one person on site.
5 | Keep Your Phone Ready: Make sure your phone is charged and that you know how to quickly use emergency features like SOS or 911 speed dial. Being able to call for help fast matters, especially in areas with less foot traffic or poor visibility.
6 | Limit What You Share Online: Be smart about what you post. Avoid sharing personal information like your home address, daily routine, or travel plans. Promote your listings and your work but protect your privacy.

As the school year begins, many families are focused on backpacks, bus routes, and bedtime routines. But for some, the start of school brings a deeper worry: where will we live?
Housing instability affects more than just where a child sleeps - it disrupts education, emotional development, and a sense of belonging. For families from marginalized communities, these challenges are often compounded by systemic barriers. As REALTORS®, we have the unique opportunity and responsibility to help change that.
Andria, a local REALTOR® and Diversity Committee member, shared a story that reminds us why this work matters. She helped a young couple with a child, and another on the way, secure a three-bedroom townhome through a low-income housing program. Soon after, the wife landed her dream job, and the family transitioned into a new home where they could truly thrive. Andria’s role wasn’t just about finding a house - it was about creating stability, hope, and opportunity.
Kimberly, another member of our Diversity Committe, emphasized how housing stability directly benefits children. In diverse communities, representation matters. When kids see teachers, neighbors, and leaders who reflect their own backgrounds it fosters resilience and a sense of belonging, even in uncertain times.
Programs like the Sarasota–Manatee Housing Stability Partnership show what’s possible when communities come together.
Through collaboration between housing authorities, nonprofits like Family Promise, local REALTORS®, and small businesses, families with school-aged children are placed into stable housing quickly. REALTORS® play a vital role - waiving fees, finding affordable rentals, and even donating part of their commission to support families. The impact? Over 40 children remained in their schools, and parents reported improved job stability and reduced stress. These are the kinds of outcomes that ripple through generations.
As REALTORS®, our work shapes more than transactions - it shapes futures. The lanes were alive with competition on August 1st at Bowlero Gulf Gate as the Fundraising & Grants Committee hosted the Pins & Purpose: RRCF Bowling Bash. REALTORS® and business partners filled 20 lanes, competing for the 2025 Pins & Purpose trophies. With plenty of team spirit and some serious bowling skills on display, the event proved once again how fun it is to give back while striking up a little competition.

If you attended the Florida REALTORS® Convention "Think Tanks" last month, you might have heard about the big changes for condo transactions in Florida.
New Florida REALTORS® forms are now live in Form Simplicity and reflect recent updates to the state’s condominium safety laws, which the legislature passed this recent session.
The most important shift is that buyers now have seven days (excluding weekends and holidays) to review association documents, up from three. This expanded timeline applies to the Comprehensive Rider to the Florida REALTORS®/Florida Bar Contract for Sale and Purchase (CR7), CRSP17x_F Condominium Addendum –CRSP17x_F (Addendum to the Contract for Residential Sale and Purchase (CRSP17)), and the Cooperative Addendum (COOP-4) all of which have been updated to include milestone inspections, turnover inspections, and SIRS (Structural Integrity Reserve Study) language.
These reforms also extend some SIRS deadlines, allow a temporary pause in reserve funding after inspections, and give associations more flexibility on reserves, including the ability to use lines of credit with owner approval. Associations must also post the past 12 months of board minutes online, helping buyers spot upcoming assessments earlier and reducing post-closing disputes.

Big news Last Month: President Trump signed H.R. 1815, the VA Home Loan Reform Act, into law, marking a significant win for veterans and active-duty service members. The change makes permanent the temporary policy that will now allow veterans to directly compensate their real estate agents, leveling the playing field with other homebuyers - especially crucial in competitive markets like ours here in Florida.
NAR led the charge, advocating alongside veterans' groups and lawmakers to eliminate the outdated rule that had barred buyers using VA loans from paying their agents unless sellers offered to cover it.
The new law also establishes a partial claim program, giving seriously delinquent borrowers vital support, without throwing them into foreclosure or forcing a loan refinance.
As Shannon McGahn, NAR’s EVP and Chief Advocacy Officer, said: “Veterans deserve the same shot at homeownership as every other buyer.”.
In May of 2024, RASM members were part of a group of thousands of REALTORS® throughout the country that met with Members of Congress to successfully lobby for the initial temporary rule, and this was the next and final step of those advocacy efforts.

The REALTOR® Association of Sarasota and Manatee (RASM) has released its July 2025 real estate market report, offering a comprehensive analysis of key trends across both counties. According to data from Florida REALTORS®, the July 2025 housing market in Sarasota and Manatee counties shows signs of moving toward balance after a period of sharp inventory growth earlier this year. Single-family homes continue to provide stability, with Sarasota posting strong year-over-year sales gains and Manatee prices rebounding from June. While townhomes and condos remain under pressure, particularly in Sarasota where prices saw double-digit declines, recent months have brought a leveling off in supply, signaling a more stable environment for buyers and sellers alike.
Closed Sales are cooling year-over-year, with declines across most segments. Sarasota single-family homes were the exception, posting double-digit gains.
Median Sale Prices show stability in single-family homes, holding steady in Sarasota and rebounding in Manatee after a June dip.
Inventory has stabilized and even declined in recent months, a sign that the market may be moving past the sharp supply build-up earlier in 2025. This trend supports more stable pricing conditions heading into the second half of the year.
Homes are taking longer to sell, as time to sale now exceeds 100 days in all segments.
In July 2025, Sarasota County reported 723 singlefamily home sales, a 12.6 percent increase year-over-year. The median sale price remained steady from July 2024 at $470,000 but increased from the previous month. Cash buyers accounted for 37.8 percent of all closed sales. The median percent of the original list price received by sellers was 91.0 percent, signaling an increase in buyer leverage. Inventory levels increased by 16.5 percent yearover-year to 3,574 active listings, but have been trending downward since May 2025, bringing the months supply to a balanced 5.6 months. The median time to contract and median time to sale increased from the previous month to 63 days and 105 days, respectively.
In July 2025, Manatee County reported 624 single-family home sales, a 9.0 percent decrease year-over-year. The median sale price decreased 1.8 percent year-over-year to $489,900, but rebounded from last month. Cash buyers accounted for 29.5 percent of all closed sales. The median percent of the original list price received by sellers was 93.7 percent.
Manatee County ended July 2025 with 2,959 active listings, representing a 4.8-month supply of inventory, signaling sellers still have some leverage. The median time to contract and median time to sale increased from the previous month to 58 days while median time to sale decreased slightly last month to 102 days.
"We’re seeing single-family homes remain a steady anchor in our market, said Debi Reynolds, 2025 RASM President and Managing Broker at SaraBay Real Estate. “With Sarasota reporting strong sales and Manatee home prices bouncing back, it’s clear that buyers and sellers are finding more balance in this segment."
In July 2025, Sarasota County reported 239 townhome and condo sales, a 16.1 percent decrease year-over-year. The median sale price fell 17.8 percent year-over-year to $300,000, with 60.7 percent of sales being cash purchases. The median percent of the original list price received by sellers was 88.3 percent.
Inventory levels increased by 12.5 percent from yearover-year to 2,000 active listings, but have steadily decreased since March 2025, bringing the months supply to 7.5 months. The median time to contract and the median time to sale remained steady from the previous month at 72 days and 113 days, respectively.
In July 2025, Manatee County reported 201 townhome and condo sales, a 10.7 percent decrease year-over-year. The median sale price fell 2.7 percent to $320,000 with 46.8 percent of sales being cash purchases. The median percent of the original list price received by sellers was 91.0 percent.
Inventory levels increased by 20.3 percent year-over-year to 1,517 active listings, but has also seen decreases since April 2025, bringing the months supply to 7.0 months. The median time to contract increased from the previous month to 70 days and the median time to sale stayed constant at 111 days.
“The condo and townhome sector continues to adjust, with Sarasota seeing price declines and Manatee holding steadier,” added Reynolds. “This shows that buyers have more leverage, especially in the higher-supply condo market.”
Overall, the market is cooling compared to last year but stabilizing month to month. Buyers now have greater negotiating power as homes take longer to sell and median percent of original list price received ratios dip below 95 percent, yet the slowdown in inventory growth points to a healthier balance ahead. As the region enters the second half of 2025, single-family homes are anchoring the market while condos and townhomes continue to adjust to shifting buyer demand. In this evolving market, working with a REALTOR® is essential for both buyers and sellers to navigate negotiations, pricing strategies, and inventory shifts with confidence.

Let's be honest – the real estate game has completely changed. Five years ago, if you told me I'd be competing with chatbots for client attention, I would've laughed. Today? Not so funny. But here's what I've learned after watching countless agents either thrive or struggle in this new landscape: the gap between technology and human connection isn't a problem to solve – it's an opportunity to seize.
Walk into any brokerage today and you'll see agents hunched over laptops, frantically updating CRM systems and social media profiles. Meanwhile, their phones are buzzing with leads generated by AI algorithms that know more about their prospects' browsing habits than they do. It's overwhelming, and frankly, it's making a lot of good agents question whether they're still relevant.
But here's the thing everyone's missing: while we've been worried about robots taking our jobs, buyers and sellers have been dealing with their own frustrations. They're drowning in automated property alerts, generic market reports, and chatbot responses that sound about as warm as a Minnesota winter. They want what they've always wanted – someone who gets it.
I recently worked with a couple relocating from Germany to Bradenton. Sure, AI could tell them the average home price per square foot and the best school districts. But could it explain why that "amazing deal" in a certain neighborhood might not be so amazing come flood season? Could it help them understand the cultural differences between Germany and Florida home-buying expectations? Not a chance.
This is where the rubber meets the road. AI excels at pattern recognition and data processing, but it fails miserably at reading between the lines. It doesn't catch the hesitation in a seller's voice when they talk about "pricing competitively." It can't sense when a buyer is stretching their budget for emotional reasons they haven't even admitted to themselves yet.
Here's what's really interesting – this AI revolution is happening globally, but it's creating different opportunities in different markets. In emerging markets, AI is helping buyers access information that was previously gate-kept by local insiders. In established markets like New York or London, it's commoditizing basic services and forcing agents to specialize or perish.
Smart investors are already adapting. They're using AI for initial market screening but relying on local human experts for the nuances that make or break deals. They know that a computer can analyze cap rates all day long, but it takes human judgment to spot a neighborhood on the verge of gentrification or recognize when political changes might affect property values.
The professionals winning in this environment aren't fighting AI – they're dancing with it. They use technology to handle the boring stuff (lead qualification, market analysis, document preparation) so they can focus on high-value activities like negotiation, relationship building, and strategic advisory work.
Take an agent I know in Miami who specializes in international buyers. She uses AI to translate property descriptions and analyze foreign exchange trends, but she spends her time understanding cultural buying preferences and building relationships with immigration attorneys, international banks, and cultural community leaders. Her clients don't just get a transaction – they get a soft landing in a new country.
Whether you're an agent, investor, buyer, or seller, the message is the same: embrace the technology, but double down on what makes you human. Ask better questions. Tell better stories. Solve problems that algorithms can't even see.
The future of real estate isn't about humans versus machines – it's about humans with machines versus humans without them. The gap isn't a chasm to fear; it's a bridge to build. And the best part? The blueprints are already in your hands. The question isn't whether AI will change real estate – it already has. The question is whether you'll use this change to become more valuable, not less. In August, I had the opportunity to meet the founder of Sisterhood for Good Sarasota, during which she shared the organization's history, goals, mission, and the various committees available for involvement.
Sisterhood For Good Women’s Giving Circle (SFG) is founded on the belief that passionate women can achieve far more when they unite to support common causes. Each member of their group offers a unique opportunity to bring hope, support, and immediate assistance to local organizations or programs in need. As strong and determined women, they leverage their skills and resources to enhance the lives of those in our community. As an actively involved 501(c)(3) volunteer organization, they frequently host and participate in events that foster connections among members and enhance their contributions to the community.
SFG's recently hosted a Happy Hour event on August 21 at Azul Cosmetic Surgery & Medical Spa. The fun-filled evening included light bites, raffles featuring treatments and skincare products, exclusive Azul skincare swag bags, and an opportunity to meet Azul's Sarasota team and providers, including the introduction of their newest provider, Dr. Christine Bokman, a new member of SFG. “Dedicated, supportive, and generous are the words that come to mind when I reflect on my first year at RASM," said Kim. "Over the past year, I’ve had the privilege of supporting the RRCF Board of Directors, Fundraising & Grants Committee, and assisting the RPAC Staff Liaison.”
Serving the Fundraising & Grants Committee has been the highlight of Kim's year. The small but mighty group worked together to plan many events such as, the spring donor thank-you event, Gratitude in Bloom, summer bowling fundraiser, Pins & Purpose, and current fundraiser, Give. Win. Ride.
