Even in the face of challenges, RASM members demonstrated remarkable resilience - supporting one another, uplifting the community, and meeting obstacles with determination and unity. As we celebrate our shared accomplishments, we proudly recognize those who have inspired, led, and motivated others throughout the year. Each year, select leaders within our membership are nominated by their peers in honor of their dedication to the Association and to our community. This year, RASM is excited to honor the 2025 award recipients at the RASM Winter Celebration, hosted at the new Mote Science Education Aquarium on Thursday, December 11, 2025. During the event, these distinguished winners were recognized for their achievements, and RASM formally installed the 2026 Board of Directors.

A fter being a part of the RASM REALTOR® Attorney Joint Committee for the past five years, it was my pleasure to Chair the committee for the 2025 year, alongside my Vice Chair, Maciek Zaremba.

2025 was another incredible year for the PDC. Our Committee continued to build upon the prior year’s success with multiple panels, classes, and certification classes throughout the year, all while addressing hot topics in our industry.

As I write my final message as your 2025 President, I find myself reflecting on a year filled with growth, resilience, and shared purpose. It feels impossible to summarize twelve months of progress into a single page - not because of the challenges we faced, but because of the extraordinary people who met them with heart, grit, and optimism.
Serving as President of RASM has been one of the greatest honors of my career. This Association is stronger not because of any one initiative, but because of the collective energy of the people who choose, every single day, to make our profession better.
To our dedicated RASM staff: your work often happens behind the scenes, but the impact is unmistakable. You are the steady hands that guide this Association forward, the creative minds behind each event, and the problem-solvers who keep us moving when the pace is fast and the pressure is high. Thank you for the countless moments - large and small - that made this year exceptional.
To our volunteer leaders, committee members, and directors: you are the heartbeat of RASM. You show up early, stay late, ask thoughtful questions, challenge assumptions, and give of your time with no expectation of recognition. You lead because you believe in the work. Because you believe in this Association. Because you believe in each other. Your commitment inspires me, and it inspires everyone who has the privilege to serve alongside you.
And to the trailblazers who came before me, our past presidents and longtime Association leaders, thank you for lighting the path. Your wisdom, courage, and steady leadership have shaped the strong foundation RASM stands on today. I am profoundly grateful for your guidance and the example you set.
One of the greatest joys this year has been witnessing the spirit of collaboration that defines our members. Even during moments of uncertainty, REALTORS® across Sarasota and Manatee counties continued to serve with professionalism, compassion, and creativity. We advocated for homeowners, educated our communities, supported one another, and worked tirelessly to uphold the values of our profession. Your resilience is inspiring, and your passion is the reason this Association continues to thrive.
As we prepare to welcome our 2026 leadership team, I am filled with excitement and confidence. Our incoming President, David Crawford, brings vision, heart, and an unwavering belief in the power of what we can accomplish together. I have seen his leadership in action - thoughtful, steady, purposeful, and I know he will guide RASM with the integrity and inspiration this moment calls for. The Association is in extraordinary hands.
As my year comes to a close, I carry with me not just the work we’ve done, but the connections we’ve built. The conversations that sparked new ideas. The moments where a challenge became an opportunity. The shared belief that our profession is more than transactions - it is about service, community, and impact.
I step away from this role with deep gratitude and renewed purpose. Though my presidency concludes, my commitment to this Association remains unwavering. I will continue to support our members, champion our industry, and contribute to the future we are building together.
Thank you for trusting me, supporting me, and allowing me the privilege of serving as your 2025 President. It has been an unforgettable honor - one that will stay with me for the rest of my life.

The REALTOR® of the Year Award honors a REALTOR® who has contributed to RASM, Florida REALTORS®, the National Association of REALTORS® (NAR) and has recognized service to the community and other business accomplishments. A recipient’s activities during the past three years have been given the strongest consideration.
This year’s top honor is awarded to Brian Tresidder,
Operations Manager for William Raveis Real Estate’s Sarasota and Siesta Key offices, and former Broker/ Owner of Key Solutions Real Estate. Brian is recognized for his steady leadership, unwavering professionalism, and deep commitment to the REALTOR® community.
Brian’s RASM journey began in 2014 as a founding member of the Young Professionals Network (YPN). He later chaired both YPN and Professional Development and was named YPN Member of the Year in 2015. To deepen his leadership impact, he completed the RASM Leadership Academy in 2015 and the Florida REALTORS® Leadership Academy in 2017, reflecting a long-standing commitment to professional growth and ethical, membercentered leadership.
Before serving as the 2023 President of the REALTOR® Association of Sarasota and Manatee (RASM), Brian served on the RASM board, helping guide strategy and governance. He likewise served on the board of the RASM REALTORS® Charitable Foundation (RRCF) prior to his 2024 term as RRCF President. In both organizations, he emphasized accountability, service, and measurable outcomes.
As RASM President and later as RRCF President, Brian advanced initiatives that strengthened member value and community impact while championing a culture of inclusivity and professionalism across the association. His 2023 presidential theme, “A Home For All,” underscored programs that prioritized respect, representation, and ensuring every member has a place and a voice.
Brian’s volunteer time has been devoted almost exclusively to association service. He has invested his energy in member development, advocacy, and program improvement, supporting transparent business practices, and collaborating across committees to elevate members and the consumers they serve.
As a brokerage leader, Brian’s approach centers on people first. Colleagues and the agents he manages describe him as steady, accessible, and solutions oriented. He sets clear expectations, provides practical frameworks, and invests heavily in coaching and professional development. Whether troubleshooting complex transactions, implementing smarter technology and processes, or celebrating team milestones, his goal is consistent: help agents build durable, client-first businesses while upholding the highest standards of professionalism.
Brian’s commitment to excellence and service is evident through his many leadership roles and accomplishments. He currently serves as the 2025 RRCF Past-President and has been an influential leader within RASM, holding positions such as 2023 President, 2022 President-Elect, and 2021 Vice President. From 2021 to 2025, he has also contributed as a valued member of the RASM Charitable Foundation Board of Directors. His dedication to professional growth and education is reflected in his service as the 2020 Chair of Professional Development and as a member of the RASM Board of Directors from 2018 to 2020. Brian’s leadership journey began early, as the 2018 Chair of the Young Professionals Network, a 2017 graduate of the Florida REALTORS® Leadership Academy, and a 2015 graduate of the RASM Leadership Academy. That same year, he was recognized as the RASM YPN Member of the Year. Congratulations, Brian -your dedication to excellence, service, and leadership continues to raise the standard for our profession.

The President’s Award is a distinguished honor personally selected and presented by the current RASM President to a member who exemplifies the REALTOR® spirit and has made significant contributions toward advancing the President’s goals.
The 2025 RASM President, Debi Reynolds, presented this year’s award to Michael Bruno, REALTOR® with Michael Saunders & Company, recognizing his decades of leadership, mentorship, and service to the profession and his peers.
A respected leader and mentor within the real estate community, Michael Bruno has spent almost 4 decades as a dedicated member of the REALTOR® Association of Sarasota and Manatee (RASM). Originally from Milwaukee, Mike moved to the Sarasota-Bradenton area in 1987, drawn by the opportunity, beauty, and lifestyle that continue to define the region he proudly serves today.
Before beginning his real estate career, Mike spent 16 years as a retail business executive in Wisconsin and Connecticut, gaining a foundation in leadership and customer service that has guided his real estate success. Since joining Michael Saunders & Company, he has built a reputation for professionalism, collaboration, and unwavering integrity - qualities that have made him a respected voice in every organization he serves.
Mike’s commitment to leadership development began when he participated in the Florida REALTORS® Leadership Academy (Class of 2010), an experience he describes as pivotal. The Academy helped him build lasting relationships and sharpen the leadership skills that have since defined his career.
Mike has served in nearly every level of REALTOR® leadership, including President of the Sarasota Association of REALTORS® (2011 - now RASM), District 13 Vice President for Florida REALTORS® (2014), Director for the National Association of REALTORS®, and Chair of the Florida REALTORS® RPAC Committee. In 2022, he came full circle by serving as Chair of the RASM Leadership Academy Committee, giving back to the very program that launched his leadership journey.
Over the years, Mike has earned numerous honors recognizing his outstanding service, leadership, and dedication to the real estate profession. He was named REALTOR® of the Year in 2014 by the Sarasota Association of REALTORS® (now RASM) and received the Distinguished Service Award from RASM in 2018. In 2015, he was honored as the Florida REALTORS® RPAC Chairman of the Year, further reflecting his deep commitment to advocacy and professional excellence. Throughout his career, Mike has demonstrated consistent leadership through multiple committee chairmanships, including RPAC, Professional Standards, Grievance, Finance, and Nominating Committees. Looking ahead to 2026, he will continue his legacy of service by chairing the RASM Leadership Academy, chairing the Florida REALTORS® Communications Committee, and serving as Vice Chair of the National Association of REALTORS® Meeting and Conference Committee.
Beyond his official titles, Mike’s legacy is defined by his mentorship and passion for helping others succeed. “You can’t always be president,” he says, “but maybe you have what it takes to help someone else get there.” Through his encouragement, wisdom, and genuine care for others, Mike has helped shape countless REALTOR® leaders who continue to carry his influence forward.
Mike also reflects fondly on the personal relationships he’s built through his involvement with RASM and Florida REALTORS®. “Bonding with those around you has been a joy and a heartwarming experience. Getting to know staff, leadership, and peers on a deeper level has been extremely impactful. Respecting, appreciating, and building that level of trust is something I will always carry with me,” said Bruno.
A proud advocate for RPAC and a champion for private property rights, Mike’s ongoing engagement at the local, state, and national levels continues to strengthen the REALTOR® voice and the future of the industry. Mike is a proud RPAC Hall of Fame Crystal R and an advocate for investing in our future.
Mike is married to the love of his life, Ivan Kostka, the couple will be celebrating 25 years together this coming January. Congratulations, Michael! Your integrity, leadership, and dedication to developing others embody the highest ideals of the REALTOR® profession.

The Distinguished Service Award honors a REALTOR® based on their lifetime contributions to the local, state, and national Associations, as well as the community. This year’s Distinguished Service Award goes to Denise Oyler, Broker/Owner of Real Estate Company Denise Oyler PA
With more than 20 years of experience in the real estate industry, Denise exemplifies professionalism, leadership, and an unwavering commitment to service. A native Floridian who has called Florida’s west coast home for over 35 years, Denise has built a career grounded in education, mentorship, and advocacy for her fellow REALTORS®.
Denise’s passion for professional growth has earned her recognition as Florida REALTORS® 2022 Educator of the Year. She holds a Broker Associate license in three states and is a Licensed Real Estate Instructor. Her designations include GRI, SRES, RENE, ABR, and the Commitment to Excellence (C2EX) endorsement. Her dedication to education and high ethical standards has made her a trusted mentor and respected voice within the real estate community.
A champion for member development, Denise has long served as an instructor for New Member Orientation, ensuring that every new REALTOR® begins their career informed, supported, and inspired. Her enthusiasm for nurturing new professionals also extends to her work with the Leadership Academy, where she serves as an instructor, sharing her experience and insight to help shape future leaders of the profession.
At the state level, Denise, when Chair of the Florida REALTORS® Faculty Subcommittee, was instrumental in launching the New Faculty Mentorship Program. She also teaches continuing education and national designation courses, including GRI and SRES, throughout Florida. In 2023, Denise authored and launched a two-day workshop designed just for our newly licensed agents. Her motto is “I’m only a text away if you have questions.”
Her leadership and service extend beyond the industry. Denise has been a dedicated volunteer at one point with Tidewell Hospice for more than six years, serving on the Vigil Team and providing compassion and care to those in need. Her community spirit mirrors her approach to real estate: selfless, sincere, and service-oriented.
Denise’s commitment to advocacy is reflected in her Golden R Major Investment contributor in RPAC, and she will be inducted into the NAR RPAC Hall of Fame next year. Her distinguished service has been recognized with honors, including the 2019 RASM REALTOR® of the Year.
Through her tireless dedication, mentorship, and leadership, Denise Oyler continues to make a lasting impact on both her colleagues and her community.

The Global Commitment Award recognizes a REALTOR® Association of Sarasota and Manatee (RASM) member who demonstrates outstanding leadership and excellence within the global real estate market. This year’s honoree, Lori Cashi-Haught, Associate Broker with Coldwell Banker Realty, embodies the spirit of international collaboration, professionalism, and innovation that defines this award.
Lori is part of The Cashi Team, a powerhouse family business comprised of Lori, her mother Paula Cashi, and sister Tami - a dynamic trio originally from Pittsburgh, Pennsylvania. With more than 40 years of combined experience, the Cashi Team has helped thousands of families achieve their real estate goals, specializing in relocation, luxury listings, and international investment. Paula, a former President of the Pittsburgh REALTORS® Association, began her career in 1984 and has held nearly every position in real estate - from agent to office manager to educator. As a business and finance graduate of Duquesne University, Tami brings economic expertise that rounds out the team’s unique blend of skill and perspective. A passionate advocate for building global connections, Lori has become one of the area’s most enthusiastic ambassadors for international real estate. Her peers describe her as “the first to come to mind” when global engagement is mentioned, a testament to her energy, expertise, and unwavering dedication to elevating the RASM brand across borders.
Locally, Lori is a member of the Lakewood Ranch Business Alliance, where she continues to foster relationships that strengthen both the business and residential communities. This year’s deserving recipient, KimberLee Brooks, Owner and Broker of Brooks Insurance Group (BIG), exemplifies integrity, leadership, and unwavering support for REALTORS® across Sarasota and Manatee.
With nearly 35 years of experience in the insurance industry, KimberLee has built a reputation for professionalism, personalized service, and a genuine passion for helping others protect what matters most. As a Sarasota resident and active community member, she blends the reach of national insurance programs with the care and commitment of local, relationship-based service - delivering on her company’s philosophy: “Think BIG - BIG service. Beyond business success, KimberLee’s dedication to RASM and its members sets her apart. In addition to her work with RASM, KimberLee remains deeply engaged in the broader Sarasota community. She is a founding member of Impact 100 Sarasota, and participates in fundraisers for the Child Protection Center, Make-A-Wish, and many others. She loves golfing with her three sons and for charitable causes, embracing teamwork, sportsmanship, and community spirit - values that mirror her approach to professional life.

Jenni (Jennifer) Burnette, Realtor®, Coldwell Banker Realty

The Humanitarian of the Year Award is presented to a member of the REALTOR® Association of Sarasota and Manatee (RASM) who demonstrates exceptional compassion, generosity, and commitment to improving the lives of others. This year’s recipient, Jenni (Jennifer) Burnette, REALTOR® with Coldwell Banker Realty, embodies these values through her hands-on volunteer work and enduring dedication to serving her community.
A member of the RASM Community Outreach Committee, Jenni played a pivotal role in organizing and leading some of the Association’s REALTOR® Volunteer Days held May 10–18, 2025. She was instrumental in planning and coordinating two of the five major service projects, benefiting local nonprofits for The Salvation Army Sarasota and Heroes Welcome Home/SRQ Vets. Over the course of the week, Jenni, along with other REALTOR® volunteers, also helped The Harvest House, The Big Cat Habitat and Habitat for Humanity Sarasota. They painted transitional homes, landscaped and restored hurricane-damaged areas, organized community spaces, installed home fixtures, and assisted a local veteran in need of help. Jenni went back to visit and help the 94-year-old veteran a couple of additional times after the REALTOR® volunteer week ended. Jenni’s leadership, organization, and compassion helped bring these efforts to life, directly touching countless members of the Sarasota-Manatee community.
Her volunteerism extends beyond this single initiative. Additionally, this year, Jenni has supported RASM’s Diaper Drive for Care Net, which provided essential resources for families in need. Jenni contributed to Toys for Tots and volunteered twice this year, along with other REALTORS®, to cook dinner for the Ronald McDonald House residents in St. Pete. She volunteered at the Waterway Clean Up by helping to plant sea oats to help stabilize the Anna Maria Island beaches and volunteered as a gate attendant at the Siesta Key International Sand Sculpting event, which is a fundraiser for the Siesta Key Chamber of Commerce. In December, she has coordinated another Salvation Army Bradenton, REALTOR® event, which commits one Saturday to “Red Kettle Bell Ringing,” which is a big fundraiser for them. Jenni makes time twice a week to visit her 88-year-old neighbor, who now must reside in an assisted living facility. Her involvement reflects a deep and consistent commitment to services supporting housing, family stability, and basic need programs that strengthen the community.
Originally from Dayton, Ohio, Jenni’s connection to Sarasota runs deep - having vacationed on Siesta Key since the 1970s before relocating permanently. Her affection for the area and its people is evident in her professional and volunteer endeavors. “Helping people in any way possible is my true passion,” she shares - and her life reflects that principle. Jenni has a particular soft spot for helping veterans, elderly people, and animals. Jenni’s Father was a P-51 pilot in WWII who was shot down, captured, and a POW for the last six months of the war. Her husband was an Air Force Search and Rescue helicopter pilot, and their son is currently in Germany serving in the Army. [

Chosen from a YPN network of over 500 members, Burns shares that the recognition came as a genuine surprise, and she feels deeply grateful for the support of those who nominated her.
Approaching ten years as a Florida REALTOR®, Burns has built her career on consistency, perseverance, and a genuine desire to help people during one of the biggest decisions of their lives. Starting as a young agent in a field where experience often speaks louder than enthusiasm came with challenges, including earning trust, navigating assumptions, and fi nding her footing among seasoned professionals. She credits these early obstacles with shaping her into a prepared, empathetic, and servicefocused professional committed to growing through every experience.
Her dedication has translated into achievements she is proud of. The last couple of years, Julianna has ranked in the top 14% of Berkshire Hathaway HomeServices Florida Realty, and this year she advanced even further, earning a place in the top 9% of the company. As the 2025 YPN Chair, she focused on creating an inclusive environment where young professionals could gain con fidence, build relationships, and learn from one another. She is quick to acknowledge that her path has never been one she walked alone. Beyond real estate, Julianna is deeply involved with Mote Marine Laboratory & Aquarium, serving on the President’s Advisory Council for the new Mote Science Education Aquarium (Mote SEA) since 2022. Ben was named one of 2014's "People To Watch" by Biz941 Magazine, awarded a medal of honor as a "Magnetic Man of Manatee County" for distinguished citizenship by the Boys and Girls Club, and was named to the Tampa Bay Business Journal’s “40 under 40” list. His awards at Michael Saunders & Company included President’s Circle, Top Rookie, the Raving Fan award, and the esteemed John McMahon Award, which was voted by his peers for excellence in mentoring and teamwork. In addition, Ben was a six-time winner of Saunders’ award for top sales production.
In 2024, Ben received the coveted “CCIM” designation, which is the highest honor that can be given in the CRE industry. A Certified Commercial Investment Manager is a recognized expert in the industry. This designation ensures that CCIMs are proficient not only in theory, but also in practice.

REALTOR® A, advertised on his website as follows: “Free Market Analysis With No Obligation.”
A property owner complained about REALTOR® A’s attempts to solicit the listing, and the complaint was referred for a hearing before a Hearing Panel of the Professional Standards Committee.
At the hearing the property owner testified he had called REALTOR® A to have him prepare a market analysis of his residential property, “... with no obligation...” as claimed in REALTOR® A’s ads. However, the property owner said that when he and REALTOR® A spoke, he explained that he would be glad to provide the market analysis, but said, “I presume you understand that when we provide this service, we also expect that if you list your property, you will permit us to serve you.” The property owner testified that REALTOR® A did not press the matter at the time and did provide a market analysis. The property owner told the panel that for the next three weeks REALTOR® A or one of his representatives called “practically every single day” soliciting the listing of his home. The property owner testified that on several occasions, someone from REALTOR® A’s office reminded him that REALTOR® A had provided a “valuable free service and we feel that you owe us the listing of the property.”
REALTOR® A responded that he had provided the “free market analysis” as represented in his advertising, and had provided it “. . . with no obligation.” He stated that he had neither asked for nor received a fee for the market analysis. He could not understand why he was required to appear before a Hearing Panel in connection with allegations of a violation of Article 12 of the Code of Ethics.
The Hearing Panel noted that offering premiums or prizes as inducements, or the advertising of anything described as “free” is not prohibited by the Code of Ethics.
While REALTOR® A was free to advertise “free market analysis with no obligation,” such a representation was not a “true picture” if the terms and conditions of the offer were not clearly disclosed in the ad or representation. The Hearing Panel noted that the statement by REALTOR® A when he provided the “free market analysis” that it was “presumed” the property owner would list with REALTOR® A if the

property was offered for sale, and the subsequent “reminders” by sales representatives of REALTOR® A about the “expectation” made the representation less than a “true picture.” The panel noted that the property owner did not have a clear, thorough, advance understanding of what would occur at the time of the offer was made. The panel concluded that REALTOR® A was in violation of Article 12. •

As we close out 2025, I’m reflecting on how far we’ve come and how much our collective dedication has shaped the RASM REALTORS® Charitable Foundation (RRCF). This year brought new opportunities, expanded partnerships, and a stronger commitment to elevating the mission. Through personal and corporate donors, and engaging events with great success, YOUR involvement played a central role in advancing our impact within the community and association members.
This year, RRCF built on existing relationships while welcoming new community partners who share the excitement in community support. This year’s Fundraising & Grants committee efforts emphasized new ideas in beneficial partnerships, presented the first annual Gratitude in Blooms thank you event, and along with the RRCF Board of Directors, promoted a new grand prize raffle fundraiser, Give. Win. Ride. - all while enhancing communication around how contributions support our initiatives.


As 2025 Chair of this dedicated Committee, our first full year has been about showing up - being present, being intentional, and making inclusion a visible, living part of who we are as REALTORS®.
Volunteering for the various committee groups at RASM has been not only rewarding personally, but on a grand scale we feel the impact of our efforts. Taking on my first leadership role within the committees has been beneficial to my personal growth and commitment to service.
Through these efforts, we secured funding that supports member support, local scholarships and grants to housing related non profit organizations, identified new grant sources aligned with our local counties, and continued to streamline the tracking process for grant submissions, review and awards. •

Af ter being a part of the RASM
Attorney Joint Committee for the past five years, it was my absolute pleasure to Chair the committee for the 2025 year, alongside my Vice Chair, Maciek Zaremba. The committee was comprised of myself, Maciek Zaremba, Garrett Barnes, Lorena Barona, David Clapp, Amy Concilio, Paul Grivas, Sarah Ferlazzo, Matt Kelly, Amanda Kison, Ali Marks, Debra Pitell-Hauge, and Jodi Ruberg. It was my goal to put forth wonderful educational magazine articles and events for the Sarasota/Manatee community of REALTORS® – we exceeded our goal and I’m so proud of the committee.
The REALTOR® Attorney Joint Committee’s focus is to inspire education to the REALTOR® Community. Every meeting we are hyper focused on discussing relevant legal issues and how we can best support local REALTORS®

The dedicated committee wrote an educational magazine article for the ELEVATE Magazine each month. Some of the topics were as follows: New Construction, New Contract Changes, Best Practices for Closing Day, Short Term Rentals, Special Assessments, Legislative Update, HOA Violations and Asset Protection/Ways to Take Title.

My company, Carotti Engineering, has proudly partnered with RASM since 2013, beginning our journey with MAR (The Manatee Association of REALTORS®). Over the years, I’ve had the privilege of serving on the Business Partner Committee, watching our Association grow, evolve, and shine. It’s an honor to contribute my experience, marketing knowledge, and relationshipbuilding to help strengthen this incredible organization - and to help create an extraordinary experience for our REALTORS®, Business Partners, and future members.
This year, I’ve truly enjoyed working alongside our dedicated Business Partner Committee. Last year, we introduced an education component to our Business Partner General Meetings - and it’s been a huge success. Our first speaker, in November 2024, was Ruth Landes from Landes Emergency Training Services. Since then, we’ve hosted a variety of knowledgeable and inspiring speakers who’ve helped us learn, grow, and better serve our clients and the REALTOR® community. In January, RASM President Debi Reynolds from SaraBay Real Estate shared insights on “What to Expect in 2025.” In May, Stefanie Overturf, owner of Phenomenal Business Coaching, revealed “The 5 Secrets of a Phenomenal Business.” August brought us Beth Deyo, owner of Discover Bradenton and AI Creative Freelancer/ Digital Content Creator, who showed us how to “Work Smarter, Not Harder.” And in November, Jason Fonceca (J Ryze) from The Brand Badass energized us with “Your Go-To Name, A Small Pond, and Gap-Sell Your Teammates.”
On September 25th, our Business Partner Committee hosted its annual event - aptly named the Passport to Partnership Expo this year - at Robarts Arena This travel-themed event celebrated RASM President Debi Reynolds’ “RASM on the Road” initiative and brought together REALTORS® and Business Partners for networking, creative booth displays, lunch, prizes, and plenty of fun. It was a huge success and a fantastic opportunity to make new connections.
Throughout the year, we’ve continued to grow our REALTOR® and Business Partner Happy Hours, which has become one of our most popular and dynamic initiatives. Our committee has done an excellent job spreading the word through social media and personal outreach, attracting both familiar faces and newcomers. We’ve also started inviting potential new Business Partners to these events and our general meetings to show them what makes RASM such a special community. This outreach has boosted RASM’s visibility, brought in new members from diverse industries, and reignited REALTOR® engagement with fresh energy and new networking opportunities.
RASM President Debi Reynolds’ 2025 goals - “Building Bridges” and “RASM on the Road” - perfectly matched our committee’s mission. We intentionally hosted Happy Hours in different and diverse locations across Manatee and Sarasota Counties to encourage participation from all corners of our community. As committee member Blake Fitzpatrick put it: “These meet-ups have been getting big. We’re breaking attendance records, creating major networking opportunities, and making it easier than ever to connect with fellow REALTORS® and Business Partners.”

RASM's Diversity Committee proudly marks its first full year - a year defined by growth, presence, and purpose. From day one, the committee’s goal has been to foster awareness, representation, and meaningful connection within our REALTOR® community.
Throughout the year, the committee maintained a strong and visible presence at new member orientations and at nearly every RASM event possible, ensuring that diversity, equity, and inclusion were represented at every level of engagement.
Through visibility and education, the message has been clear: inclusion strengthens professionalism, builds trust, and enhances the way we do business.
A cornerstone of this year’s success was the introduction of the RASM Diversity Challenge, created to recognize members who invest in learning through a series of impactful courses chosen for their direct connection to fair housing, cultural understanding, and bias awareness. The Challenge highlights courses such as At Home with Diversity (AHWD), BiasOverride, and Fairhaven, all of which align with NAR’s core values and the REALTOR® Code of Ethics. These courses were selected because they help REALTORS® better serve clients from all backgrounds while promoting equal opportunity in housing - the very heart of our profession.
Several members have already completed the Challenge, and many are actively pursuing this important goal. And, many may not even realize they’ve already qualified through past education. Members are encouraged to review their learning history and claim their well-earned recognition.
Committee members also contributed throughout the year to Elevate Magazine and RASM communications, publishing articles that inspired reflection, encouraged continued learning, and highlighted members who are helping move our industry forward.
As 2025 Chair of this dedicated Committee, our first full year has been about showing up - being present, being intentional, and making inclusion a visible, living part of who we are as REALTORS®.

Advocacy doesn’t pause in off-cycle years, and if anything, these quieter political seasons give us the best opportunity to build relationships, influence policy early, and ensure REALTORS® remain the experts in the room when decisions are made.
This year, members of the RASM Public Policy Committee met with multiple key local and state officials: The Public Policy Committee met with Manatee County Commissioner Mike Rahn and Bradenton City Council Member Kemp Scheussler. We also had Representative James Buchanan and Representative Bill Conerly speak to a sold-out auditorium for a legislative recap.
Commissioner Rahn provided updates on Manatee County’s work to strengthen hurricane resilience, improve infrastructure, and support economic development at the Port of Manatee. REALTORS® on the Committee offered firsthand insight into the housing needs that accompany this continued growth and how smart planning can help maintain quality of life.
Council Member Scheussler shared Bradenton’s priorities in housing, infrastructure, and community development. Members engaged in a productive dialogue about how REALTORS® can support city efforts to strengthen neighborhoods and expand housing opportunities across Bradenton.
The forum with Representatives Buchanan and Conerly was an excellent way to give our members a quick summary of all the important REALTOR® priorities we were able to secure in Tallahassee this year.
This year produced significant victories for our industry. In Manatee County, we confronted a proposed ordinance that would have severely restricted vacation rentals and impacted thousands of investor-owned properties. RASM acted swiftly, stopping the measure before it gained momentum and protecting the property rights of more than 6,000 homes. We also fought against a drastic increase in impact fees in Manatee County, which could raise the cost of purchasing a home by over $15,000 just in fees to the government.
At the state level, our years of advocacy in Tallahassee paid off with the elimination of the Business Rent Tax, a priority REALTORS® have championed for over a decade. This monumental win saves Florida businesses nearly $1 billion every year, strengthening local economies and encouraging commercial investment. We also supported

reforms that make condo and HOA transactions more transparent and manageable for both REALTORS® and consumers.
Nationally, NAR helped shape the landmark federal tax reform package, securing lower tax rates, expanded mortgage interest deductions, stronger 1031 exchange protections, and enhanced income deductions for small businesses. These changes deliver meaningful relief for homeowners, investors, and real estate professionals while supporting wider affordability and economic growth.
Many of these victories were made possible because of RPAC - the REALTORS® Political Action Committee. RPAC pools voluntary investments to support issues and candidates who champion homeownership, private property rights, and a healthy real estate market.
RASM’s RPAC culture continues to be one of the strongest in the state. We were the first Mega Board in Florida to hit our 2025 fundraising goal, thanks to the dedication of our Major Investors and countless members who give each year. We also proudly recognize our Hall of Fame investors: Bob Massanova, Mike Bruno, Barry Grooms, and Double Hall of Fame member Bill Furst, while we welcome new Hall of Famers Denise Oyler and Julia Montei, all of whom have invested over $25,000 each lifetime to RPAC.

Association of Sarasota and Manatee (RASM) has released its October 2025 real estate market report, offering a detailed look at posthurricane recovery trends across the region. According to data from Florida REALTORS®, the housing market in Sarasota and Manatee counties posted a strong year-over-year rebound in October, one year after Hurricane Milton disrupted closings and listings in fall 2024.
The October figures show double-digit growth in closed sales across both single-family homes and condos, particularly compared to the depressed activity levels of October 2024. Inventory remains elevated relative to last year but has continued its stabilization month-tomonth, while prices have continued to normalize. As the market rebalances, both buyers and sellers are adjusting expectations and timelines.
Sales Activity: Closed sales saw robust year-overyear increases across all property types, mainly due to having no hurricanes make landfall in the Sarasota/ Manatee region this year.
Median Sales Price: Single-family prices held mostly steady or dipped slightly, while the condo market continued to soften, especially in higher-end segments.
Inventory: Inventory levels rose year-over-year across all segments, particularly for condos. However, monthover-month increases have slowed, pointing to a possible plateau in available supply.
Speed of Sales: Homes are spending more time on the market than a year ago, especially condos, as buyers become more selective and sellers price more competitively.
In October 2025, Sarasota County reported 668 closed sales for single-family homes, a 29.7 percent increase yearover-year. The median sale price declined 9.2 percent to $445,000, reflecting a softening from last year. Cash buyers made up 40.4 percent of all closed sales, while sellers received a median of 92.4 percent of their original list price. Inventory in Sarasota rose 11.5 percent year-over-year to 3,291 active listings, and the months supply of inventory increased to 5.0 months. Homes took a median of 61 days to go under contract and 106 days to close, both up sharply from a year ago.
In Manatee County, there were 596 single-family sales, marking a 26.8 percent year-over-year increase. The median sale price remained stable at $481,000, a slight 0.2 percent increase compared to October 2024. Cash sales accounted for 27.2 percent of transactions, and sellers received 94.9 percent of their original list price.
Active listings in Manatee climbed to 2,671 (up 12 percent year-over-year), with the months supply at 4.2 months. Homes spent a median of 55 days to go under contract and 105 days to close, both of which are longer than a year ago but slightly improved from recent highs.
“October’s numbers show just how far our singlefamily market has come since last year’s storm disruption,” said Debi Reynolds, 2025 RASM President and Managing Broker at SaraBay Real Estate. “The spike in closed sales reflects a true rebound in consumer confidence, while more stable pricing and inventory suggest the market is finding its footing again. It’s a strong sign of resilience in both counties.”
In October 2025, Sarasota County reported 246 closed sales for condos and townhomes, a 23.0 percent increase from October 2024. The median sale price dropped 19.5 percent to $310,000, due to cooling demand in the higherend market. Cash buyers accounted for 63.4 percent of all condo transactions. Sellers received 89.2 percent of the original list price, down from 94.4 percent a year earlier.
Active condo inventory in Sarasota rose 23.6 percent year-over-year to 2,029 units, and the months supply increased to 7.5 months, indicating a shift toward a buyer’s market. The median time to contract was 101 days, and median time to sale reached 141 days, both significantly longer than the previous year.
Manatee County recorded 175 closed sales in the condo/townhome segment, an 8.0 percent year-over-year increase. The median sale price declined 10.8 percent to $292,500, while cash sales comprised 53.7 percent of all transactions. Sellers received 92.0 percent of their original list price.
Manatee’s condo inventory totaled 1,405 active listings, up 9.3 percent from the prior year. The months supply held at 6.3 months, with homes spending 86 days to go under contract and 128 days to close, a notable increase from October 2024.
“Sellers in the condo market are adjusting to the reality of more competition and price sensitivity,” added Reynolds. “It’s more important than ever to price strategically and work with a REALTOR® who understands current trends and buyer expectations.”
While year-over-year statistics show strong growth, it’s important to note that comparisons are skewed by the sharp drop in activity during the October 2024 hurricane season. This makes annual gains appear more pronounced than they may be in reality. More recent trends point to a market that is gradually rebalancing, with sales activity, pricing, and inventory all showing signs of stabilization. As Sarasota and Manatee counties continue to normalize, partnering with a REALTOR® is essential. A knowledgeable REALTOR® can help buyers and sellers interpret current conditions, price strategically, and make confident decisions in today’s evolving market.

2025 was another incredible year for the Professional Development Committee. Our Committee continued to build upon the prior year’s success with multiple panels, classes, and certification classes throughout the year, all while addressing hot topics that come up in our industry and determining whether we see it as an opportunity to cover such topics with a class or informational session at the Association.
Our most recent event was the “Top Producer Panel: Teams,” which featured Darrin Campbell with The Campbell Group at Compass and Steve Slocum with The 941 Team at Coldwell Banker Realty. Both Darrin and Steve offered incredible insight into how they started their team, how they run their respective teams, as well as how and when to hire additional team members, what makes their teams operate smoothly, and more. Their wealth of team-focused knowledge was on full display, and we are grateful for their willingness to share with our members.
On top of the Team Panel, we recently held our Past President Panel. This panel featured Past Presidents Alex Krumm, Roger Piro, and Tony Barrett. All three former RASM Presidents shared in-depth knowledge on the role of leading the REALTOR® Association of Sarasota and Manatee, how it has led to not only their growth as a business owner but also as an individual, and answered questions from our membership. The discussion was engaging, insightful, and encouraging all at the same time!
Earlier this year, our committee put together an HOA Panel discussing Homeowner's Associations and Condominium Associations and their involvement and impact on your real estate transactions. Our panelists

were Katie Cintron with Coldwell Banker Realty, S. Brooks Beauchamp, LCAM, as well as Attorney Natasha Selvaraj with Berlin Patten Ebling, while moderated by Alex Krumm. This panel was very informative on how to handle association-related matters, ranging from obtaining documents, complying with the requirements of the HOA and Condo Rider, buyer approvals, to ensure smooth transactions and efficient closings for our customers and clients.
And let’s not forget our two RASM Certified Waterfront Specialist classes that were held again this year, which are always well attended. This certification is only available through RASM, and it’s an opportunity to add a few letters behind your name that focus on the intricacies of selling beautiful waterfront property that our area has so much of. If you haven’t taken the course yet, what are you waiting for? Keep an eye out for the next opportunity in 2026!
2026 is setting up to be another amazing year of professional growth, education, and networking opportunities! It’s been an absolute pleasure working alongside each and every one of our Committee members. As a Global Business REALTOR® and the 2025 Chairperson for the Global Business Council (GBC), I have been fortunate to travel to extraordinary destinations over the past several years. This October, I had the privilege of attending CIMI360 in São Paulo, Brazil, as part of an official delegation with Florida REALTORS®. Our group represented nine Florida associations, and we were proud to host a dedicated kiosk at the Expo highlighting the REALTOR® Association of Sarasota & Manatee (RASM). Our display featured brochures, market insights, and information showcasing our beautiful beaches and competitive real estate opportunities.
The three-day event offered a dynamic schedule as we rotated booth shifts and connected with Brazilian real estate professionals seeking partnerships with Florida agents for client referrals and investment prospects. To help bridge the language barrier - since most of us were not fluent in Portuguese - Florida REALTORS® arranged for professional interpreters. With their support and the help of our trusted translation apps, communication flowed smoothly and productively.
One of the most encouraging aspects of the trip was learning about the São Paulo market. With a significantly higher cost of living, Brazilian agents were enthusiastic about Florida’s pricing and confident in their ability to present our market’s value and opportunities to their clients.
I was also honored to deliver a presentation on the World Stage, addressing more than 5,000 attendees at


Brazil’s largest real estate industry gathering. Alongside Jozefina Wells, I spoke for 30 minutes as we showcased the beauty and diversity of Sarasota and Manatee Counties - including our beaches, Lakewood Ranch, the Manatee Seaport, and much more - through videos and impactful visuals. The audience’s engagement and interest were truly rewarding.
The most meaningful part of the trip, however, was the networking. While meeting people at the booth was valuable, it was the conversations we had while exploring the Expo and connecting with colleagues from around the world that proved most impactful. By the end of the event, we had compiled a list of 50 agents eager for follow-up regarding our inventory, financing options, and additional market details.
Culturally, the trip was unforgettable. We enjoyed pão de queijo, sipped caipirinhas, took a salsa lesson, and visited iconic landmarks - including Christ the Redeemer and the famous Copacabana Beach. Traveling with likeminded professionals who share a passion for building global connections, cultivating business opportunities, and embracing new experiences is just one of the many reasons to become involved with the Global Business Council.
Stay tuned for the international opportunities planned for 2026. Thank you for an incredible year. It has been an absolute honor to serve as your 2025 GBC Chairperson, and I look forward to continuing my service on the committee in the years ahead. •

As this year comes to a close, I have been reflecting on what an incredible honor it has been to serve as your 2025 YPN Chair. When I stepped into this role, I hoped to help create spaces where young professionals could learn, grow, and feel genuinely connected to one another. What happened this year was so much more than that. It became a year defi ned by collaboration, momentum, and the collective willingness of our members to show up, participate, and support one another. For that, I want to say thank you, truly.
This year took us all over Sarasota and Manatee Counties. From trolley tours as far north as Venice and as far south as Parrish, to exploring our incredible barrier islands like Siesta and Bird Key, and navigating Lakewood Ranch, we experienced fi rsthand the communities we serve every day. Not only were these events fun, but they also strengthened our understanding of our local markets and allowed us to network in a unique, memorable way.
Our lunch and learns were another highlight. We covered everything from tax and fi nancial planning to brand building and personal development, and plenty in between. Watching our membership lean in, ask questions, and share insights reminded me why YPN is such a powerful force for growth. Every event felt like a room fi lled with possibility.
I am proud to say that our membership grew this year, and so did our committee. We met new faces, made new connections, and even spotlighted our members' listings along the way. With every meeting and every event, it became clear that the heart of this organization is not in its structure, but in its people. You made this year what it was.
One of the accomplishments I am most proud of was our joint fundraiser for SPARCC Safe Place and Rape Crisis Center, and the RRCF RASM REALTOR® Charitable Foundation. Not only did we raise funds, but more importantly, we raised awareness for two organizations that quite literally save lives. Seeing our
members rally behind such meaningful causes was powerful and reminded me that community service is one of YPN's strongest pillars.
I also want to express sincere gratitude to our YPN sponsors. Your investment in us allows every creative idea, every event, and every initiative to come to life. Your fi nancial support helps fund our programs, but your impact goes far beyond that. You become trusted references for our members and their clients, knowledgeable partners in our industry, and an essential part of the community we have built together. We could not do what we do without you.
I also had the privilege of traveling with several of you to Chicago for YPN Advance and to Orlando for additional leadership training. Meeting YPN members from across the country, sharing ideas, and hearing about what other associations are doing was monumental in shaping our own improvements this year. The energy, creativity, and drive within our national YPN network is incredible, and bringing that inspiration home was one of the best parts of this role.
On a personal note, I was deeply honored and honestly surprised to be nominated by my peers for the 2025 YPN Member of the Year Award. Your support means more to me than I can express, and it will always be one of the standout moments of my career.
Looking ahead, I could not be prouder of where our members are headed next. Several of our YPN leaders are stepping into chair positions, joining other committees, becoming RPAC Major Investors, serving as Florida Directors, and even joining the RASM Board of Directors. Watching so many of you rise into leadership roles is exactly what YPN is all about.
Congratulations to our incoming Chair, Catherine Aganmayo, and incoming Vice Chair, Vannessa Poole. You are both incredibly determined, thoughtful, and kind, and I am so excited to see the impact you will make in 2026. I will be cheering you on every step of the way.

After 25 years in real estate law and title, I can tell you - nothing ruins a deal faster than an escrow dispute. Whether it’s a missed deadline, a cancellation, or a misunderstanding of the contract, once both sides claim the same deposit, emotions run hot and progress stops. Here’s what every REALTOR® should knowbefore a deal goes off the rails.
When a dispute arises over a deposit, the escrow agent can’t simply release the funds based on who they think is right. Under Florida law, the escrow agent is neutral. Funds can only be released when:
Both parties agree (and typically sign a Mutual Release); or
There’s a court order.
Until one of those occurs, the funds stay put - no matter how persuasive one side’s argument may seem.
2 | Understanding Mediation: The Mandatory First Step
Before any lawsuit can be filed, the parties must attempt mediation under Paragraph 16 of the “As-Is” and “Standard” Residential Contract for Sale and Purchase Mediation is a confidential, non-binding process where a neutral third party (the mediator) helps the buyer and seller communicate and explore settlement options.
Timing: Mediation must begin within ten days after conflicting demands for the deposit are made.
Who runs it: The mediator must be certified under Florida Statute Chapter 44, ideally with real estate experience.
How it works: Each side informally presents its view - no courtroom, no judge, no testimony. The mediator doesn’t issue rulings; they guide the parties toward compromise.
Costs: Each party pays its own attorney (if represented) and splits the mediator’s fee equally. Most real-estate mediations cost $400–$800 per side for a half-day session, depending on the mediator and local market.
Mediation can save enormous time and cost compared to litigation and often preserves professional relationships between brokers and clients.

If mediation does not produce a signed settlement, either party may proceed to court. Once in litigation, the gloves come off: pleadings are filed, discovery begins, and the process can take months or even years.
Under Paragraph 17, the prevailing party - whichever side the court ultimately favors - is entitled to recover reasonable attorney’s fees and costs. Because litigation records are public, what happens (and what’s written) can become part of the public file - another reason to encourage clients to settle early when possible.
4 | The Seller’s Remedies Go Beyond the Deposit
A frequent misconception is that a seller’s only recourse after buyer default is to keep the deposit. Not true.
Under Paragraph 15(a) of the “As-Is” and “Standard” Contract, the seller has two distinct remedies:
Liquidated Damages: Retain the deposit as agreed compensation; or
Specific Performance: Ask the court to compel the buyer to close. Buyers have that same right if a seller wrongfully refuses to perform. This dual-remedy framework creates meaningful leverage - since the prospect of being compelled to close, or face litigation, often brings parties back to the table.
5 | How REALTORS® Can Protect Themselves and Their Clients
Document everything in real time. Confirm extensions, cancellations, and inspection outcomes in writing - preferably by email. Even brief confirmations can prevent future misunderstandings.
Stay professional and factual. Avoid personal or emotional remarks in texts or emails; remember that communications can be discoverable in litigation or in a FREC complaint.
Encourage legal input early. Once positions harden, resolution options narrow.
Choose a responsive, legally savvy title company. A good escrow partner can often defuse confusion before it escalates into conflict.
6 | Final Thought: Escrow disputes don’t have to be part of your story. Understanding how mediation works, what happens when it doesn’t, and what remedies are available equips REALTORS® to guide clients confidently and protect themselves when deals hit turbulence.
