The RASM REALTORS® Charitable Foundation, an integral part of the REALTOR® Association of Sarasota and Manatee (RASM), has consistently demonstrated its commitment to improving the lives of individuals and families in the Sarasota and Manatee communities. Since its inception five years ago, the Foundation has focused on making a tangible impact through a variety of charitable initiatives, with a strong emphasis on housing, education, and community support.
One of the Foundation's most notable accomplishments is its commitment to affordable housing. By partnering with local organizations, the Foundation has played a pivotal role in funding housing initiatives that provide safe and affordable options for low-income families. Whether it's through grants to organizations such as Habitat for Humanity or direct assistance programs, RASM REALTORS® Charitable Foundation has ensured that many individuals have access to stable living environments, which are critical to personal success and well-being.
In addition to housing, the Foundation has a longstanding commitment to supporting local education. The Foundation funds scholarships for local high school seniors, offering financial assistance to students pursuing higher education. These scholarships help bridge the gap for many students who may not have access to higher education due to financial constraints. By investing in the future workforce, the Foundation is fostering the next generation of professionals and leaders in the community.
The Foundation also focuses on providing emergency relief for individuals and families facing unexpected hardships. Whether it’s responding to natural disasters like hurricanes or providing support during times of personal crisis, RASM REALTORS® Charitable Foundation is there to help members and residents rebuild and recover. In the aftermath of Hurricane Debby, for example, the Foundation was quick to step in, securing a grant for $300,000 for relief to members and the community offering financial support to those affected.
With its diverse programs and initiatives, the RASM REALTORS® Charitable Foundation continues to be a pillar of support in the Sarasota and Manatee region, making a lasting difference in the lives of countless individuals. 2025 RRCF GRANTS DONATED - $5,000
The RRCF proudly awarded $45,000 in 2025 in grants to nine local nonprofits serving Sarasota and Manatee counties. Each organization received $5,000 to strengthen housing, shelter, and community well-being.
The RRCF Fundraising and Grants Committee selected the following nine nonprofit partners as 2025 grant recipients:
AMERICAN RED CROSS
The American Red Cross provides vital disaster relief, health and safety training, and support for families facing emergencies across our region. Their grant will fund the installation of smoke alarms and battery replacements in local homes, helping prevent future tragedies.
FREEDOM HOUSES
Freedom Houses offers transitional housing and support programs to help families and individuals build pathways to independence. Their grant will fund the installation of three playgrounds at safe housing facilities, creating stability and continuity for residents.
EVERYDAY BLESSINGS, INC.
Everyday Blessings, Inc. provides high-quality care and housing for children and young adults in the foster care system. With this grant, they will secure a three-year lease on a climate-controlled storage unit to preserve and organize essential donations.
HABITAT FOR HUMANITY SARASOTA
Habitat for Humanity Sarasota partners with families to build and improve affordable homes, creating long-term stability through homeownership. Their grant will help construct an ADA-accessible bathroom for a child with disabilities, improving safety and quality of life.
MANATEE CHILDREN’S SERVICES
Manatee Children’s Services advocates for children and provides shelter, prevention, and intervention programs to protect vulnerable youth from abuse and neglect. This year’s grant will cover the purchase of new carpeting for a group home that serves 100 children annually.
SAFE PLACE AND RAPE CRISIS CENTER (SPARCC)
Safe Place and Rape Crisis Center (SPARCC) offers free, confidential services to survivors of domestic and sexual violence while promoting a culture of safety and equality in the community. Their grant will provide household “starter kits” for survivors transitioning into safe housing.
SECOND HEART HOMES
Second Heart Homes provides housing and critical support services to homeless adults with mental illnesses, restoring dignity and stability to a vulnerable population. Their grant will supply personal hygiene items for residents as they begin their journey toward independence.
THE CROSSINGS MINISTRIES
The Crossings Ministries supports individuals and families through housing and wraparound services designed to break cycles of poverty and homelessness. This grant will fund painting the weather-worn exterior of their campus, creating a more welcoming environment and reinforcing their role as good neighbors.
TURNING POINTS
Turning Points delivers essential services, including healthcare, food, and housing resources, to individuals and families in need in Manatee County. Their grant will cover apartment application fees for 50–60 households seeking stable, long-term housing.
A COMMUNITY EFFORT POWERED BY MEMBERS
These grants were made possible thanks to the generosity of RASM members, who raised funds throughout the year by contributing through outright donations, special events, raffles, and creative fundraising initiatives. Each dollar given was transformed into meaningful impact for families across Sarasota and Manatee counties.
“Every member who bought a raffle ticket, attended a fundraiser, or made a direct contribution played a role in making this $45,000 community investment possible,” said Barrett. “This is proof of what we can accomplish when we come together as REALTORS® to give back to the communities we serve.”
RRCF FUNDRAISING EVENTS
Fundraising initiatives at RASM and RRCF events significantly contributed to the Foundation’s financial support.
Pins & Purpose raised $2,863 for the RRCF. With plenty of team spirit and some serious bowling skills on display, the event proved how fun it is to give back while striking up a little competition
Give. Win. Ride. RASM’s e-bike raffle runs August 1–December 11. Two e-bikes are up for grabs! Suggested donations $50 each; 65 sold toward 200. All $10,000 raised benefits the RRCF
YPN Carnival The YPN hosted an evening of games, food, prizes, and fun while supporting Safe Place and Rape Crisis Center (SPARCC), and the RRCF. This fun even raised a total of $636.85
CREA’s Sporting Clays event generated a total of $10,900, with half of the proceeds ($5,450) going to the RRCF and the other $5,450 supporting The Salvation Army.
CREA’s Golf Tournament raised a total of $25,561, giving half the funds, $12,780.50 to the RRCF and the remaining 50% to the Pines of Sarasota Foundation.
The generous attendees at the RASM FIRE Conference and Expo held on April 25, helped raise $2,487 for the RRCF Scholarship Fund, enough to offer one additional scholarship this year, directly supporting a student’s education and future success.

Each year, the RASM REALTORS® Charitable Foundation (RRCF) proudly supports the next generation of leaders through its annual scholarship program. In 2025, 21 outstanding students were selected as scholarship recipients, each receiving $2,000, for a total of $42,000, to help these students to pursue their academic dreams.
Since its founding in 2021, the RRCF has invested more than $452,000 in scholarships and community grants across Sarasota and Manatee counties.

Disclose Accepted Offers with Unresolved Contingencies

REALTOR® A, listed Seller S’s house and entered the listing in the MLS. Within a matter of days, REALTOR® X procured a full price offer from Buyer B. The offer specified that Buyer B’s offer was contingent on the sale of Buyer B’s current home. Seller S, anxious to sell, accepted Buyer B’s offer but instructed REALTOR® A to continue marketing the property in hope that an offer that was not contingent on the sale of an existing home would be made.
A week later, REALTOR® Q, another cooperating broker working with an out-of-state transferee on a company-paid visit, contacted REALTOR® A to arrange a showing of Seller S’s house for Buyer T. REALTOR® A contacted Seller S to advise him of the showing and then called REALTOR® Q to confirm that he and Buyer T could visit the property that evening. REALTOR® A said nothing about the previously-accepted purchase offer.
REALTOR® Q showed the property to Buyer T that evening and Buyer T signed a purchase offer for the full listed price. REALTOR® Q sent the purchase offer to REALTOR® A.
REALTOR® A informed Seller S about this second offer. At Seller S’s instruction, Buyer B was informed of the second offer, and Buyer B waived the contingency in his purchase offer. REALTOR® A then informed REALTOR® Q that Seller S and Buyer B intended to close on their contract and the property was not available for purchase by Buyer T.
REALTOR® Q, believing that REALTOR® A’s failure to disclose the existence of the accepted offer between Seller S and Buyer B at the time REALTOR® Q contacted REALTOR® A was in violation of Article 3 of the Code of Ethics, as interpreted by Standard of Practice 3-6, filed an ethics complaint with the Association of REALTORs®.
At the hearing called to consider the complaint, REALTOR® A defended his actions noting that while Buyer B’s offer had been accepted by Seller S, it had been contingent on the sale of Buyer B’s current home. It was possible that Buyer B, if faced with a second offer, could have elected to withdraw from the contract. REALTOR® A argued that continuing to market the property and not making other brokers aware that the property was under contract promoted his client’s best interests by continuing to attract potential buyers.
The Hearing Panel disagreed with REALTOR® A’s justification, pointing to the specific wording of Standard of Practice 3-6 which requires disclosure of accepted offers, including those with unresolved contingencies. REALTOR® A was found in violation of Article 3. •

Stevi came to RASM from the Aiken Association of REALTORS® in Aiken, South Carolina, a small-town association, where she served as Office Coordinator for four years.
Stevi enjoys the challenges of working with RASM, a mega association with an innovative and busy office, and she looks forward to another year of learning and assisting our members.
Originally from Florida, Stevi grew up on Marco Island and is happy to have relocated back to the Sunshine State. Since coming to Sarasota, she has bought a house and has really enjoyed getting to know the area and her crazy, fun co-workers at RASM.

Turning Hesitant Buyers into Homeowners: Lease Options Explained

Imagine this: your buyer falls in love with a home but is not quite ready to buy it outright. Maybe their financing is not finalized, or they want to see if the neighborhood feels right. Whatever the reason, there are creative options that can bridge the gap: Lease Purchase and Lease Option Agreements. These arrangements are becoming increasingly popular, offering flexibility for buyers and security for sellers when a traditional sale is not immediately possible.
LEASE OPTIONS
Think of a Lease Purchase Agreement as your client saying, “I’m all in.” It is a binding contract where the tenant agrees to lease a property with the obligation to buy it by the end of the lease term. For example, Amanda found her dream home but needed time to secure financing. With a Lease Purchase Agreement, she was able to rent the home in the meantime, with part of her rent applied toward the purchase price. The key here is commitment. If Amanda doesn’t go through with the purchase, she risks losing her deposit, and the seller could have legal recourse.
A Lease Option Agreement, on the other hand, is more like saying, “Let’s see where this goes.” It gives the tenant the right, but not the obligation, to buy later. Take Rob, who was drawn to a waterfront condo but unsure if he would love living there long-term. He paid an option fee to secure the right to buy at a set price, but if he decided to walk away, he simply forfeited that nonrefundable fee. It is a great way for a buyer to test the waters before diving in.
WHY SELLERS BENEFIT FROM THESE AGREEMENTS
For sellers, these agreements can be equally appealing. They lock in a future sales price while providing steady rental income in the meantime. Many sellers also receive an upfront deposit that they keep if the buyer does not move forward. It is a practical way to maintain control and generate income while waiting for the right buyer, or the right market conditions.
BUYER ADVANTAGES
For buyers, the benefits are just as clear. A Lease Purchase Agreement allows them to secure a property at today’s prices while giving them time to improve
their financial position or wait for better lending terms. It is especially useful in a rising market where buyers worry about being priced out later. Plus, they can start building roots in the community before officially closing on the home.
KEY LEGAL DISTINCTIONS AND CONTRACT CONSIDERATIONS
It is important to note the difference between these agreements and pre-closing occupancy. In a preclosing occupancy, the buyer is already under contract and moves in before the closing date, often taking on all maintenance responsibilities from day one. In a lease-purchase or lease-option situation, however, the relationship remains that of landlord and tenant until the purchase occurs.
If you find yourself working with clients who need a little more flexibility, consider discussing a lease-purchase or lease-option strategy and involve a trusted real estate attorney to ensure everything is structured properly. If you are drafting a FR/BAR Contract prior to consulting a real estate attorney, you can attach the Lease Purchase/ Lease Option Rider (Rider S) to make the contract contingent upon the parties reaching an agreement on the terms. This rider allows the parties five days to finalize details, including attorney fee responsibilities. If the parties cannot agree within that window, the contract terminates, and any deposits are refunded.
Lease Purchase and Lease Option Agreements are powerful tools in your real estate toolkit. They offer flexibility, financial benefits, and creative pathways to closing deals that might otherwise fall through. Whether your client is a seller looking for income and certainty or a buyer who needs time to prepare for ownership, these agreements can make the difference between a lost opportunity and a successful transaction. •

On September 25th, the REALTOR® Association of Sarasota and Manatee (RASM) hosted its annual Passport to Partnership Expo at Robarts Arena, bringing together over 200 incredible business partner members and realtors for an afternoon of connection, creativity, and community.
Organized by the RASM Business Partner Committee, this year’s event embraced a travel-inspired theme in support of RASM President Debi Reynolds’ “RASM on the Road” initiative. Exhibitors were encouraged to get creative, and they delivered in style transforming their booths into imaginative destinations ranging from the rolling hills of the French countryside and the beauty of Italian Tuscany to tropical paradise and even adventures that were truly out of this world.

REALTORS® received event “passports” and were encouraged to visit each booth to collect stamps, meet Business Partners, and discover new resources to support their work. Those who filled their passports were eligible for the grand prize drawing, and many exhibitors added to the excitement by offering their own gift baskets and giveaways at their booths.
In keeping with the travel theme, postcards were placed on the tables, allowing attendees to write
personal notes that Business Partners then mailed for them - a thoughtful touch that added charm to the day. Each booth also shared fun and little known facts about Sarasota and Manatee Counties, blending local knowledge with global inspiration to create a lively, educational atmosphere.
Lunch was served during the event, giving everyone a chance to relax and recharge between visits. The energy in the room was contagious as REALTORS® and Business Partners mingled, forged new relationships, and reconnected with familiar faces.

The Power Of Education & Partnership: Helping Veterans and Disabled Buyers Achieve Homeownership

Fo r many Americans, the dream of homeownership represents freedom and stability, but for people living with disabilities, including many of our nation’s veterans, that dream can feel just out of reach. Barriers such as limited accessible housing, difficulty securing stable employment, or challenges qualifying for financing often stand in the way. Even when homes are available, they may not meet accessibility needs, leaving many disabled buyers struggling to find a place that truly fits their lives.
Despite the Fair Housing Act’s accessibility guidelines, the reality is that ADA-friendly homes, especially in new construction, remain scarce. Most builders do not offer accessible features as standard, and retrofitting resale homes can be costly or impractical. This gap in housing options underscores the urgent need for more inclusive design in both public policy and private development.
Yet, amid these challenges, real estate professionals and lenders are helping to remove barriers through education, advocacy, and partnership. By understanding the unique needs of disabled and veteran buyers and guiding them through programs that provide specialized loans, grants, or adaptive housing options, REALTORS® and lenders are creating meaningful opportunities for stable, accessible homeownership.
NATIONAL SPOTLIGHT: VA - NAR COLLABORATION
At the 2025 National Association of REALTORS® Regulatory Issues Forum, VA Deputy Secretary Dr. Paul Lawrence highlighted the critical role of real estate professionals in empowering veteran homeownership. Reflecting on his own homebuying journey, Dr. Lawrence credited a REALTOR® with helping him and his wife purchase their first home, emphasizing that “homeownership signifies stability, wealth-building, and renewed purpose for Veterans and their families.”
Through VA–NAR collaboration, toolkits and educational resources help agents better serve veterans and disabled buyers. These resources address misconceptions about VA loans and provide guidance on accessible housing solutions, helping more qualified buyers navigate the process confidently.
LOCAL VOICES: TURNING BARRIERS INTO BRIDGES
When speaking with Tony Barrett at the RASM Past Presidents Panel, he shared powerful insights about the overlooked barriers veterans face when trying to secure stable housing. “The biggest barrier veterans face isn’t always credit or income, it’s understanding how to navigate a system that wasn’t built with them in mind. From confusing loan requirements to limited awareness of VA resources, too many fall through the cracks. Real estate professionals can make
a huge difference just by slowing down, asking the right questions, and connecting veterans with trusted partners who know how to get them to the closing table.” Tony is the founder of Heroes Welcome Home, a nonprofit supporting veterans with home purchase and maintenance assistance, and broker/owner of Barrett Realty.
Lisa Tarjarni, 2026 President of the Women’s Council of REALTORS® Manatee County, also works closely with veterans and first responders. When asked about the challenges they face in the homebuying process and how agents can better advocate for them, she shared: “In my experience, veterans and first responders often face challenges that go beyond financing - like unpredictable schedules, frequent relocations, and confusion around their benefits. I make it a priority to guide them through every step, connect them with trusted VA and local lenders, and give back personally with a gift check as my way of saying thank you for their service. Advocacy means more than closing a deal - it’s about helping our heroes feel supported at home in their community.”
Kimberly Nelson, lender and member of the RASM Diversity Communications Committee, works with both veterans and disabled buyers to navigate financial hurdles.
“It’s not just about approving a loan, It’s about building trust and removing fear,” Kimberly explained. “By collaborating with REALTORS®, we can connect clients to programs for accessibility upgrades or tailored financing, such as VA loans, VA grants, or the SHIP program, to make homeownership achievable. One of the biggest misconceptions is that VA loans are harder to close or risky for sellers. In reality, VA buyers are pre-qualified and given preapprovals to shop with the same as conventional financing and can close just as quickly as conventional financing.”
During the RASM Past Presidents Panel, Diversity Vice Chair Etta Carter raised a question to Tony Barrett, Alex Krumm, and Roger Piro regarding housing accessibility for disabled individuals, including veterans. With new construction dominating areas like Sarasota, Manatee, and Hillsborough counties, I asked whether local or state associations are working toward solutions similar to Hometown Heroes programs that could provide funding for accessibility modifications in both new builds and resale homes. The panelists agreed it was a vital question. Attending Great American REALTOR® Days (GARD) in Tallahassee this January may offer a chance to bring this idea directly to legislators and begin shaping real change.
REALTORS® can make a meaningful impact by learning about programs like VA, SHIP, and accessibility grants, and by partnering with lenders and local organizations to better support veterans and disabled buyers. Federal Advocacy Win in U.S. Senate: ROAD to Housing Act Passed

The U.S. Senate recently passed the REALTOR®supported Renewing Opportunity in the American Dream to Housing Act of 2025 (ROAD to Housing Act) as part of its version of the National Defense Authorization Act.
NAR applauded the Senate for passing bipartisan legislation focused on improving housing supply, affordability, and access to homeownership. Shannon McGahn, NAR’s Chief Advocacy Officer, noted that this measure takes practical steps to expand opportunity and restore confidence in the housing market. McGahn also commended Senator Tim Scott and Senator Elizabeth Warren for working across party lines on such an important issue and said NAR looks forward to working with Congress and the administration to help make this legislation a reality.
The ROAD to Housing Act had already passed the Senate Committee on Banking, Housing, and Urban Affairs with unanimous support before being added to the defense bill through an amendment offered by Senators Scott and Warren. The legislation is designed to address several areas that directly impact communities like ours here in Sarasota and Manatee Counties.
EXPANDING LOCAL HOUSING SUPPLY AND OPPORTUNITY
It supports local efforts to build more homes by reducing red tape and zoning barriers, streamlining environmental review processes, and offering grants to communities that make housing growth a priority. It opens doors for more buyers by improving access to smaller mortgage loans, modernizing the home appraisal process, and helping families save for their first home. It also ensures that veterans are fully aware of the home loan benefits available to them.
The bill encourages innovation in home construction by updating financing rules for manufactured and modular housing and supporting new building technologies that lower costs and speed up production. It also strengthens disaster recovery efforts by making federal recovery programs permanent, helping communities rebuild stronger and better prepared for future storms and flooding events.
With the Senate’s approval, the measure now moves to the House of Representatives, where lawmakers will work to reconcile differences between the two versions of the bill. REALTORS® across the
country - and especially here along Florida’s Gulf Coast - will be watching closely as this legislation continues to move forward, since expanding housing opportunity and affordability remains a top priority for our profession and our communities.
REMIND YOUR CLIENTS: FLOOD INSURANCE NOW REQUIRED FOR MANY CITIZENS POLICYHOLDERS
Florida’s property insurance market has taken a beating in recent years with high litigation costs and fast-rising premiums. In response, the state rolled out new flood insurance requirements for Citizens Property Insurance Corporation policyholders with Personal Lines residential coverage to help bring more stability to the system.
Starting April 1, 2023, any new Citizens policyholder seeking coverage for a property located in a FEMA-designated Special Flood Hazard Area must have a separate flood insurance policy in place to qualify for Citizens coverage that includes wind. For existing Citizens policyholders in those FEMA flood zones, flood insurance has been required for policy renewals on or after July 1, 2023.
For other Citizens Personal Lines residential policies that include wind coverage, the flood insurance requirement is being phased in gradually based on property value. It applies to:
Homes valued at 600,000 dollars or more beginning January 1, 2024;
500,000 dollars or more beginning January 1, 2025;
400,000 dollars or more beginning January 1, 2026;
and to all remaining properties starting January 1, 2027.
Citizens does not sell flood insurance, and standard homeowners policies do not include it. Property owners must purchase separate flood coverage, which can prevent major financial losses and satisfies federal mortgage requirements for homes located in flood zones.
As of 2022, about 18 percent of Florida homeowners carried flood insurance, though the number was much higher in coastal counties hit hardest by Hurricane Ian. Here in Sarasota and Manatee, where flood risks are part of daily life for many of our buyers and sellers, REALTORS® should make sure clients understand these requirements, assess their exposure, and stay compliant when securing or renewing coverage. Being proactive helps protect your clients and keeps our market resilient. •
September 2025 Real Estate Market Report: Trends in Sarasota and Manatee Counties

The R EALTOR® Association of Sarasota and Manatee (RASM) has released its September 2025 real estate market report, offering a comprehensive analysis of key trends across both counties. According to data from Florida REALTORS®, the housing market across Sarasota and Manatee counties showed steady momentum in September, as closed sales rose yearover-year for both single-family homes and condos. While more buyers returned to the market compared to last fall, prices continued to moderate, and homes took longer to sell, reflecting a shift toward a more balanced environment. Inventory levels remain higher than a year ago but have eased slightly in recent months, signaling that supply is stabilizing after a year of buildup. Overall, the region’s housing market is showing resilience, with increased activity and growing opportunities for buyers during more normalized conditions.
KEY TRENDS IN SARASOTA/MANATEE SEPTEMBER 2025:
Sales Activity: Closed sales increased year-overyear across both property types, showing renewed buyer engagement after a slower 2024. The rise in transactions may reflect improved affordability as prices moderate, lower interest rates, or pent-up demand from those who delayed purchases earlier in the year.
Median Sales Price: Median prices dipped modestly year-over-year, signaling continued price normalization. Price declines were most noticeable in the condo market, particularly in higher-end segments.
Inventory: Active listings increased year-over-year for both single-family and condo properties. However, inventory has trended slightly downward in recent months, suggesting some stabilization after midyear peaks.
Speed of Sales: Homes and condos took longer to sell than a year ago. The slower pace suggests buyers have more time and negotiating power than in recent years.
SINGLE-FAMILY HOMES
In September 2025, Sarasota County reported 646 single-family home sales, a 25.9 percent increase compared to last year. The median sale price fell 8.2 percent year over year to $450,000, marking the lowest median price since February 2022. Cash buyers made up 40.4 percent of all closed sales. Sellers received a median of 92.2 percent of their original list price, reflecting a continued shift toward greater buyer leverage.
Inventory levels rose 10.4 percent year-over-year to 3,137 active listings, though supply has declined monthover-month since May. The months’ supply of inventory now stands at 4.8 months. Homes spent a median of 64 days to go under contract and 105 days to close, both slightly shorter than in August.
In Manatee County, there were 662 single-family home sales in September, up 24.4 percent year-over-year. The median sale price held steady at $470,000, unchanged from
last year. Cash buyers represented 29.9 percent of all closed sales, while sellers received a median of 93.3 percent of their original list price, a slight decline from the previous month.
Active listings in Manatee County totaled 2,656, up 7.9 percent year-over-year, though inventory has fallen each month since March. The months supply eased to 4.2 months. The median time to contract rose to 60 days, and the median time to sale reached 109 days, both up slightly from August.
“As single-family inventory stabilizes and months supply approaches a more typical range, the market is shifting from one-sided to one where both sellers and buyers can engage productively,” said Debi Reynolds, 2025 RASM President and Managing Broker at SaraBay Real Estate. “Working with a REALTOR® is critical in this environment because smart pricing and timing matter more than ever.”
TOWNHOMES AND CONDOS
In September 2025, Sarasota County reported 230 closed sales for townhomes and condos. The median sale price declined 17.1 percent year-over-year to $315,000, with 60.0 percent of transactions paid in cash. Sellers received 88.3 percent of their original list price on average, highlighting increased flexibility in pricing.
Inventory levels grew 12.6 percent year-over-year to 1,820 active listings, though the total has trended downward since March. The months supply stood at 6.8 months. The median time to contract rose to 108 days, and the median time to sale reached 139 days, both significant increases from the previous month.
In Manatee County, 216 townhome and condo sales closed in September, a 31.7 percent increase year-over-year. The median sale price dropped 7.3 percent to $296,500, with 51.9 percent of sales paid in cash. Sellers received 89.8 percent of their original list price.
Active listings increased 5.2 percent year-over-year to 1,384, a slight uptick from August. The months supply decreased to 6.3 months, while the median time to contract rose to 92 days and the median time to sale to 130 days.
“The condo and townhome market is clearly in a correction phase,” added Reynolds. “Elevated supply, longer days on market, and lower sale-to-list price ratios all point to a more buyer-friendly environment.

Why Real Estate Still Needs Trust More Than Tech

Let’s be honest - our industry has an image problem. When I tell people I’m a REALTOR®, I sometimes catch the pause. It’s not personal. It’s hesitation rooted in years of seeing agents come and go, each promising more than the last. Somewhere along the way, the public stopped seeing us as professionals and started seeing us as salespeople chasing a commission check.
AND IF WE’RE BEING REAL, SOME OF THAT SKEPTICISM IS EARNED
We’ve all seen the flashy ads claiming, “sold in 24 hours,” listings edited so wide they make a condo look like a castle, and agents who vanish after the deal closes. One bad experience can stain someone’s opinion for years. Add in fake reviews, inflated success claims, and brokerages pushing numbers over quality, and it’s no surprise trust has taken a hit. Consumers today are more informed than ever. They’ve watched online videos on how to sell without an agent, they’ve read posts dissecting commission structures, and they’ve compared their cousin’s Zestimate to your CMA. They question everything - and frankly, they should. This is their home, their money, their future. They deserve straight answers, not slogans.
SO HOW DO WE FIX IT?
It starts with remembering that real estate is a service, not a transaction. Trust isn’t built in the closing room - it’s built in every phone call, every update, and every quiet act of professionalism no one sees. When people know you care more about their outcome than your paycheck, you win the long game.
HERE’S HOW WE START EARNING THAT TRUST BACK
1 | Be the source, not the echo: Buyers and sellers are drowning in noise. Everyone online has a stat, a chart, a prediction. When you show up with truth, not spin, you stand out. That means saying, “Now isn’t the right time for you to buy,” or “You’re overpriced, and here’s why.” That kind of honesty doesn’t lose business. It builds it.
2 | Stop leading with what you sell: We all market homes, negotiate deals, and close transactions. That’s the baseline. What people really want to know is how you protect them, educate them, and advocate for them. Your value isn’t in what you do - it’s in how you do it. A wellpriced home and a calm negotiation are worth more than any fancy ad campaign.
3 | Replace polish with presence: Social media has turned every agent into a marketer, and that’s fine. But the polished persona can’t come at the cost of real connection. Talk about the deals that were hard. The lessons you learned. The ones that didn’t close. People don’t expect perfectionthey crave authenticity. If you only post the wins, you look like a commercial, not a person.
4 | Collect experiences, not reviews: Reviews matter, sure. But I’d rather have a client who tells their best friend, “You’ve got to call Lyndsey,” than one who drops five stars and forgets my name a week later. The goal isn’t online applause - it’s offline loyalty. Five-star service doesn’t come from automation. It comes from care, consistency, and follow-through long after the keys are handed over.
We can’t control every bad actor who cuts corners or overpromises. What we can control is how we show up in the market. Every interaction is a chance to prove that integrity still matters.
Consumers aren’t wrong to be cautious, they’re protecting their biggest investment. It’s on us to prove that there are still professionals who take that responsibility seriously. Who believe reputation isn’t something you post about. It’s something you earn, one client at a time. That’s the heart of how I run my business and lead my team. Real estate doesn’t just need more technology or more agents - it needs more trust. Because trust is the one thing you can’t fake, automate, or buy. You have to live it. •

The New Heart of Sarasota’s Ocean Legacy: Mote SEA Opens at UTC

Sarasota’s shoreline has long been synonymous with marine discovery, but this fall, that connection moves inland. On October 8, 2025, the Mote Science Education Aquarium (Mote SEA) opened at Nathan Benderson Park, a landmark relocation that blends architecture, education, and ecology into one bold statement about the Gulf Coast’s future.
SCIENCE, DESIGN, & ECONOMIC GROWTH
Rising beside the bustling University Town Center (UTC) corridor and visible to the 52 million drivers who pass on Interstate 75 each year, Mote SEA is positioned to become one of Florida’s most accessible and influential science destinations. The facility spans 110,000 square feet on a 12-acre site, designed by TVS Design to shimmer like the surface of water - its layered metal panels recalling fish scales and sea-spray movement. The structure itself tells a story of the ocean: sleek, fluid, and resilient.
Economically, the aquarium’s impact is as impressive as its façade. Construction is projected to generate $280 million in regional spending and more than 3,000 jobs, while ongoing operations should sustain about 260 direct and indirect positions and yield $28 million in annual economic benefit for Sarasota and Manatee Counties. For local businesses around UTC, that influx of more than 700,000 visitors annually means fresh energy for restaurants, hotels, and shops - a surge of tourism rooted not in beaches, but in science.
HIGHLIGHTING EDUCATION AND COMMUNITY
Inside, Mote SEA contains over one million gallons of seawater habitats, doubling the capacity of the former City Island aquarium. The showpiece is a 400,000-gallon Gulf of Mexico tank, where sharks and rays glide in slow, mesmerizing choreography above visitors’ heads. Surrounding galleries celebrate Florida’s aquatic diversity: manatees in spacious pools, playful river otters darting through glass-walled streams, delicate seahorses, and jellyfish drifting in softly lit columns. Every habitat was engineered to improve animal welfare - larger, quieter spaces with advanced life-support systems designed for long-term health and research observation.
But Mote SEA is far more than a viewing attraction. Interwoven through the exhibits are three STEM teaching laboratories and four workforce-training labs that will serve an estimated 70,000 students per year free of charge. Classrooms will connect directly to live tanks and research areas, allowing students to witness experiments, conservation projects, and coral-restoration efforts firsthand. In this way, the aquarium transforms into a living classroom where visitors, from kindergartners to graduate interns, learn not only what’s in the water, but how to protect it.
Architecturally, the interior embraces transparency. Glass corridors reveal researchers at work; terraces host public events with views of Benderson Park’s lake; and flexible exhibit wings can evolve with future technology. As the architects put it, the building itself becomes “part of the exhibit” - a dynamic bridge between art, science, and community.
The move inland also broadens access. For many families, the new location eliminates the barrier of a drive to City Island and expands Mote’s reach north toward Tampa Bay and east through Lakewood Ranch and Parrish. Its placement within the UTC district means synergy with shopping, dining, and hospitality venues - anchoring a cultural hub that unites recreation and research.
For Mote’s scientists, the aquarium serves a deeper mission: translating complex marine research into public understanding. Visitors will leave not just with photos of sea turtles and sharks, but with a grasp of coral restoration, sustainable fisheries, and ocean resilience. In every way, Mote SEA embodies its guiding vision: “Oceans for All.” •
