The city is expanding rapidly. The recently opened and quite extraordinary Sara Cultural Centre is one of the tallest timber buildings in the world. As well as its many cultural events, the building also contains a hotel offering first-class accommodation, a spa, restaurants and sky bar with panoramic views. The basic design style of our kitchens and bathrooms is called Harmony. With Harmony, our interior designers have selected and matched materials and products to create an interior that is stylish, practical and durable. To assist you, you also have Riksbyggen’s interior design portal, with its visual 3D picker to show you

Later, when the time comes to choose the interior of your new home, you will receive a personal client login to the interior design portal, where you can see all the available options for your particular apartment, as well as the prices of any optional extras.

The architects’ thoughts

In designing the buildings, careful consideration has been given to blending them into the natural surroundings. The main material for the facades is light brick, but this is broken up with natural wood to create a sense of warmth around the large, fully-glazed balconies. The grey windows and vertical window strips give the building a modern design language that, in combination with the 10-storey height, gives the buildings a slender appearance.

Non-load.bearing walls: Plasterboard. Windows and French windows: Windows in wood with exterior aluminium cladding. Foyer and stairwell: Entrance sections in aluminium. The stairwell has painted walls and stone paving. Mailboxes are located in the ground floor foyer. There is a newspaper holder outside the front door to each apartment.

Courtyard

Great care has been taken to ensure that the courtyard is a pleasant and sheltered environment with varied surface coverings, mixed vegetation, terrace and barbecue area. The courtyard is designed to accommodate both children’s play and adults’ socialising.

Homes

All apartments have a spacious, glazed balcony and high-quality interiors, with care and attention paid to every little detail. The basic standard will be high, consisting of classic and stylish materials that provide a good base and fit for most interior design styles.

The apartments are equipped with a full set of high quality appliances, including washing machine and tumble dryer, dishwasher, refrigerator and freezer (fridge freezer in two-room + kitchen apartments) as well as hob with built-in oven and microwave in the upper cabinet.

Ceiling height

The general ceiling height is 2.5 metres. However, there may be occasional variations due to installations or for design reasons.

Storage

Each apartment has a storage room in the basement/garage. Storage rooms have mesh walls and a shelf on brackets with a clothing rail.

Bicycle parking

Bicycle racks will be placed around the residential buildings.

Car parking

The garage has 64 parking spaces. There are also seven parking spaces at ground level. Electrical vehicle charging will also be available.

Water and wastewater

The property is connected to the municipal water and wastewater system. Hot water, hot water circulation and cold water pipes are drawn from the district heating plant into each apartment.

Heating and ventilation

The buildings are connected to the municipal district heating network. Apartments are heated by a waterborne heating system with traditional radiators. Both residential buildings have exhaust and supply air ventilation with heat recovery, known as an FTX system.

Accessibility

Particular attention has been paid to designing homes and common spaces that meet requirements for good accessibility. Entrance doors and interior doors to common areas are equipped with automatic door openers and can be easily opened with a tag or elbow contact. All residents can reach their storage room by staircase or lift.

The buildings are equipped with an entryphone with an answer function on residents’ mobile phones.

Child safety

The residential buildings and courtyard are designed and built according to applicable building regulations.

Fire safety

Each apartment is designed and built as a separate fire cell, making it difficult for a fire to spread through the building. Each apartment is equipped with a smoke detector and the stairwells have been designed to ensure swift evacuation in the event of fire.

Welcome to a home for life

Here, will answer frequently asked questions and guide you along the way. We would also like to enlighten you about the benefits of living in a home from Riksbyggen and tell you a little about what it means to be a member of a cooperative housing association. Here at Riksbyggen, we always care that little bit extra. About you, your home and the surrounding environment. Shouldering long-term responsibility is something we have been doing for over 80 years. And it is something we intend to keep doing far into the future – a future we would be delighted to share with you.

How your purchase works

Once you have decided to buy a home, the first step is to sign a precontract. The second is to sign a leasehold agreement. During this period, you can select the fixtures and fittings and thus take part in the design of your future home. The period between a decision to buy and moving in varies depending on what stage of development the new homes are at when you enter the picture as a buyer. During the period between signing a contract and moving in, you will receive information on an ongoing basis concerning the development of your new home.

Precontract

A precontract is entered into between you and the cooperative housing association. As the buyer, this guarantees you the right to acquire a specific apartment. The contract is based on the association’s cost calculation, which is registered by the Swedish Companies Registration Office. Before you sign the precontract, a credit report will be obtained and confirmation that you have been guaranteed a mortgage. You will then receive an invoice in the post for advance payment of part of your deposit.

Leasehold agreement

Once the association’s final financial plan is registered by the Swedish Companies Registration Office, we will send you a leasehold agreement. You then sign the agreement and return it to us. We will then send you an invoice for the deposit on your new home. The standard deposit is 10 per cent of the price, less the advance payment you made on signing the precontract.

you have ample opportunity to put your personal touch to your future home by making interior design choices. How much of an opportunity depends on the project you are interested in and at what stage you become involved. Your interior design coordinator can explain the situation with regard to your particular new home. The option agreement is a separate agreement between you and Riksbyggen. The standard agreement is that you pay 20 per cent of the cost of options when you place an order and the rest when you move in.

Taking occupancy and moving in

On the day you take occupancy, your final deposit payment, option payment and monthly fees must be paid in full. Once payment is made, you will receive the keys to your new home. When you take occupancy, you will receive a folder containing maintenance and other instructions. In good time before you move in, we will send information via a newsletter or arrange an information meeting.

Inspection and warranty

In conjunction with the completion of building work, a final inspection will be conducted by an expert inspector. Once the handover is complete, there is a warranty period of five years. After two years, an inspection will be carried out of all buildings and the grounds. At the end of the warranty period, a review will be conducted of the defects reported during the warranty period (no inspection is carried out at this time). Riksbyggen will remedy any defects that have been noted by the inspector.

Payment of annual fee

The annual fee is paid monthly in advance, beginning on the date of occupancy. The first invoice will be sent to you and must be paid no later than the date of occupancy.

Riksbyggen Priority

Riksbyggen Priority is a way for you to see and choose newly built cooperatively and privately owned homes before there are available to the general public. You collect points over time, and the more points you have, the greater the chance you have to choose exactly the home you want in a certain project. By registering for Riksbyggen Priority, you receive advanced information about the projects in which you have registered an interest.

Cooperative housing associations

Membership of a cooperative housing association

Owning a cooperative home means that your apartment is at your disposal, but you own a share of the cooperative housing association, which in turn owns the housing. In simple terms, it is an economic association through which the residents collectively own or dispose of the land and buildings. The association makes all decisions concerning the management and development of common areas – foyers, stairwells, courtyards, storage rooms and so on.

Cooperative housing associations

When a cooperative housing association is formed it has a board consisting of administrators and elected officials from within Riksbyggen. Once the association’s building is completed, the residents elect a board at a general meeting. From then on, the board consists of residents in the association and an experienced and knowledgeable representative of Riksbyggen. Before the general meeting, you may register your interest in sitting on the board and thus become more deeply involved in running the association. Riksbyggen offices training courses so that you can learn more about what is involved in serving on the board of an association.

Fixed price and purchase guarantee

A cooperative housing association can enter into an agreement with Riksbyggen guaranteeing the price of its new-build project. This means that the final acquisition cost to the association is known when the economic plan is drawn up and the apartments are leased. Riksbyggen is responsible for all costs and revenue until the final day of the month that falls five months after the final inspection and handover of the property. If any apartments have not been sold, Riksbyggen undertakes to purchase them.

A cooperative enterprise

Riksbyggen is a cooperative economic association of some 1,700 cooperative housing associations. So, you will not only be a member of a housing association, indirectly you will also be a co-owner of Riksbyggen.

Dividends

One classic principle of the cooperative is to pay dividends to its members. Within Riksbyggen, the dividend is based on the management services that cooperative housing associations buy; the better it goes for our management services, the more money is left over for the associations.

Relax, you’re buying a Riksbyggen home

To ensure that we fulfil all of the modern demands on the quality of housing, we have developed something we call the Riksbyggen Home – our model for what a good home should be. In addition to statutory requirements, a Riksbyggen Home must live up to our own requirements, which have been developed based on our ambitions for good housing and a sustainable society, the wishes of residents and a long-term approach to management.

Homes for unique places and unique people

The houses can look very different depending on where they are and who is to live in them. It is a matter of ensuring that houses and neighbourhoods are aesthetically pleasing, accessible and secure, that they have green spaces and are energy efficient, etc. Riksbyggen Homes have a number of characteristics in common.

For example:

A community hall – Every project with over 25 apartments must have one. It can be used for board meetings, children’s parties or as overnight accommodation.

Security – Security planning is carried out in every project. This covers factors such as the outdoor environment, lighting and locking systems.

A pleasant outdoor environment – Work to create pleasant, green and diverse courtyards.

Long-term management – Riksbyggen Homes are planned to be low-maintenance from a property management perspective. This is good for both those who work on the property and for your cooperative housing association.

Accessibility – Floorplans must be well thought out and have certain specified dimensions. For example, that entrances, stairwells and balconies and patios meet applicable accessibility requirements goes without saying in a Riksbyggen Home.

Environmental certification

Choosing a home from Riksbyggen is to make an environmentally friendly choice. Since 2012, all of our new-build apartment buildings of three or more storeys have been environmentally certified by the Sweden Green Building Council or Nordic Swan. This is a matter of ensuring quality within areas such as energy, materials and indoor environments. Environmental certification is proof that a building meets these exacting requirements. Sweden Green Building Council classifies buildings as bronze, silver or gold. Riksbyggen’s new builds are designed to achieve a minimum level of silver.

Well-maintained buildings thanks to your fees

When you move into a Riksbyggen House, it will be managed by Riksbyggen’s own staff for at least five years. They will ensure that the building functions as intended and that everything is well-maintained and in good condition.

Your fees go a long way

As a member of a cooperative housing association, you pay a monthly fee to the association. This covers a great deal, from heating, water and maintaining the grounds to cleaning and maintaining the building in the short and long term. Your fees also cover interest and repayments of the association’s loans.

Riksbyggen ensures everything is working

From the fees paid to cooperative housing associations, Riksbyggen makes sure that the lights are on, keeps an eye on the heating, ventilation and water so that any problems are promptly rectified, often before you notice that anything is wrong. In short, Riksbyggen ensures that everything is working as intended.

The pleasures of apartment living

If you previously owned a house, when you move to an apartment you can feel comfortable and secure in the knowledge that everything is kept in good working order without you having to shoulder the responsibility yourself.

Your fee also includes regular updates from us concerning maintenance schedules. This provides the association with long-term financial stability, as money can be set aside for future major projects such as maintenance of the facade, roof and heating system. This provides financial security and avoids unpleasant surprises.

An expert in the boardroom

Your association’s board will include one member employed by Riksbyggen. They will be an expert on the work of cooperative housing association boards, willing and able to offer support.

Clean and tidy improves wellbeing

A clean building and tidy grounds are important factors when it comes to a pleasant home. We employ trained cleaners who know their stuff. We have also reduced the use of chemicals in floor cleaning, and when we do use chemical products, they are eco-labelled.

Customer service around the clock

Should you have any problems or questions, Riksbyggen has a hotline you can call around the clock.

Included in your fees are:

Property management ensuring that, for example, there is running hot and cold water, working heating and ventilation and that the building is maintained and kept in good condition year after year.

Cleaning ensuring that the stairwell and common areas are kept clean.

Snow clearing and lawn mowing ensuring that paths are cleared in winter and lawns are mowed in the summer.

Loans interest and repayments on the loans that any cooperative housing association usually has.

Provisions for future maintenance setting funds aside for the maintenance and renovation of items such as facades, roofs and heating systems.

Maintenance planning drawing up and updating maintenance schedules.

Heating the association pays for heating via the district heating network.

Sustainable homes are tough. And soft. Here at Riksbyggen, we construct buildings to last for at least a hundred years, and to be sustainable for the climate and the planet. This demands that we are involved in driving progress, such as by installing solar panels on the roofs of all of our new builds, by increasingly building with climate-enhanced concrete and offering services such as carpooling. When our role changes to property management, we continue to work towards a number of environmental goals.

When Riksbyggen develops, builds and manages homes and workplaces, we create solutions that promote social, economic and environmental sustainability.

One example is the target of a fossil-free vehicle and plant fleet by 2025. Another is a 30% reduction of energy consumption for heating, hot water and building electricity in our own properties by 2030.

But it also requires soft values that cannot be measured. Values that make a building into a home that simplifies daily life and provides space in addition to one’s own home, such as community halls for hobbies, meetings and parties, green courtyards with space for cultivation and good opportunities to sort waste at source.

Many of our assignments come from cooperative housing associations whose property we have developed and built, and who we also take good care of for at least five years after the building is ready for occupation – although often for much longer. Because of this relationship – that we continue to work with the association and manage the property for many years – we think in the long term and sustainably. We build something solid and stable from day one, which benefits you and us.

We are with you for the first five years. At least. For the first five years that you live in your new home, Riksbyggen will be responsible for the financial and technical management and day-to-day operation of the property. We hope that when five years have passed, you will continue to employ us as your property manager going forward.

You should feel secure in buying a cooperative home

Postpone the date of occupation

If you have been unable to complete the sale of your current home and need more time to do so, you may request a postponement of the date of occupation by up to three months.

Waive monthly fees in the event of double occupancy

If, on moving into your new cooperative home, you have still not sold your previous home, you have the right to waived monthly fees for your new home. If you meet the criteria, Riksbyggen will pay your monthly fees for up to 12 months. If you have already been granted a postponement of occupancy, the number of months will be reduced by the corresponding amount. The maximum amount of compensation is SEK 10,000 per month.

...or if you are on sick leave or unemployed

You also have the right to waived monthly fees of up to SEK 10,000 per month if you are on sick leave or unemployed. This also applies for the first 12 months after moving into your new home.

Right to withdraw from the contract

In the event of your death or critical illness, or the death or critical illness of a member of your family, you have the right to withdraw from the purchase up until occupation has taken place.

Extended cover for Riksbyggen Priority members

Riksbyggen Priority members have extended cover under Trygghetslöfte. They are entitled to have monthly fees waived for an additional 12 months, up to a total of 24 months.

Riksbyggen’s Trygghetslöfte always includes:

• Five year warranty on new builds and renovations.

• We continue to manage the property for at least five years.

• We know your building inside and out, so we have good knowledge about cleaning, maintenance and development needs.

• Your association will be financially stable and have clear maintenance schedules.

• Around-the-clock customer service.

• The board of your cooperative housing association will work closely with Riksbyggen. We will provide one board member to contribute expert knowledge and support to the work of the board.

• The buyer will receive personal guidance through the entire purchase process.

• If not all apartments are sold six months after the final inspection and handover, Riksbyggen will buy the unsold apartments and guarantee the association’s income.
