Buildings
Foundations: Ground slab.
Facade: Brick.
Roof: Load-bearing timber roof with backing and covering of roofing felt.
Non-load.bearing walls: Plasterboard. Windows and French windows: Windows in wood with exterior aluminium cladding. Foyer and stairwell: Entrance sections in aluminium. The stairwell has painted walls and stone paving. Mailboxes are located in the ground floor foyer. There is a newspaper holder outside the front door to each apartment.
Balcony: Glazed balcony with concrete slab and wood-panelling on the walls. Lift: Each stairwell has one lift.
Courtyard
Great care has been taken to ensure that the courtyard is a pleasant and sheltered environment with varied surface coverings, mixed vegetation, terrace and barbecue area. The courtyard is designed to accommodate both children’s play and adults’ socialising.
Homes
All apartments have a spacious, glazed balcony and high-quality interiors, with care and attention paid to every little detail. The basic standard will be high, consisting of classic and stylish materials that provide a good base and fit for most interior design styles.
The apartments are equipped with a full set of high quality appliances, including washing machine and tumble dryer, dishwasher, refrigerator and freezer (fridge freezer in two-room + kitchen apartments) as well as hob with built-in oven and microwave in the upper cabinet.
Ceiling height
The general ceiling height is 2.5 metres. However, there may be occasional variations due to installations or for design reasons.
Storage
Each apartment has a storage room in the basement/garage. Storage rooms have mesh walls and a shelf on brackets with a clothing rail.
Bicycle parking
Bicycle racks will be placed around the residential buildings.
Car parking
The garage has 64 parking spaces. There are also seven parking spaces at ground level. Electrical vehicle charging will also be available.
Water and wastewater
The property is connected to the municipal water and wastewater system. Hot water, hot water circulation and cold water pipes are drawn from the district heating plant into each apartment.
Heating and ventilation
The buildings are connected to the municipal district heating network. Apartments are heated by a waterborne heating system with traditional radiators. Both residential buildings have exhaust and supply air ventilation with heat recovery, known as an FTX system.
Electricity
The property is equipped with common meters that measure total energy consumption. All apartments are equipped with individual meters for electricity and hot and cold water. The cooperative housing association will bill each household for the electricity and water it uses.
Television, telecommunications, data
All apartments are equipped with a media centre for IP telephony, data and digital TV.
Waste management
Deep waste containers for household waste and waste sorting facilities will be located in the courtyard.
Other buildings
One of the buildings contains a guest apartment. The cooperative also has a simple bicycle workshop and rooms to store walking frames and strollers.
Accessibility
Particular attention has been paid to designing homes and common spaces that meet requirements for good accessibility. Entrance doors and interior doors to common areas are equipped with automatic door openers and can be easily opened with a tag or elbow contact. All residents can reach their storage room by staircase or lift.
The buildings are equipped with an entryphone with an answer function on residents’ mobile phones.
Child safety
The residential buildings and courtyard are designed and built according to applicable building regulations.
Fire safety
Each apartment is designed and built as a separate fire cell, making it difficult for a fire to spread through the building. Each apartment is equipped with a smoke detector and the stairwells have been designed to ensure swift evacuation in the event of fire.
