Membership of a cooperative housing association
Owning a cooperative home means that your apartment is at your disposal, but you own a share of the cooperative housing association, which in turn owns the housing. In simple terms, it is an economic association through which the residents collectively own or dispose of the land and buildings. The association makes all decisions concerning the management and development of common areas – foyers, stairwells, courtyards, storage rooms and so on.
Cooperative housing associations
When a cooperative housing association is formed it has a board consisting of administrators and elected officials from within Riksbyggen. Once the association’s building is completed, the residents elect a board at a general meeting. From then on, the board consists of residents in the association and an experienced and knowledgeable representative of Riksbyggen. Before the general meeting, you may register your interest in sitting on the board and thus become more deeply involved in running the association. Fixed price and purchase guarantee
A cooperative housing association can enter into an agreement with Riksbyggen guaranteeing the price of its new-build project. This means that the final acquisition cost to the association is known when the economic plan is drawn up and the apartments are leased. Riksbyggen is responsible for all costs and revenue until the final day of the month that falls five months after the final inspection and handover of the property. If any apartments have not been sold, Riksbyggen undertakes to purchase them.
A cooperative enterprise
Riksbyggen is a cooperative economic association of some 1,700 cooperative housing associations. So, you will not only be a member of a housing association, indirectly you will also be a co-owner of Riksbyggen.
Dividends
One classic principle of the cooperative is to pay dividends to its members. Within Riksbyggen, the dividend is based on the management services that cooperative housing associations buy; the better it goes for our management services, the more money is left over for the associations.
