The property inventory in Port A has experienced a 42% increase from 2020 to 2023. Despite a significant surge in demand following the pandemic, there has been a steady decline in demand year-over-year. Supply and demand, anyone? This trend, coupled with the rising supply of properties, presents a challenge of saturation in the Port Aransas vacation rental market in 2024.
This is not new to us at Port A Escapes and we have developed proactive strategies to navigate these market changes effectively:
Pricing:
Port A Escapes’ goal is not merely to set the highest possible rates, but to maximize overall rental income for each property. This often means adjusting our strategies to better align with market conditions and consumer behavior.
A bird in the hand is worth two in the bush. Holding out for higher prices isn’t equating to more return.
Marketing:
We optimize our property listings by refining descriptions, headlines, photos, photo captions, amenities, and more to maximize their effectiveness and appeal. Our Marketing team is expanding efforts to target new geographic areas. New areas = New travelers. We are also concentrating on increasing customer engagement from our top feeder markets. We’ve revamped our marketing campaigns directed towards past guests to offer a more personalized approach, reaching out to repeat customers from our extensive database of over 100,000 past guests.
You may notice some strategic adjustments to some of your rates. These adjustments are aimed at increasing occupancy levels, by slightly lowering rates. This is by all means not a discount strategy, but a lever to boost overall revenue and profitability. Boosting occupancy rates, even with a modest reduction in daily rates, will increase total income. The strategic rate adjustments will predominantly be targeted towards off-season days and early weekdays (Sunday – Wednesday) during peak seasons.
Our primary objective is to make you money on your investment. We believe these strategic rate adjustments will not only improve our competitive edge but also ultimately achieve a higher return on investment.

We have our own, local commercial laundry facility! All sheets, bedding and towels are washed in our commercial laundry facility at 120 degrees and dried at 180 degrees. Come and check it out! We’re happy to show you around.

We continually market to our database of over 100,000 people. Because we know our customers so well, we know where and how to spend marketing dollars effectively. The majority of bookings come from our own website with over 60% of our total bookings a year.
