Over the last several years we have seen a significant increase in the supply of vacation rental properties available While it is hard for data collection tools to track the number of rentals available we can see total Nights Available for the entire market, which gives us a good picture of how much the market has grown over the last 4 years:
This influx of properties naturally drives prices down as more listings compete for the same pool of potential guests Unfortunately, that pool has also shrunk this year due to various environmental factors, changing travel behaviors, and economic uncertainty, leading to fewer travelers choosing our coastal destination.
Excessive rainfall this spring and summer diverted beachgoers to river destinations like the Frio, Comal, and Guadalupe, boosting their tourism Despite this, our performance surpassed last year's from January 1st to June 15th. However, two major storm threats between mid-June and mid-July, despite not making landfall here, led to decreased bookings and increased cancellations as travelers opted for safer destinations.

Despite the chaos of summer our housekeeping team upheld our high standards; out of 6,820 stays this summer, only 23 resulted in a guest call back, indicating a positive experience for the vast majority of our guests.

Meet Sage Viator: our 'Sage of all trades ' Since joining Padre Escapes in 2014, Sage has worn many hats, starting in laundry, moving through reservations, and rising to his current role as Director of Owner and Guest Services. Trained by the best and always eager to learn more, Sage has taken every opportunity to expand his expertise, from attending industry seminars to visiting top vacation rental facilities.
We have our own 6,000+ sq. ft. commercial laundry on Padre Island with room to grow! This allows us to deliver our Clean Bed Promise: We professionally launder all standardized bedding, including coverlets, after every stay. Come and check it out! We’re happy to show you around.

The name of the game is returning guests. We always say the best guest is the guest you currently have. Before your current guests leave, we’ve reached out to them to book their next stay. We continually market to our database of 89,000 plus guests and, because we know their booking habits so well, we know where and how to spend marketing dollars effectively. The majority of bookings come from our own website with over 65% of our total bookings a year.
