Kingston Regatta: a celebration of excellence

The rowing competition brings together over 2,200 athletes, a combination of 720 schools and club crews over two days. Huge congratulations to all the winners and thanks to everyone who rowed, making it such a fun event for all ages. CNM Estates was delighted to celebrate its 10th anniversary of sponsoring the Kingston Regatta over 14th and 15th July 2018. Blessed with glorious sunshine, a fantastic time was had by all. The event is “the jewel in the crown” of amateur rowing on the River Thames and organised by a large network of volunteers. Held annually since 1857, the Kingston Regatta attracts fabulous crowds and sets the scene beautifully for a long hot summer. The CNM Estates Charity Luncheon was a true community event – a celebration of all that is best about the Borough. Bringing together schools, businesses and local charities, over 350 guests enjoyed a great day overlooking the Thames and the Queen’s Rowbarge, The Gloriana – in support of Kingston Regatta and the Kingston Rowing Club. Proceeds from the luncheon and sponsorship will make a significant difference to the Charities allowing them to continue to provide fantastic facilities and activities all year round to the local community, schools and rowing clubs. To date, over £75,000 has been raised and the numbers continue to grow.

This year CNM Estates was delighted to announce a new award – chosen and presented by The Emeritus Mayor of the Royal Borough of Kingston upon Thames, Councillor Julie Pickering. The winner of Community Champion was Alison McWhinnie. Alison has worked tirelessly to create safe neighbourhoods within the Kingston community. A stalwart of Neighbourhood Watch, she works closely with the emergency services and many other different charities. People of Action working with Young Enterprise

“Young Enterprise empowers young people to discover, develop and celebrate their skills and potential. Since 1962, we have connected schools with the world of work. Our charity enables and inspires young people to develop the knowledge and attitudes they need to succeed in their careers. Young Enterprise’s develops eight key employability and entrepreneurial skills: Communication, Confidence, Financial Capability, Initiative, Organisation, Problem-solving, Teamwork and Resilience. Not only are Young Enterprise company programmes a productive and enjoyable experience for students; they boost their UCAS applications and are eligible as a Duke of Edinburgh Award skill. Richmond and Kingston has traditionally been the most consistent and most successful area of Young Enterprise UK as to school participation, pupil coverage and winning YE’s UK and European competition trophies. In 2017/18, YE Richmond and Kingston’s YE area manager and volunteers coached 16 schools, 21 companies and 300 achievers in the borough of Kingston on top of Kingston University’s 18 start-up teams formed by 80 university students. Kingston Rotary Youth Service boosts young people’s opportunities to unlock their potential, develop their skills and broaden their horizons. Kingston Rotary members have given our charity their dedicated time, their tireless and highly competent advice as well as their club’s sponsorship and wider network. Two local volunteer board members, four area competition judges and one business adviser for YE’s Company Programme have been pivotal for our local success; their contemporary entrepreneurial judgment has evaluated our young Kingston entrepreneurs’ progress and has given them

valuable feedback along the way. In my role as chair of Young Enterprise Richmond and Kingston as well as being the daughter of a deceased yet passionate and long-standing Rotarian, I can confirm that our entrepreneurial education’s success in Kingston has been the result of a flagship cooperation between two distinctive nonprofit organisations dedicated to serving their local community’s next generation of business professionals.” - Christina Haemmerli Schlegel, Chair, Young Enterprise Richmond and Kingston Kingston Rotary club has recently been shortlisted for the ‘Commitment to Education and Skills’ category of the Kingston Business Excellence Awards – this is just one area of our work in the community, other projects involving schools and youth organisations also provide useful skills for future careers of our youth. Oyez, oyez, oyez: Kingston has a town crier again!!

After an 8 year silence, the call of Kingston’s town crier can be heard once more, ringing out across the borough to command our attention and spread important news. The honour of this ceremonial role has been bestowed upon Mike Seigel after he expressed a keen interest in the vacant position which is now combined with that of Tipstaff - described below. Mike has lived in the borough for over 33 years and has a record of community involvement dating back just as far. He is currently Chair of the Kingston Tour Guides and was the first Chair of the Canbury Area Residents Association (CARA) established in 1990. The position of town crier was originally ‘Crier of the Town Court’ dating back to medieval times. “Oyez” means “hear ye”. The crier would recite these words, accompanied by the ringing of a large hand bell to attract attention. It was their job to inform the townspeople of the latest news, proclamations, bylaws and any other important information, as at this time most folk were illiterate. It was commonplace for a town crier to carry out other essential duties such as patrolling the streets after dark, acting as peacekeepers, escorting people to the stocks, and making sure fires were damped down after the curfew bell. Kingston did away with its Town Crier in 1914 but re-established it in 1984 combining with the position of Tipstaff. The office of the Tipstaff is thought to have been created in the 14th century. One of the earliest records was mentioned in 1570: “The Knight Marshall with all hys tippe staues”. It was a position of both law enforcement and ceremonial duties. The name originates from the early law enforcement officers who would apprehend a person intended for arrest by enforcing their duty, if necessary, with a tipped staff or stave. The staff was made of wood or metal and topped with a crown which unscrewed, revealing a warrant of arrest inside the hollow staff. Some staffs were a means of protection and this is where the modern policeman’s baton originates. More recently the Tipstaff has been a uniformed official of the Council who takes

13

part in Civic processions and performs the function of regulating the pace, as well as generally attending on Members. Today, Mr Seigel’s duties are focused on supporting the borough’s civic events and making the connection with Kingston’s historic past. The ambiguous ‘grey area’ invokes a sense of the uncanny. Her work is situated between figuration and abstraction and during the painting process, what is removed from the canvas is as important to her as that which remains.

Dzendrowskyj, Buffy Kimm and Rachel Pearcey, will be exhibiting at One Paved Court, Richmond, in early September. The show, Stitched–Cut–Painted, will be curated by Hanna ten Doornkaat and explores the differing ways each one of these artists works. All works are a reaction to the artists’ physical surroundings in general, but also consider visual and tactile experiences to offer an insight into each artist’s working process and unique interpretation. Dichotomies of flatness and depth, intimacy and distance are explored to see how these

Her works are mostly free of any subject matter conveying no emotions, political or conceptual ideas but rather attempt to reveal the beauty of the modern world which needs no further explanation. Rachel Pearcey stitches drawings; single, short, abrupt marks/stitches. Her work blurs the line between pen and paper and thread on fabric by meticulously hand stitching each work to create binary simplicity. The meditative quality of the process of repetition is an intrinsic part of the creation of her work, meaning that it cannot be hurried, suggesting the awareness of the present moment in each piece. GARDENING Increasing your Plants for Free

The days are shortening and the nights are getting colder, so now is a good time to divide herbaceous perennials. Simply dig up the plant and split it into pieces to make several new plants – a good way to increase the number of these plants for free and spread them around the garden. Many herbaceous plants flop outwards from the centre and it’s the pieces on the outsides of the clumps that are youngest and most vigorous. So keep these for replanting and discard the older centres. If the clump is difficult to split, use two garden forks back to back and lever them apart. Make sure to enrich the soil where you are planting with manure and compost and water in the new divisions well. September is also a good time to buy and plant new perennials as the weather tends to be wetter and therefore you need to water less. Although with any new plants it is best to make sure that they receive plenty of water in the first year. This does not mean the end of the summer colour because container plants and hanging baskets will keep going until the end of autumn if you continue to feed weekly with liquid fertiliser and dead-head. Ensuring a good Spring Display Now is also the time to buy and plant some spring-flowering bulbs such as daffodils, crocus and hyacinths. Choose firm, plump bulbs and avoid any with signs of mould. Plant them as soon as possible so they can start putting down roots. Wait until November to plant tulips as the cool, moist conditions of late autumn suit tulips best and planted amongst forget-me-nots make a stunning display. Remember bulbs also make a great display planted in containers, especially daffodils and tulips in spring. They are one of the easiest and

most rewarding garden plants to grow. Lawn Maintenance As the autumn leaves start to fall keep the lawn clear of fallen dead leaves and thatching quickly and easily by using a lawn scarifier or a suitable lawn rake and store the leaves. Composting the leaves is an excellent way to give your compost and your garden a boost. This can be a slow process but if you set your mower to bag the clippings and mow the lawn and leaves together. You should get a well shredded and mixed material. Now is also a good time for general maintenance on established lawns. This can be done by aerating with a machine which spikes or you can do it by hand with a fork. Once you have aerated the lawn apply a top dressing of lawn sand and towards the end of the month apply an autumn fertiliser. There’s no animosity between us so we’re happy to both stay here until it’s sold. We would like to divorce on the basis of our irreconcilable differences but should we do that before or after the house is sold? -Harry, Teddington A: I’m afraid it’s not possible to divorce on the basis of your irreconcilable differences: nothing so civilised in this country yet! If you wish or need to divorce quickly you have to petition on the basis of your spouse’s adultery, or unreasonable behaviour. As you can imagine this can create animosity where

there was none, and makes things worse when there is already conflict. But since the Supreme Court recently told Mrs Owens she has to remain married to her husband until they’ve been separated for five years. I hope that Parliament will change the law soon. In the meantime, if you both agree, you can divorce on the basis of two years’ separation. It is possible in your situation to live separately under the same roof and for this to count towards the two years but it’s more than just sleeping in separate rooms: living separately also means that you don’t cook or eat together, or do each other’s washing etc. That said, newspaper reports last month indicated that thousands of couples exaggerated faults in their marriage to get around our outdated divorce law, around 14% stretched the truth about adulterous partners, and 13% lied about how long they had been separated! But so long as both parties agree to the divorce, the court will not look to see if the facts they give are correct. The problem for Mrs Owens was her husband did not agree the marriage had broken down, and the court said his behaviour was not bad enough to grant her a divorce. If you have agreed how you will divide the sale proceeds it doesn’t matter whether you divorce before or after the sale of the house, the important thing is to have an agreement or court order before you market a property: many chains of property sales have collapsed because of unresolved divorce settlements!

The Cooking Corner Asian-style Casserole Serves 5 • • • • • • • • • • • • •

2 tbsp extra virgin olive oil 500g diced lean braising steak 2 medium size onions, finely chopped 1 garlic clove, crushed 1 red chilli pepper, seeds and white ribs removed – cut lengthways into thin strips 1 tbsp curry powder 1 tsp ground cumin 4 tbsp (low salt) soy sauce (unsweetened) 8 drops pure liquid Stevia 1 tbsp distilled malt vinegar 200ml water 500g vegetable stir fry mix Himalayan salt and freshly ground black pepper

4. 7 minutes before the meat is ready start stir frying the vegetables and season. 5. Divide the meat over 5 plates and serve with the vegetables.

1. Heat the olive oil in a large frying pan on a medium heat and fry the meat for around 2 minutes until browned on all sides 2. Add onion, garlic, red pepper, curry and cumin powder and fry for around 1 minute. 3. Add soy sauce, Stevia, vinegar and water and bring to the boil. Cover and simmer for around 2½ hours, stirring occasionally. Add more water if needed.

If you start planning early enough you can save shelling out on fancy canapes and make them yourself, or try making your own pumpkin pie, hot dog “mummies”, bat-shaped cookies and various other gory delights (get some ideas from sites like buzzfeed, pinterest or 23

You should also make a point of seeing what’s in season right now at your local greengrocer, supermarket or pick-your-own allotments/ orchards, as this time of year usually produces delicious cauliflowers, broccoli, leafy greens, apples, pears, corn, aubergines, tomatoes, wild mushrooms and of course pumpkins and other squash- more reason to try your hand at a homemade pumpkin pie! If you’re looking to have a nice bonfire or BBQ on drier days, perhaps whilst watching the fireworks, try foil-wrapping fresh corn on the cobs and place it on the BBQ for a tasty yet healthy addition to warm up with. You could even create your own caramel/chocolate apples for the kids and for any guests you have over. There are plenty of ways to put this seasons produce to use, why not get creative?

Throw away the old and make room for the new, after all- Christmas isn’t too far away! This doesn’t mean getting rid of everything, but try to take a moment to really look at what you have cluttering the house up and if it’s worth it.

The Housing Market: Are prices currently holding steady or decreasing?

One subject I am constantly asked about is house prices. People are always interested to know the state of the market, and whether I think prices are about to go up or down. I would say though, there’s only two days when the price of your house really matters – the day you buy it and the day you sell it. Although, obviously, it could be a factor if you decide to remortgage in-between. And generally, people are happy when they know they have some equity behind them. On a wider front, it’s good for consumer confidence. How are house prices holding up in our area? If you go a bit further into London, you will see that prices have dropped a bit in some places recently. However, in Kingston and the surrounding areas, there has not been that much of a change yet in the prices for which houses are actually sold. Where we have seen a reduction is in the asking prices. Where vendors and estate agents were previously a little bit optimistic, they have become a lot more realistic in recent months. The bottom line is that a good property, in a good location, priced right, should sell in any market. Are there still plenty of people looking to buy houses? We have got clients waiting to purchase. One factor that is still driving the housing market is that mortgage rates remain historically low. People are thinking they want to get moving while the rates are still low – and they are not going to remain low for ever. For that reason, fixed-rate mortgages remain a very popular option among buyers. Most people realise there is only one way the rates can go and that is up. It is likely they will creep up, the last increase in the Bank of England’s base rate was only 0.25 per cent and that was in November 2017. I should point out that the housing market is not the only factor weighing on the Bank of England’s mind – there are other economic reasons why they don’t want to put rates up too quickly. What other factors are keeping mortgage rates low? One factor is the competition between 35

lenders. There are plenty out there, eyeing each other, seeing who’s going to be the first to dip their toe in the water. The main effect of this competition is to push the pricing down – although we are probably at the point when we really can’t go much lower. Most banks want to lend more than they are at the moment. It’s very different to 2007, when the market was previously at its peak. It is so much more tightly regulated with regard to people’s income now – and the regulations are there to stop people overborrowing. What are the prospects for the next few months? It is unlikely house prices would collapse, unless something ridiculous and unforeseeable happens that crashes the market. If you look back at what happened after 2007, in our area and across London and the South-East prices never really dropped significantly and prices are now much higher than they were in 2007. But in the rest of the country, prices dropped sharply and in many areas they are still not back up to 2007 levels. That’s also why some investors now are looking at other areas. They’re racing up north because with lower prices there’s less impact from the new tax changes and you can make much more yield on your rental. Grand Mangal Maze Bar and Grill – Tolworth Grand Parade – NEW restaurant A lovely, large, clean and inviting modern restaurant with enticing pictures of Turkey all around. The Turkish music added to the atmosphere, and they turned it down as the restaurant filled so you could still talk and enjoy yourself. We couldn’t decide between the cold meze and mixed hot selection so chose the set menu, which is perfect as it includes both! Ten different types of typical Turkish foodhummus, Tarama, Cacik Kisir, Barbunya Pilaki, Patlican Soslu, Halloumi, Falafel, Sucuk, Sigara Boregi and the most tender, fresh Calamari I have tasted for a long time, encased in a thin crispy coating and accompanied by warm homemade bread. The kebabs were absolutely delicious, wonderful herb and spicy flavours with succulent meat. It was plenty enough to fill us, so sadly we couldn’t fit in a desert! We also took a doggie-bag home for lunch the next day. There are seafood and vegetarian options available too for those who aren’t too carnivorous! A great variety of alcoholic and

non-alcoholic drinks including Turkish Efes and some great house wine. With prices to fit all budgets and the portion sizes being very generous, we will be back. Takeaway available and open 7 days a week for collection (they also offer 10% off when ordering online). They are near B&M with parking outside in the slip road and side roads.
