THE INFINITE GAME

Have you ever thought about your mindset in regard to your business and life? Are you relational or transactional? Do you believe in collaboration or competition? Do you believe in abundance or scarcity? Are you short-term or long-term focused?

Depending on how you truly answer these questions will determine not only your enjoyment in your life and business but also how long your business will continue to succeed. Creating success in the short-term, and sustaining success over time, are two very different things.

Simon Sinek’s book The Infinite Game is a transformational book around this topic. He brings about the point that in business, most of the time, the pie is plenty big enough for everyone, and that we are better off focusing on how, collectively, we can grow the pie together, versus trying to take a crumb off your competitor’s plate. He says that if you embrace your competitors as co-players, you will start to develop a mindset of abundance over scarcity, which will in turn get you to focus on the big “why” in your business… more than the person next to you who is trying to “beat you.” This shift creates more success for you and your organization.

This focus on abundance over scarcity, and how that drastically alters our experience, is something I have been putting a lot of awareness around lately. Did you know we have something in our brains called the Reticular Activating System (RAS) that is a bundle of nerves at our brainstem that only allows important information to come through our brains and filters out the “unnecessary” data?

What is interesting is that there are billions of bits of data coming through our five senses at any given moment, and our brains can only process a tiny fraction of that information. This is where the RAS comes in. And, the data that gets allowed in, is determined by our beliefs. If you believe people are friendly, that is what you will see and experience. If you believe people are wicked, that is also what you will see and experience. If you believe there is abundance… you guessed it…you will live in a world filled with abundance. “Ask and you shall receive,” has never rang truer.

As we enter into the midway point of the year, I want to challenge you to look at your beliefs and how you are approaching your life and business. Some of you may realize that you have been allowing your RAS to show you a world that is making it more difficult for you to create the life you want. It is important to ask…are you playing the infinite game?

YOU NEVER KNOW WHAT LIES AROUND THE NEXT CORNER IN THIS BUSINESS. What starts off smoothly, can become derailed. What begins with a stumble, can suddenly hit easy street. In between, you’ve likely experienced almost every variation you can imagine.

Yet you keep moving ahead with your clients—guiding them to their dreams.

That’s the same approach that Miguel Garcia loves.

As a REALTOR® with Regal Realtors, Miguel is definitely there with true care for his clients.

“I love knowing the fact that I help out people in any way I can. I’m the type of REALTOR® who works all over DFW. I’ve worked with high and low prices and everything in-between,” Miguel explains.

“I work in any area and price point. That’s what I want to do … to be the person who will be there for my clients and to help them any way I can.”

LONG AND WINDING ROAD

Miguel started his adventure in the business in January 2020. Before that, he experienced quite the path.

When he was 21 years old, Miguel moved to the U.S. from Mexico.

“God has blessed me with so much more than what I had asked. Just when I thought life was upside down, God was spinning it 180 degrees to redirecting me to something better,” he recalls.

“Before I came to the U.S., I lived a privileged life in Mexico. I had no plans for my life. I was just going through the motions. My parents couldn’t get through to me. They cut me off at 21. So, I moved to Texas and started working over 90 hours a week at three restaurants.”

STEPPING FORWARD

From there, Miguel took a new avenue ahead, working as an electrician, though he continued working an outrageous number of hours.

“In 2015 I met Denise, the love of my life. In 2016, I changed companies. In

2017, we got engaged, and we bought our first home,” Miguel says. “She was 23 and I was 25. I was so proud of us.”

It wouldn’t be long before he faced a trying chapter. Just a few days after closing on their house, Miguel was electrocuted and broke his arm.

“We were saving up for a dream destination wedding. Anxiety set in when I was home with a cast on my arm. Denise had just started her teaching career,” he remembers.

“I felt helpless that I couldn’t provide. Plus, the x-rays showed that my arm hadn’t healed right. I went through another surgery.”

NEW CHAPTERS

As Miguel healed, he and his wife, Denise, got married. There was more unsettling news.

“When the pandemic hit, we were stuck in Mexico for four months,” he recalls. “When we got back I went to work … I went to supermarkets and put my business cards on people’s carts. In September 2020 I was able to close on my first deal.”

He went on to sell 18 properties in 2020, earning Rookie of the Year honors. From there, he moved on to 2021 and closed $10 million in sales volume. In 2022, Miguel earned his firm’s MVP Award, he finished third in his company, and he received the Flex Agent of the Year Award through his work on Zillow.

“I am very thankful to the people here at Regal Realtors. They have helped me grow in my career, and I appreciate being here,” he says.

RISING ABOVE

Away from work, Miguel and Denise experienced the heartache of losing

their 3-year-old son, Miguel, and their 1-year-old daughter, Mila, as well as Miguel’s mother, Isabel Garcia.

“When you think that life is hard and you are at the bottom, God is there for you. Always give thanks. I couldn’t do this without my parents, my amazing wife, and to my children for inspiring me to be a better man.”

In his free time, Miguel looks forward to time traveling with his family. In 2022, he was thrilled to share a trip with his family to Europe.

When it comes to giving back, Miguel likes volunteering at the school where Denise works.

Clearly, Miguel goes above and beyond.

We each have the choice of what mindset we bring to the world and our work each day. Some like to work close in, focused on, and precise about the job at hand. There’s nothing wrong with that. Each of us has our own style, after all. By comparison, Tyler Thomas takes a different approach. As the founder of the TT Ranch Group within Briggs Freeman Sotheby’s International Realty in its Ranch and Land Division, Tyler is one who gets out into the world around him to uncover wide-open possibilities for his clients. “I love the outdoors and looking at land. It brings peace, calmness, and time to reflect. That’s the obvious side of it for me. I’m always on someone else’s ranch. I genuinely like the people we work with on a regular basis,” Tyler says. “We seem to share likeminded qualities and interests. have been fortunate to work with a lot of folks on the sales side and buy side who have the same passions that I do. Exploring options with them is fun for me.” MADE FOR THIS It takes about two seconds after you start talking with Tyler to understand that he is a real people person. “I’ve always liked people. This is a very people and networking-driven business. We have good and bad days like everyone, but I love looking at a pretty piece of property and seeing a prospective buyer’s eyes light up,” Tyler says. That feeling grows after a successful sale. “I really enjoy staying in touch with our clients and getting pictures of their families and kids as they create their own memories on the land we help them find.” MAKING HIS WAY Tyler earned his real estate license in 2014. Prior to that, his life seems to have perfectly prepared him for the work he has a strong passion for. He grew up in Austin, Texas, spending a ton of time on the family’s ranch land. “I always loved being out there with family and friends, hunting and fishing. That’s where I got my roots and passion for what do today,” he points out. “When I’m spending time outdoors in nature … I’m finding my happy space to reflect and kind of slow things down.” After finishing high school, Tyler went on to the University of Texas at Austin, where he earned his degree at its Red McCombs School of Business. “I graduated on Saturday and moved on Sunday to start working with my cousins in a start-up business on Monday,” Tyler remembers. “That’s what got me to Dallas.” BREAKING NEW GROUND The company Tyler got his start with was SmartShield Sunscreens … creating a top-notch product and then taking it literally to the front lines of the world. “Our skin care line was geared toward outdoor labor forces and industrial workers. We became the leading supplier to the military, NASA, transportation workers, utility-line workers, and others who worked outdoors for a living. The goal was to protect their skin from the sun and help prevent skin cancer,” he recalls. “That was our model … to provide outdoor labor forces with a superior product than what was on the market at that time. We saw a need, and it morphed into a lot of different angles and markets.” NEW HORIZONS The company continued to grow. In 2013, Tyler and his partners sold the business. After staying on to facilitate the transition, Tyler moved on to the next chapter in life. He had a background in finance and a love for entrepreneurship. “Around then, I talked with a good friend who had started a ranch and land division for a real estate firm in San Antonio, in 1997. was always intrigued with what he was doing. We would get together and chew the fat,” he says, smiling. “I had an interest in real estate and helping others find that sense of tranquility that you can find outdoors. thought I should give it a shot, so I took a leap of faith and just jumped in.” After talking with a lot of people and considering his next steps ahead, Tyler settled on Briggs Freeman Sotheby’s International Realty in 2014, in its ranch and land division. Day-by-day, Tyler has created a successful path that he shares with his clients. He also holds deep gratitude for those who have helped him learn and grow along the way.

“Robert Dullnig has a successful ranch real estate business in San Antonio. He has always been a mentor and confidant. A WONDERFUL WORLD

Away from work, Tyler looks forward to time with his wife, Whitney, and their children — 6-year-old daughter, Susie; and 4-year-old son, Levi.

In his free time, Tyler has a great love for hunt ing and fishing and most things outdoors.

“I look forward to having my kids grow up in the outdoors with the same values that my parents raised me with. I believe we hold a responsibil ity to protect the God-given gifts we inherit in nature and the land. We should make an effort to give back and protect it.”

That’s the spirit that compels Svetlana Iredale to take genuine good care of those around her.

As a REALTOR® with Compass, Svetlana definitely invests in the individual needs of her clients.

“I love when my clients are so happy in their homes, that I get a call from them and they say ‘Wow, we made a great decision to buy this one.’ Them being happy in their home is what makes it rewarding for me,” Svetlana says.

“Usually my clients are young professionals or young families. I love working with them, guiding them, and through the process… even becoming friends. I’ve been to more than a few of their baby showers.”

Rising Above

Svetlana was born and raised in Belgrade, the capital of Serbia. As she grew older, she saw her homeland grow more unstable and the future became unpredictable.

“I was there for it all – the war in Bosnia, the embargo starting, and the NATO bombing of Serbia in 1999. I was studying to become a lawyer at the time,” she remembers.

“After I graduated law school, I planned on going to The Hague to prosecute war criminals. However, before I could do that, I had to be fluent in English – a language I never studied before.”

That’s when she came across an Au Pair program and connected with a family in Southlake. She felt comfortable after one phone call, and some laughs, so she up and moved to Texas to start her new adventure.

“I loved their energy, and in a few short months, I was in Southlake and quickly becoming part of their family.

It was totally worth it. I was forced to learn fast as no one I knew spoke Serbian. My new family was very supportive, and I was speaking English with their help,” Svetlana remembers.

Creating Success

In time, she finished her law degree at SMU where she earned her Master’s degree in International and Comparative Law. It was there that real estate seemed to reach out and find her.

“My friend from law school wanted to buy a property, but I didn’t know anything about real estate in the U.S., except my natural inclination about

what was important - location. He bought the property I suggested, and he said, ‘You need to be in real estate,’” she remembers.

“Again, I didn’t understand what that meant, because we don’t have the same Real Estate process in Serbia. At the time, I was getting offers to move back to Serbia and open an International law firm there…but I couldn’t imagine leaving Dallas…so I stayed here, and I love it.”

A New Path

Svetlana started her journey of earning her Real Estate license. However, the market crash of the 2008 struck hard and delayed her dream.

So, she took another path for a time… running her own styling and personal shopping business until 2015.

While that was fun and successful, she was ready to try real estate again. The fit was perfect.

“It was awesome diving in, meeting new people, and figuring out the best property for them,” she says.

“I would go show them homes… mainly the ones that they picked at first, and then I’d show them the homes that I thought were the best fit for them, and 90 percent of the time they picked my homes. I love the happiness you see on their faces when this is the one. There is no bigger satisfaction for me.”

Family Foundation

Family is at the heart of life for Svetlana. She treasures time with her new husband, Andrew.

In her free time, some of her favorite pursuits include interior design, architecture, and travel. She enjoys remodeling, too. Plus, she designed her home, and has an eye for furnishing homes for her clients.

She also has a heart for helping. She supports the Children’s Place, an organization that helps children who need a home or women who are escaping abusive relationships and need help getting out.

Those who’ve had a chance to work with and get to know Svetlana know they have a true friend who goes the distance with a genuine investment in their dreams.

NAVIGATING THE UNKNOWN

When you put yourselves in the shoes of your clients, you put yourself in a better position to help them achieve all that they’re hoping for in their real estate deal.

That’s what Amy Schultz does each day.

True Commitment

As a REALTOR® with Ebby Halliday, Amy commits herself to coming alongside those she serves and helping them navigate the unknown.

“The bonds that I’ve formed with people … helping them navigate one of the biggest purchases of their lives,” Amy says with a smile.

Moving to Dallas

Amy graduated from Ole Miss in 1995 and then moved to Dallas where she has family. As she began her working career, she joined the accounting department at a book publisher.

“At the time I was dating a guy who worked in commercial real estate. When I made the decision to go into real estate in 1996, I knew I wanted to be at the little white house at Ebby Halliday,” she says with a smile. “So, I started working for a top producer there, and we officed out of the carriage house there.”

Finding Her Own Path

About a year and a half later, Amy went out on her own.

Since then, her tenacious spirit, experience, and expertise have combined to create an ever-thriving path forward.

“If there’s something that I want, I will do whatever it takes to get there,” Amy says. “I’ve always been very goal-oriented.”

Family Highlights

Away from work, Amy looks forward to the time she has to spend with her family, including her daughter, Tyler, and her son, Blaine.

In her free time, Amy is a big lover of horses. One of her favorite pursuits is getting in the saddle and riding.

Amy has a variety of interests. She also has a passion for taking part in the Dallas Paleontological Society. “It is very interesting to look for dinosaur bones and Native American artifacts,” she says.

Amy loves taking on creative activities. One of her favorites is hand-painting shoes.

When it comes to giving back, one of Amy’s favorite organizations is the SCPA for the work they do sup porting the local animal population.

Leading by Example

As Amy reflects on her own success in the business, she offers helpful tips for others who are looking to keep mov ing forward in real estate.

“I think there are always steps we can take that help us move forward,” Amy points out.

“One of the best things that I think people can do is to con tinue to find a coach or men tor who can help you grow and learn. It helps so much when you can find someone that you admire who is a top producer and then approach them asking them if you can learn the ropes from them. I really believe that can open up so many different doors for a person.”

Spirit of Success

When you talk with Amy, it’s easy to see her spirit of honesty and trustworthiness that she conveys to the world around her.

She also brings a strong spark to her work.

“I like to bring a lot of tenaciousness to what I do every day,” Amy says.

“I’m also a huge believer in service after the sale. I’m always there for my clients far beyond the closing table to answer their questions and be a resource they can rely on.”

ABOUT THIS MAGAZINE

Real Producers magazine started in Indianapolis in 2015 and is now in over 100 markets across the nation and continues to spread rapidly. Real Producers first launched in DFW in August 2018 with North DFW Real Producers (now called “North Dallas”). In May 2019, Dallas Real Producers launched, and then Tarrant Real Producers in March 2021.

In 2022, Tarrant Real Producers split into two publications, North Fort Worth and Fort Worth Real Producers. Fort Worth Real Producers launched in August 2022!

Q: WHO RECEIVES Real Producers MAGAZINES?

A: The top 500 real estate agents in each of the four markets in DFW, based on their annual residential sales production for the previous year, as recorded on the MLS. Refer to the map in this publication for the exact territories. If your broker address is within that given territory, and you are in the top 500, you will receive that publication for the year. There are approximately 60,000 licensed real estate agents in DFW. The list will reset at the end of every year and continue to update annually.

Q: WHAT IS THE GOAL OF THIS MAGAZINE?

A: We believe that we are better together. When we surround ourselves with other successful, like-minded people, we grow to new heights. Real Producers is a platform that brings together the most elite individuals in DFW real estate.

We take the top 500 real estate agents and RP Vetted Businesses in every market, and we build an exclusive community around that group. We share their stories, successes, market trends, and upcoming events — really, anything that will connect, inform, and inspire, we put in our monthly publication.

It is important to note that Real Producers is not a brag book. To be in the top 1-2% in your

field takes a lot of grit, passion, hard work, trials, tribulations, and a strong “why” to keep pushing on. Real Producers is about sharing and honoring those stories and humanizing you and your peers to create a culture of honor and collaboration that propels us all to the next level.

Q: DOES Real Producers HAVE EVENTS?

A: Yes! Each year we have several events. Some are specific to each territory, and some are shared events for all four DFW Real Producers markets. We have several different types of events, such as magazine celebration events, partners-only events, social events, mastermind/educational style events, and of course, the annual black-tie awards gala called The ESPE Awards. For these events, we invite the top 500 real estate agents and our RP-vetted businesses. Top 500 agents are allowed to invite members of their team, as well. These events are an incredible opportunity to connect with the best of the best in DFW real estate. It is amazing to see the power in the connections made at these events. Be on the lookout for your exclusive invites!

Q: WHAT IS THE PROCESS FOR BEING FEATURED IN THIS MAGAZINE?

A: It’s really simple. You have to be on the top 500 list, and we take nominations seriously. You can nominate other real estate agents, businesses, brokers, owners, or even yourself! Office leaders can also nominate real estate agents. We will consider anyone brought to our attention who is in the top 500 because we don’t know everyone’s story, so we need

your help to learn about them. We cannot guarantee a feature, but we encourage you to meet with one of our team members, support Real Producers and attend our private events to increase your chances.
