Best Coaching Question The of

ALL TIME

Personal Growth has been very important to me, particularly in the last 11 years. In college, I dealt with an enormous amount of anxiety and depression, and after a period of time, I couldn’t take it anymore. I remember a very specific day when I was 22 years old when I was at my breaking point. I prayed to a God (that at the time I wasn’t sure existed), and I made a commitment from that day on that I would never allow myself to feel that way anymore. I didn’t care how long it took, how hard it was, how much it would cost…I would find a way.

I started that journey with books, free online resources, daily meditations, and anything I could get my hands on that might help me get out of my trapped mind and emotions. As I got out of college, I continued that path and kept building on it. I recently did some reflecting and number crunching and realized that I have invested a large sum of money on personal development in that last seven years. Coaching, programs, seminars, trainings… You name it, I have probably done it. I don’t say that as some sort of brag, but I have just always felt deep in my soul that there is no better way to invest my money than into my own growth so I can be the best for myself, for others, and for God.

I wish I could teleport back to my 22-year-old self, so I could feel the massive change that has occurred within me in the last decade. So much growth has happened in that time. I have been blessed with so many amazing mentors and coaches, and I am so grateful for their influence on the trajectory of my life.

This last month, in two separate coaching calls from two different coaches, I got asked the same question relating to two different areas of my life. Both times, it led to an enormous breakthrough. I believe the quality of our life is determined by the quality of the questions we ask ourselves. I have been asked a lot of questions in the last 11 years… This question is by far the best question I have ever been asked: “What is not being said right now?” Simple, but profound if truly reflected upon. Now, I want you to ask yourself this question regarding one or all areas of your life. You may need to ask yourself this question several times to peel back the onion to get to what truly isn’t being said or addressed in your life that needs to be.

When you discover what needs to be said or addressed…I challenge you to take massive and immediate action on it. It’s time to move forward.

We each have the choice of what mindset we bring to the world and our work each day. Some like to work close in, focused on, and precise about the job at hand. There’s nothing wrong with that. Each of us has our own style, after all. By comparison, Tyler Thomas takes a different approach. As the founder of the TT Ranch Group within Briggs Freeman Sotheby’s International Realty in its Ranch and Land Division, Tyler is one who gets out into the world around him to uncover wide-open possibilities for his clients. “I love the outdoors and looking at land. It brings peace, calmness, and time to reflect. That’s the obvious side of it for me. I’m always on someone else’s ranch. I genuinely like the people we work with on a regular basis,” Tyler says. “We seem to share likeminded qualities and interests. have been fortunate to work with a lot of folks on the sales side and buy side who have the same passions that I do. Exploring options with them is fun for me.” MADE FOR THIS It takes about two seconds after you start talking with Tyler to understand that he is a real people person. “I’ve always liked people. This is a very people and networking-driven business. We have good and bad days like everyone, but I love looking at a pretty piece of property and seeing a prospective buyer’s eyes light up,” Tyler says. That feeling grows after a successful sale. “I really enjoy staying in touch with our clients and getting pictures of their families and kids as they create their own memories on the land we help them find.” MAKING HIS WAY Tyler earned his real estate license in 2014. Prior to that, his life seems to have perfectly prepared him for the work he has a strong passion for. He grew up in Austin, Texas, spending a ton of time on the family’s ranch land. “I always loved being out there with family and friends, hunting and fishing. That’s where I got my roots and passion for what do today,” he points out. “When I’m spending time outdoors in nature … I’m finding my happy space to reflect and kind of slow things down.” After finishing high school, Tyler went on to the University of Texas at Austin, where he earned his degree at its Red McCombs School of Business. “I graduated on Saturday and moved on Sunday to start working with my cousins in a start-up business on Monday,” Tyler remembers. “That’s what got me to Dallas.” BREAKING NEW GROUND The company Tyler got his start with was SmartShield Sunscreens … creating a top-notch product and then taking it literally to the front lines of the world. “Our skin care line was geared toward outdoor labor forces and industrial workers. We became the leading supplier to the military, NASA, transportation workers, utility-line workers, and others who worked outdoors for a living. The goal was to protect their skin from the sun and help prevent skin cancer,” he recalls. “That was our model … to provide outdoor labor forces with a superior product than what was on the market at that time. We saw a need, and it morphed into a lot of different angles and markets.” NEW HORIZONS The company continued to grow. In 2013, Tyler and his partners sold the business. After staying on to facilitate the transition, Tyler moved on to the next chapter in life. He had a background in finance and a love for entrepreneurship. “Around then, I talked with a good friend who had started a ranch and land division for a real estate firm in San Antonio, in 1997. was always intrigued with what he was doing. We would get together and chew the fat,” he says, smiling. “I had an interest in real estate and helping others find that sense of tranquility that you can find outdoors. thought I should give it a shot, so I took a leap of faith and just jumped in.” After talking with a lot of people and considering his next steps ahead, Tyler settled on Briggs Freeman Sotheby’s International Realty in 2014, in its ranch and land division. Around three years ago, Tyler formally started TT Ranch Group within the brokerage. WIDE-OPEN POSSIBILITIES

One thing led to another. In time, Richard branched into apartment locating work. He also earned his real estate license in 2010 and started his path as a REALTOR®.

The transition took hard work and resilience.

“That’s when I talked with a buddy of mine in Austin, who

Dallas Real Producers • 19

is one of the top Brokers in Texas. He told me that I should be calling expired listings and for-sale-by-owner listings. That advice changed everything for me,” he smiles.

Answering the Call

Soon, Richard would start a daily regimen of cold-calling systematically every morning. Seven days a week, no matter where he was or what he was doing, Richard held true to his cold-calling habit.

“Success is about being persistent and consistent. It’s just a numbers game,” he points out.

As soon as he could, Richard pursued his Broker’s license. In fact, he got it done on the first day he was eligible—two years and one day after earning his initial license. He has continued to build from there.

Today, Richard helps people with a variety of needs … buying, selling, and investing in property. He’s also getting back into flipping homes with a partner.

He has also discovered a new area where he looks to build his business—in the Broken Bow region of Oklahoma. In fact, he is in the process of earning his Oklahoma Broker’s license and is already looking at developing land and building cabins there.

Active Pursuits

Away from work, Richard pursues a wide range of active pursuits.

The former competitive bodybuilder also continues a strong

love for fitness—working out two hours a day, six days a week. He also has taken up playing the guitar and enjoys time with his cat, Diesel.

In his free time, he has a love for sports cars, traveling, cycling on trails, and BMX freestyle riding. He is an adventurous soul, too … enjoy ing skydiving and surfing.

When it comes to giving back, Richard is a big supporter of the American Heart Association.

“My dad passed away when he was just 55 years old,” he says. “That left a big impact on me. I am religious. Since then, God has brought me to some of my clients who have become close friends. One of those is a client who had a heart transplant. He and his family have truly become good friends over the years.”

Gaining Ground

As Richard reflects on the rewarding point in life he’s at, he remembers the challenges he faced growing up.

He remembers times when his living conditions were challenging and being raised for a time by his grandparents.

During that time, his entrepreneurial side kicked in — creating and selling Christmas ornaments door to door. He also remembers working for $10 a night resetting pins at a local bowling alley. It was rewarding making his own money and being able to buy the BMX and skateboard-style

clothes he wanted, along with bike and skateboard parts, and creating his own positive direction in life.

“I wish I would have started in real estate sooner than I did,” he says with a smile. “I love helping people, and I enjoy the hunt … finding properties for people. In the process, I think outside the box and now it works better because I have built the knowledge to be able to do that more effectively. I also take pride in making all my sellers’ listings shine in the market place and marketing their properties with custom marketing plans.”

Richard continues to learn and grow. And he does it by remaining open to the opportunities in life.

Quality isn’t something that just automatically happens. It’s something that is envisioned, planned for, and gained through hard, relentless effort through time.

Story of Success

That’s the story of success that belongs to Shaddock Homes.

Through its 55 years of homebuilding in the region, the company has gained a wellearned reputation for turning luxury new home dreams into reality.

High Standards

Trends may come and go, but Shaddock

builds with partners, buyers, team members, and others in the industry.

As Peter Shaddock, Sr. says, “We build the kind of homes that we want to live in. That happens by the way our team applies innovation, craftsmanship, and attention to detail into everything we do.”

“The part that we love the most about what we do is having the opportunity each day to help move people’s dreams into reality,” Peter says.

Quality and Commitment

commitment that begins at the top of the organization.

“People who work with Shaddock Homes to create their homes know that the company is family-owned and operated. They know the family works at the company, and they know they can get on the phone if they need to,” Danna says.

“All of the Shaddocks get out and walk the properties and visit with buyers. Everyone is available. We want to be there with them.”

REVEALING RESULTS

IF YOU

In real estate, there are similarities. You bring your set of tools, along with your experience and expertise, to work with you.

Susie Thompson takes that same approach through her work each day.

As Senior Vice President with Allie Beth Allman & Associates, Susie is all about revealing results for those around her.

“During COVID-19 when we were shut done, there were a couple months when we couldn’t get out there. I really missed people. I love the engagement with people,” Susie Thompson.

“I also love to problem solve for them. I like when people come to me with issues, as well as helping them find the exact thing they are looking for.”

TREASURING THE TAPESTRY

Susie enjoys the tapestry of moving parts that come together to form the real estate landscape.

“I never thought real estate would be so much like sociology. In a transaction you have agents, buyers, sellers, husbands, wives, parents, and all kinds of

relationships and personalities that come into play,” Susie says. “It helps me realize how they are all part of the same big picture. I want to get them the best house or the most money.”

A CAREER OF CARE

Before Susie got into real estate she pursued a different career path. After high school, she attended Texas Tech for a year and a half before completing her education at TCU. In the process, she earned her degree in Sociology with a

minor in Social Work.

She also got her teaching certificate and started teaching in Dallas. She taught a World Language class for three years … a dual language program/ESL class. Susie also taught first grade for three years. She got married in 2005 and that was her last year of teaching and she started her family. After six years in the teaching profession, she took a year off to work on her real estate license.

real estate license and said, ‘You should get your real estate license.’ I did. I sold two to five houses a year. I didn’t work it that hard,” Susie says.

“During the same timeframe, I had three sons in two and a half years. I wanted to be a stayat-home mom and not get too busy. I wanted

OPENING THE DOOR

When Susie’s last child started kindergarten, she made a fresh commitment to real estate.

“I made a pact with God … I said to Him, ‘I want to stay home, and when the time is right, I will get busy with my job and help bring in an income.’ It was almost like He blessed that. My business grew more and more. Five years ago, I started my social media,” Susie says.

“I started putting my business out there. My income doubled every year. I was getting out there and letting people know what I did. It was hard at first because people saw me as a stayat-home mom. It took time, but now that I’ve been doing it 15 years, the growth has really happened.”

The results of her efforts have been truly rewarding. In fact, in 2022, she recorded 45 transactions and over $31 million in sales volume for 2022.

FAMILY FULFILLMENT

Beyond her achievements in the business, Susie’s world is made much richer by her family, including her husband, Jeff. Susie and Jeff treasure time with their children — 16-yearold son, Charlie; 15-year-old son, Tucker; 14-year-old son, Jake; and 9-year-old son, Parker.

Away from work, Susie enjoys cooking. She also leads a prayer group—Moms in Prayer—to pray for children and school staffs.

“We meet twice a month, and we pray for every student and staff member by name,” Susie says with a smile. “It’s really important to me.”

Another favorite for Susie is exercise. She also looks forward to time spent at her family’s ranch.

With a deep faith in God, genuine humility, and real kindness, Susie sets out to make a lasting impact in the lives of those she works with each day. It’s clear that her work clearly reveals positive results.

worked with senior executives, where the decisions made were very fact-based,” she says.

“I had to learn to take on the emotional aspect of the business … helping people through the ups and downs of a transaction, all while focusing like a chief of staff and thinking two steps ahead.”

It’s a dynamic that she relishes today.

“One of my favorite parts of what I do is reading between the lines when a client says, ‘This is what we’re looking for,’ then taking that information and finding ‘the one’ that I’m so excited to show them.”

SIGNS OF SUCCESS

JB has quickly made a big impact on those around her. In turn, she has earned many accolades, including an award for the Most Network Referral Units Closed in 2021 and 2022, which added up to more than $63

for Sotheby’s International Realty.

Family makes life much richer for JB. It has meant a lot to her to be able to help sell her parents’ home and to help her father transition to senior living when the time came for that last fall.

In her free time, JB enjoys explor ing with her four-legged friend, Maddie Ruth, a Great Pyrenees that she rescued during the COVID lockdowns.

She also loves being engaged in the community, including various roles as a 13-year member of the Cattle Baron’s Ball (supporting the American Cancer Society). She also served on the Cedars Tax Increment Fund and the Board of the Friends of Katy Trail. She has supported the Junior League of Dallas and has chaired several non-profit committees and events over the years.

JB carries sincere gratitude for those who have helped her learn and grow in real estate, including the late Briggs Freeman Sotheby’s International Realty agent Martha Miller.

“Martha was very important in my growth. I helped her with technology and marketing for listings, and she was my mentor for my first transactions,” JB says. “She passed away in January 2021. Martha was like my second mom, so it was a hard loss for me.”

As JB looks to the future in real estate, she acknowledges where she is and that she has the room to grow.

“I appreciate the fact that with real estate, this is a career that you can be active in for a good, long while,” JB says. “I also like the fact that success happens to those who hustle.”

ABOUT THIS MAGAZINE

Real Producers magazine started in Indianapolis in 2015 and is now in over 100 markets across the nation and continues to spread rapidly. Real Producers first launched in DFW in August 2018 with North DFW Real Producers (now called “North Dallas”). In May 2019, Dallas Real Producers launched, and then Tarrant Real Producers in March 2021.

In 2022, Tarrant Real Producers split into two publications, North Fort Worth and Fort Worth Real Producers. Fort Worth Real Producers launched in August 2022!

Q: WHO RECEIVES Real Producers MAGAZINES?

A: The top 500 real estate agents in each of the four markets in DFW, based on their annual residential sales production for the previous year, as recorded on the MLS. Refer to the map in this publication for the exact territories. If your broker address is within that given territory, and you are in the top 500, you will receive that publication for the year. There are approximately 60,000 licensed real estate agents in DFW. The list will reset at the end of every year and continue to update annually.

Q: WHAT IS THE GOAL OF THIS MAGAZINE?

A: We believe that we are better together. When we surround ourselves with other successful, like-minded people, we grow to new heights. Real Producers is a platform that brings together the most elite individuals in DFW real estate.

We take the top 500 real estate agents and RP Vetted Businesses in every market, and we build an exclusive community around that group. We share their stories, successes, market trends, and upcoming events — really, anything that will connect, inform, and inspire, we put in our monthly publication.

It is important to note that Real Producers is not a brag book. To be in the top 1-2% in your

field takes a lot of grit, passion, hard work, trials, tribulations, and a strong “why” to keep pushing on. Real Producers is about sharing and honoring those stories and humanizing you and your peers to create a culture of honor and collaboration that propels us all to the next level.

Q: DOES Real Producers HAVE EVENTS?

A: Yes! Each year we have several events. Some are specific to each territory, and some are shared events for all four DFW Real Producers markets. We have several different types of events, such as magazine celebration events, partners-only events, social events, mastermind/educational style events, and of course, the annual black-tie awards gala called The ESPE Awards. For these events, we invite the top 500 real estate agents and our RP-vetted businesses. Top 500 agents are allowed to invite members of their team, as well. These events are an incredible opportunity to connect with the best of the best in DFW real estate. It is amazing to see the power in the connections made at these events. Be on the lookout for your exclusive invites!

Q: WHAT IS THE PROCESS FOR BEING FEATURED IN THIS MAGAZINE?

A: It’s really simple. You have to be on the top 500 list, and we take nominations seriously. You can nominate other real estate agents, businesses, brokers, owners, or even yourself! Office leaders can also nominate real estate agents. We will consider anyone brought to our attention who is in the top 500 because we don’t know everyone’s story, so we need

your help to learn about them. We cannot guarantee a feature, but we encourage you to meet with one of our team members, support Real Producers and attend our private events to increase your chances.

You can email your nominations to jordan. espeseth@n2co.com.

Q: WHAT DOES IT COST A REAL ESTATE AGENT/ TEAM TO BE FEATURED?

A: Zero, zilch, zippo, nada, nil. It costs nothing, my friends, so nominate away! We are not a pay-to-play model. We share real stories of Real Producers.

Q: WHO ARE THE RP-VETTED BUSINESSES?

A: They are one of the best businesses in DFW in their category, and you can find them listed in our index! We don’t just find these businesses off the street, nor do we work with all businesses that approach us. One of many of the top real estate agents has recommended every single business you see in this publication. We won’t even meet with a business that has not been vetted by one of you and “stamped for approval,” in a sense. Our team will further vet every business to make sure they are a good fit and bring value to our community. Our goal is to create a powerhouse network, not only for the best real estate agents in the area but for the best businesses, as well, so we can grow stronger together. When you meet one of them, be sure to thank them for their continued support and for investing in you and your growth.

Q: HOW CAN I RECOMMEND A BUSINESS?

A: If you know and want to recommend a business that works with top real estate agents, please email us to let us know at jordan.espeseth@n2co.com.
