Dear Homeowners and Residents. I would like to thank you for all the hard work you do to keep your lots maintained and kept up in an attractive fashion. I have seen many of you taking advantage of the weather to work on the landscape of your homes. Beautifying our homes is a sign of pride and responsibility which shows the community that we care. I hope that more residents will take the opportunity to join us as we take action to follow the rules and keep the community maintained in a well attractive fashion. You don’t have to do everything in one day; doing a little each day can make a bid difference. Set a goal to clean, beautify, upgrade one side of your landscape each week and in one month you’ll will be done.
In the coming days I will be issuing notices for various maintenance of your lots, which will include everything from weed removal to coach painting, from patio porch carpet replacement to replacement of damaged carport support post, from debris removal to landscape upgrade. There is much work to be done, if we set goals and make plans to accomplish them we will be far more successful than not. Do it for exercise, do it for enjoyment, do it for pride, and if you can’t do it then you’ll have to have someone do the work for you. In any case I wish you success in all your endeavors to beautify your homes and lots as agreed to per the Residency Guidelines and Community Procedures.

We have received many complaints regarding dog owners allowing their pets to pee or poop in other people’s yards.
Keep your pet from using your neighbor’s lawn as a potty place. You have signed a Pet Agreement with the Office that if you cause complaints, your pet will not be allowed to remain in Magic Sands Community.
RESIDENCY GUIDELINES AND COMMUNITY PROCEDURES
Any plans for re-landscaping of Homeowner's homesite must be submitted in writing to Management for prior written approval before work is undertaken. Note: Each Homeowner will be required to landscape his or her lot within 75 days of the date on which a new mobilehome is approved for occupancy by the State of California Department of Housing and Community Development (HCD). It shall be the Tenant's responsibility to provide a solid concrete entry walk (5 feet maximum width) from the street to the mobilehome raised deck.
PARK POLICY FOR VEHICLES WITHIN THE PARK VEHICLES: All Homeowners, Additional Occupants and their guest(s) must drive safely while in the Community.
(a) The number of vehicles at any home site is specifically limited to the number of cars that will fit on the driveway when all persons residing in the mobilehome are at home. Driveway parking must be confined to the driveway and cars cannot extend over the curb and/or gutter. Cars may only be parked on the paved or concrete areas of the driveway. Under no circumstances may cars belonging to or regularly used by Homeowners, Residents, Additional Occupants or Long-Term Guests be parked in Guest Parking or on Community streets. Homeowners are advised that residency in the Community will be denied to any person residing with Homeowner whose car will not fit on the driveway when the entire household is home.
(b) No parking is allowed on streets. The use of guest parking spaces is limited strictly to temporary use by persons visiting Homeoners, Residents or Additional Occupants who are present in the community. Short-term guest(s) are to be informed by Homeowner to park their cars in designated guest parking areas only. Parking passes are required for use of guest parking spaces as designated above between the hours of 12:00 a.m. and 6:00 a.m. Cars without guest parking passes may be towed. NO Homeowner, Resident, Additional Occupant or Long-Term Guest parking is allowed in guest parking areas.
(c) No parking is allowed in the front of the mobilehome unless the car fully fits into the area in front of the mobilehome and does not extend in any way into the street such that it would cause another vehicle to pass into the lane of oncoming traffic. For Homeowners and Residents living in spaces 1 through 400 in the Community, check with Management if you are unsure whether parking is allowed in front of your home. There is no parking allowed on the landscaped portions of the homesite.
(d) No motorcycles, motor scooters, moped or other motorized bicycles are allowed to be brought into the Community by guests. Homeowners, Residents and Additional
Occupants may have such vehicles in the Community, provided that they are specifically approved in writing by Management prior to their introduction into the Community.
(e) Motorcycles, motor scooters and mopeds are to be driven in the Community only for ingress and egress to the Community and not for the recreational use within the Community. No noisy motorcycles, motor scooters or mopeds will be permitted.
(f) Persons operating golf carts or non-motorized wheeled vehicles (tricycles, bicycles, pedal cars, electric or other “razors” and pocket motorcycles, etc.) are to observe the same rules of the road as motorized vehicles and must be operated in a safe manner at all times. If such vehicles are ridden after dark, they must be equipped with reflectors that conform to law.
(g) Washing of cars is not allowed in the streets. *(Cars may be washed in the Homeowner’s driveway or in the carwash area located near the laundry room).
Attention Homeowners:
We have received many reports that there has been Car and Home burglaries here at Magic Sands. Our advice to you as a Home Owner is to take measures to protect your property and families.
KEEP YOUR HOME & VEHICLE SAFE BY
• Adding a Home Car Alarm.
• Locking your car and taking all personal items out of your car daily, if they see it they will take it
• Adding cameras and motion sensor lights to carport and entry areas.
• Place locks on all your windows
• Add extra locks to your Back door (Top & Bottom of door). Make sure they are locked from the inside
San Jose Large Item Collection Residents in single-family homes can have large items (such as mattress, sofas, refrigerators, tires, and more) picked up curbside. Each pickup includes up to three large items.

TIPS ON MAINTAINING YOUR LANDSCAPE
Each season brings a new task to maintain your landscaping. Keeping your lawn and garden tidy not only improves the look of your home but also prevents disputes with neighbors and code enforcement agencies.
Lawns
A well-maintained lawn may be one of the first things people will notice about your yard. In the fall, rake leaves as soon as possible and reseed any bare patches. In the winter, mow only if needed.
Trees
Trees have many purposes in the landscape, but if they aren't maintained, they can become a nuisance or even dangerous. In the spring trees are putting on new growth and starting to flower. This is a good time to trim out any suckers, prune dead branches and to mulch around the tree. In the summer, watch for insect infestation or disease. If you see any, contact a local arborist. Trees should be pruned after they have finished flowering; this may be spring for some trees and summer for others. In the fall, rake up fallen leaves as they fall.
Shrubs & Vines
Shrubs and vines soften the edges of your home but need to be maintained or they will look messy. In the spring, feed these plants with a balanced fertilizer and add a 2- to 3-inch layer of mulch around them. Spring is also a good time for light to heavy pruning to maintain the shape of your shrubs or vines or to remove unwanted growth. During the summer, water vines according to the plants' needs and water shrubs deeply once a week during dry weather. In the fall, certain deciduous vines such as clematis can be trimmed to the ground, while others such as honeysuckle only need to be pruned to remove dead or overgrown branches.
Flowers
Perennial and annual flowers add color to the landscape. Perennials can be planted in fall or in the spring. Annuals are planted mainly in the spring. During the growing season, flowers should be watered according to their needs -- some are drought-tolerant while others need to be kept in moist soil to thrive. Most flowers will benefit from being fertilized once when you plant them, again when buds begin to form and once more during flowering. As the flowers on your plants begin to fade, pluck the dead flowers off. This keeps the plant tidy and encourages it to flower again in many cases. Annuals and perennials die back at different times during the year. When the leaves on the perennials yellow, trim the plant to the ground. Annuals can be pulled up and discarded once they fade. To protect the roots of perennials during the winter, place a 3to 4-inch layer of mulch over the bed they are in.
RESIDENCY GUIDELINES AND COMMUNITY PROCEDURES(PETS)
(a) Prior approval: New Homeowners may not bring a pet into the community even temporarily, unless the pet has been identified and approved in writing by Management at the time of the application for tenancy. All Homeowners in the Park must have executed a “Pet Agreement” with Management. Acquisition or replacement of pets is allowed with prior written approval of Management; however, only one (1) cat or dog per home is permitted. All dogs and cats must be registered and a Pet Agreement executed with Management prior to the introduction of the pet into the community. Guests are not permitted to bring pets into the community.
(b) Maximum pet size: The pet must conform to the following maximum size specifications: no larger than 15 inches to the shoulder and 20 pounds in weight at maturity.
(c) Pet behavior: The Pet Agreement is an Addendum to the Rental Agreement between the Park and Homeowner, violation of which will entitle Management to demand removal of the pet from the community. Pets must be kept on Homeowner’s lot and not allowed in common areas, buildings, in the swimming pool area, clubhouse, or grounds. Pets are not allowed to be walked in the community at any time. Pets must be within the Homeowner or Resident’s home, on the space or walked outside the Park. Cat, bird, and dog litter is not to be placed in the sewage system. Noisy or unruly pets or those that cause complaints will not be allowed to remain in the community. No one shall keep or feed stray animals. To avoid attracting stray animals and rodents, no food of any kind may be left outside the mobile home. No visiting pets are permitted.
(d) Removal of pets: Homeowners and Residents acknowledge and agree that the Park may, at any time and in the Park’s sole and absolute discretion, revoke its consent for Homeowner or Resident to keep a pet. The Park may revoke consent if the Park receives complaints from neighbors or other Residents about the pet, or if the Park in its sole discretion determines that the pet has disturbed the rights, comfort, convenience or safety of the neighbors, other Homeowners, or Residents. The Homeowner or Resident shall immediately and permanently remove the Pet upon the Park’s written notice that consent is revoked. Management should be notified in the event stray animals are found in the community. Homeowners and Residents should contact Silicon Valley Animal Control in the event sick animals are found in the Park. Silicon Valley Animal Control can be contacted at (408) 764-0344.
(e) Exotic Pets: No exotic pets such as reptiles, pigs or snakes are permitted. Every homeowner who is offered a pet agreement must represent to the park that their pet is a domesticated dog, cat, or bird, is not vicious, and has not bitten, attacked, harmed, or menaced anyone in the past.
SWIMMING POOL & HYDROTHERAPY GUIDELINES
1. The hours for the pool, pool areas and hydrotherapy pools are 9:00am to 9:00pm daily. The main pool is heated from April 15th to October 15th. The hydrotherapy pool is heated year-round.
2. Pools and pool areas are for the exclusive use of Homeowners, Residents, Additional Occupants and their invited guests only. Guests must be accompanied by a Homeowner, Resident or Additional Occupant - (LIMIT: TWO GUESTS PER HOME).
3. MANAGEMENT MAY AT ITS SOLE DISCRETION LIMIT THE NUMBER OF PERSONS USING THE POOL. HOMEOWNERS, RESIDENT(S) AND THEIR GUESTS USE OF THE POOL IS COMPLETELY AT THEIR OWN RISK.
4. All persons using the pool must shower before entering the pool. All persons using the hydrotherapy pool should shower before entering the hydrotherapy pool in the bathroom facilities. Anyone using suntan oils, lotions, or other ointments must re-shower before entering the pools.
5. FOOD AND ALCOHOLIC BEVERAGES ARE NOT PERMITTED ANYWHERE IN THE POOL AREA. NO GLASS CONTAINERS OF ANY KIND ARE PERMITTED IN THE POOL.
6. Smoking is NOT PERMITTED on the pool deck, or within 30 feet of the pool deck.
7. Running is not permitted on pool decks. No pets are allowed in the pool area. No bicycles skateboards roller blades, in line roller skates, roller skates, “razors” or scooters are allowed on the pool decks or inside the gated pool areas.
8. Towels are to be placed over deck furniture if suntan oils, lotions or creams are being used.
9. THERE IS NO LIFEGUARD ON DUTY AT THE POOL, SWIMMING IS AT YOUR OWN RISK. For safety reasons, Management recommends that all family members, guests or other occupants under the age of fourteen (14) be accompanied at all times by a Homeowner or Resident who is age eighteen (18) or older.
10. Use of portable TV’s, radios, CD players, and other similar devices may not be unreasonably disturbing other users of the pool area. You may be requested by Management to use earphones or headphones with their devices.
11. NO STREET CLOTHES MAY BE WORN BY ANY PERSON USING THE POOL OR HYDROTHERAPY POOLS. WITH THE EXCEPTION OF WHITE T-SHIRTS.
12. It is the desire of Management to operate the pools in a condition that is consistent with County Health & Safety Regulations. It is requested that all people using the pools conduct themselves in a manner that promotes the health, safety and quiet enjoyment of all persons using the pools. CHILDREN WHO ARE NOT YET TOILET TRAINED OR ANY INCONTINENT PERSON MAY NOT USE THE SWIMMING POOL AT ANY TIME.
13. No inflatables or foam products are allowed in the swimming pool.
14. All persons must observe any other rules and regulations which may be posted in the pool area

Beef Stew
Sauté onions and garlic in 1 to 2 tbsps. olive oil, until almost translucent. Add a couple of peppercorns and a pinch of celery seed. Salt gently (or liberally, according to taste).
Cover 1 lb. of stew meat chunks in flour. Once flowered add the meat to the onions and brown gently. Add a cup of beef stock and cover tightly. Stir as need.
Cook on low for ½ to ¾ hour. Add chunks of potatoes and carrots and cook for another ½ to ¾ hour. Season to taste and serve
Lentil Soup
1 cup dried lentils, 4 cups water, 1 large onion chopped, 2 stalks celery chopped, 4 carrots sliced, 1 ½ cup plain tomato sauce or puree, 2 cloves garlic chopped or pressed, ¼ cup chopped parsley, ½ tsp thyme olive oil, salt and pepper to taste
Sauté onions and garlic in 1 to 2 tbsps. olive oil. Add carrots and thyme once onions are almost translucent. Add lentils after 3-4 minutes and give them a quick stir. Add water, tomato sauce, salt and pepper to taste, Cook over low heat, cover with a tightfitting lid for about 3/4 hour. Check soup to see if lentils are soft. Simmer gently to achieve consistency you prefer. Add chopped parsley and adjust seasonings. You can serve the soup sprinkled with grated Parmesan or Romano cheese with some crusty bread alongside.
