LETTER FROM THE HIA-LI PRESIDENT & CEO Action By HIA-LI Members Helps Secure Long Island’s Future

Amid the doldrums of the COVID-19 pandemic, HIA-LI members have good reason to pat themselves on the back this year. Why? Because our organization’s members played a central role in advocating for a public policy victory that will serve, according to Newsday, as a “building block for our region’s future.” That victory occurred in August, when the Smithtown Town Board voted unanimously to greenlight a “zoning overlay” allowing mixed-used development at the 1,650-acre Long Island Innovation Park in Hauppauge, formerly known as Hauppauge Industrial Park. The idea for a “zoning overlay” had arisen from a 160-page strategic analysis issued in April 2019. The analysis, commissioned by HIA-LI in cooperation with the Suffolk IDA and others, had enumerated ways to strengthen the Park’s future. The Town’s decision came in the aftermath of an organized campaign – undertaken by HIA-LI members and many others – to help educate Board members regarding the merits of the change. Thanks to new development opportunities made possible through the revised zoning rules, one of Long Island’s most respected real estate developers, Tritec of East Setauket, stepped forward in November and proposed to build a $125-million, mixed-use building with 335 apartments in the Park. The venue would be a development parcel at 49 Wireless Boulevard that Tritec owns through a subsidiary. The “zoning overlay” opens the door for similar mixed-use projects at twelve other Park sites. Long Island municipalities like the Town of Smithtown are recognizing the need to take bold steps to promote regional economic development and to help stem the hemorrhaging of young workers from Nassau and Suffolk. The Town – under the leadership of Supervisor Ed Wehrheim – understands that mixed-use development like this represents a “building block” for creating a better tomorrow for our area. Such measures boost our economic competitiveness by supporting workforce attraction and retention. In July 2019, a Rauch Foundation survey conducted for Newsday found that 67 percent of Long Islanders aged 18 to 34 years planned to leave the region within five years.

Can you imagine? Such an exodus would seriously disable the Long Island economy and make it highly difficult for Park employers to hire and keep a skilled workforce. In a November 29 editorial, Newsday called the new Smithtown policy “a prime example of what’s possible” when Long Island municipalities act creatively to re-envision our region’s future. So, bravo to the members of HIA-LI for helping to create a new model for fortifying Long Island’s long-term competitiveness. Sincerely,

hrough these unprecedented times, many Long island businesses have risen to the occasion to demonstrate their support. as part of a new initiative called “HIA-LI: Business Steps Up,” we will be showcasing the things members are doing to help their fellow businesses, to support public health, or help the community at large.

Stony Brook Dispatches Business Students To Help Support Covid-Impacted Businesses As Long Islanders, we often take Stony Brook University for granted. And that’s understandable; it’s become a part of the fabric of the bi-county region. We often forget that students, researchers, scientists, and scholars come from all over the world to study, work, and consult at the sprawling university – one of the jewels of the State University of New York system.

So it should come as no surprise that when the COVID-19 pandemic hit, the university quickly marshalled the resources of the institution and launched the COVID-19 Economic Recovery Assistance Program within their College of Business. In partnership with HIA-LI and Stony Book’s Small Business Development Center (SBDC), they launched Project Work, an initiative that dispatched College of Business students to pandemic-impacted businesses that needed help, lending their expertise at no-cost to affected organizations while giving these undergraduate and graduate students “real world” experiences. “We placed more than 50 students in a wide range of businesses and organizations, each working 12 to 40 hours a week,” said Prof. Margot Palermo, Director of Stony Brook’s Business Honors Program. “It has proven to be an invaluable experience for the businesses that needed support in order to weather the pandemic, and the students gained valuable onthe-job experience during this crisis.” Prof. Palermo estimates that the students collectively provided some 5,000 or more person-hours to date.

One company that benefited from the program was Veventize, where four students lent their skills. Veventize is a web-based platform for nonprofit organizations to efficiently fundraise without having to host in-person events. “Our Stony Brook students were invaluable resources for us,” said Davi Tserpelis, co-founder of Veventize. “We also provided mentoring to them to help maximize their experience in a real-world learning laboratory.” One student, Alexa Kosal, who is pursuing an MBA at Stony Brook, credits her experience in the program as a key reason she was able to recently land her dream job at a sales and marketing firm. “I loved the mission of Veventize, helping not-for-profits more effectively and efficiently fundraise,” she said. “And it was great way to sharpen my skills and gain a comfort-level interacting with high-level decisionmakers.” Prof. Palermo added that students worked in a myriad of industry sectors such as energy, healthcare, marketing, retail, non-profits, gaming, and financial. “HIA-LI was our number-one intermediary,” commented Prof. Palermo, who said that the organization was key to connecting the right students with the right organizations. This legislation is the culmination of years of work led by Campolo as HIA-LI Board Chairman. Today’s announcement is a celebration of Long Island’s future. It also represents Long Island’s role as a nationwide leader, because we have created a blueprint for successful industrial parks across America. In today’s COVID-battered economy, this is no small feat – it’s something we should all be extremely proud of. People snickered four years ago when I suggested that HIA-LI commission an Economic Impact Study to gather facts about the impact of the Park. They called it “a random collection of buildings.” They questioned why the Suffolk IDA and Regional Plan Association would fund an extensive Opportunity Analysis and bring in the renowned James Lima Planning + Development. They said these efforts would never amount to anything – this little tract of land was no Silicon Valley. Boy were they wrong. The facts revealed unequivocally that the approximately 1,400 businesses in the Park are concentrated in

With the Smithtown overlay district, we now have a new model that will anchor not only Long Island’s economy, but that of the entire state. tradable sectors – the industries bringing new dollars and economic growth to the region with high-paying jobs demanding a highly educated workforce. The Opportunity Analysis revealed that on Long Island as a whole, tradable industries are small, making up only 23 percent of Nassau and Suffolk’s economy (far short of the national average of 36 percent). But a staggering 58 percent of the jobs in the Park are in tradable industries – far outpacing the national average. With the largest concentration of tradable industry businesses on Long Island, and as the regional economic hub that fosters the greatest growth of competitive tradable industries, the Park is absolutely critical to economic growth and revitalization. This random collection of buildings has indeed earned its new name – the Long Island Innovation Park at Hauppauge. But we didn’t stop there. We have worked with the Town of Smithtown to ensure Long Island’s economic viability for years to come. Mixed use, multi-family rental housing stock is critical to facilitate job creation and economic growth, expand the property tax base, satisfy the unmet housing needs of the region, and enrich the “live-workplay” concept so critical to attracting these educated young workers. Especially in the age of COVID, workers

The impact will be immediate and meaningful. The construction of rental housing is estimated to consist of 2,900 construction jobs, $180.7 million in construction earnings, and $472.6 million in construction spending. Post-construction, over $25 million in annual spending within Suffolk County from new residents (within a 10-20 mile radius from the units) is expected. Nearly 350 new jobs would be created as a result of the new resident spending, with projected earnings of $15.6 million and spending of $45 million. For this, Supervisor Wehrheim and the Town of Smithtown Board should be extremely proud. Food banks, soup kitchens and emergency food pantries across the country are gearing up for what has always been the busiest time of the year as we prepare for Thanksgiving, and then the December holidays. The one uncertainly looming over most of us is, what impact will the COVID-19 pandemic have on people’s ability to give to charities this year when so many businesses have closed, thousands have lost their jobs, and people are still getting sick in record numbers. This is the time of year when many individuals and businesses on Long Island are thinking about ways to help those in need, donate to their favorite charities, and are generally in a giving spirit. There are literally thousands of nonprofit charitable organizations throughout Long Island that are well deserving of your support, and I hope that as you read this column you’ll think about supporting those causes that are near and dear to you and your family. Prior to COVID-19, I reported that there had been a decrease in the overall number of Long Islanders described as being food insecure, as per Feeding America’s “Map the Meal Gap” report. The numbers of people struggling with food insecurity in our region dropped last year from 272,000 to 259,000 or 4.8%. What

that means for Long Island is that some people may not require the services of our emergency food network. Last year, with unemployment at its lowest numbers in decades, more people found employment and improved their ability to be more self-sufficient. Move forward to March of 2020, and the COVID-19 pandemic turned everything around with an additional 112,000 now joining the ranks of Long Island’s food insecure population. As we enter the holiday season there are now approximately 371,000 people relying on our region’s emergency food network for some of their meals. This is a 43.2% increase in food insecurity when compared to 2019. What we are experiencing at 1025Connect isn’t some new way to interconnect and colocate within Carrier Hotels. In fact, it’s a belief in a code that is centered on being truly neutral and focusing on the customer, what they bring to the ecosystem and how others who are interconnected within the colocation facility can benefit. A conviction to be cognizant of the “make up” of the community of networks, the kinds of networks that in a marketplace can legitimately drive business between themselves, of course under the right steward or custodian. Throughout the years, I’ve been through the process and learned a lot through trial and error. I am guiding us through a rebuilt model that creates a unique culture and strives to serve and bring together those networks that perhaps have not thought of colocation interconnection for their business, while optimizing existing customer networks to go further towards a

better experience. We are striving to grow the facility wider and larger by tailoring very carefully the enablement of colocation to work and support the enterprise sector, and by communicating that we’re easy to do business with and we are hospitable. 1025Connect is attractive to Carriers and Service Providers, but the result of curating that physical network presence, and the proximity to it, creates an ecosystem that becomes attractive to a large sector of enterprise networks that are exploring the lowest cost and lowest latency to connect with digital applications and content they desire. Many businesses impacted by the pandemic are unsure of what recovery looks like in the near or long term, and decisions regarding network and critical applications that sustain revenue, are being looked at entirely different. When I lived in North Carolina, my family and I spent a lot of time in the mountain towns of Boone and Blowing Rock. For some reason, we would see disproportionately large numbers of vintage Volvos with hippy-esque bumper stickers saying “If it’s not fun, why do it?” and “Follow your bliss!” You know the type. On the one hand, messages like these are helpful because they remind us to not “lose the plot” of life. After all, it’s easy to get so caught up in what we think we should do that we forget to do some of what we like to do. On the other hand, something about those messages seems a little too saccharine sweet. When it comes to career advice, “Follow your passion!” is a little like “Follow your bliss!” Sure, passion sounds like a wonderful thing when choosing where to invest your time and effort. After all, the average person spends more than 90,000 hours at work in their lifetime. Yes, that is one-third of your entire life. So, of course it would be nice if that time was spent doing something you actually love. But, at the same time, “Follow your passion!” is perhaps just a bit too glib to be useful. It is this exact piece of advice that leaves people damaged if they don’t find a dream job that complements their natural abilities and fills them with an intrinsic sense of joy — not mention that passions are often ephemeral. As a professor of organizational behavior at London Business School, I’ve been studying and writing about people’s job choices and career success for 25 years. And instead of “Follow your passion” or “Follow your bliss,”

my bumper-sticker career advice is “Follow your blisters.” A blister appears when something wears at you – and even chafes you a bit – but you keep getting drawn back to it. What I like about the phrase is that it implies something about perseverance and struggling through tasks even though they are not always blissful. “Follow your blisters” makes me ask myself the question, “What kind of work do I find myself coming back to again and again, even when I don’t succeed right away, when it seems like it’s taking too long to make progress, or when I get discouraged?” For me, it’s writing. Sometimes I write academic, empirical articles that I publish in scholarly journals. Other times I write books about social science. Sometimes I write articles like this one. And it irritates me a little that I’m still not that good at writing – that I still have to re-write and edit a lot and still often get rejected. I know I need a lot more practice, and somehow the practice is both frustrating and attractive to me. The draw of writing pulls me back, even when I have too many other things to do. Part of me likes how there’s still so much to learn about it, I guess. So, if you’re looking to find a career that will matter to you, instead of looking only in the direction of “passion,” also think about the activities that you return to — despite the fact that they are harder to complete than things you are more immediately or emotionally drawn to. Martin Seligman, one of the parents of positive psychology, asks the question this way: “What activities were you already doing as a child that you still like to do now?” It may not be the thing you love to do the most, and it may not be the most fun all the time, but ask yourself: Is there something I have to work hard at to get right, something that I want to get right because I care enough about it, no matter how much time and practice is takes? Is there something that gets me up a little early, or keeps me working late, after others have gone

to sleep? Not because the project is due the next day, but because it’s important to me to make a little more progress? Not every day and night, but reliably? What activities do you never need to put on your “To Do” list? You may notice that other people need to remind themselves to analyze the metrics of their social media posts while you are naturally pulled toward cracking the code of what performs well. You may notice that other people dread preparing speeches to give before the class while you are up late doing research to support your points and practicing in front of the mirror. Pay attention to this. And in comparison, also notice what tasks you have to nudge and remind yourself to complete at all. For me, it’s hard not to work on this article, even now, late at night when everyone else in the house is sleeping, whereas I need to create reminders to prepare for administrative meetings (and even then I wait until the very last minute). The things that always seem to get done often reveal insight into what will fulfill you in your career — they are the things we never need to be asked twice to do, and ultimately, they are more satisfying than the things we may love to do largely because they come natural and easy to us. Finally, “Follow your blisters” implies something that you come back to so many times that you eventually move past the blister stage, into toughened skin. Eventually, the activity “marks you” through use and practice, and you develop a special competence. When you practice an activity a bit more obsessively than other people, you build unique character – you earn some wear and some healing that makes you idiosyncratic, and a little unbalanced. You develop what the Japanese culture might call “wabi-sabi” – a beauty caused by the personalized texture you have earned and the places you are not quite symmetrical.

She called “compassion” a key part of her organization’s mission. “We give a little bit of hope,” Regnante said. “People trust in us to deliver that.”

Teresa Ferraro, president of East/West Industries, a Ronkonkoma-based defense manufacturer, found out early that her industry was declared essential amid the pandemic. When she received letters from branches of the military stressing her company’s need to remain open, she wanted to do it safely and to reassure workers. So she turned to what she calls the three Cs of “courage, compassion and communication.”

“When they walked into the door at East/West, I needed to make sure they felt they were in a safe environment,” she said. Ferraro spoke as part of a panel at the HIA-LI’s Tenth annual Women Leading the Way Executive Leadership program Nov. 20 moderated by Domenique Comacho Moran, who leads Farrell Fritz’s labor an employment practice. Newsday Publisher Debby Krenek, United Way of Long Island President and CEO Theresa Regnante and Ferraro discussed leadership, women in the workplace and continuing amid COVID-19. The words “courage, compassion and communication” and variations on those came up repeatedly as keys to companies amid COVID-19. “To me, the answer is to be kind,” Comacho Moran said. “It’s easy to focus on how you think this should go. It’s remembering everyone is dealing with it and everyone has a different story.” HIA-LI President and CEO Terri Alessi-Miceli said the best advice she got regarding success remains as true as ever. “Don’t worry about if you’re male or female,” Alessi-Miceli said, calling on each person to prepare and do the best they can. Changing workplace Sen. Kirsten Gillibrand via video message set the scene for the event, noting “women must play a critical role” in the economic recovery. Gillibrand said women are graduating from college and with

“It’s difficult to be in a meeting that’s totally male-dominated,” Ferraro said. “You need to take a breath and be confident in yourself.”

“Despite the significant role women play in our economy, we continue to face challenges,” Gillibrand said, citing less than 3 percent of Fortune 500 companies led by female CEOs.

Confidence and Courage

She said women still make just 78 cents on the dollar compared to men, while African-American women earn 71 cents and Latinas only 62 cents. Still, the pandemic has put a spotlight on women in the workplace from the hospital to schools to the Supreme Court, sometimes in new ways. Nurses, including thousands of women, and other healthcare workers were hailed as heroes. Ruther Bader Ginsburg’s death led to an outpouring of admiration, before the nation’s first female vice president was elected. “I see a big difference in acceptance within the military,” Ferraro added of a slow change, citing more female executives at Boeing, Lockheed Martin and Sikorsky. Communication counts Leaders said communication matters at any time, but particularly amid a pandemic, adding it’s a two-way street. “Communication is key, giving everyone their voice,” Krenek said. “And trying to work to bring the team together.” Ferraro said listening is important to leadership, hearing others’ ideas as well as informing them of yours. “Be a good listener. People might hear, but they don’t always listen,” Ferraro said. “If they feel they aren’t being heard, they feel like they’re not bringing value to you.” Women need to speak up, as well, even or especially in industries where women have often not led companies, she said.

While people often have doubts, executives said it’s important to have the confidence and courage to advance and accept new challenges. Regnante said as a middle child of five she developed skills as a peacemaker and negotiator, growing her confidence as a tennis player. “My tennis coach was the constant, the motivator,” said Regnante, who attended college on a tennis scholarship. “‘You can do it. You can climb that mountain.’ She was a kind individual with a lot of gratitude.” Krenek led clubs and small groups when she was younger, going on to lead larger and larger organizations. She served as editor of the New York Daily News and at Newsday rose to publisher. “As you move up the ladder,” Krenek said, “it gets harder and the stakes are higher.” She said doubts aren’t unusual, but it’s important to realize others’ confidence in you can be well-founded. “What I’ve learned over time was that, if somebody recommends you for a job or a promotion, it means they believe in you and your ability,” Krenek said. “You need to believe in yourself as well.” Comacho Moran said the phrase “She believed she could, so she did” surrounds Ruther Bader Ginsburg and can be a lesson for others. “She lived her life with an awful lot of courage,” Comacho Moran said. Compassion is key Theresa Regnante and the United Way of Long Island are in the compassion business. They helped more than 1,000 when Superstorm Sandy hit and are involved in helping amid the COVID-19 crisis.

“That compassion had to come out,” Ferraro said. “We like to be strong, be leaders, and have courage, but compassion had to go along with that.” Covid-19 and Crisis Management Organizations are managing an ongoing crisis, not only through remote work, but other measures to avoid burnout, care for employees and clients. Ferraro said her company converted to a schedule allowing for three-day weekends every other week. Krenek said Newsday added a day of reflection that employees use amid the stress of the pandemic and let workers carry over more vacation days. “Leading in a calm environment,” Regnante said is key. “Not getting too agitated is important.” Less travel has had its benefits, including remote workers who don’t commute or virtual meetings. “The time we saved not being on the road, in traffic, being able to talk people,” Regnante said of a plus. She recently talked to hundreds on PSEG-LI on a call about giving and being motivated. “That would never have happened last year with no pandemic,” Regnante said. “There are some things we take away that are positive.” Tone for an organization, particularly amid the pressures of the pandemic, also is paramount. “You have to be positive. You have to paint the future. This is where we’re going,” Krenek said. “Keep people focused on it. And be open to what they’re going through.” As a vaccine arrives, executives said vigilance matters, but it’s important to maintain an upbeat perspective. “I have a very positive attitude,” Ferraro said. “We’re seeing a light at the end of the tunnel. We need to stay together and keep forging forward.”

Those answers point to the very reasons you are not as successful as you desire for being in front of your customers, clients, and prospects. In many companies marketing is an afterthought. Kind of a ‘When we have the money, we’ll do some’ or ‘Sales are weak, let’s run and ad somewhere.’ Even companies with more marketing focus look for the cheapest way to be in front of the market, not necessarily the most effective. All of the listed outlets should be in your regular arsenal. Each has a different reach, addressable execution, tracking and analysis capabilities. Each is important to be harnessed and coordinated to each other. The more appropriate the layers of outlets the more successful every campaign will be. Here is where budgets come into play. No company has unlimited funds to market or advertise. Cost benefit analysis allows an educated deployment of dollars to where the effect, in a coordinated effort, will be the most productive. Each of the avenues listed above have facets that the others do not. Social media has a reach of thousands and more when targeted to specific demographics and lifestyles but can be difficult to track. Print publications, unless very specific audiences, can be expensive

and require a trackable mechanism such as a landing page that readers are driven to or a unique telephone or email address to inquire or order. Print ads can be very lucrative especially if there is the ability to narrow the audience to your best prospects. Direct mail is a workhorse in marketing if deployed scientifically. Because of the cost per unit you need to data mine the lists you will utilize. Mailing lists are built based upon very deep data, lifestyle, buying, social conditions, ethnicity, religion, and many, many, more data points. The idea is to narrow the field to the most likely recipient that would have interest in your offer. In today’s world of cable stations and OTT (Over the Top Television), targetability of households, and even the day and time of ad placement is affordable to most marketers. That doesn’t even touch the online opportunities for retargeting content online. It is the wild west for attention and eyeballs, but it is now pocketbook friendly to more companies than ever before. My point overall is not just one of the mediums listed above are the be all end all for any marketing effort. The reason the industry is known as integrated marketing is because it is the correct mix of multiples that brings success. The days of let’s place an ad, a post, or radio spot are over, or a least they should be if companies don’t want to be throwing money away.

Today, boutique owner Tandy Jeckel, announced the launch of TandyGirl, which will carry the latest in young contemporary fashions, with inclusive sizing from XS-2XL. Jeckel has expanded TandyWear’s existing location (89 Commack Road in Commack) doubling the size of the space creating a store-within-a-store.
