Maximize Your Home Sale: What Every Seller Needs to Know About the New Commission Rules

The recent NAR settlement has sparked a lot of questions and concerns in the real estate world, particularly regarding how commissions will be handled moving forward. Initially, I, like many in the business, wasn’t sure what the big deal was. For years, I have negotiated full commissions for my listings, typically 4% or 5%, which were then split with the buyer’s agent. However, upon closer consideration, I began to realize the opportunities this new approach offers—especially in our local New Jersey market.

One of the most significant changes is the flexibility it introduces for sellers. In the past, commissions were essentially locked in; while we could negotiate the total commission, the buyer’s agent portion was relatively fixed. Now, sellers can be more strategic. There’s no longer a requirement to disclose how much you’re offering a buyer’s agent upfront. For instance, what if the buyer’s agent is willing to work for 1%? Or what if they bring a fantastic offer but ask for 3%, and the net to the seller is still better? Sellers now have more room to negotiate based on the value that buyer agents bring to the table.

Another benefit for sellers is the possibility that buyers may decide to cover their agent’s fee entirely. Especially in today’s competitive market with limited inventory, buyers are eager to make their offers more attractive. One way to do that is to absorb the cost of their agent’s commission, making the deal even sweeter for the seller.

This flexibility is particularly useful in markets like New Jersey, where inventory is tight, and homes are selling rapidly. In this environment, sellers hold most of the power and can negotiate every part of the transaction, including commissions. However, if the market shifts and inventory increases, sellers might need to start offering to cover part or all of the buyer’s agent commission as an incentive to draw in offers. The key here is being strategic with the terms and finding ways to maximize the seller’s net profit. This new landscape emphasizes more than ever the importance of working with the right real estate professional. It’s no longer just about putting a house on the market and waiting for offers to roll in. It’s about having the expertise to negotiate commissions and terms that protect your bottom line. As agents, our job is to craft a strategy that maximizes the seller’s return, whether it’s negotiating down the buyer’s agent fee or finding creative ways to attract buyers without sacrificing the seller’s interests.

The NAR settlement also brings more transparency for buyers. Now, buyers will need to sign formal representation agreements with their agents before home tours, clearly outlining the fees involved. This benefits both buyers and sellers by ensuring clarity from the start, but it also means that working with an experienced agent who can navigate this more complex process is essential.

From a buyer’s perspective, these changes present both challenges and opportunities. Firsttime buyers, who are already facing financial pressures, might find it harder to cover their agent’s commission on top of down payments and closing costs. However, more experienced buyers may see this as a chance to negotiate fees with their agent or request that the seller cover part of the commission. Ultimately, the flexibility offered by this new approach can be an advantage to both sides if navigated correctly.

Pricing is another area that could be affected by these changes. With sellers no longer required to pay the buyer’s agent commission, they may adjust their listing prices accordingly. In hot markets, we could see prices decrease slightly as sellers save on commissions. However, in buyer-heavy markets, sellers might increase their prices to offer incentives like covering the buyer’s agent fees. Again, the key here is strategic negotiation to ensure the best deal for the seller.

In summary, while the NAR settlement brings significant changes to how commissions are handled, it also offers new opportunities for sellers to take control of their expenses and negotiate better deals. In a market as dynamic as ours, working with a knowledgeable real estate professional who understands these shifts is crucial to maximizing your returns.

This hearty dish combines tender chicken, a medley of vegetables, and a creamy sauce, all wrapped in a golden, flaky pie crust. It’s the ultimate comfort food, perfect for a cozy family dinner or as a way to use up leftover chicken. With its savory flavors and satisfying textures, this chicken pot pie is a meal that feels like a warm hug on a chilly day.

INGREDIENTS:

• 1 lb cooked chicken (shredded or diced)

• 1 cup carrots, diced

• 1 cup peas (frozen or fresh)

• 1 cup celery, diced

• 1/2 cup onion, diced

• 1/4 cup butter

• 1/4 cup all-purpose flour

• 2 cups chicken broth

• 1 cup milk

• 1 tsp garlic powder

• Salt and pepper, to taste

• 2 refrigerated pie crusts

• 1 egg (for egg wash, optional)

INSTRUCTIONS:

1. Preheat oven to 400°F (200°C). 2. Cook the vegetables: In a large skillet, melt the butter over medium heat. Add the onions, carrots, and celery. Cook for 5-7 minutes until the vegetables are softened. 3. Make the sauce: Stir in the garlic powder and flour. Cook for another 1-2 minutes, allowing the flour to lightly brown and form a roux. 4. Add liquids: Gradually whisk in the chicken broth and milk, stirring constantly to avoid lumps. Let the mixture cook for about 5 minutes, or until it thickens. 5. Add chicken and peas: Stir in the cooked chicken and peas. Season the mixture with salt and pepper to taste. 6. Prepare the pie crust: Roll out one pie crust and fit it into the bottom of a 9-inch pie dish. Pour the chicken and vegetable mixture into the crust. 7. A PASSION SPARKED IN HIGH SCHOOL

John Colaneri’s passion for design and architecture began long before his television career. “Early on at Ramapo High School in Franklin Lakes, I discovered my love for design and architecture,” he recalls. “My senior year, I took a drafting class, and that really opened my eyes to the world of building and design. But it wasn’t until I worked in construction during college summers that I realized this was something I wanted to pursue professionally.”

After graduating from Penn State University, Colaneri found his footing in construction, working with his cousin and uncle at Brunelleschi Construction, a development company. The company specialized in converting brownstones and older warehouses into high-end condos in Hoboken and Jersey City.

In 2011, Colaneri’s career took an unexpected turn when HGTV approached him to host a show. “I had no idea what I was getting into,” Colaneri laughs, reflecting on his transition into the media world. “But it was a whirlwind, and I ended up filming more than 100 episodes and three digital series in a decade.” His popularity grew, and alongside his cousin, Anthony Carrino, Colaneri became a beloved figure on shows like Kitchen Cousins and Cousins Undercover.

DESIGNING IN NORTH JERSEY: A UNIQUE CHALLENGE

Colaneri’s expertise in both construction and design has given him a distinctive edge when working in North Jersey. While he’s tackled projects in more than 20 states across the U.S., he believes the tri-state area—especially New Jersey—presents unique challenges. “The regulations here can be a nightmare,” he says. “New Jersey has a lot of paperwork that can slow down the process, and the state is full of older homes that often throw you curveballs once you start tearing down walls.”

Despite these hurdles, Colaneri embraces the challenge, knowing each renovation is a chance to bring out the best in a space. “I always tell my clients to have a 20% contingency in the budget because unexpected issues are almost guaranteed,” he adds. “Old homes can hide all kinds of challenges, from outdated wiring to structural problems.”

THE ART OF BALANCING CLIENT NEEDS AND PERSONAL VISION

When designing a space, Colaneri starts by getting to know his clients. “The first step is always determining how the space is going to function,” he explains. “Once I grasp the function, we can start talking about form.” From there, Colaneri gathers inspiration from both the client’s preferences and his own extensive design knowledge, creating mood boards and material samples to guide the process.

“I always tell my clients that while I can give my professional opinion, at the end of the day, it’s their home,” he says. “Design is personal, and trends are fleeting. I want my work to be timeless.”

TELEVISION AND DESIGN: A HIGH-SPEED LEARNING CURVE

Colaneri's work with HGTV brought him face-to-face with a world that moved at a pace he had never encountered before. “When you’re filming a show and you have a week to build an entire kitchen, the speed is incredible,” he recalls. “We had to plan everything three months in advance, and once the build began, it was nonstop, 24-hour-a-day effort.”

This fast-paced environment shaped the way he runs his own business today. “Now that I’m focused on my own company, Lilyshea LLC, I’m really focused on upfront planning,” he says. “I make sure all design materials are selected and delivered before we break ground. That way, we don’t have to scramble in the middle of a project.”

One of Colaneri’s most memorable projects came from his time working with The Ellen DeGeneres Show. “We did a complete home renovation in just seven days for a wounded veteran,” he says. “The speed of the build was intense, but the real motivation came from the purpose behind it. We wanted to create a home that was not just functional, but truly comfortable for someone who had sacrificed so much.”

The project not only challenged Colaneri’s construction skills but also touched him personally. “It was an honor to work on a project that would change someone’s life,” he says. “Seeing the homeowner’s reaction when he saw his new home for the first time—I’ll never forget it.”

DESIGNING FOR HIMSELF

While Colaneri is known for creating stunning spaces for others, designing his own home presented its own set of challenges. “When you work in design, there are so many ideas you want to try,” he admits. “It can be overwhelming. But when it’s your own space, it’s about finding the balance between what you love and what works.”

For Colaneri, this means blending rustic and contemporary elements to create a home that feels both timeless and personal. “I always tell people that when they design their home, they should aim to make people feel something,” he adds. “Whether it’s love or even dislike— just don’t make it forgettable.”

BALANCING WORK AND FAMILY LIFE

Like many professionals, Colaneri’s career can be demanding, but he works hard to balance his professional life with his personal life. “Time is the one thing I wish I had more of,” he says. “But I always make sure to prioritize my family. Work doesn’t feel like work because I love what I do, but at the end of the day, my family is what matters most.”

Colaneri’s passion for design is clearly something that runs in the family. “My daughter loves to draw, especially fashion designs,” he says with a smile. “I see a lot of similarities between fashion and design. Trends often overlap, and it’s fun to see her creativity blossom.”

BUILDING WHAT’S NEXT

As for what’s next, Colaneri is focused on expanding his commercial construction management business. “The past few years have been busy with major projects like Patel Brothers grocery stores,” he says. “We’re building 30,000-square-foot locations,

which is a completely different challenge from residential projects. I love the challenge, and I’m excited to see these new stores open in the coming years.”

This took place at a golf outing in Westchester County in 1928. My grandfather knew Babe Ruth through some business dealings and frequently played golf with him.

My question is about its value. I'm in the process of preparing a trust for my children, and according to my attorney, I need to know the value of certain items in my estate, this being one of them.

What a great item to have! Congratulations on owning such a desirable piece of baseball history. George Herman "Babe" Ruth (1895-1948) was one of the most iconic Major League Baseball players, with a career spanning 22 seasons, from 1914 to 1935. Known as "The Sultan of Swat" and "The Great Bambino," Ruth started his career as a left-handed pitcher with the Boston Red Sox before becoming a star outfielder for the New York Yankees. He was one of the first players elected to the Baseball Hall of Fame and is widely considered one of the greatest baseball players of all time. His influence on the game is still felt today.

Your baseball appears to be consistent with its alleged age. It’s known as a "Rabbit Ball" due to the strong wool used in its interior.

If you examine the seam, you’ll notice it feels smooth, and the threads are countersunk, flush with the leather. The autograph appears to be written with carbon-based fountain pen ink, which is appropriate for that time period.

Now, some good news and some bad news about this baseball. The good news is that, in my professional opinion, this is an authentic Babe Ruth-signed baseball from the 1920s. One additional positive note is that the autograph is located in the "sweet spot," rather than the side panel— exactly where collectors prefer it.

Now, the unfortunate news: the condition of the autograph. On a scale of 1 to 10, with 10 being the highest grade, I would rate this signature a 1, indicating poor condition.

Unfortunately, the signature has faded over time due to improper storage. As a result, the current value of this baseball is approximately $1,500. If the autograph had remained in better condition—stronger and bolder—the value would likely have risen significantly. Recent auction records show Babe Ruth-signed baseballs with prominently displayed autographs selling for five figures.

Please do not handle the ball without wearing gloves, as you want to avoid further damage to the visible autograph. Thank you for sharing this great piece of baseball memorabilia with us. It is undoubtedly a wonderful family heirloom, especially with the provenance associated with it.
