
The last two years have highlighted there are numerous factors locally, nationally and internationally that contribute to the health of the property market. Savvy buyers and sellers have had a balanced consideration for all factors relevant to their location, rather than one factor alone that has consumed the focus of many media headlines, interest rates.


Despite recent interest rate rises, demand still outweighs supply nationally. In addition, local factors also determine our Noosa Hinterland rate of price growth. It can be seen locally that although our rate of growth is slowing in comparison to the incredible growth experienced through 2020 and 2021, we are yet to see a drop. At Hinternoosa, our average sale price measured over a rolling 12-month period has increased by 18% in the eight months from the end of 2021 to the end of August 2022. It is the average time on market that has seen the biggest change in the same period, increasing by 42% to 37 days, which is still significantly lower than pre-2020 average days on market. Our volume of sales locally has seen a reduction in 2022, which is a common result of buyers and sellers pausing during times of uncertainty and cautionary media headlines. In contrast to the last two calendar years where every month was peak selling season, there is anecdotal evidence to suggest this spring will see the return of a more traditional market where the prime selling season starts as our Queensland weather warms up and attracts a surge of interest in our property market.

Early signs of a downward trend for inflation, suggesting a lower and earlier peak than expected for interest rates, low levels of unemployment, rising wages, record household savings, a housing shortage and increased migration are all contributing factors to an increasing market sentiment. Open home numbers lifted towards the end of winter,
buyers are taking action and sellers are entering the market feeling comfortable they will find their next home in the time it takes to sell.
With rapid growth behind us for now, sellers achieving premium outcomes are those with realistic expectations as a result of receiving experienced advice from agents having honest conversations to ensure their strategy and pricing is appropriate for current market conditions. The wrong strategy and price can blow out time on market and negatively impact the overall outcome of the sale. Partners in life and business, ikatan Spa started with a marriage proposal when Katrina took Nicholas to the Spirit House to show him what was possible, and Katrina said, “If an authentic Thai Restaurant can be so successful in Yandina, I can create a tropical day spa closer to Noosa.” To this Nick replied, “I would like to spend the rest of my life with you and back you in the business.” This was also because Nick was working in Saudi Arabia and was ready to return to live in Australia rather than have a long-distance relationship with Katrina. They agreed on a business plan and the marriage came later.
From the start, Katrina and Nick wanted their venture to be a place of green therapy, wrapped in nature and good for the mind, body and soul. The dream of creating a tropical day spa came from Katrina being interested in green spaces for wellness along with an obsession for Asian mostly Balinese, cultural healing treatments and Nick, with a want to create a tropical garden setting. Their combination of passions was a perfect fit for creating ikatan Spa.

Having both grown up in country areas, greenery was important for Katrina and Nick when choosing the location for their vision of a tropical day spa close to Noosa. The hinterland area was always the dream. With everyone knowing Eumundi 10 minutes away, Noosa 15 minutes away and access via the Bruce Highway and Sunshine Coast Motorway, Doonan was the ideal hinterland location. In 2002, the dream became reality, ikatan was born and has been delivering truly beautiful experiences to clients ever since.
Nick runs the financial side of the business but prefers to be out in his happy place among the tropical gardens of palms, ferns, flowers and Balinese-inspired statues that envelope the treatment villas. A sense of pure serenity is found in the gardens, a unique part of the property that sets ikatan apart from the traditional indoor day spa.

20 20 Distillery - Cooroy
First up is 20 20 Distillery located in a beautiful part of the Sunshine Coast in a small hinterland town called Cooroy, a 25-minute scenic drive from trendy Noosa and just 10 minutes from Eumundi. 20 20 Distillery, referring to 20/20 vision and not the year 2020, delivers premium gins, single-malt whisky and high-end spirits made from quality ingredients in a laidback warehouse space. 20 20 also offers a selection of tasting boards with cheese, charcuterie and dips that shine a light on local produce sourced within a 100-mile radius.

Copperhead Restaurant & Brewery - Cooroy

With a whole lot of room to gather your favourite people, Copperhead Restaurant & Brewery is a must to experience with a focus on great produce and shared feasts with mates, perfectly paired with homemade beer. If you’re up for a real foodie experience, we highly recommend you book ahead for the Brewer’s Table, where you and your friends put yourself in the hands of the chef and you’ll be served a tasting menu of the best local produce, matched with craft beers.
Eumundi Brewery - Eumundi
Tucked inside the iconic Imperial Hotel is where you’ll find Eumundi Brewery. There is a focus on lagers and pale ales with a core range that includes their refreshing Lager, a mid-strength Pale Ale and an easy-drinking alcoholic Ginger Beer. While you can enjoy Eumundi Brewery beers in cans or bottles, one of the best ways to sample their sips is to kick back at the Imperial Hotel, where the lager and pale ale taps connect directly to the serving tanks in the brewery. Beer doesn’t get any fresher than that.
With brewery tours available on Wednesdays and Saturdays, we suggest spending the morning at Eumundi Markets before ducking across the road for some brews and a delicious meal.
Terella Brewing - North Arm
A must-visit is Terella Brewing, set in the rural landscape of North Arm, in between Yandina and Eumundi. It is a sustainable farm-style brewery, which makes for a perfect day out for the whole family. Adults can enjoy the 15 taps pouring Terella’s crisp lager, signature mango XPA, honey nut brown ale and a unique blackberry wheat beer in the rustic warehouse all while the kids enjoy the gorgeous farmyard that houses rescued animals.
