Noosa Country Style- Autumn 2025

Page 1

Editor's Letter

As the Noosa Hinterland comes alive with vibrant sunsets and the crisp autumn air replaces the summer sunshine, we are thrilled to share this edition of Noosa Country Style. Inside, you will find inspiration, insights and information that will excite and delight, as well as enhance your knowledge when buying, selling or renting in our magnificent region.

In this edition, we’re joined by GT Collective – a dynamic group of motoring experts very familiar with Germany’s finest petrol-powered machines. Tasked with reviewing the all-electric 2025 Porsche Macan Electric 4, they took to the streets. After some spirited runs through the hinterland and relaxed cruising along Gympie Terrace, we find out whether this luxury car earns its place in the premium electric SUV market.

We also break down the importance of a pre-sale termite inspection for homes in the Noosa Hinterland. Termite activity is a common reality, which is why so many of our clients have entrusted Laguna Pest Control to conduct inspections before selling their home. The depth of knowledge they possess is invaluable, and their reports provide great peace of mind to buyers.

For readers contemplating selling their property, our feature article explores the different selling seasons. Along with debunking the popular belief that spring is traditionally considered the peak time to transact, read on to learn how Hinternoosa ensures every season is the perfect season. Beyond this, we share selling strategies that transcend seasonal trends and consistently deliver outstanding results.

Speaking of selling strategies, Prestige Home Transformations have been helping our clients present their homes in the best light for many years. Recognised as the winners of the Master Painters Australia Excellence Awards for the last four years, we discuss how professional house painting and roof restoration can boost a property’s value and aesthetic appeal.

I also recently enjoyed a fabulous meet and greet with the team at Walt Construction. Their “quality over quantity” approach to business is impressive, as is their reputation for delivering bespoke, high-quality new builds and renovations across the Sunshine Coast.

Finally, we preview what new rental law reforms will mean for our clients. Coming into effect on 1 May 2025, our team are prepared and ready to guide our clients through the legislative changes.

Looking to the marketplace, the national real estate landscape has been abuzz following February’s rate reduction announcement. The Reserve Bank’s first cut since November 2020, this 0.25% decrease to

4.1% has boosted confidence and made borrowing easier for buyers and sellers. As a result, the PropTrack Home Price Index for February 2025 shows that national home prices have bounced back, hitting a new record high and sitting nearly 4% higher than last year. It’s a strong sign that the national market is moving in a positive direction. Locally we aren’t seeing a major impact yet. Demand still outweighs supply, though time on the market is extending, particularly in higher price brackets. We expect to see more of an effect after multiple rate cuts.

Queensland continues to witness increasing house prices and popularity in regional areas, with buyers seeking value and a great lifestyle. In fact, our population grew by 2.3% last year, with nearly 30,000 interstate arrivals — the highest of any state and more than three times Western Australia’s gain.

Closer to home, we’re thrilled to see Hinternoosa reaffirm our position as the leading agency in the hinterland. We finished the year with double the sales volume of our nearest competitor, delivering premium prices and shorter days on the market for our clients. Our property management team also excelled, leasing over three times more properties than our competitors, maximising returns for lessors while keeping vacancy rates low. These are impressive results but more importantly it reassures our existing and prospective clients they are in the best of hands with our proven strategies and highly skilled team.

Having welcomed over 523 groups to open homes so far in 2025, alongside 137 private inspections, it is clear buyer demand remains strong. As always, at Hinternoosa, we’re committed to offering the expert guidance and personal service you’ve come to expect. Whether you’re buying, selling, or simply exploring your options, we’re excited to be part of your journey.

Sincerely,

Sirah

MACANICALLY ELECTRIC: PORSCHE’S BOLD SHIFT

For years, Porsche has been synonymous with exhilarating performance, precision engineering, and a certain mechanical soul that resonates with enthusiasts. At GT Collective, we’ve spent countless hours working on and driving some of Stuttgart’s finest petrol-powered machines, from track-bred GT3s to the Luxury of the Cayenne. So, stepping into the all-new, all-electric 2025 Porsche Macan Electric 4 was both an exciting and curious moment. Would it deliver that same Porsche DNA we’ve come to love, or would it feel like just another EV wrapped in a familiar badge?

With the winding coastal roads of Noosa as our testing ground, we set out to discover exactly that

A SLEEK EVOLUTION

From the moment you lay eyes on the Macan Electric 4, it’s clear Porsche has taken an evolutionary rather than revolutionary approach to its styling. It remains unmistakably a Macan, yet with a sharper, more

aerodynamic presence. The lack of a traditional front grille hints at its electric underpinnings, while the aggressive Matrix LED light signatures and sculpted bodywork give it a modern, purposeful stance. Inside, Porsche has elevated the cabin with a futuristic yet familiar cockpit. The 12.6-inch curved digital instrument cluster and 10.9-inch central display provide all the information you need in a crisp, highdefinition layout.

The material quality remains top-notch, with a blend of sustainable and premium finishes. Even though we’re used to the mechanical engagement of Porsche’s traditional gear selector and analogue tachometer, this digital approach still exudes a sense of craftsmanship and intent.

One drawback was the haptic buttons and excessive use of piano black, which tends to leave fingerprints on touch points and really isn't as intuitive to use as perhaps intended—something we see a lot of on current VAG products.

Porsche has equipped the Macan Electric 4 with a substantial 100kWh battery pack, offering a WLTP-rated range of up to 500km. Real-world driving around Noosa, including some spirited runs through the hinterland and relaxed cruising along Gympie Terrace, saw us achieving figures close to 450km—more than enough for daily use and weekend escapes. Charging is another strong suit. With 270kW DC fast charging capability, a 10-80% charge can be achieved in just over 20 minutes at a high-power station. Home charging overnight with an 11kW wallbox is a practical solution for most owners.

STILL A PORSCHE AT HEART

The Macan Electric 4 delivers the dynamic driving experience Porsche is known for. With dual electric motors generating 300kW and 650Nm of torque, it accelerates effortlessly, reaching 0-100km/h in 5.2 seconds. On the twisty roads of the Sunshine Coast Hinterland, the Macan’s chassis balance shines.

The Performance Rear Axle, paired with air suspension and adaptive dampers, provides agility and stability despite its 2.3-tonne weight. The Macan feels

planted with precise steering and excellent body control, making you forget it’s an SUV. The all-wheel-drive system ensures optimal grip, offering a rare level of engagement for an EV—still unmistakably Porsche, just in a different form.

VERDICT - EMBRACING THE FUTURE, PORSCHE STYLE

At GT Collective, we’ve built our name on precision, performance, and passion for petrol-powered machines. But as the automotive world shifts towards electrification, we embrace this change with an open mind. The Porsche Macan Electric 4 is not just a great EV—it’s a great Porsche. It retains the soul of the brand while embracing the future of performance motoring.

There are plenty of strong contenders in the European EV space, but Porsche has set the benchmark with the Macan Electric 4. If we were in the market for a premium electric SUV, this would be at the very top of our shortlist.

For Noosa locals, whether you’re cruising through town, tackling the hinterland roads, or heading down the highway for a weekend escape, the Macan Electric 4 proves that luxury, performance, and sustainability can coexist without compromise.

Porsche’s electric revolution is here, and if this is the future, we’re all for it.

Termite-Protect Your Noosa Hinterland Home for Sale

Why a Pre-Sale Termite Inspection is a Must

You’ve spent time getting your Hinterland home just right - fresh mulch in the garden, windows sparkling, and every odd job on your to-do list finally ticked off. With your property ready to meet the market, there’s one more crucial step that often gets overlooked: a pre-sale termite inspection

In the Noosa Hinterland - where timber homes are nestled among lush vegetation and native bushland - termite activity is not just a possibility, it’s a common reality. Before you hang up the “For Sale” sign, making sure your home is termite-free is one of the smartest moves you can make as a seller.

Hinterland Peace of Mind

Let’s face it - buyers are cautious, and rightly so. Termites are known as the silent destroyers, and their damage can be extensive and expensive. A current termite inspection report gives both you and your prospective buyers peace of mind. It proves your home has been checked by professionals and is clear of any termite activity or damage.

Laguna

Pest

Control,

based right here in the Noosa Hinterland, specialises in making sure your home is termite FREE and Termite Protected before it hits the market. Their expert inspections help identify any signs of activity and assess the strength of your current termite protection system, offering solutions if needed - all before buyers ever set foot inside.

Make Your Home Stand Out

Buyers looking in the Hinterland are often drawn to charm, character, and a connection to nature. But they also want assurance that a home is structurally sound and well-maintained. Including a recent termite inspection report as part of your sale materials shows you’re a proactive, trustworthy seller. It positions your home ahead of others on the market and helps create a smooth, transparent sales process.

Avoid Surprises Later

The last thing you want is a buyer-commissioned termite inspection uncovering issues halfway through a contract. It can derail negotiations, lead to reduced offers, or even cause sales to fall through altogether. By addressing potential termite concerns before listing, you stay in control of the sale - and avoid last-minute stress.

Time-Saving and Stress-Reducing

If a buyer knows your home has already passed a termite inspection with flying colours, it eliminates one more step in their due diligence process. That can mean faster offers, smoother contracts, and less back-and-forth. It also helps reduce the chance of conditional clauses or delays due to unexpected pest findings.

A Smart Move for Hinterland Homes

Termites thrive in the very things that make the Noosa Hinterland so special - warm weather, subtropical climate, and close proximity to nature. That’s why a termite inspection isn’t just an optional extra; it’s essential. Whether your home is a charming Queenslander, slab on ground contemporary home, or a sprawling acreage retreat, ensuring it’s protected and termite-free is part of presenting it at its best.

Before the real estate photos are taken, before the first open home, give Laguna Pest Control a call. They will help ensure your home is termite-free and ready to impress.

Give buyers peace of mind and protect your property value before you go to market.

Seasonal Selling: Making Every Season the Perfect Time

When is the best time to sell your home in the Noosa Hinterland? Traditionally, spring takes the spotlight, with its vibrant gardens and sunny days. However, ask the experts at Hinternoosa, and you will quickly learn that the best time to sell is when it aligns with your personal circumstances and goals.

At Hinternoosa, we have achieved outstanding results for our clients in every season, demonstrating that strategic marketing and expert local knowledge are far more influential than simply relying on seasonal trends. Here’s how our agents make your home shine all year round.

Spring: Fresh Beginnings - Springtime in Noosa is synonymous with vibrant gardens and sunny skies, naturally drawing buyers out. But with increased market activity, competition among sellers can be fierce. Our Hinternoosa agents excel at creating standout listings that capture attention.

27% of properties that sold over the last year at Hinternoosa went under contract in spring, which was the season with the lowest average days on market at 29 days. Spring accounted for the highest number of off market sales for the year, highlighting that demand still outweighs supply in our market, even in a season that sees more properties hit the market.

A standout spring sale included an impressive Hamptons inspired home at 18 Ponderosa Drive, Cooroy, achieving strong attendance at open homes, translating into premium results for our sellers in 14 days. By highlighting your home’s bright features and maximising outdoor appeal, our experts ensure your property rises above the rest.

Summer: Lifestyle Appeal - Summer’s warmer months emphasise the lifestyle Noosa buyers crave, especially for properties near beaches or homes designed to enjoy the sunshine. At Hinternoosa, we strategically plan inspections.

Our summer success includes showcasing properties at optimal times, carefully managing the balance between holiday lulls and eager holidaymakers seeking lifestyle properties. Our agents harness the season’s relaxed vibe, showcasing cool, inviting interiors accented with fresh blues and greens to captivate potential buyers.

The impact of both buyers and sellers focussing their attention on the holiday season is evident in this season. A comparatively lower 19% of total Hinternoosa sales went under contract last summer. One such purchase was made in a swift 22 days at 197 Valley Drive, Doonan. Multiple offers were achieved at this property, as well as 1 Page Court in Pomona, selling in just 9 days on market.

Autumn: Comfort and Charm - Autumn brings an active property market and was only surpassed by spring at Hinternoosa when looking at days on market performance, with an average of 35 days for this season last year. Fuelled by families keen for a fresh start after school holidays, the beautiful hinterland backdrop offers unique opportunities for stunning property presentation.

This past autumn, Hinternoosa achieved exceptional outcomes by leveraging the season, including it’s colours and textures in staging, resulting in 25% of our properties going under contract in autumn. Our agents thoughtfully managed weather unpredictability by preparing welcoming environments during inspections, keeping buyers engaged and comfortable, ultimately resulting in strong offers. In fact, Autumn saw the highest number of multiple offers for the year. 32 Justin Road, Doonan was a standout as the most viewed property on realesate.com.au during its campaign, achieving multiple offers and selling in just 10 days. 16 Yatama Place, Cooroibah was equally impressive, selling pre-auction in 16 days.

Winter: Stand Out from the Crowd - Winter may traditionally see fewer listings, but Hinternoosa turns this into your advantage. With reduced competition, your home naturally gains more visibility. Properties with good winter light and cosy indoor environments thrive in this market.

Interestingly, 28% of Hinternoosa’s total property sales for the last year went under contract last winter, which was slightly more than the volume of properties that went under contract in spring (27%). Surprisingly similar results for seasons many perceive to be at opposite ends of prime selling time.

Last winter, Hinternoosa agents marketed a stunning hinterland Queenslander at 20 Ponderosa Drive in Cooroy. Right next door to our standout spring sale, this winter campaign incorporated carefully curated inspections, highlighting the warmth and natural light of the home. The results spoke volumes: the property sold in 13 days at an outstanding price. Incorporating rich textures, warm lighting, and inviting decor, our team also ensured buyers felt instantly at home at 98 Grays Road, Doonan. Quicker decisions and stronger offers were prompted, resulting in the sale of this property under the hammer at an auction in winter.

Beyond Seasons: Hinternoosa’s AdvantageSeasonal considerations matter, but at Hinternoosa, it is our comprehensive market knowledge, targeted marketing strategies, expert negotiations and dedication to personalised service that truly drive successful sales. Regardless of the season, our team understands how to enhance your property’s best features, appeal to the right buyers, and achieve optimal outcomes.
