‘Killara’ Sun Lounger by Cotswold Teak

Editor's Letter

As the vibrant colours of spring unfold across the Noosa Hinterland, we are thrilled to embrace a season of renewal and discovery. This edition is rich with content that celebrates the natural beauty, cultural vibrancy, and dynamic real estate market of our beloved region.

This season brings with it the launch of our #NCSontour challenge, an exciting initiative that began during a conference at W Bali – Seminyak. While I was reviewing a Noosa Country Style magazine proof under the Bali sun, a casual photo captured by team member, Heather Fleming, sparked a brilliant idea: to explore just how far our magazine could travel. A simple picture has blossomed into a global challenge, inviting you, our readers, to take Noosa Country Style around the world. Whether you are lounging in a quiet café in Paris, hiking the trails of the Canadian Rockies, enjoying the beaches of Fiji, or exploring our own stunning local landscapes, we encourage you to snap a photo with our magazine and share it on social media using the hashtag #NCSontour. We eagerly anticipate featuring the most creative, obscure, and humorous pictures captured by our readers.

In this issue, we also take you on aerial adventures across the Sunshine Coast. From skydiving to serene hot air balloon rides, these experiences promise a unique perspective on our picturesque landscapes. Having recently enjoyed the breathtaking views myself with Sunshine Coast Ballooning, I can attest to the exhilaration of seeing our region from the skies.

You will find in this edition a guide to enjoying the season’s splendour, detailing the best trails for leisurely strolls or challenging hikes and spotlighting local markets where the bounty of spring can be savoured. This piece invites you to experience the season with all your senses, engaging with the community and the environment in meaningful ways.

Hinternoosa’s deep community connections are explored further in this edition. Our significant investments in local initiatives and events not only enrich our community, they also reinforce the bonds that make our region special. From supporting local artists to engaging in community service, our actions are driven by a commitment to enrich and uplift the lives around us.

In real estate, the vibrant spring market brings a fresh wave of activity. Locally, Hinternoosa has recorded

remarkable sales achievements, with a record 23 contracts of sale in August, including eleven properties that went under contract in just ten days. Our strategic initiatives have led to a flurry of multiple offers and rapid sales, underscoring our commitment to excellence and premium outcomes. Notably, the demand for land has surged, likely influenced by the recent stabilisation of building costs. These costs have risen at the slowest annual pace in over two decades, creating favourable conditions for new constructions and renovations.

Our auction strategy has also yielded exceptional results, with a 75% year-to-date clearance rate. This significantly outpaces the national and Sunshine Coasts averages that range from 64%70% and 30-64% respectively week to week. With an average of 58 groups attending our open homes weekly, complemented by an average of 16 private inspections, our proactive approach continues to translate into impressive sales outcomes.

A special congratulations goes to the entire Hinternoosa team for being announced as finalists in the prestigious Real Estate Institute of Queensland (REIQ) Awards For Excellence for Medium Residential Agency of the Year. And to Alisa Wythes for individual recognition as finalist in the Residential Agent of the Year category. As only one of two agencies in the Noosa and Sunshine Coast regions announced as finalists for these state awards, this is a testament to our team delivering on our commitment to our vision of raising the bar of the real estate industry as the top performing agency of choice in our region.

Your continued engagement and feedback bring life to our pages and inspire us to delve deeper into the stories that matter most to you. Join us in making this spring a season of memorable adventures and shared successes.

Sincerely,

Noosa Country Style Goes on Tour: Showcasing Our Noosa Hinterland Lifestyle Locally

and Abroad

An exciting new #NCSontour challenge has been created to see just how far and wide our magazine can travel.

#NCSontour

For those who love the unique charm of the Noosa Hinterland, Noosa Country Style (NCS) has become an essential read. This free, quarterly magazine is carefully curated with a deep commitment to quality, capturing the essence of our local lifestyle.

Since launching in 2000 as a property-focused publication, Noosa Country Style has grown into a comprehensive lifestyle magazine that engages audiences across multiple platforms. Each issue is designed to be a keepsake, proudly displayed on coffee tables not only throughout our region but around the world. Its increasing popularity has brought it to international readers, with copies landing as far as Dubai and Indonesia, showcasing its broad appeal.

The idea for #NCSontour challenge came to life during a conference in W Bali – Seminyak, where our Principal, Sirah Robb, and team member, Heather Fleming, were in attendance. Relaxing in a cabana after the day’s events, Sirah was reviewing a proof of our next edition. Heather took a photo to show our team how far the NCS had travelled. This sparked an exciting thought: how far could the magazine really go? The #NCSontour challenge was born.

The challenge is simple - readers snap photos of themselves with the magazine wherever they are in the world and share these photos on their socials with the hashtag #NCSontour to show how far and wide the magazine travels. We will feature pictures that are the most creative, in obscure locations, visually impressive and humorous.

Our storytelling extends beyond print to a vibrant social media community where content is always at your fingertips. In addition to our local and national readership, we have a strong following outside Australia. Our largest online readership comes from the USA, Canada and the United Kingdom, and we tailor content specifically for each platform to keep growing our community. This online presence complements our print edition, and the #NCSontour challenge offers a fun way for readers to engage with Noosa Country Style.

Whether you are a local reader, a visitor, an overseas subscriber, or a business featured in our pages, we invite you to join the #NCSontour challenge. Take a photo with our magazine, post it on your socials, and use the hashtag #NCSontour so we can feature your picture. A big thank you to our readership community around the world for continuing to share your love for the beautiful Noosa Hinterland with us.

Traditional Long-Term Rentals vs. Short-Term

Letting, From The Mountains To The Sea

Short-term letting offers potential returns, but traditional long-term rentals are proving more appealing.

With the rise of short-term letting platforms, many property owners have been drawn to the potential of higher returns and greater flexibility. However, as the landscape evolves, it is becoming increasingly clear that traditional long-term rentals offer a range of benefits that make them a more appealing option for many owners, particularly in the Noosa and Sunshine Coast shires.

Stability and Predictable Income

One of the most significant advantages of long-term rentals is the stability they provide. Unlike short-term lets, which can fluctuate seasonally, a long-term rental offers a consistent, reliable income stream. This financial stability is particularly valuable, ensuring that you can count on your property to generate regular revenue without the peaks and troughs associated with short-term letting.

Lower Management Demands

Managing a short-term rental can be labour intensive, often requiring daily attention to guest communications, bookings and frequent turnovers. In contrast, long-term rentals require far less day-to-day management. With tenants typically staying for six months or longer, the need for constant oversight is greatly reduced, allowing you to spend more time on other priorities.

Compliance with Local Regulations

As local laws in the region tighten around short-term letting, staying compliant has become increasingly challenging. Regulatory changes can add layers of complexity, from registration requirements to restrictions on the number of nights a property can be rented. Long-term rentals, however, are generally

subject to fewer regulatory hurdles, providing peace of mind that you are operating within the law.

Reduced Wear and Tear

Short-term rentals see a high turnover of guests, which can lead to increased wear and tear on the property. The constant cycle of cleaning, repairs, and maintenance can be both time-consuming and costly. Long-term tenants, on the other hand, tend to take better care of the property, knowing that it is their home for an extended period. This can lead to lower overall wear and tear and the associated expenses.

Our region, from the mountains to the sea, continues to experience strong demand for quality long-term rental properties. With a growing population and a limited supply of rental housing, converting a property to a long-term rental can be a strategic move to capitalise on this demand. You can secure reliable tenants who are eager to settle down in this beautiful region, ensuring that your property is consistently occupied.

Considering a change? Hinternoosa can assist. If you or someone you know is struggling to manage a short-term rental, it might be time to consider transitioning to a long-term rental arrangement. At Hinternoosa, we understand the unique challenges of property management. From the Noosa Hinterland to beachside locations and everything in between, we are here to offer expert guidance every step of the way. Reach out to our team today to explore how converting your property into a long-term rental could alleviate many of the current challenges and provide a steady, reliable income stream, making the most of what is a valuable asset.

Hinternoosa: Investing in the Noosa Hinterland Community Through Action and Commitment

At Hinternoosa, our commitment to the Noosa Hinterland community goes beyond real estate, shaping our identity and driving our actions. These efforts reflect our deep connection and desire to see the community thrive.

At Hinternoosa, our dedication to the Noosa Hinterland community extends far beyond our role in real estate; it is a commitment that shapes our identity and drives our actions. Over the past year, we have invested over $22,000 into community sponsorships and dedicated 440 hours of volunteer work to various local initiatives. These contributions have made a tangible difference, reflecting our deep connection to the community and our desire to see it thrive. Read on to find out more on the events we contribute to and sponsor.

Sconetime:

Combatting Isolation and Fostering Connection

Sconetime has become a vital source of support for Cooroy’s senior residents, with nearly 16% of the population aged 65 or over. This bi-monthly event, where we have volunteered our time and sponsored venue costs since its inception in June 2018, offers essential social interaction, creating a warm and welcoming space for elderly community members to connect. The impact of Sconetime goes beyond the event itself—Elsie, our eldest attendee at 102 years old, often shares how these mornings are the highlight of her month. By supporting local growers and showcasing their produce, Sconetime also strengthens the local economy, ensuring that the benefits of this initiative extend throughout the community.

Christmas in Cooroy:

Fostering

Joy and Community Spirit

The annual Christmas in Cooroy event is a cherished tradition, bringing families and residents together in celebration. Our leadership and sponsorship, which includes event management and provision of a family friendly activity, add a special touch to festivities, making them even more memorable. The volunteer efforts of our team, totalling

over 150 hours, underscore our commitment to fostering a strong community spirit. This event not only spreads joy during the holiday season but also strengthens the bonds that tie our community together, creating lasting memories for all involved.

Cooroy Chamber of Commerce:

Business Leadership and Connection

Our Principal, Sirah Robb, also President of the Cooroy Chamber of Commerce, has been instrumental in bringing the local business community together. Volunteering over 200 hours a year to the Cooroy Chamber, Sirah has a belief that a healthy business community translates into a strong broader community. Under her leadership, chamber initiatives such as the town’s CCTV network, management of the Cooroy RV stopover, community events including Christmas in Cooroy and regular business networking and support events have been successfully implemented. These efforts have strengthened the business community, creating opportunities for growth and collaboration and positively impacted the wider community.

Supporting

the

Vulnerable:

Meals on Wheels and the Salvos Hinternoosa’s Christmas Hamper Giveaway and the Salvos Christmas Food and Toy Drive are more than just charity initiatives; they are vital lifelines for the most vulnerable members of our community. Our donations and volunteer work have ensured that those in need receive essential support during the holiday season, bringing comfort and joy to families who might otherwise go without. These efforts highlight the importance of community support and have inspired others to contribute, creating a ripple effect of generosity and care throughout the region.

Promoting Culture and Health: Noosa Open Studios and Noosa Ultra Trail

Our commitment to the arts and wellness is evident in our support for Noosa Open Studios and the Noosa Ultra Trail. By sponsoring the opening auction event and providing in-kind advertising space, we have helped local artists gain visibility and thrive. This initiative has drawn visitors to the area, boosting cultural appreciation and contributing to the local economy. Similarly, our support for the Noosa Ultra Trail has promoted health and wellness, encouraging an active lifestyle while showcasing the natural beauty of our Noosa Trail Network. These events not only enrich the cultural fabric of our community but also foster a sense of pride and connection among residents.

Adding to support for our community health and our youth, agent Alisa Wythes recently commenced sponsorship of a local football team. A few words from Alisa on this sponsorship: “Being able to support the community that supports me is a very rewarding part of what I do. I am proud to be actively involved with the Pomona Demons under 13 girls football team. I get to see firsthand the incredible growth, teamwork and sportsmanship these young athletes develop. It’s not just about cheering from the sidelines, it’s about fostering confidence and building future leaders. The joy and enthusiasm these girls bring to the game inspires me every day. Giving back to the community that has embraced me is truly rewarding and I am grateful for the opportunity to make a positive impact both on and off the field. Go the Pomona Demons!”

Inspiring Collective Action: Amplifying Community Impact

Our involvement in these community service programs has set a powerful example, inspiring other businesses to increase their sponsorship and participation in local events. This collective effort has amplified the overall impact on the community, demonstrating the profound difference that can be made when we all work together. From supporting individual excellence through local school award prizes to organising hampers to be raffled off at fundraisers like Pink October. Our initiatives strengthen community bonds and provide critical support where it is needed most.

At Hinternoosa, contributing to our community is one of our core values. We are proud to lead by example, making a lasting difference through our community service program. Our contributions to our community are so much more than just initiatives; they are a testament to our commitment to seeing the Noosa Hinterland thrive.
